The Do-Over: The downsize that didn’t By Cynthia Lescalleet For The Leader Houston Heights homeowner Peggy Gilbert wanted to downsize. Really, she did. Even if it meant leaving the cushy poolscape at her previous home, located on a roomy corner lot property elsewhere in the neighborhood. With an eye on retirement, Gilbert sought something charming, single-story and “more manageable� (as in less expensive) down the line. In 2009, a friend found her a 1920’s vintage fixer-upper, a porch-entry bungalow with a “fabulous� floor plan. Not so fabulous, however, was its condition, something Gilbert initially tweaked cosmetically for tenant income. “I rented it out until I was ready to renovate,� she recalls. The interim afforded her time to plan its transformation. Gilbert sold her previous home in 2012 and rented another during the project, which kicked off in February 2013. Lasting 14 months, renovations took nearly twice as long as expected due to bad weather and the hot housing market, she says, which siphoned away sub-contractors and clogged the permitting process. After remodeling (twice), Gilbert says she couldn’t be happier with her new old home, which incorporates an addition, a garage with apartment and carefully executed interior details. “It just keeps getting better,� she says. properties on the Houston Heights Association’s 2014 Spring Home & Garden Tour, scheduled noon to 6 p.m. on April 11 and 12. “Most of my friends kid me about ‘downsizing’,� Gilbert says. At 3,046 sq. ft., her renovated home is larger than the one prompting her move. When purchased, the project home lacked central air (or heat), had security bars on the windows and came with knoband-tube wiring. At 1,176 sq. ft., its compact layout had two bedrooms, one bathroom and an extra “half-room.� There was no garage, despite the lot’s access to a service alley. Gilbert likes her completed home’s pairing of its past with a super contemporary
vibe, particularly inside. Cool finishes and features include concrete and recycled glass counter tops and a nifty climate-controlled wine wall room divider she designed: “It’s not a walk-in, it’s a walkby.� To help control costs, Gilbert says she was “frugal� on the appliances to fund artistic elements elsewhere. Three stained glass windows, for example, bid homage to traditional, craftsman (think Frank Lloyd Wright) and religious motifs. The latter, installed on a barn door mechanism, slides across the new master suite’s entry. The pier-and-beam original section of the home drops to a slab for the new mud room,
laundry, cabana-style bath and access to the attached garage. There’s also a small back porch and small outdoor kitchen; Gilbert points to them with amusement as examples of “downsizing� from her previous home. “It’s functionality,� she says of the overall layout. “You walk out and it’s there.� So is the pool, her example of scope creep. It has two water walls and no plantings. Like her ban on using granite inside, Gilbert is through with landscaping, she says. Falling oil prices and related layoffs, limited housing inventory, and rising home prices contributed to the first decline in home sales the Houston market has seen in six months. Sales of single-family homes dropped 5.8 percent year-overyear in February, led largely by faltering activity among homes priced above $500,000, which, until now, had been one of the market’s strongest and steadiest segments. According to the latest monthly report prepared by the Houston Association of Realtors (HAR), February singlefamily home sales totaled 4,521 units compared to 4,798 a year earlier. Months of inventory, the estimated time it would take to deplete the current active housing inventory based on the previous 12 months of sales, edged up slightly to a 2.7months supply. That is still well below the current national supply of 4.7 months of inventory. Home prices achieved record highs for a February. The
average price of a single-family home rose 4.5 percent yearover-year to $259,293. The median price—the figure at which half the homes sold for more and half for less—jumped 7.9 percent to $199,400. February sales of all property types totaled 5,564 units, down 4.7 percent compared to the same month last year. Total dollar volume dipped 1.7 percent to $1.3 billion versus $1.4 billion a year earlier. “We are witnessing the start of exactly what economists predicted would create a more ‘normalized’ Houston real estate market: declining sales volume, increasing prices, and improvement in housing inventory levels,” said HAR Chair Nancy Furst with Berkshire Hathaway HomeServices Anderson Properties. “While some local energy jobs have gone away, the Texas Workforce Commission just declared 2014 one of the best years for job creation in Houston, with almost 105,000 jobs added and continued hiring expected this year, albeit at lower
levels. No one knows for sure where oil prices will go in the months ahead, but the diversity of Houston’s economy should help our housing market hold its own during this transition.” February Monthly Market Comparison With the exception of home prices, which rose, indicators for the Houston real estate market entered negative territory in February, with singlefamily home sales volume, total property sales volume, and total dollar volume all down compared to February 2014. Month-end pending sales for all property types totaled 3,719. That is down 1.5 percent compared to last year and suggests the possibility of another dip in sales activity when the March numbers are tallied. Active listings, or the number of available properties, at the end of February was 27,990, up 0.7 percent from last year. Houston’s housing inventory grew slightly in February to a 2.7-months supply versus the 2.6-months supply of a year earlier. According to the Na-
tional Association of Realtors, the current supply of homes for the U.S stands at a 4.7-months supply. February single-family home sales totaled 4,521, down 5.8 percent from February 2014. The last drop in sales volume took place in July 2014, and was a 1.0 percent year-overyear decline. Home prices reached record highs for a February in Houston. The single-family average price increased 4.5 percent from last year to $259,293 and the median price climbed 7.9 percent year-over-year to $199,400. The number of days it took a home to sell¬, or Days on Market, was 59 versus 64 last February. In July 2014, it reached an historic low of 45 days. In February, existing home sales totaled 3,786. That is down 4.7 percent from the same month last year. The average sales price climbed 3.0 percent year-over-year to $238,379 while the median sales price rose 7.1 percent to $182,000.

