Zero Energy, company commercializes homes to self sustain, create energy
Post-Holiday Storage Options More Than ‘Bin There, Done That’ By Cynthia Lescalleet For The Leader As the holidays wrap up, what goes up must come down. Why not use that annual effort to thoughtfully organize and store the seasonal stuff for next time, or perhaps whittle it down a bit? A poll of home renovators and professional organizers working in Leader News neighborhoods netted several suggestions in emailed responses on how to Do-Over storage for holiday items -- and perhaps continue the clutter-busting as a new year’s resolution. If the quest is for capturing more storage space, Kevin Vick of Vick Construction & Remodeling has two pieces of advice for avoiding the need for a rental storage unit: “Go vertical and reclaim space.â€? Real Estate Briefs Braun Enterprises at work on Yale, N. Main
Ella Plaza isn’t the only development that Braun Enterprises (who re-developed Harold’s in the Heights and just completed a new center on 20th and Rutland) is currently working on. With the purchase of the building that currently houses Alabama Furniture at 2200 Yale St., Braun now owns a majority of the property from 21st to 23rd Streets on Yale. Braun has owned the Yale Street Grill building at 2100 Yale Street since 2007 and has kept the neighborhood favorite as a tenant. As for the other tenants, it remains to be seen who will remain, but as Braun shows in a rendering, the 2,200 square feet formerly occupied by the cleaners, is reimagined as a Heights bistro. Another Braun development at 5307 N. Main that used to be a former car wash is ready for its next incarnation. It offers 23,269 square feet for ground lease, or Braun may build a multi-tenant center on the site. Lastly, their development at 4721 North Main is taking off. Braun has recently signed two tenants (in addition to Sherwin Williams) – one a full service restaurant and one a breakfast cafe/coffee shop, both of which will be operated by local operators with other successful concepts. They expect to open late 2nd quarter 2015 or early third quarter 2015. The British International School of Houston (BISH) is moving to Katy Big news from The British School of Houston which has been renamed the British International School of Houston (BISH) to better reflect their diverse student body. They’re leaving the 14 acre Watonga campus behind and moving to the Katy/West Houston area. The new campus is expected to open in September 2016 at which time it will close its current 850 seat campus. No word on what will happen to the Watonga site after that but you can be that there will be plenty of interest from developers.
Photo by Kim Hogstrom It may be hard to believe, but a home like this actually sells its energy back to the grid about as fast as the home uses it.
By Kim Hogstrom For The Leader Americans have loved craftsmen-style homes for centuries. Perhaps it’s because there is nothing so welcoming as solid porch columns, large, ample windows, and a warm wooden porch. One would never guess that several of these same timeless homes in Houston are so new-age, they have no energy bills. Independence Heights resident David Goswick has assembled a team of Houstonians with exactly that objective in mind. Goswick and his team launched a company called Houze (the “z and “e in Houze stand for “zero energy) and the effort has captured the attention of America. “Bloomberg TV recently identified Houze as a company that is successfully commercializing zero energy homes, David Goswick said. “Bloomberg’s feature resulted in thousands of inquires about us. In a public-private partnership with the city of Houston, Houze purchased 20 lots in historic Independence Heights to build their new generation homes. The city worked with Houze and community leaders to determine which home designs fit the character of Independence Heights; homes that would contribute to the revitalization of this historic neighborhood. The consensus revealed their choice - the classic craftsmen. “I am very proud that this residential energy revolution is taking place in Houston, an energy capital of the world, because this is part of what will continue to make our city prosperous and forward-thinking, stated Mayor Annise Parker at the unavailing of the first Houze. How is it possible to a build a home with no energy bills, in Houston no less? The answer it technology. Houze homes burn natural gas, then using special technological advancements designed by the team at Houze, stores and converts the energy to electicity and sells it back to the grid at a rate as fast, or faster, than the home uses. “Our homes are built to guidelines designed by the DOE Building America program and RESNET’s ‘Home Energy Rating Score,’ or HERS rating, Goswick said. “The lower the score-the better, “A traditional home has a HERS rating of about 100. Our homes earn a score of about 40 before the onsite electricity generation, Goswick said. Then, the energy used by the

