2013 Tips for Judging Notable Kitchen: This highlights the style and purpose of the kitchen area, evaluating how it combines materals with practical arrangements to provide an optimum in ease and function. Points to Ponder: Does the design of the kitchen area, in cooperation with the appliances, fixtures and use of materials, create a practical space that compliments the arrangement of the house while displaying utility? Memorable Décor: The manner in which a home assumes character and distinction is owed in measure to the careful selection of furnishings and embellishments that compliment rather that compete with the house itself. Points to Ponder: Do the furnishings and decorations harmonize with the overall design of the house while creating a unique ambiance? Overall Design: In establishing a framework of living space, the design must influence and produce an environment that lends itself to comfort and space without constricting the operational aspect of the house. Points to Ponder: Does the layout of the house flow from a practical perspective of space, usage, maintenance and ease of use? Craftsmanship: Every occupation allows for the focus of the attention on the care and thought used in constructing the home. Beyond that, however, is an appreciation and identification of how well the builder was able to create a balance between style, design, local, landscaping, and other exterior elements to produce aesthetic beauty, or curb appeal, without blatant intrusiveness. Points to Ponder: Irrespective of the materials, does the house display the distinctive handiwork and signature of careful attention and skill in the ordinary areas of construction? Site Integration: An appreciation and identification of how well the builder was able to create a balance between style, design, locale, and landscaping in addition to other exterior elements to reflect aesthetic beauty or curb appeal without blatant intrusiveness. Points to Ponder: Does the style of the house blend into the surrounding environment, utilizing the location, landscaping and design elements in making it a part of the local community or area? 6

In 1989, a small group of Missoula Building Industry Association members decided to organize a Parade of Homes to feature some of the best, most beautiful living arrangements in Missoula. In the years since, the Parade of Homes & Remodeling Tour has become the hallmark event for the building industry. Since its beginning, the even has featured over 200 living spaces, from large scale custom abodes to homes in the affordable housing market to remodels.

A 1977 graduate of Montana State University, she has spent the majority of her career working on staff with architectural firms in Montana, Washington, Alaska and Michigan in the capacity as project manager, project designer and interior designer. Her interiors background has encompassed programming, space planning, finish materials selection, and specification of furnishings for a wide variety of commercial, institutional and private clients. H

omeownership is the foundation of the American Dream, and in today’s do-it-yourself culture where how-to advice for just about anything can be found on the internet, many people think they could save a lot of money by building their own home. But your home is likely the single largest investment you will make in your lifetime, and not hiring a professional home builder could be a costly mistake for many reasons—financial, emotional, and physical. Getting financing is an important consideration. As a self-contractor, lenders have strict guidelines and limits on how much money they will give you, and they will require that you provide house plans, specifications and an itemized list of documented costs and bids beforehand. Even if you feel that you have enough cash to do the job, it is wise to get a loan to cover material or labor cost increases, upgrades or material overruns. Many mortgage companies will not lend money to cover unanticipated costs on a home when construction has already begun. There is a huge amount of bookkeeping if you act as your own general contractor. The IRS requires that you send anyone you hired to work on your home—subcontractors—who earned over a certain amount a 1099 form at the end of the year. You’ll have to be on site to document delivery slips, check for inaccurate

billing and track material returns in order to stay on budget. Professional home builders are experts at the logistics and timing of building a home. It is an exact science to make sure permits are applied for, materials are ordered and delivered, subcontractors are hired, utility deposits are paid, and inspections are scheduled at exactly the right time. Even if you’re very organized, it is a process where many things can go wrong and a delay could cost you thousands of dollars and a lot of stress. Building your own home is a risky proposition from a legal standpoint, as well. Home builders carry Builder’s Risk, General Liability and Workman’s Compensation insurance on their building projects. As a self-contractor, you will have to assume most, if not all, of the same liabilities. You may want to consult with an attorney regarding potential liability issues, and with an insurance agent concerning appropriate insurance coverage. Home builders have staff to take care of all the details of building a home, and established

