It wasn’t a leap so much as “a dive” into the retail and restaurant milieu of Houston Heights’ business district, says Dan Braun, president of Braun Enterprises, a Houstonbased real estate development and management company. Having purchased several older commercial properties in the Greater Heights market since 2007, the company has been repositioning them via a variety of Do-Over approaches. With the opening of Torchy’s Tacos this week (and Heights General Store later this year) in portions of the former Harolds building on West 19th Street, for example, Braun’s re-purposing of a landmark property nears completion after two years (plus two months and counting) of transformation efforts. At the nearby intersection of Rutland at 20th Street, a recently razed lot readies for Braun’s new, one-story retail center -- with parking -- on a slice of property formerly owned by neighboring Baptist Temple Church, which sold it to help fund a little DoOver of its own on its 1960s chapel, education and office space. And across 21th Street on Yale Street, the 1952-vintage retail property anchored by another area institution, Yale Street Grill & Gifts, will remain as it is and has been, Braun says. That multi-tenant property was the company’s first ownership foray into the neighborhood, back in 2007, and it touched off what appears to be the company’s continuing affinity for the area. Wide awake and watching From a development standpoint, the Heights business district has been a bit of “a sleeper market” for the bigger developers, he says, which has meant investment opportunity for smaller ones like Braun. Every month, we get customized sales figures for Leader neighborhoods from the nice folks at the Houston Association of Realtors, tracking volume and average prices by ZIP code. While the average prices we report range from the $100,000s to the $400,000s, they are that – just average. This is about the extreme – our periodic look at the most expensive residential properties in our neighborhoods. It doesn’t hurt to look and dream, right?

This isn’t likely to change: the 77007 ZIP, with its verdant, expansive properties near Memorial Park, logs in with the priciest residential real estate listings. Topping the list this month is a 6,169 square foot home that sits on a 35,000 square foot culde-sac lot at 6038 Glen Cove, with something rare in Houston – views. The asking price has actually dropped almost 8 percent, to $3.595 million. No slowdown in home sales, prices Leader area homes sales kept pace with the overall Houston real estate market in August, surging to a 27th consecutive month of growing home sales, with inventories dipping again. Figures provided by the Houston Association of Realtors showed growth in sales and average price of single family homes in all Leader ZIP codes. Performance in the 77007 ZIP code continues to show the greatest gains overall, with sales through August increasing by 30 percent, from 464 to 605, and prices up 20 percent over last year at this time, for an average of $472,000. Sales and values in Heights ZIPs stay strong, too. The 77008 area has seen 619 homes change hands through August this year, for an 11.5 percent gain, and the average price has gone up 14 percent, to $407,000. In 77009, 286 homes have been sold, up nearly 28 percent over last year at this time, and the average price stands at $329,000, a 15.5 percent gain. Numbers continue to be impressive in the 77018 ZIP. Home sales totaled 391 through August, an increase of 13 percent over the same period in 2012, and the average price of a single family home now stands at $369,000, up 20.5 percent over last year. Although numbers are relatively small, the 77091 ZIP actually posted the largest percentage increases in sales and prices, a 54 percent hike in sales, from 52 to 80, year over year, and the average price rose 35 percent, to $134,000 over $100,000 a year earlier. In the 77092 ZIP, sales during the period increased 18 percent, from 125 to 147, and average price rose by 24 pent, from $132,000 to $164,000. According to HAR figures for August throughout the Houston market, home sales climbed 16.2 percent year-over-year, with contracts closing on 7,504 single-family homes. Monthly home sales volume has topped the 7,000 mark for four straight months, matching levels last seen in the spring of 2007. The median price of a single-
family home—the figure at which half the homes sold for more and half for less—rose 12.8 percent to $186,200. The average price increased 16.4 percent year-overyear to $260,607. Both figures represent the highest prices ever seen in an August in Houston. August brought gains to all housing segments except the under-$80,000 market. Homes selling from $250,000 through the millions registered the greatest increase in sales volume. “This has definitely been a summer sales season unlike any we have seen before,” said HAR Chairman Danny Frank with Prudential Anderson Properties. “Our small bump in inventory in July was short-lived as consumers bought faster than homeowners sold in August. It’s difficult to say exactly when Houston’s boiling real estate market will begin to cool down.” Foreclosure property sales reported in the HAR Multiple Listing Service (MLS) dropped 47.0 percent compared to August 2012. Foreclosures currently make up just 7.7 percent of all property sales, down from 19.6 percent at the beginning of the year. The median price of foreclosures jumped 12.6 percent to $90,055. August sales of all property types in totaled 8,908, a 16.4 percent increase over the same month last year. Total dollar volume for properties sold shot up 35.6 percent to $2.2 billion versus $1.6 billion a year earlier. August Monthly Market Comparison Houston’s real estate market enjoyed positive indicators across the board in August when comparing sales to August 2012. On a year-over-year basis, total property sales, total dollar volume and average and median pricing all increased. Month-end pending sales totaled 4,363, a 1.5 percent gain over last year and a smaller increase than the market has experienced in many months. While that ordinarily might suggest a tapering in sales activity in the subsequent month, it is most likely symptomatic of homes selling so quickly

