Since 2009, Edward Cabaniss’ Kessler Theater has played host to everything from music performances, art exhibtions, and film premieres. Now, Cabaniss is planning on bringing his vision for a venue which celebrates the arts in all of its forms while preserving a beloved piece of local history in The Leader area. While Cabaniss hasn’t officially purchased the Heights Theater yet, he said he’s currently under contact for the location. Originally constructed in 1928, the 6,600 square foot lot, located at 339 W. 19th St., was listed for sale with a price of about $1.9 million. The building was heavily damaged in 1968 after an unknown arsonist set fire to the building and it was later repaired by Gus and Sharon Koprivas who purchased the building in 1988. More recently, the city of Houston voted unanimously to make the Heights Theater a protected landmark, offering stringent protections for the iconic building and its future redevelopment, protecting much of the building from being altered. The Heights Theater now joins three other protected city landmarks – The Heights Fire Station, the Houston Heights Woman’s Club and the Heights Library. On moving into a building with such protections, Cabaniss said he wouldn’t have it any other way. “The landmark protection works to our advantage,” Cabaniss said. “My heart is really in preservation, and being able to combine preservation and culture under one roof is
Uniting people and culture Cabaniss had his work cut out for him with the Kessler Theater. Much like the Heights Theatre, the original building had been badly damaged by a fire in the early 1960s and served as a community gathering spot for almost 40 years. However, it had fallen into a “terrible state of disrepair” in the time leading up to Cabaniss’ purchase. “It became a really high-end pigeon coop,” Cabaniss says with a laugh. However, he was undeterred in his vision of revitalizing the old theater and finally purchased it in 2009 and brought it back to life as a community staple in early 2010. The Kessler Theater has since been highlighted by media outlets like the Dallas Observer, the Dallas Morning News, the New York Times and other publications for its diverse programming and history. “On any given week we’ll have readings for kids, recitals for weddings, rock concerts or even political debates,” Cabaniss said. “We rent it out for the community to use along with other things as well.” Cabaniss wants to replicate what he has done with his venue in Dallas right here in the Heights, but it won’t be without some hurdles. “Our first test will be Aug. 20 when we have a meeting with the Planning Commission to share with them our vision and secure our parking variance request,” Cabaniss said. “One of the challenges you face with any historic property is parking, and having the

landmark designation allows us to work with the city and get some relief on the parking requirements. Checkers Drive-In to bring nearly 50 jobs into area By Jonathan Garris jgarris@theleadernews.com As Checkers Drive-In Restaurants Inc. seeks to expand its footprint in Houston, vice president of franchise development Jennifer Durham says the company expects big things from the group’s first restaurant in the region in nearly 20 years.
The company closed many of its restaurants, including those in the Houston area, following the merger of Checkers and Rallys in August 1999, Durham said. After going through a reorganization period, the company has steadily regained ground in other markets, and Checkers is hoping its first store in the Houston area located near West 18th Street and Mangum Road will set a good precedent for the 11 franchisees that have been either approved or are actively searching for sites in the city. “With the fifth largest metro market in the US, this was a natural step for us in our expansion,” Durham said. “The location on Mangum in particular is exciting for several reasons – while we thrive in competition, there wasn’t a lot of burger competition in the area and being able to convert what had been a previous Sonic location to a Checkers has granted us a better
Martha Littlejohn got an expected surprise July 8 at her job at Jason’s Deli on the Northwest Freeway near West 34th Street. The modest employee received flowers, cards and well-wishes from employees and company representatives, thanking her for her 25 years with the company. Wade Sterns, who is now chief operating officer for Jason’s Deli, said Littlejohn has worked at five or six different locations around the Houston area and worked in the original store at Shepherd and Westheimer when it first opened. “Over time as we’ve grown she’s helped us train and develop other employees so you can imagine the number of people that she’s touched over such a long amount of time,” Sterns said. On a personal level, Sterns said Littlejohn first worked with him in his early 20s when he was making his way up the career ladder. “There was definitely a lot of support from her and a big focus on creating a family environment,” Eagerly said. “She’s a very contagious person when it comes to being positive.” Gene Leal, the current district manager, said she is a model employee and a model citizen. “[Littlejohn] has been involved in the community and knows everyone’s name so she’s had a big impact on this area, both inside and outside of the deli,” Leal said. One year ago, Littlejohn also had triple bypass surgery and also bounced back from that, showing up to work as if nothing had changed, Eagerly said. “She’s in the best shape of her life right now and it shows,” Eagerly said. Sterns and other representatives shared their thanks through words of support, cards and flowers. “Martha has been a great asset to the company in terms of training other employees, helping customers and being a big part of what has made this establishment successful,” Ha Ho, general manager at Jason’s Deli, said.
return on investment.” Durham said the restaurant expects to hire between 40 to 50 people and said officials expect “big things” of its first Houston location in years. “What we’ve seen on social media is that many consumers know the brand just from travels around the country or after relocating to the area,” Durham said. “There is also a big influx of people familiar with Rallys after relocating from New Orleans following Hurrican Katrina.” Franchise owner Nick Panjwani, the owner of the soon-to-be-open Checkers here in The Leader area, has been in the restaurant business since 2001 and says the chain is a good fit for the area. “It caters to clients with lower to medium income and there is plenty of new growth in the area,” Panjwani said. “We have the new fieldhouse at Delmar Stadium under construction along with the US 290 and 610 expansion. We’re excited to be part of the community.” Another advantage for Panjwani and other franchisees looking to open in the Houston area is a strong return on investment rate, Durham said. On average, a restaurant can receive over 60 percent return on investment in the first year off a low initial investment at an average of about $420,000, benefiting owners and the local economy. Durham said 85 percent of business is usually done through the restaurant’s drive-thru, although outdoor dining options will be available. Consumers can enjoy meals at tables underneath umbrellas, provided the heat doesn’t keep them away during summer months. The Mangum location is currently expected to open in late August or early September.