relationships with other professionals to complete the job, which is why they can build a home in a relatively quick timeframe. To build an average 1,500 sq. ft. home, you need to be prepared to spend at least 35 hours per week for at least five or six months, and most people don’t have jobs with that kind of flexibility. You will also need the time to determine and order the materials, evaluate bids, and hire and schedule qualified, licensed, insured and/or certified subcontractors. Finally, if you sell the home you’ve built, you may be responsible for any defects that are discovered afterwards. As the home’s builder, you or your estate will be responsible for claims brought by subsequent owners of the home. These are just a few of the things you need to think about before building your own home. By hiring a professional home builder, you will get quality of workmanship, building code compliance and an outstanding level of knowledge. About the Designer Missoula-born and raised, Laney Hensel moved on to Seattle and San Francisco to advance her creative vision by attending the Art Institutes. In 2005, after city life and traveling the world, she moved back to beautiful Missoula to be closer to family and start one of her own. Shortly after, she began her career at an architecture firm where she specialized in high end residential and commercial design. After six years and a rather large and extensive local, national, and international portfolio under her belt, Laney opened the Missoula-based interior design company, Sway Interiors in the fall of 2012. 15

Green Your Home

G

reen building, where new homes are built using materials that conserve energy and environmental resources, is one of the fastest-growing segments of the home building industry today. But for the owners of the millions of existing homes in the United States, remodeling is the only way to incorporate green.

3. Seal exterior penetrations.

The Missoula Building Industry Association offers the following suggestions to home owners who want to increase their home’s efficiency, decrease costs, and take advantage of the other benefits that green offers:

You can reduce cold air drafts and heat loss by inspecting your home from the inside and outside and plugging cracks or openings. Be sure to check the areas where window frames meet the structure or siding of the house. Use caulking to seal small cracks on nonmoving surfaces and install weather stripping on windows, doors and other movable parts of the home.

1. Install maximum insulation.

4. Purchase ENERGY STAR-rated appliances.

Forty percent of the energy consumed in a typical house goes to heating and cooling. Adding insulation is an easy way to increase efficiency. Insulation is rated by its ability to resist heat flow, known as “R-value.” The higher the R-value, the more effectively the insulation resists heat flow. Adding insulation will help save energy costs, increase comfort by better controlling temperature, and improve indoor air quality by eliminating gaps through which dirt, dust, and other impurities can enter. 2. Install high-efficiency windows. Ordinary window glass transmits ultraviolet heat rays from the sun, which can increase your air conditioning bill dramatically. ENERGY STAR windows can help control this effect. These windows may have two or more panes of glass, warm-edge spacers between the

panes, improved framing materials, and microscopically thin metal or metallic oxide layers deposited on windows to reduce radiative heat flow.

ENERGY STAR -rated appliances, ranging from dishwashers and refrigerators to computers and televisions, meet strict energy efficiency guidelines set by the EPA and U.S. Department of Energy. Qualified refrigerators, dishwashers and vent fans incorporate advanced technologies that use 10 to 50 percent less energy and water than standard models, more than making up for the slightly higher cost of these products. 5. Install low-flow water plumbing fixtures. In the average home, flushing toilets accounts for some 30 percent of water usage. By using low-flow plumbing fixtures such as toilets, faucet aerators and showerheads, you can save up to 25 percent of that water compared to conventional fixtures while providing the same utility.

