In the case of the former home of Diebold, at 3300 East TC Jester, the answer is yes, with a twist. The 19,000 square foot property with plenty of warehouse space and a loading lock, vacant for about a year, was offered for lease by Andrew Jewett with Cresa. The building, however, was actually purchased by Klinger Associates, a business that supplies specialty items to the commercial construction industry. “[The sale of the building] wasn’t something that was originally on the table,” said Jewett. Klinger will now be the landlords for PPG Pittsburgh Paints which is also in the building. General Manager Steve Lott said that Klinger has been in Houston for 40 years and is currently near the Lowe’s on the other side of 610. Eight employees and the company’s inventory will move into the new digs in about 90 days.

While many first time homebuyers looking to move into the area might experience a bit of sticker shock at the robust price of real estate, there are still affordable homes in the area. You just have to know where to look. For recent buyers Gabriel Konigsberg and Roxanne Werner, that was Section 17 of Oak Forest, located west of TC Jester, where they purchased a home in February of 2015. Konigsberg and Werner, who lived in an apartment in Greenway Plaza near Konigsberg’s work, were looking for a little more space, some of it green, for themselves and one-year old son Oliver, who had just started to crawl. While they had friends in Oak Forest, the couple was open to looking in a variety of neighborhoods to find a single family home convenient to both Greenway and downtown. Their budget was between

$200,000 and $250,000. “We wanted something that was close to city, affordable, and in a good neighborhood,” said Werner, who notes that they also looked at homes near Lindale Park and EaDo. The single family homes they found in EaDo were affordable but on the small side, plus they needed a lot of updating. They found a home they liked near Lindale too, but preferred the neighborhood feel of Oak Forest. With all of the RESPA and TILA changes on the horizon for implementation in August, other than making your jobs harder, what kind of impact do you think these changes will have on the housing/mortgage industry in our area, if any? Please explain why you feel this way.

Respa and Tila laws are forever changing. There should be no concern for our buyers or sellers though because Martha Turner Sotheby’s International realty keeps all of their agents current on all changes and all new laws. These laws are in place to protect the consumer and give the purchaser 3 days to review the closing statement. They are also in place to make sure your mortgage lenders final closing statement and numbers match their “good faith estimate.” This gives the consumer more time

to review. For this reason alone, this is a valuable change to all consumers because they have more time to review and correct mistakes before closing. A good title company is also invaluable. She said the best part of their new life is walking Oliver in his stroller on the sidewalks and heading to the nearby park. In a few years, Oliver will be heading to kindergarten but Werner said that where they were zoned for school wasn’t as important to them as getting a house they could afford. Zoned for Wainwright Elementary School, Werner said she knew that the school wasn’t as strong academically as others in the area, but she’s encouraged that Wainwright is becoming a dual language school. “We’ll see where everything is in five years,” she said. Realtor Christina Boardman who told Konigsberg and Werner that they were “honorary Inner Loopers” said she shows about three homes a month to first time buyers, both in Oak Forest west of TC Jester and in nearby Mangum Manor. She said that buyers are looking for remodeled, 2 bedroom/2 bath homes and although they ask about school zoning, “it’s not a deal breaker.” For genuine inner loopers in the Heights, the $200,000 house is an endangered species according to Realtor Caroline Schlemmer. “Since values have gone up so much in the Heights, first time home buyers are purchasing in the $400,000-$500,000 range,” she said. “If someone wants to be in the Heights and has a budget of $200-250 thousand, the only real options I’ve seen are condominiums.” Realtor Rhonda Power said that there are still a few homes for less than $400,000 in adjacent Heights communities like Brooke Smith – which The Leader recently profiled as a ‘hot neighborhood’ – as well as in Shady Acres. But in Brooke Smith those homes are smaller and require a lot of work, and in Shady Acres, they are quickly being snapped up by builders who are going vertical. Power mentions Mangum Manor, Forest West, and Forest Pines – also profiled by The Leader – as neighborhoods with value – in addition to the aforementioned West Oak Forest, which lags behind the east end of the neighborhood in price. “All buyers should find a price they are comfortable with,” Power said, noting that she always encourages people to consider the single family homes with “a bit of a backyard.” “They have a better resale value,” she said.