Washington on Wescott Roundabout Initiative Inc. is a non-profit organization that was founded in 1998 to beautify the area. According to its website, WOW is a public private partnership that was “created to promote revitalization of our inner-city neighborhoods…the close working relationship between WOW and the city make this project unique in its process and distinct in its results.” It’s not a city of Houston park, and all of the improvements -lighting, plants, benches, irrigation and two sculptures are maintained by WOW. WOW Board of Directors
president Phyllis Thomason said WOW is currently working on raising money for a third and final Light Garden Stainless Steel Sculpture. They’re also working with Councilmember Ellen Cohen to fix up and rebuild the circulatory roadway that’s in ill repair. “We are a landmark that creates a gateway to Washington Avenue, which is becoming an entertainment district,” Thomason said. Thomason said she’s encouraged by the fact that Greystar Development has purchased the Memorial Club Apartments, which are adjacent to the roundabout. They’ll begin redeveloping it within the next few months. “Initial reports have stated that along with the luxury apartments will come retail, which the neighborhood desperately needs,” Thomason said.

Lease Property Update
Houston’s lease property market remained healthy in August. Rentals of single-family homes rose 10.3 percent compared to August 2012 while year-over-year townhouse/condominium rentals were flat. Rents crept up to record highs with the average monthly lease of a single-family home reaching $1,748 and the average monthly lease for a townhouse/condominium reaching $1,507.

Broken out by housing segment, August sales performed as follows: • $1 - $79,999: decreased 38.6 percent • $80,000 - $149,999: increased 0.7 percent • $150,000 - $249,999: increased 25.7 percent • $250,000 - $499,999: increased 39.0 percent • $500,000 - $1 million plus: increased 51.2 percent HAR also breaks out the sales performance of existing singlefamily homes throughout the Houston market. In August 2013, existing home sales totaled 6,679, a 20.8 percent increase from the same month last year. The average sales price rose 16.6 percent year-over-year to $248,720 while the median sales price rose 14.2 percent to $177,000. Townhouses/Condominiums August sales of townhouses and condominiums climbed 13.9 percent from one year earlier. A total of 665 units sold last month compared to 584 properties in August 2012. Applicants sought for tax review board The Harris County Appraisal District Review Board is accepting applications through Oct. 15 for what amounts to a a full-time position part of the year, hearing property owner tax protests. The ARB is a citizen board that sits in panels of three to hear property owner protests that cannot be resolved informally with HCAD. Service on the review board does not constitute a full-time job, but members are compensated when conducting hearings. ARB members are required to attend ARB meetings in addition to serving on panels for actual ARB hearings. Review board service would start in January 2014. It is generally a full-time commitment during the summer and fall months and requires members to be available to serve all day, every weekday and several Saturdays from May through September. Weekday hearings are also held throughout the year. ARB members are not always scheduled every day, but must be available to serve if needed. Candidates for the ARB must be current residents of Harris County, having resided in the county for at least two years; must be up to date on property tax payments for property in Texas or show the tax is being paid under an installment agreement; and, must not have served on the ARB for at least a year if they have served for all or part of three consecutive terms. Persons who fall into any of the following categories are not eligible to serve:
•Individuals that are currently employed by the State Comptroller of Public Accounts, or who are a member of the governing body, an officer, or a full- or part-time employee of a county, city, school district, community college district, MUD, or any other entity supported by local property taxes. Former governing body members, or officers of a taxing unit served by HCAD, are ineligible for four full years from the date they ceased to serve in that capacity. •Anyone who personally, or whose spouse personally, has a contract with local government or an appraisal district. The same restriction applies if the person, or his or her spouse, owns a 10 percent or greater interest in a business which contracts with a local government or appraisal district. •Persons that have appeared before the ARB for compensation as a tax consultant, accountant, appraiser, or representative of a property owner less than two years before the date the person is appointed. •Any individual who has ever been employed by HCAD or has ever served as a member of the district’s board of directors. •Applicants who are presently under indictment or have previously been convicted of a felony or a misdemeanor involving moral turpitude. Applicants selected as finalists will be scheduled for interviews. Applications are available online at www.hcad.org or by calling 713-957-5265.