Finance Your Dreams with Us! 6. Upgrade to an ENERGY STAR-rated or tankless water heater. Tankless water heaters provide hot water on demand at a preset temperature rather than storing it. Replacing an electric water heater with a solar model can reduce costs by up to 80 percent a year. Over its 20-year lifespan a solar heater will prevent more than 50 tons of carbon dioxide emissions. A low-cost option is to wrap insulation around your heater, which can reduce standby heat loss by 25 to 45 percent. 7. Purchase the highest efficiency HVAC system you can afford. Over a ten year period, the average home owner spends more than $10,000 for heating and cooling. Installing high efficiency HVAC equipment can reduce costs on average by 10 to 30 percent over minimum efficiency equipment. It also can improve home comfort with better heating and cooling and a quieter operation, and often features higher quality components that result in longer equipment life. Integrating Electronics For any homeowner, whether it’s their first or not, the thought of integrating electronics into your house can bring on one emotion.... Dread. Reduce Winter Fuel Costs Reducing fuel costs can involve both short-term and long-term solutions and range from simple, inexpensive changes to major home modifications. Here are some ways that you can keep the cold out and the costs down this winter: Reduce Air Leaks By caulking and sealing air leaks in a home, an average household can cut 10 percent of their monthly energy bill. Use caulk to seal any cracks or small openings on non-moving surfaces such as where window frames meet the house structure. Make sure your weather stripping in exterior door frames hasn’t deteriorated and cracked, if it has, replace it. Sealing windows and doors will help, but the worst culprits are usually utility cut-throughs for pipes (plumping penetrations), gaps around chimneys and recessed lights in insulated ceilings, and unfinished spaces behind cupboards and closets. You can buy material that expands to fill the gaps and keep air from flowing through.

Use Energy Wisely Set the temperature of your water heater to the warm setting (120 F). If your water heater is older, get an insulating blanket to wrap around it and reduce heat loss. Newer heaters are much more energy efficient and a blanket won’t make a noticeable impact. Lower the thermostat setting to 50 or 55 degrees when you are using your fireplace and the furnace is on. Some warmed air will still be lost, but the furnace won't have to use as much fuel to keep the rest of the house at its usual temperature. Install a programmable smart thermostat that allows you to lower the heat during the workday or at night when you’re asleep, and automatically increase the setting before you get home or awake in the morning.

Install Energy-Efficient Products Upgrading to energy-efficient appliances and products such as new HVAC systems, high-performance windows and ENERGY-STAR rated appliances will also help lower your electricity bills. Windows with low-E glass may cost 10 to 30 percent more than conventional glass double-pane windows, but their effectiveness in keeping your wintertime heat indoors will make up for it with lower heat costs over time. Replacing incandescent lights with compact fluorescents can save home owners up to three-quarters of the electricity previously used by incandescents. The best targets are 60-100 watt bulbs used for several hours a day. Check the fixtures to ensure they will accommodate the slightly larger compact fluorescents.

How to SPEAK REMODELING Remodeling is popular year-round, and the industry is growing every year. Whether it’s a small cosmetic remodel such as replacing bathroom fixtures, or a major down-to-the-wall-studs overhaul of your kitchen or adding new space to your home, understanding the terminology your professional remodeler is using can be very helpful to ensure you get the finished project you want. As you interview potential contractors, this glossary of common terms used by builders and remodelers will help you understand the language of your remodeling project — and help you avoid miscommunication with your contractor. Allowance: A specific dollar amount allocated by a contractor for specified items in a contract for which the brand, model number, color, size or other details are not yet known. Bid: A proposal to work for a certain amount of money, based on plans and specifications for the project. Building Permit: A document issued by a governing authority, such as a city or county building department, granting permission to undertake a construction project. Call-back: An informal term for a return visit by the contractor to repair or replace items the home owner has found to be unsatisfactory or that require service under the warranty. Change Order: This is written authorization to the contractor to make a change or addition to the work described in the original contract. The change order should reflect any changes in cost. Cost-plus Contract: A contract between a contractor and home owner that is based on the accrued cost of labor and materials plus a percentage for profit and overhead — also known as a time-and-materials contract. Draw: A designated payment that is "drawn" from the total project budget to pay for services completed to date. A draw schedule is typically established in the contract. Lien Release: A document that voids the legal right of a contractor, subcontractor or supplier to place a lien against your property. A lien release assures you that the remodeler has paid subcontractors and suppliers in full for labor and materials. Mechanic’s Lien: A lien obtained by an unpaid subcontractor or supplier through the courts. When enforced, real property — such as your home — can be sold to pay the subcontractor or supplier. If a subcontractor or supplier signed a lien release, then this lien cannot be enforced. Plans and Specifications: These are drawings for the project, and a detailed list or description of the known products, materials, quantities and finishes to be used. Punch List: A list of work items to be completed or corrected by the contractor, typically near or at the end of a project. Subcontractor: A person or company hired directly by the contractor to perform specialized work at the job site — sometimes referred to as a trade contractor.