Houston home sales held to positive territory in April and inventory edged up to levels last seen in September 2014. Sales of single-family homes rose 1.9 percent year-over-year, with the greatest volume taking place among homes priced between $250,000 and $500,000. According to the latest monthly report prepared by the Houston Association of Realtors, April single-family home sales totaled 6,502 units compared to 6,380 a year earlier. Months of inventory, the estimated time it would take to deplete the current active housing inventory based on the previous 12 months of sales, increased to a 2.9-months supply versus 2.6 months last April. That remains well below the current national supply of 4.6 months of inventory. Home prices achieved record highs for an April, with the average price of a single-family home climbing 4.3 percent year-over-year to $281,724. The median price—the figure at which half the homes sold for more and half for less—jumped 7.0 percent to $209,790. April sales of all property types totaled 7,907 units, up 1.5 percent compared to the same month last year. Total dollar volume increased 6.0 percent to $2.1 billion versus $1.9 billion a year earlier. “The Houston real estate market is doing quite well despite low inventory levels and concerns about the effects of declining oil prices,” said HAR Chair Nancy Furst with Berkshire Hathaway HomeServices Anderson Properties. “Realtors I speak to regularly tell me that business remains strong, and April’s uptick in inventory means consumers had the benefit of more homes hitting the market. We will have to watch and see how layoffs in the energy industry affect home sales in the months ahead.” April Monthly Market Comparison The Houston housing market saw across-theboard gains in April, with single-family home sales, total property sales, total dollar volume

and pricing all up compared to April 2014. Month-end pending sales for all property types totaled 6,717, a 39.8 percent increase versus one year earlier. Active listings, or the number of available properties, at the end of April rose 4.9 percent to 29,486. Houston’s housing inventory grew slightly in April to a 2.9-months supply versus the 2.6months supply of one year earlier. That matches the inventory level from September 2014. According to the National Association of Realtors, the current supply of homes nationally stands at a 4.6-months supply. Single-Family Homes Update April single-family home sales totaled 6,502, up 1.9 percent from April 2014. That represents the second consecutive monthly gain since a 6.4 percent drop in February. Home prices reached record highs for an April in Houston. The single-family average price increased 4.3 percent from last year to $281,724 and the median price climbed 7.0 percent yearover-year to $209,790. The average number of days it took to sell a home, or Days on Market (DOM), was 51 in April, down slightly from the DOM of 56 a year earlier. Townhouse/Condominium Update Sales of townhouses and condominiums experienced a third straight monthly gain in April, increasing 6.5 percent. A total of 657 units sold compared to 617 properties in April 2014. The average price, however, tumbled 6.2 percent to $196,122 and the median price dropped 12.0 percent to $139,950. Inventory shrank slightly from a 2.7-months supply to 2.6 months. Lease Property Update Demand for single-family homes and townhouse/condominiums for lease was flat in April. The average rent for a single-family home rose 5.9 percent to $1,764 and the average rent for a townhouse/condominium increased 8.0 percent to $1,595.

Track & Field: St. Thomas junior sets new state record For The Leader Landon Malouf ‘16 capped a scintillating junior season by setting a state record, capturing three events and adding a third-place result to spark St. Thomas Track and Field to a strong second-place finish at the TAPPS 5A State Championships at the Hart Patterson Track and Field Complex at Baylor University, the latest in a long series of top-three finishes with head coach Nathan Labus. The regional champion Eagles racked a team total 115.5 points to easily outpace Dallas Bishop Dunne (76) and Addison Trinity Christian (60). “I’m really proud that our team stayed poised and lived up to their potential. We qualified a big number from the regional meet and many of our guys came through with personal records,” Labus said. “Sometimes guys believe they

have to do too much and the pressure gets to them. But this group performed up to our expectations.” Malouf is the Eagles most versatile performer in more than a decade. He established a new TAPPS standard in the 110 meter hurdles with a time of 14.3 and led 1-4 Eagle finishes in the high jump (602.00) with Randy Brumant ‘16 (5-08.00) and 300 meter hurdles (39.06) with Jeremy Gregory ‘15 (40.38). Malouf also produced the event’s third-best long jump with 21.05.75. “The key is staying focused on the demands of each event, otherwise you can get overwhelmed. I’ve had to learn to lock in, not too get high on the good results, flush out the bad results, neither has any impact from your moving from the long jump to the hurdles or back to the high jump,” Malouf said.