Opinions “There are so many advantages to purchasing before the end of the year. One major advantage for a buyer is if sellers are on the market during the holidays they are usually more motivated to sell versus a seller waiting to get the highest price with no motivation to sell. It is easier to negotiate terms and price when a seller is motivated. Another tip for my buyers is offering the sellers a temporary leaseback during the holidays in exchange for a price reduction. Many sellers don’t want to move during the holiday season and would pay extra to stay in their home temporarily. This could save a buyer money and make the transaction go more smoothly. Also, there
To everyone in the Real Estate industry: Do you have any words of wisdom for those buyers looking to purchase homes before the end of 2014? Besides income tax advantages, what other educated tips can you send their way? Is there any advantage in waiting until 2015, and why? are tax advantages to purchasing before the end of the year, but they are different for every buyer. If you need the write off for 2014, purchasing a home could be very advantageous. If you plan on waiting until 2015 to purchase your new home, the advantages are more inventory. Historically, sellers wait until after the holiday to put their homes on the market. The downside is there are more buyers that create competition when you were purchasing your new home. More competition can mean paying a higher price for the house you want. Whether you wait until 2015 or purchase within the next few weeks of 2014, an experienced real estate professional should

is creating clutter in your head, Delap says, try these baby steps to pare down detritus: • Set a date on the calendar and make an appointment with yourself. • Focus on one area at a time and set a timer for 15 to 60 minutes at a time. • Find a clutter buddy to help you make brutal decisions.’ Wolf also recommends clutter-busting as a year-round routine. The flip side is to avoid needless accumulation, she says. Bottom line? Make conscious choices when add-
ing items to your household. Ask yourself if you really need and or want an item, and if or how it will enhance your life, your household or your business. Meanwhile, don’t feel you are alone in the need to get organized, says Baker-Turrin. That goal is second to losing weight as a New Year’s resolution.
“I have buyers that are relocating to Houston in the first half of 2015. Many are saying they believe there will be wide spread layoffs, foreclosures, etc. I think they have visions of 2008 in their heads (and wishful thinking). As we see 10,000 people move to Texas every month, we are still in a very strong sellers market. Low inventory for homes (sale and lease) will keep prices up in Houston. I don’t think there will be double digit prices in-

Uproar over the potential sale of SPJST Lodge 88
There was a deluge of traffic and opinions on social media last week over the potential sale of SPJST Lodge 88, 1435 Beall Street, to an unnamed developer who offered the members about $10 million for it, apparently to put up townhomes. Members of the lodge who were interviewed by other outlets were emphatic in their assertion that the lodge would not be sold. The Leader spoke with Brian Vanicek, who is the present of SPJST, which in case you didn’t know, stands for Slovanska Podporujici Jednota Statu Texas, or Slavonic Benevolent Order of the State of Texas. He said that as the SPJST Lodge 88 is a fairly autonomous organization, it’s up to them to decide what happens to it. Vanicek said that the lodge asked the main office to help them facilitate a mailing which was a non-binding referendum for members asking if they’d be interested in exploring a sale. They have until December 31 to respond. If there was enough interest, there would be another vote to consummate any sale at a later date. If nothing else, the members have gotten a lesson on real estate regarding their lodge which has been around since 1965. Vanicek said the lodge members spoke to other real estate agents who told them to hold out for substantially more than the $10 million.
There’s no place we’d rather be, than here in this community. To celebrate from beginning to end, the holiday season with all of our friends! Happy Holidays and many thanks.

Why the move? Well, the press release says the new campus will be 2,000 seats, giving the school plenty of room to grow. The release also says it will have “extensive sports, science and arts facilities, set in green and spacious 33 acre grounds. So it’s definitely a bigger space. “Houston is a fast-growing market, and the new campus will have impressive facilities to support the school in offering an outstanding international education to more students in Houston, stated Andrew Fitzmaurice, CEO of Nord Anglia Education. When The Leader last profiled the school they were planning exterior improvements as well as a new science block with an additional $4.5 million to be allocated to music, art and the performing arts wings. No word on how far the school got with those improvements.