More retail stacking speculation By Kim Hogstrom For The Leader For the past 80 years Tarkett, a French flooring manufacturer, owned and operated a 21-acre industrial site at the north end of the Houston Heights. On July 22, Tarkett USA announced that the company sold its Heights property for $40 million to Houstonbased Gulf Coast Commercial Group, Inc. At the beginning of 2015, the Harris County Appraisal District appraised the property at $13.6 million. That certainly would seem like a dubious deal for the buyer, or is it? According to the former owner, the land parcel’s address is 1705 Oliver St., and includes the flooring manufacturer’s 750,000-square-foot plant and a large warehouse.
The land is sandwiched between the Studemont St. Kroger and the Sawyer St. Target with frontage on Summer St., Oliver St., and the I10 feeder. It is an ideal parcel of land for the addition of retail development. Gulf Coast Commercial Group, Inc. and its affiliates have a 15-year history of just that, and has successfully overseen the development of more than six million square feet of retail space. While 21 acres may sound large, by the standards of development, it is moderate. For example, the Heights Walmart sits on 23 acres, and Northwest Mall, 51 acres. With skyrocketing property prices in the Heights, and an increasing shortage of land, there are many in Houston speculating that the future of this golden Tarkett location may include
big box “retail stacking.� What does that mean? In cities such a Philadelphia and Los Angeles, where property for development is also scarce, there are retail centers under construction with multilevel, big box stores stacked vertically. In this sort of development, retail outlets such as Bed, Bath and Beyond and Whole Foods operate sitting on top of one another, thus reducing their footprint. Typically, this sort of construction occupies two, three or four levels with parking at the top or beneath. Shoppers take an elevator to the desired outlet. Some even include a delivery “chute� for purchased products or dedicated elevators for shopping carts. Professional developers and architects who defend this type of construction
state that it offers up to an 80 percent reduction in the consumption of land and increases cross-shopping when compared to ground-level retail. In other words, with the reduced footprint, comes an increase in shoppers. The retail synergy, they claim, produces increased sales for the retailers. Environmentalists approve of these designs because they claim to reduce a shopper’s gasoline consumption and transit time by an average of 25 percent. Once again, due to the synergy of one-stop shopping. While “stacking� is a fun idea, it is speculation. There have been no plans announced yet for the old Tarkett site, and calls to Gulf Coast Commercial Group have not been returned at press time.