Suite Dreams

for St. Patrick House is a unique occasion showcasing Western Montana interior designers who have volunteered their valuable and incredible talent to orchestrate updates and the revitalization to the 14 guest rooms and 9 bathrooms of the House. As a 103-year-old Victorian home, well used as a respite home for patients, family and friends facing medical issues, the wear and tear over many years warranted this year’s facelift. The event, scheduled for Friday and Saturday, September 27 and 28, 2013, is an open house to display our rejuvenation, present each designer’s distinctive vision, and – most importantly—remind the public about the Mission of St. Patrick House. 204 39th Street - The Park House The beautiful alder staircase ascends towards the living quarters that includes large bedrooms, plenty of storage and comfortable play areas. The master suite features a large walk-in closet, custom tiled bath and shower, and a vaulted ceiling. Perhaps the crowned jewel of the second level is the reclaimed wood deck with its inviting views of the Missoula valley and Mount Sentinel. The outdoors is made welcoming with the help of the large wood deck, with wrap around steps to the backyard, and the warm ambiance of the exterior lighting. A custom built BBQ and fire pit area, which overlooks the beautiful landscape and basketball court, and the indoor/outdoor integrated speaker and audio system, entertaining is sure to be a hit. This open and spacious custom design, furnished and decorated by Wagner’s Home Furnishings and the homeowners, makes a truly unique and one-of-a-kind Missoula home. Overall, the result of this collaboration between the homeowner, the architect, and the builder is a gathering place for friends, and a comfortable refuge for family to gather under one roof.

The “Park House” is nestled in a quaint neighborhood situated on the hillside at the south end of Missoula. Having enjoyed the convenience of a park in their backyard, the homeowners knew they wanted to stay at this location. However, their existing home offered limited square footage and an undesireable floor plan. The need for drastic changes was too many to accommodate the original structure. A full demolition ensued, to make room for the total new design and expanded footprint. The “Park House” boasts a simple, but thoughtful design featuring an open and spacious floor plan tailored for the homeowner’s needs. The comfortable design, an Arts and Crafts meets Rustic Comfort, is set off by a post and beam exterior entry, a tiled foyer, and circle sawn wood floors. Many of the nooks and crannies are filled with custom built-ins including window seats, benches, and a full set of mud room lockers. The double sided fireplace is accented on one side with a large beam mantle and tiled design, while the other side features a barn wood picture frame of the flat screen T.V. A great room, perfect for entertaining or relaxing as a family, is a perk to the home from the added square footage. The large and open kitchen anchors the first floor, complementing the charm of the house with its hickory cabinets and quartz countertops. 30

While most professional remodelers understand that home owners will do some of their own home repairs or small renovations, after repairing many a DIY gone awry they overwhelmingly believe that many jobs should be left to the pros. The desire among home owners to tackle repair and remodeling projects has risen with the popularity of Pinterest and design blogs and the prevalence of home improvement stores. Before attempting to recreate the gorgeous bathroom from your Pinterest board in your own home, consider the following before sinking your resources into the project.

Being raised in Missoula and calling it home for 28 years, Steve has a vested interest in his community and is involved in many aspects. Experience in historic and community projects include community design principals, consulting for governmental, civic and religious organizations, historic preservation, planning, facilities management, and twelve years of project design and construction management. While practicing in Nantucket, Massachusetts (1986-1990), Steve was also a Commissioner with the Historic District Commission, a governmental project review body. This position is notable for the fact that the entire island of Nantucket is an Historic District – (recorded history dating back to the late 1600’s). Practicing architecture not only meant practicing Historic Preservation, but presenting all designs to this Historic District Commission. Conversely, Steve was also involved in community planning which included designing projects that would be brought before this commission for approval. After returning home to Missoula in 1991, Steve has been continually involved with the Missoula Historic Preservation Advisory Commission and co-chaired the rewrite of the Fort Missoula Comprehensive Plan. He is a current member (and past chair) of the Missoula Design Review Board. He has also the Chair of Facilities (“Staff Architect”) for the Northern Rockies Heritage Center which owns and operates approximately 16 acres, with buildings, at the heart of Historic Fort Missoula. This includes Officers’ Row, the Parade Grounds & South Lawn, Headquarters Building, Water Tower, and Powder Magazine. parade of homes