In the three most critical TAPPS competitions to close out the season, Malouf racked 10 individual titles, along with a second-place in district and a third-place at state. “I really turned up the preparations the last few weeks. Really good work at the track and then video study at home. I’ll watch the U.S. Olympic trials or major college meets ... see what techniques I can pick up and apply. Any edge I can get. place in the 4x200 and 43.17 to take fifth in the 4x100 . Deforest then teamed with Andrew Neaves ‘17, Gregory and Heck to race for fourth in the 4x400 (1:30.71). Other notable results for the Eagles included second-place

results for Andrew Deavers ‘15 in the shot put (140.00) and Matthew Wood ‘15 in the pole vault (13-00.00). Wyatt George ‘16 clocked a pair of fifth-place results in the 1600 (4:43.07) and 3200 meters (9:56.94).

Basketball: St. Pius X names new basketball coach For The Leader St. Pius X High School announced that Brandon Scott has been elevated to the position of head varsity boys basketball coach. Scott helped propel the Panthers to a district title and back-to-back final four appearances the last two seasons under former head coach Russell Carr. He joined the SPX boys

basketball staff five years ago and has served as the top varsity assistant, junior varsity coach and freshman coach. “Coach Scott is a great fit to lead our program,” athletic director Jason Kimball said. “He is an SPX guy who has been part of our program and community. He will continue the winning tradition that Coach Carr has already established for Panther boys basketball.”

As the junior varsity coach for the 2014-2015 season, Scott finished with a 24-2 record. Prior to SPX, he spent five years as the head coach of the boys basketball program at St. Mark’s Episcopal School. By Betsy Denson betsy@theleadernews.com The wild weather in Houston on May 14 didn’t stop the intrepid scientists – more than 200 students, parents and teachers alike, along with Lamar High School’s National Honor Society – from having a blast at Stevens Elementary’s Annual Science Street Festival and GT Expo. The theme for this year’s event was “Gearing Up for Science” and the emphasis of the night was on physical science which comprises over 40 percent of the 5th Grade STAAR Test. Since Stevens’ students are

learning about the conservation of natural resources, the Gifted and Talented (GT) Expo featured projects that students produced by reusing materials to create something new. In order to reduce their carbon foot-print and make the festival “green”, organizers replaced some of the traditional pencil and paper activities with QR codes, which linked attendees to websites and other resources for families. The Thin Blue Line, an organization whose members are active duty or retired law enforcement officers from a variety of agencies and jurisdictions, donated child safety

kits, and Raising Cane’s was on hand to offer food and help raise money for Stevens’ SPARK Park. Deirdre Ricketts, lead Science teacher and event coordinator, said the school got the most sponsorships they’ve ever had and credits David Lorms and PTO head Jon Harvey for their efforts. Down Syndrome Academy students get serious about fitness, health

For The Leader With the help of a local fitness trainer willing to donate his time, the students at the Down Syndrome Academy of Houston are getting serious about their fitness with training sessions two times a week. Research shows that children and adults with Down Syndrome generally have lower muscle strength, reduced levels of motor development and are lacking in cardiovascular fitness. As they age, adults with Down Syndrome also often become more and more sedentary. The teachers and students at the local Academy hope to change those statistics. On a recent Tuesday, Darryl Hughes, a certified personal trainer with Dk’s Slim Gym in Northwest Houston, unpacked his “tool kit,” introducing the students to the ladder, a medicine ball, exercise bands and a rope. Some were excited, some apprehensive, but everyone finished the session smiling and many were high-fiving. “Seeing every one of them jump, that was a real thumbs up,” said Hughes, who was first introduced to the Down Syndrome Academy when he began personal training sessions with Coby, a student at the Academy. “Coby said he wanted to show his friends how to do it, and I asked what friends,” Hughes said. That’s how he heard about the approximately 30 students in need of fitness instruction at the Down Syndrome Academy located in Northwest Houston. Until Hughes arrived, the students were mostly exercising using Richard Simmons DVDs, which Hughes said is great, but he is now showing them more ways to exercise and develop their motor skills, balance and muscle strength. In addition, he is coaching them on healthy habits like drinking lots of water, taking power naps and healthy eating. Above all else, Hughes said he wants the students to have fun exercising. “They have to be happy doing this,” he said. “We really need to build up their confidence.” Hughes also said he encourages others to volunteer at the Down Syndrome Academy in whatever area they can. He was apprehensive about the time commitment at first, he said, but found that the administration at the school was very willing to work with his schedule. The Down Syndrome Academy opened in January 2014 to serve as a post-high school education program for adults with Down Syndrome. Students come from all over Houston, as well as Katy, Missouri City, Stafford, Bellaire, Tomball and Humble. The Academy is a program of the Friends of Down Syndrome, a nonprofit organization with a mission to create lifelong learning opportunities for teens and adults with Down Syndrome.