The Harolds building’s status as a neighborhood icon heightened the company’s efforts to salvage and preserve what it could during the Do-Over, the developer says. “We’re not in the business of spending two years on a project,” Braun says. Working with an older building can do that, though, he says. This one had been built 60-plus years ago for a single retailer that had expanded the space over the years in a series of add-ons -- each with a different floor height. Some of the renovations evened out that flow, and others brought property up to code, such as adding ADA-compliant access and parking improvements. There were no real surprises during the overhaul, he says, other than occasional memorabilia surfacing. The lengthy transformation was “hard, fun and exciting,” he says. Importantly, the project is one the company can look back upon and say, “We did that.” Over at the Yale Street Center, meanwhile, several long-term tenants have recently re-upped their leases for at least
five more years, he says. The company has no plans to mess with what is currently sustainable, he says. The project on Rutland Street, however, presented a different set of conditions. Roofless and covered in asbestos, the now-razed building could not be restored, he says, and it lacked parking. Renderings for the new shopping center indicate a single-story brick building with storefront windows beneath a slight awning over the sidewalks. The close-tothe-street footprint is intended to give off an urban vibe in a part of town with established pedestrian traffic. For parking, there’ll be spaces out back rather than curbside. Braun says that while the economic downturn provided the company opportunities to acquire properties, smaller deals are still cooking as the market has returned. Braun Enterprises continues to assess small retail centers in markets with growth potential. That’s why it’s looking north of the North Loop and near burgeoning neighborhoods like Oak Forest and Garden Oaks.

Neighbors: Fifth-graders get to commune with nature by Elizabeth Villareal elizasgarden@sbcglobal.net A good number of our area students visited Camp Kappe in Plantersville for a week recently, a beloved rite of passage for fifth-grade classes in the GalvestonHouston Archdiocese and all over Texas, and neighbors Wendy Prater and Cathy Grahmann wanted to let you know about the experience of their students. Camp Kappe is actually formally named the Archdiocese School of Environmental Education and provides a four-day outdoor experience with God’s gift of nature. Students study life cycles, food chains, the environment’s effect on man, man’s effect on the environment and conservation of resources, all through hands-on activities throughout the camp. Some of the favorites include care of farm animals, gardening, canoeing, pond study, and a special night hike. This year’s St. Rose of Lima Catholic School fifth-graders had a great time while exploring and applying some keen problem-solving skills and teamwork. According to students Lora Tresco and Madison Shindler, “Everyone liked being together and trying new things. We’ve been looking forward to this for years, and it was just the greatest!” Fellow classmate Andrew Perez added, “I had the best time doing everything.” St. Rose staff member Sarah Case and parent volunteer Rick Tresco accompanied the students on their Camp Kappe adventure. Both agreed that the students were exemplary, especially with encouraging and helping fellow team members.