Bulldozers begin to clear homes for new Booker T. Washington High School campus on E. 39th Street By Betsy Denson betsy@theleadernews.com Leader reader Angela Ryden was recently driving by Booker T. Washington High School, 119 E 39th St., and said she noticed about 30 houses, boarded up and “looking ready for demolition.” The bulldozers did indeed come by Independence Heights two weeks ago, and they will be clearing a total of 51 properties to make way for Booker T. Washington’s new modernized campus, all thanks to the $51.7 million allocated to the school as part of the 2012 voter approved bond program. The new campus will accommodate up to 1,300 students, twice as many as are currently enrolled, and according to an HISD blog “will showcase the school’s engineering program with 21st century technology.” A rendering of the new building shows a sleek structure allowing ample natural light. “We want it to be something soaring, something uplifting, but something that is unmistakably the front door,” said Ed Schmidt, lead architect with Fanning-Howey/House Partners, of the facade. In anticipation of the new construction, HISD purchased the 16 acres of land adjacent to the school, nearly doubling the size of the campus, according to an HISD blog. Demolition couldn’t begin immediately because asbestos
abatement had to be completed on the existing structures. Andreas Peeples, HISD construction general manager, said the process was one that could not be rushed due to safety protocols but that “now it’s time to bring the buildings down.” The demolition phase, which is expected to take four to six weeks, began the week of March 6. Once the homes are demolished, HISD’s construction company will remove the streets and underground utilities. The contractor for the project is KBR Building group, LLC. Other schools for which KBR has a contract with HISD are Furr High School and Sharpstown High School. Kwame Building Group is the Program Manager. The transformation of Booker T. Washington will be one more chapter in a long history of the school, which was established in 1893 in Houston’s Forth Ward as “Colored High” and in 1928 renamed for the famous African-American educator. It moved to its present-day location in in 1959 and 37 years ago became the High School For Engineering Professions, Houston’s first magnet school. After over 40 years of continuous service, the Jack in the Box on Ella Boulevard in Oak Forest is no more. A representative with the fast food chain confirmed that the lease on the building had expired and the company opted to close the location permanently. Those passing by the location might notice workers moving equipment and logos out of the location as work continues to dismantle the inside of the restaurant.
While it might not be a particularly Earth-shattering move, Jason’s Deli moved to an updated location from its former home at 5215 W. 34th St. to 11120 Northwest Freeway right next door. While the West 34th Street location currently sits empty, sources say that the former restaurant might be a new home for an upcoming Shell gas station, featuing a full-service convenience store.