About the Designer

Leah was born in Great Falls, Mont. Her childhood was spent on Montana's Highline: Cut Bank, Kevin, Sunburst, Babb and Browning. Billings followed and finally, Missoula, where she attended the University of Montana and has made her home ever since. She is married to Peter Talbot and has two children.

Leah has been in the interior design business since 1991; first with Trappings Studio, then River City Design and most lately as Leah Talbot Interiors. Some of the more easily identifiable projects are Cafe Dolce in the Mall, Cafe Dolce on Brooks St., The Montana Club on North Reserve St., the 1821 Building on the Southgate Mall Campus and the Hardy Clinic on Mullan Rd. She has been recognized for her work in downtown historic preservation, and residential and commercial design projects in Missoula and the Northwest.

What Do Home Buyers

Want in Their NEXT Home?

W

buyers would rather buy a home with energy-efficient features and permanently lower utility bills than one without those features that costs 2 percent to 3 percent less.

A recent study from the National Association of Homes Builders, What Home Buyers Really Want, shared the results of a survey of the preferences of thousands of home buyers. On average, home buyers are looking for a home that is 17 percent larger than their current home, a median of 2,226 square feet. But, likely as a result of the ongoing challenges of the economic downturn, that size is 13 percent smaller than the average size of homes started in 2012.

Today’s home buyers want the latest technology. While only 15 percent of home owners currently have a wireless home security system, 50 percent want one. Similar gaps in “have” versus “want” occur with security cameras, lighting control and wireless audio systems, and multi-zone HVACs.

e’ve all seen a stunning hillside mansion and dreamed what it would be like to raise our families there. Or envied the amazing renovation makeovers depicted on television shows that give the home owners a sense of pride and accomplishment. But how does your dream home compare to what home buyers across the country are looking for in their new home?

The layout of the home is more important than the location to most buyers. Living space and number of rooms was ranked the most influential characteristic by 65 percent of buyers, while only 33 percent ranked proximity to locations they need to go as tops. A sense of open space continues to be popular, with about threequarters of home buyers wanting a kitchen that is open to the family room, and nearly two-thirds looking for ceilings on the first floor that are 9 feet or more tall. Some of the most wanted features in a home involve saving energy. Energy Star-rated appliances were rated as essential or desirable by 94 percent of respondents, and 91 percent wanted an Energy Star rating for the whole home. In fact, nine out of ten

Convenient organization and storage is another home buyer favorite. More than 80 percent of the respondents said they wanted walk-in pantries and pull-out shelves in the kitchen, a laundry room and storage in the garage.

The most unwanted home features include elevators, a location in a golf course, high density or gated community, and having only a shower stall and no tub in the master bath. So whether you’re planning or dreaming about what your next new home will look like, or you’re making renovations to your current home so that it will appeal to its next owner, keep these home buyer preferences in mind! BIG Design Ideas for –smaller– Homes

here are a number of reasons families might want to make better use of the space they have in an existing home or a plan for a new home. As a family grows, lifestyles change and space for storing toys or doing homework is at a premium. Multigenerational living, where elderly parents, grown children or other relatives all live under the same roof has become common. Another reason may just be cosmetic, and the best way to keep clutter at a minimum. Home builders and remodelers are responding to the demand by maximizing the utility of living spaces without sacrificing visual appeal. With creative storage and built-in features, dining rooms can become a home office or game room in minutes, living rooms can be used for family meals, and foyers can store much more than coats and umbrellas. To accommodate the size constraints of a narrow lot, homes are being designed with features like stacked garages where two cars can be housed trunk to hood instead of side by side. Using flexible walls, attractive flooring material and a roofless interior garage space, the area can easily be converted to a patio for entertaining. Improved energy efficiency of windows and doors means homes now feature more indoor-outdoor connectivity. Moveable walls and outdoor spaces tucked within the home’s floor plan provide for better flexible use of the space, as well as improved privacy in densely populated areas. The often-unused space under a stairwell can be engineered