In an attempt to spread the word, educate neighbors, and sign up participants for the security program, the OFHA hoped to educate the folks working with our newest neighbors about the plan for a private security company patrolling the streets of Oak Forest. St. Andrew’s Episcopal Church will host the annual Blessing of the Animals at 10 a.m. Oct. 5 in what’s described as a “casual, family-friendly service” on the front lawn of the church at 1819 Heights Boulevard. Pet owners are invited to bring their feathered and furry friends for a blessing and celebration of the animals in commemoration of St. Francis of Assisi, the patron saint of animals. The church will also collect donations of pet food and
supplies for aniMeals on Wheels. At last year’s event, more than 3,000 pounds of food were collected for the more than 1,000 cats and dogs in the Houston area who belong to Meals On Wheels participants. These pets are important companions to elderly, homebound individuals served by Meals on Wheels who are often unable to afford pet food and supplies. All animals must be appropriately leashed or restrained for the safety of all participants.
A variety of pet-related and area businesses will also participate in the food drive and blessing. Those planning to attend include Yuppie Dog Day Care, Natural Pawz, All About Doody, Houston Pet Talk, Houston Dog Park Association, Becks Prime and Bayou City Veterinarian Hospital. Things get rrrruff on the homefront by Molly Sue McGillicutty First up, I have some breaking news to report from the homefront: my humans got a dog. I’m not going to lie. It’s been rather distressing for me, but the dog and I have made strides toward forging a friendship...well, “friendship” is overstating it a bit. We’ve made strides in forging a semi-peaceful cohabitation. I’m learning a lot about dogs and also a lot about dog owners, by watching my humans morph into total weirdos around the goofy dog. Once I’m over this small snit that I’m in over the dog, I’ll have lots to share with you in upcoming editions of The Molly Diaries about introducing a dog into your home. In the meantime, there’s a lot of animal-related stuff to discuss today...
A smashing, new saddlewearing HPD officer
On Sept. 18, officers and horses with the HPD Mounted Patrol welcomed their newest crime fighting companion to their ranks,“Smash.” Smash, who is deaf, was adopted and named by a group of local girls with Down Syndrome and autism who are also hearing impaired. The girls formed a special bond with Smash and worked hard to raise money for Smash’s care, training and boarding. At the graduation ceremony, the girls presented the Houston Police Foundation with a check for $10,000 in Smash’s name.

Coons grew up in the Heights and graduated from Reagan High School where he was an outstanding athlete, receiving a track scholarship to Rice University. Raymond proudly served in the U.S. Navy in the Pacific Theater during World War II. He worked for the Prudential Insurance Company Home Office and retired after 30 years, later working for the IRS and retired after 19 years of government service. Coons was a lifetime member of Heights Christian Church and an active member of VFW Post #8790. GOD IS ONE BUT MAN IS MANY
I
f God is one, why are there so many different religions and denominations? Perhaps because man is not one, and is born of strife and is indeed strife incarnate. In comparing the Acts of the Apostles and the Quoran, one is struck by a particular similarity. Both say that they are not rejecting their religious predecessors. The seventh chapter of Acts virtually retells the story of the Hebrew Bible in recounting the preaching of Stephen, until Stephen lashes out at his hearers for not accepting the Christian message: “You stiff-necked people, uncircumcised in heart and ears, you always resist the Holy Spirit” (Acts 7: 51). In the rst section of the Quoran we nd a similar summarizing of the Hebrew and the Christian Bible, ending with these words: “The Jews say the Christians are misguided, and the Christians say it is the Jews who are misguided. Yet they both read the Scriptures.” A little later the Quoran has what is almost an ecumenical profession of faith: “We believe in God and that which is revealed to us; in what was revealed to Abraham, Ishmael, Isaac, Jacob, and the tribes; to Moses and Jesus and the other prophets by their Lord. We make no distinction among any of them, and to God we have surrendered ourselves. We should read the scriptures with an eye for how they unite us rather than divide us from our fellow believers.

It was undoubtedly a wise person who said that “the trouble with being a parent is that by the time you are experienced, you are unemployed.” However, that doesn’t mean you can’t be as prepared as possible. Bringing Information and Resources to Houston (B.I.R.T.H) is hosting its 12th annual Birth Fair at the United Way Center on 50 Waugh Drive from 11 a.m.-4 p.m. Oct. 5. Volunteer coordinator and Oak Forest resident Alisa Rae Bessire-Wooten says that the event will feature speakers about childbirth, nutrition, education, and many other helpful topics for parents. Speaker sessions include “Vaccines, Responsibilities & Decisions,” “Obstetrician or Midwife?” “Natural Family Planning” and “A Father is Born.” Keynote speaker, Patrick Houser, is the author of Fathers to Be and will discuss how critical a father is to the life of his child as well as how to help new dads be effective and engaged.