School from P. 2B has struggled. From an “acceptable” ranking from the Texas Education Association in 2010, Booker T. Washington slipped to “academically unacceptable” in 2011. By 2014, the TEA had given the school an upgrade to “needs improvement.” Enrollment was 767 in 2014, down from nearly 1,000 in 2010. Ninetyfour percent of students were classified as “economically disadvantaged”, and 71 percent “at risk”, in HISD’s 20132014 student profile. The new school is already bearing fruit in advance of its construction. Four Washington students were selected for a design team internship program, in which they interacted with architects, project managers, and the construction team for six weeks. They talked about their experiences at a recent community meeting and each was awarded a $2,000 scholarship for their work and input. An August 2014 bond handout from HISD listed a construction start in mid to late 2014, which wasn’t the case, but with the start of demolition, the proverbial ball seems to be rolling.

This is a part of the natural ebb and flow of any market, not just real estate. In my opinion, the numbers they are posting are not relevant because despite the media, Houston still has a very healthy real estate market. Fortunately, Houston is not only dependent on oil and gas. We also have one of the largest medical centers in the world. Houston job growth is still booming and many of my clients are treating this “perceived� economic slowdown as an opportunity to purchase more property. If there is anything that will contribute to any market lull, it’s fear. Buyers and sellers are easily intimidated by the opinions of so called ‘experts’ who talk about real estate values in relation to

The business, which offers what it calls “authentic neapolitan pizza” in the Dal-
Heavy rains force officials to postpone Bridge Bash For The Leader With the recent storms that swept over the area, officials with the Houston Parks Board announced the event to celebrate the completion of a new segment of the White Oak Bayou has been postponed to April due to rainfall. The event had been originally scheduled to take place March 21, however storms pushed the event back to 1 to 3 p.m. April 25. From the original press release: Mayor Annise Parker, City Councilmember Ellen Cohen, the Houston Parks and Recreation Department, Memorial Heights Redevelopment Authority & TIRZ 5, and the Houston Parks Board will host a “Bridge Bash” to celebrate the completion of a new segment of White Oak Bayou Greenway. Part of Bayou Greenways 2020, the new segment includes new trails and a pedestrian bridge over White Oak Bayou that connect to the Heights trail. The new bridge replaces the former MKT Railroad Bridge (known to some as the “BBQ Bridge”) between Shepherd Drive and Moy Street. With these additions, Houstonians now have safer, offstreet pedestrian access to and from the White Oak Bayou to the Heights Trail and downtown – an especially significant connection for residents of the Cottage Grove and Heights neighborhoods. Construction now underway will connect these trails to sidewalks along TC Jester Blvd and existing White Oak Bayou trails north of W 11th St. Community members, bicyclists, runners, environmentalists and the general public are invited to join in the “Bridge Bash” festivities, a dedication ceremony and free, family-friendly activities including music, face painting, food trucks and much more. The lot itself will feature 67 parking spaces once fully furnished in Spring 2015 and concept art shows the restaurant space sporting potential room for an outdoor patio. The area may seen a boost in traffic from the nearby Treadsack restaurant

North of the property on the other side of West 19th Street features Fat Cat Cremery, a Smoothie King, Ka Sushi and Black Sheep Parlor. Cane Rosso joins a long list of premium restaurants moving into the Heights, including Dallas-based chains like Pie Five Pizza which opened its doors on Yale Street earlier this year.

Golf: St. Thomas receives Champions golf invitational For The Leader Head golf coach Billy Tuten believes an already solid St. Thomas golf season which started with sizeable state championship expectations is about to “definitely add some sizzle.” The top-ranked private school program in Texas is among 20 high schools selected for one of the nation’s showcase events, competing for the first time in The Champions Invitational played at the prestigious Golf Club at Terra Lago in Indio, California. “The kids have earned the right to make this trip,” Tuten said in a release on STHS’s website. “Sometimes things can get a bit stale, especially with an experienced group. Same tournaments every year, same courses. It’s a great opportunity to prove we can go against elite talent outside the state on a big stage. College coaches will be there, some media coverage, should be a lot of fun.”