Negotiations for Heights post office sale continue By Jonathan Garris jgarris@theleadernews.com Residents will be able to utilize the US Postal Service for a bit longer at the Heights Finance Station near Heights Boulevard as negotiations continue to find a possible buyer for the property. The USPS still has plans to relocate retail operations from the Heights Finance Station to the TW House Carrier Annex located at 1300 W. 19th St. after retail improvements to the annex have been completed, representative Dionne Montague said. Negotiations to sell the Heights Finance Station are currently ongoing, and a public notice regarding the sale of the post office had been placed at the location in early January. “If we were to sell the Heights Finance Station before the improvements to the [TW House Carrier Annex] are completed, we would have a short-term leaseback of the Heights Finance Station until the improvements are completed and the retail relocation is made,� Montague said. Montague did not have a timeframe for the completion of the improvements; however a completion date may likely be provided as the project continues to progress. Improvements include

coincidence, the front end of the Heights Theatre is exactly 8 feet wider and 12 feet longer than the Kessler Theatre. “It’s close to being the same footprint, so we’re able to pick up our architectural plans and drop them into the Heights Theatre. There will be a few small details that will change but interestingly it won’t be quite as challenging from a design standpoint.”
Moving forward, Cabaniss is keeping one key rule in mind – always be prepared. “I’ve got a great team around me,” Cabaniss said. “We’ve got an architect with the heart of a preservationist and I’m looking forward to this. We realize what a challenge this is but it’s a great opportunity to take an iconic building, preserve it and really get it back to its proper glory.”
Should the parking variance be granted, Cabaniss said he anticipates putting a shovel in the ground as early as September or October but hesitated on giving a timeline on finishing the project. “Realistically we would probably have soft openings in early 2016,” Cabaniss said. “It’s not going to take forever but it will take time to do it and do it right.”

For more information about everything Legion, call 713-682-9287. Normally, July is full of exciting adventures for this Oak Forest family, but summer has been a bit hijacked this year. Schaeffer Caraway Ciancia, a 10 year old rising 5th grader, usually spends his time like other 10 year olds by playing outside with his dogs, swimming with friends, practicing lacrosse, and swinging on his tree rope. A few weeks ago, Schaeffer was swimming backwards in his pool when he accidentally swam into the corner of an underwater stoop. He mentioned a little pain later that evening, but the scratch on the back of his neck explained it, or so it was thought. After several visits to TX Children’s Hospital, X-Rays, a CT-scan and an MRI, all of which he handled like a champ, it was discovered he had broken a piece of his neck, the C7 vertebrae, to be exact. If there is good news about this accident, it is that he only requires a cervical collar neck brace for 3
months, followed by physical therapy. In the meantime, he is restricted from almost all physical activity. It’s hard when life gets you down, when it makes you pause, especially at the age of 10. Schaeffer, his mother Stephanie Caraway, a 4th grade teacher at Travis Elementary, and the rest of his family were quickly staring boredom, not to mention sadness, straight in the eye. In a split second, all of their summer plans vanished. They knew that keeping the mood as light and positive as possible was going to be the key to Schaeffer’s healing process and they reflected on what they could do for others. How could they help others who can’t help themselves? This neat family came up with a special plan and call it “Spreading Kindness.” After all, a broken C7 may be scary and dangerous, but knowing that the eventual outcome would be positive, they felt very fortunate. Together, the family decided to coordinate a school supply donation drive for the children currently living at or being served by the Houston Area Women’s Center (HAWC) and they could use your help, neighbors! They are collecting new school supplies: pens, pencils, lined notebook paper, index cards, colored pencils, school supply boxes, and backpacks.
Reader not “shore” about taking dog to beach
Dear Tabby, Since we live so close to the coast, I’d like to take my new dog to visit the beach but it makes me nervous. Any tips for making it an enjoyable trip for us all? Feeling coastal in Cottage Grove Dear Feeling Coastal, The beach can be a really fun place to visit with your dog. The water, the sand, the new sights and smells--all can equal a totally tubular adventure for your dog. However, there are some things to consider before taking your dog to the beach. Our friends at the Houston SPCA
have compiled a helpful list of tips for enjoying the beach with your pets. Hydration is the Name of the Game Like us humans, animals can fall victim to dehydration in the summer months. If you’re headed to the beach, pack plenty of fresh water for your pets, and a bowl they can access regularly for refreshment. Know the Signs of Heatstroke While we rely on sweat to help cool our bodies down, dogs pant to remove body heat. If your dog is panting hard or in a way that is out of character, find shelter immediately from an umbrella, beach tent or other structure, and make cool, clean water available. Take special care with short-faced dogs, like bulldogs or pugs, since they are more susceptible to heatstroke. Keep Their Paws Cool Hot sand, gravel, shells and other beach surfaces can seriously injure the paws of your animal. Make a beach towel available for your dog, and be sure to rinse and examine their paws before leaving.
Apply Sunscreen Liberally to Your Pets, As Well Too much sun exposure is equally as bad for your cats and dogs, and can result in sunburns and an increased risk in skin cancer for every member of your family. Use a sunscreen with SPF 15 or 30 on dogs, especially on breeds with lighter coats. Use a non-toxic, hypoallergenic sunscreen specially formulated for pets. Not All Dogs Can Do the Paddle While some dogs are adept swimmers, others may struggle in the water. Even if your dog can swim, exhaustion can set in at any moment and present a dangerous situation. Keep careful watch of your pet, and never allow her to get too far beyond the shore. Never force a dog into the water if they seem uncomfortable or are unable to stay afloat on their own. A canine life vest will help keep your dog safe in water or while on a boat, Make sure the vest is fitted properly, since loose-fitting vests can be a choking hazard, or may cause the dog to

