By Cynthia Lescalleet For The Leader Converting a former Gerland’s grocery store in GOOF into a restaurant seems a fitting transformation for a property keeping its uses on the food chain. Carl Eaves, one of the partners in FEED TX’s new Liberty Kitchen that opened earlier this month on Alba Street, says the challenge of the renovation project was to maintain the old building’s vibe while making it into a functional restaurant and neighborhood hangout. He has done this sort of thing before, many times, and says, “You have to weave your way without destroying the structure.” Guests will find the remains of an original walk-in fridge have been repurposed as the chilled wine cellar. Within it, vintage ship lathe and stenciled panels indicate the former air compressor’s route. Wainscot of beadboard salvaged from Heights-area porch ceilings add timeworn shades of beachy blues, greens, grays and tans. Above it are sections of the company’s signature damask-style wallpaper. At first, it looks like traditional pub décor, but the pattern cleverly compresses a number of Texas icons into the pattern -- dubbed “Yee-Haw” by the company (in New Jersey, go figure) that produces and sells it. The interior finishes left the trusses exposed to boost the airiness, Eaves says. Original plans had called for the finished ceiling. As completed, the space reads a bit like a Cape Cod coastal roost, though one with Texas-grade air conditioning and spiffed up décor. THE HOUSTON HOUSING MARKET HEATS UP IN MAY Growing inventory helps meet increased buyer demand; pricing eases Steady growth in the supply of homes provided the fuel needed to help boost to the Houston real estate market in May, with single-family home sales up 10 percent year-over-year. As the market has seen for several months, the greatest concentration of home buying continued to take place among mid-range housing—homes priced between $150,000 and $500,000. The average and median price remained virtually the same as May of 2015. According to the latest monthly report prepared by the Houston Association of Realtors (HAR), a total of 7,343 homes sold in May compared to 6,678 a year earlier. On a year-to-date basis, home sales rose 3.6 percent versus May of 2015. New listings buoyed inventory levels from a 3.0-months supply to 3.6 months. “We are seeing more normal market conditions for this time of year and that is the direct result of more plentiful housing inventory for buyers,� said HAR Chairman Mario Arriaga with First Group. “A year ago, the supply of homes was historically low, which increased buyer-side demand and pushed up pricing. These are the fundamental forces of supply and demand, and with more available housing and an easing of prices, we look for-
ward to a healthy pace of sales throughout the summer.� The single-family home average price declined a fractional 0.5 percent in May to $290,931. The median price— the figure at which half of the homes sold for more and half sold for less—held steady at $225,000. May sales of all property types in Houston totaled 8,703, up 7.1 percent from the same month last year. Total dollar volume for properties sold in May rose 7.3 percent to $2.4 billion. May Monthly Market Comparison The Houston real estate market gauges held to positive territory in May compared to those from a year earlier and continue to reflect what are widely considered sustainable market conditions. On a yearover-year basis, single-family homes sales and total dollar volume were up, inventory grew and prices were statistically flat. Month-end pending sales for single-family homes totaled 8,286, an increase of 15.6 percent compared to last year which portends the likelihood of more positive sales when the June numbers are tallied. Total active listings, or the total number of available properties, at the end of May climbed 17.4 percent from May 2015 to 35,416. An increase in new listings in May boosted single-family

The challenge was to respect the integrity of the building’s structure while still bringing in all the modern (infrastructure). While Liberty Kitchen locations reflect their environs, from swank to quirky, this location is the partnership’s first “in the heart of a neighborhood,” he says. “It’s an opportunity to be especially family-friendly.” The property includes bike racks, for example, and has arranged for overflow parking in a field across the street behind the American Legion Hall. UNDER EAVES Eaves, who came to Houston in the mid-90s, has an affinity for older properties. He apprenticed with the National Trust for Historic Preservation. “Older properties reflect the building traditions, technologies and tools of their time,” he says. “There’s a pride and integrity by those who built them because they took so long to build…Lose that pride and you lose the respect of the building.” Prior to his affiliation with FEED TX, a name derived from the initials of the partners, Eaves’ projects (which have since been shuttered)

However, the young mother of two made some changes this year. Pampell joined forces with professional photographer Bianca Williams, of Bianca Williams Photography; a friend and Oak Forest mom of three. The women share an artist vision so, together, they launched their photography business called Blink Collective. As mothers, the two professionals are particularly sensitive to the issues of girls and their journey to becoming young women. The two women are keenly aware that their subjects ‘tween girls,’ teens and even high school seniors - often need encouragement to embrace themselves as singular individuals and unique beauties. “We always seek to empower our subject,” Pampell said. “We tailor the experience to her, to help demonstrate that each girl is one-of-a-kind and uniquely exquisite. school is truly amazing,” Dailey said. “They have a higher standard for the way they hold their students and the turning point is when Audran started to understand that and held himself to those standards. The standards are so normal for him now.” A favorite memory Dailey recalls with Audran finds the two having lunch, eating cheeseburgers just like they always do. Dailey received an urgent phone call from a friend who needed help moving out of her apartment immediately, in a dire situation.
Dailey explained the situation to Audran, unwanting to ruin their plans, and Audran’s answer left him speechless: “should we get our burgers to-go?” Dailey goes on to say that Audran worked hard to help him and his friend, and that he truly enjoyed it. “Being a part of someone’s life and having true communication is what these kids want, what everyone wants,” Dailey said. “If you just entertain, that’s what they’ll expect.”

Wanting to take on a mentor role, Alex Dailey, 29, joined the Big Brothers Big Sisters program roughly eight years ago and was matched with his little brother, Audran, 17, but 11 at the time of their meet. Dailey, a native Houstonian and Heights resident, said his love for mentorship first started while working in congress. “While working under Shelia Jackson Lee, I was an intern and staffer,” Dailey said. “I eventually left to work full time and put myself through law school. I missed the mentor aspect of my internship. I saw an advertisement for the BBBS program and that’s when I signed up.” Dailey’s match with Audran was his first and both of their families can agree that the match was gold. “He’s the most wonderful young man I’ve ever met,” Joyce Hines, Audran’s grandmother and adopted mother said. “He’s Audran’s brother and he’s been such a great impact on his life.” YMCA of Greater Houston and BBBS were recently approached by a Big in the program, looking for a place where his Little could go after school and during the idle days of summer. Realizing that many young people need regular exposure to positive role models, executives at both organizations instantly embraced the idea. “The YMCA cannot be more excited to open its doors to Big Brothers Big Sisters,” said
Paul McEntire, president and CEO of the YMCA of Greater Houston. “We can’t think of a more natural fit between two organizations, which at their core strive to give children the tools to lead successful lives.” Empathetic to the situation, the Foster Family YMCA, 1234 W. 34th St., offered Audran and Dailey scholarships to use the center last summer at no charge. “Audran needed somewhere to go,” Dailey said. “Last summer he needed to be distracted with his grandpa passing. It makes a huge impact to have a place that is safe and positive to go. He didn’t so much talk about the sadness of grandpa being gone, but about day camp. It was a game changer for us.” This week marks the beginning of a partnership that will give Bigs and Littles free memberships to all YMCAs in the Greater Houston area. And for Dailey and Audran, the two will now be able to improve that jump shot they so love. What matters most in being a BBBS mentor is being present and being available, Dailey said. When first getting to know Audran, Dailey saw just how smart he was, but the attention he was getting in school just wasn’t what he needed. So school is what they tackled first and they made huge strides by getting Audran on the raffle list for YES Prep Academy. Audran was eventually accepted into the program his sixth grade year and Dailey said the rest was history. “Audran excelled because the