Henry Fisher ‘16 brings a particular appreciation for golf history and understands that a solid STH showing in The Champions can produce high octane confidence for a program aiming for a second TAPPS 5A state title in four years. “Rickie Fowler won it (200607), Jordan Spieth won it (2011), Beau Hossler won it (2012). We’re playing the same layout that hosted the PGA Skins Game there from 1999-2002. The powerhouse California programs will be there but there’s no intimidation factor. We can all break par if we play well. It’s a chance to show St. Thomas can play with anyone, anywhere,” Fisher said.

Rugby: St. Pius X hosts international match against Canadian school By Jonathan Garris jgarris@theleadernews.com Dreary weather did little to dampen the spirits of the St. Pius X High School rugby team March 19 during an international competition between the local high school students and a school from Ontario, Canada. While the Panthers lost their game by a score of 25-19, the rainy competition was an important bonding experience for athletes of both SPX and St. Maximilian Kolbe Catholic High School, hailing all the way from Aurora in Ontario, Canada. Houston Mayor Annise Parker also offered a proclamation at the international game, proclaiming the day as St. Maximilian Kolbe High School in Houston, and welcomed the Canadian teenagers to the city. “This doesn’t get you out of parking tickets or out of jail or anything like but it’s a cool thing to have,” Parker said with a laugh. St. Maximilian Kolbe Principal and Rugby Coach Domenic Scuglia said it was the first time the school has faced St. Pius X High School as part of
their international exhibitions and praised the school for its hospitality. The trip offered the chance for students not only to test their mettle on the field, but also share in the knowledge of Texas history and other educational aspects. “There’s the opportunity for us to get better as a rugby team as we’ll be starting our season in the middle of April,” Scuglia said. “This will be a real big head start for us when we go back.” Scuglia’s athletes shared similar feelings. “There is tons of crazy competition here and this is our first victory here,” Anthony Livia, sophomore at St. Maximilian Kolbe, said. “It felt really good. It was a really close game that started off tight and the other team played unreal. It was a battle.” What’s been one of the biggest advantages to practice in Texas? The weather. “It’s cool to just not be in Canada and enjoy warm weather in this time of the year,” Livia said. “As they said everything is bigger here in Texas and it has been great.” SPX Rugby Coach David Selby said it was a challenge
for the team with having the game during spring break and missing eight starters but offered high praise for the Canadian team. “I thought they played with more passion,” Selby said. “I have to hand it to the Canadians – they played the full 70 minutes and they never backed down. Even when we did score, they never hung their heads because of it and they kept coming at us. St. Pius X adds lacrosse to varsity sports For The Leader St. Pius X High School announced the addition of girls and boys lacrosse as varsity sports at the School, beginning competition this spring. The addition of both lacrosse programs will increase the number of sports programs offered at St. Pius X to 23. “We are very excited to bring lacrosse to SPX,” said Athletic Director Jason Kimball, “Increasing opportunities for our students is always very gratifying, especially introducing both programs at the same time. By adding lacrosse at this juncture, we are showing our vision of remaining at the forefront of private school athletics in Houston.” Boys lacrosse will be headed by Dr. Matthew Carr, who has coached lacrosse in Houston for over 17 years. Carr was the defensive coordinator for Strake Jesuit lacrosse for the first four years of the program, winning a pair of Texas High School Lacrosse League (THSLL) state championships and two THSLL regional titles. Carr then took over the Stratford program and guided the Spartans to two regional championships. Most recently, Carr was the head coach of the 2014 Portuguese National Team in Denver, and he founded the Houston Saints – a youth program for catholic middle

Caroline McLean – sixyear varsity head coach at Bellaire High School and former JV coach at Kingwood High School – takes the reins of the girls program. McLean was born in Edinburgh, Scotland, and played lacrosse at St. Margaret’s School for Girls in Scotland. She is actively involved in the Houston lacrosse scene as a member of the Hous-
ton Board of Officials and as the Officials Trainer for seasoned officials. “I see a bright future for lacrosse at St. Pius X,” said McLean. “I like a challenge and we will work hard to be competitive with the more established high school lacrosse programs out there. I’m a firm believer in having fun and working hard at the same time.” The inaugural boys lacrosse season kicks off with a scrimmage against St. Thomas on April 8, while contests for the girls will be announced at a later date.