Demolition has begun at Stevens Elementary for the SPARK Park.

The school aims for a park dedication in November. Out of their current SPARK Park fund, which is over $70,000, the school has the money to do the priorities, according to Stevens Librarian and SPARK Park planning committee member Leslie Novak. These are to resurface the blacktop, move the play structures, to add a walking trail around the blacktop area, and to install a wooden deck under trees. With additional monies, they will be able to do ad-
ditional work. Novak said a group of volunteers from the Leather Apron Foundation will be coming out in September to do some painting. “It would be great if more large groups got together to do work or donate items,” she said. “Commercial grade trashcans and benches are still needed.” If groups sponsor smaller items, like the benches and trash cans, the school will make sure to put a recognition plaque on the item and recognize them at the dedication. Lung cancer screening available at Memorial Hermann Northwest • Receive a written order from a physician or qualified nonphysician practitioner that meets certain requirements “LDCT has proven to be the most effective tool in detecting lung cancer before symptoms persist,” said Vinod Bhuchar, M.D., Chief Medical Officer at Memorial Hermann Northwest and an oncologist affiliated with the Center. “Without this screening, lung cancer is very hard to detect and very, very hard to treat in its later stages. Early detection with LDCT can reduce the chance of death by 20 percent in high-risk patients.” The Center’s lung cancer program relies on a multidisciplinary approach, advanced imaging technology and minimally-invasive procedures to identify and treat patients with lung nodules. The goal is to detect lung nodules and potential lung cancer at an early stage when the disease is more treatable and curable. An LDCT lung screening takes detailed pictures inside of the lungs in less than 10 minutes and does not require additional medications or the use of needles. It has been estimated that up to 90 percent of all lung cancer cases are caused by smoking. In addition to cigarette smoking, cigar smoking and frequent exposure to secondhand smoke for non-smokers increases risk. Other risk factors include: exposure to asbestos, radon, or ionizing radiation and lung scarring from chronic infections.
For The Leader Lung cancer screening before symptoms present has the potential to greatly increase the chance of surviving a disease that is expected to claim more than 150,000 lives this year in the United States, according to the American Lung Association (ALA). But oftentimes it’s too late. The ALA reports that only 15 percent of lung cancer cases are detected in their early stages for a disease that has a five-year survival rate of 17.8 percent and causes more deaths than any other form of cancer in the United States. The Lung Cancer Screening Program at the Memorial Hermann Cancer Center-Northwest is looking to change that. The Center offers low-dose CT (LDCT), the only screening test studied and shown to reduce the risk of dying from lung cancer in high-risk populations, according to the ALA. The cost of an LDCT scan is covered in full by Medicare beneficiaries once per year for those who meet all of the following criteria from the Centers for Medicare and Medicaid Services: • Are age 55-77, and are either current smokers or have quit smoking within the last 15 years • Have a tobacco smoking history of at least 30 “pack years” (an average of one pack a day for 30 years)