Early in her career as a dance teacher, Mary Tiras worked for Houston ISD teaching creative movement at Travis Elementary. She says the experience of seeing special needs children mainstreamed into the regular classrooms was one that stayed with her. “It was amazing,” she said. “The children, not being separated, were kind, loving and supportive of each other.” Some of these children also enrolled in Tiras’ after school dance classes. “One little girl with Down’s Syndrome danced and performed with me for six years,” she said. With a degree in dance from the University of Houston and three years as a professional dancer in Japan under her belt, Tiras says she’s been dancing for most of her life. This background - as well as Tiras’ current involvement in a leadership program - was the impetus for DanceReach 2013, a dance workshop to be held at Our Savior Lutheran School from 10 a.m.-2 p.m. on Oct. 5. During the event, special needs and nonspecial needs children will learn some dance basics and then develop them in workshops before performing as a group for parents and community members. Tiras has already begun recruiting children
to take part. Since 1995, through her business Creative Motion, she’s been offering afternoon dance education programs at area schools. Currently she teaches at Durham Elementary, Oak Forest Elementary, Travis Elementary, Our Savior Lutheran and Johnson Memorial School. She also rents studio space for her teen modern jazz class and her ladies tap class which has participants in their 20s all the way up to 70 years of age. As for her newest venture, Tiras hopes for big participation, and also that it might become an annual event. “It is very important to me to make a difference in the lives of children - all children - and dance is a universal language,” said Tiras. “I feel that DanceReach 2013 will give every child and adult participating the opportunity to make a difference in our community, and experience joy, compassion and accomplishment.” The event will be free for the children and Tiras, along with co-leader Tonia Whitney, are actively looking for sponsors to offset the cost of lunch and t-shirts. The children show their chickens, turkeys and hogs in the Pasadena and La Porte livestock shows. They often sell the livestock at the auction, which means they can put a few thousand dollars toward college or living expenses once they move out. Memorial Hermann volunteers are valued members of the hospital team. They volunteer for many reasons such as a desire to give back to the community, make new friends, use free time to participate in new activities. Memorial Hermann volunteers are asked to commit at least four hours per week for a minimum of six months. There are opportunities in many departments. Boys Harbor was founded by the Downtown Optimist Club of Houston in 1947, and its home for its first 16 years was the home of Ross Sterling, who served as the Governor of Texas from 1931 to 1933. They moved to land across the street in 1962, and in the 1980s, the organization became Boys & Girls Harbor. One of the benefits of Boys & Girls Harbor, to foster care, is that it keeps siblings together. Boys & Girls Harbor is accredited by the state’s Department of Family and Protective Services as well as national accreditation. Most of the children are from Harris County and the surrounding areas.

Longtime Heights resident Richard Gruen is committed to giving children a better chance at succeeding in life. Gruen, a former member of the Heights Chamber of Commerce board of directors, is the director of development at Boys & Girls Harbor, an 150-acre residential center in La Porte for children who are abused, neglected or in need. Half of the 65-to-70 residents at Boys & Girls Harbor are sent there by Child Protective Services (CPS) due to abuse or neglect. The other half are sent there by their parents or legal guardians, who may temporarily or permanently unable to take care of their children. “It’s a general resident program, which is different than a residen-
tial treatment center,” Gruen said. “These are good kids who are victims of circumstance. The kids are great kids. They’re (just) not being properly cared for.” A residential treatment center is different in that it is often for youth who break the law or who have substance abuse issues. The children (ages 5 to 18) who live at Boys & Girls Harbor reside in one of 11 4,200 square foot cottages in the property with two house parents (usually a married couple). There are as many as eight children per cottage. Often, the children arrive at Boys & Girls Harbor struggling academically. With academic enrichment and an on-site K-8 charter school, Harbor Academy, their academic performances improve. For high school, they attend school in La Porte ISD. Gruen said the children partici-

Buy kids’ books cheap, support the library The Friends of the Houston Public Library will host their annual Children’s Book Sale Oct. 4-5 at the Resurrection Metropolitan Community Church, 2025 W. 11th St., at T.C.