to accommodate filing cabinets or drawers, or even to create a sanctuary for the family pet complete with a bed and gates to close it off. Drawers built into stair risers are a great place to store small items such as gloves and hats or art supplies. The trend extends to home furnishings, as well. Murphy beds, where a piece of furniture conceals a bed that can be set up for sleeping in few minutes, have been around for many years. Modern murphy beds are hidden not only in armoires or bookcases, but new designs feature beds that lower from the ceiling electronically at the touch of a button, or fold out from inside a desk or counter. Other creative, multi-purpose furniture designs include dining tables that convert to a billiard table, bookcases that contain fold-down chairs for when you’re entertaining more than the usual number of friends and family, and cocktail tables with trays that pull out for eating in front of the television. Fireplace Safety Tips

Fireplaces, whether they are wood-burning or gas, are both fashionable and functional additions to many homes. Families gather around decorated hearths for holiday celebrations as they build lifelong memories. During the cooler winter months, fireplaces, wood stoves and other fuel-fired appliances are often used as primary heat sources in homes. But sadly, fireplace safety can be neglected, sometimes with tragic results. Everyone has seen the news stories about homes burned to the ground and lives lost due to improperly disposed-of fireplace ashes. According to the U.S. Fire Administration (USFA), heating fires account for 36 percent of residential home fires in rural areas every year. Here are some tips to make sure your fireplace remains a safe, enjoyable feature of your family’s home: •Have your chimney thoroughly cleaned once a year. Flammable residue that accumulates in the flue can lead to fires in the chimney, and cracks or gaps in the flue can decrease the draft required both for combustion and to carry toxic gases away from your home. You can find a certified chimney specialist at csia.org. •Use either a metal mesh screen or glass doors—or both—as a barrier between the fireplace and hearth. If you have glass doors, leave them open while burning a fire so that the fire receives enough air to ensure complete combustion and keeps creosote from building up in the chimney. Always keep the mesh screen closed when a fire is burning to keep embers or sparks from getting into the room. •Never use flammable liquids to start a fire, or burn cardboard boxes, trash or debris in your fireplace. Use only seasoned hardwood, non-seasoned (or green) wood tends to smoke more and burn less efficiently, and can leave significantly more resin and soot in your chimney. Never burn any part of fir or pine trees in a fireplace. The sap can explode, and the needles can ignite quickly which could send sparks into the room or into the chimney where creosote deposits could catch fire. •Never leave a fire unattended, and make sure the fire is completely out before going to bed or leaving the house. Douse and saturate ashes with water, and never empty ash directly into a trash can. Place completely cooled ashes in a tightly covered metal container and keep the container at least 10 feet away from any building. •Cover the top of your chimney with a mesh screen spark arrester, and keep the roof clear of leaves, pine needles and other debris. Also cut away any branches that are hanging above the chimney.

Semi-Custom Home Builders Semi-custom home builders build homes based on existing blueprints, but the home buyer is typically able to change the plans prior to construction to conform to their personal preferences. Once construction has begun, however, there is less flexibility to make changes. The home can be built on land the builder or the buyer owns. Because the home is not being designed from scratch, it often costs less and is completed in a faster timeframe than a full custom home. Production Builders Production home builders build a large volume of homes, generally more than 25 and up to hundreds a year. The homes are built in developments, on land the builder owns. Many different types of homes are available, including single-family, condominiums and town houses. Production builders use standard plans, but often offer a variety of plan choices and options, such as different floor plans and elevations. There will likely be multiple homes in the neighborhood that look similar to each other.