Dear Swimming, While it might seem counter-intuitive, animals shed during the fall and winter, in preparation for their new, thicker winter coat--it’s a natural process of losing dead hair and making room for a new coat. Even if your pet lives indoors only, you still might notice some seasonal shedding. Today, we’re going to talk about how you--as someone who possibly values wearing black clothing--can cope with your pet’s shedding. Something really important that can affect shedding is the quality of diet you’re feeding your pet. Simply put, the higher-quality the food, the better it is for your whole pet-coat included. Low-quality pet foods are full of fillers, which are harder to digest and can cause excessive shedding. For cats, that strain on their digestion, coupled with the extra hair-loss due to shedding, can equal some gnarly hairball issues. Please remember that a healthy diet is best, but it won’t eliminate shedding entirely. There are some schools of thought on incorporating human-grade, natural foods into your dog’s diet to help control shedding. The theory is that low-quality pet food is lacking in much-needed moisture, which can cause dry, flaky skin and, in turn, shedding. Some experts suggest adding whole, unprocessed foods such as unseasoned, steamed veggies, eggs and raw meat (bones removed) to your dog’s diet a few days a week. Additionally, including an omega-3 supplement to your pet’s diet can ease inflamed skin, eliminating dandruff and reducing shedding. Obviously, grooming plays a
large role in controlling shedding. Help your pet groom by brushing frequently, bathing often and controlling fleas. As far as keeping the tumbleweeds of pet fur at bay in your home, some helpful homekeeping tips include dusting with a dryer sheet. The dryer sheet acts like a magnet for pet fur and grabs it, instead of pushing it around. If you have carpets or rugs in your home, it’s often helpful to sweep or rake your carpet before vacuuming. This way, you can lift the pet hair and allow for easier vacuuming. Let us not forget the almighty lint roller. A lint roller, kept in every room of the house, as well as the car and maybe even one stashed at your office, is invaluable to any pet owner during shedding season.

Harris County Precinct One Constable’s Office distributes toys for kids in need For The Leader Harris County Precinct One Constable Alan Rosen made sure some underprivileged children at Travis Elementary School had a good Christmas, as deputies distributed toys raised during its annual toy drive with support from organizations like The Leader. Nearly two dozen children and their parents spent the morning of Dec. 19 unwrapping gifts and sharing a bit of Christmas joy about a week ahead of the big day. Principal Thomas Day said it was an amazing gesture from the Constable’s Office and said he and his school were grateful for them reaching out and handing out toys to their students. “To see our kids eyes light up and to bring that joy to them this time of the year brings joy to all of us, too,” Day said. “[Precicnt One] is always supportive of us and always willing to help.” Precinct One Constable
Photo by Jonathan Garris The Harris County Precinct One Constable’s Office delivered presents to Travis Elementary and a few select families.
Alan Rosen said the toy drive was also a chance to connect with children and parents in a positive way. “Far too often, kids encounter law enforcement sometimes negatively,” Rosen said. “This is our way of showing how our law enforcement has a very caring and loving feeling towards our youth and their parents. We’re happy to do it and it gives us more joy to do
this than it does for them to receive these gifts.” The toy drive is part of the department’s charitable work during the holidays including a major Thanksgiving dinner and the annual toy drive with numerous local partners, including The Leader. “We’re happy to do it,” Rosen said. “If all of our officers could be here, they all would.”
St. Thomas accepts largest capital gift in school’s history For The Leader As St. Thomas High School closes the $60 million bid on a monumental land acquisition, the Basilian Fathers announce the largest capital gift in the school’s 114-year history. Dona and Al Clay ‘61 have donated $10 million to the 4500Forever capital campaign, the remarkable generosity resulting in the naming of ClayStorey Hall on the STH main campus, honoring both Clay and President Fr. Kevin Storey, CSB, two visionary leaders who boldly stepped out to help give rise to this extraordinary period in STH history. “There comes a time when you have look inside yourself and ask, ‘Why am I on this earth? Why am I accomplishing all that I have?’ And the reason is that God has smiled on my life with Dona, my family and our business. We have
to pay that forward. This contribution will help provide the future Eagles the same opportunities I was given,” Clay said. Clay’s unprecedented philanthropy raised the current contributions to 4500Forever to more than $52,500,000 and comes in the wake of another milestone leadership gift. Earlier in December a $6 million matching gift from Jane and Bill Joplin ‘54 to 4500Forever ignited contributions of $14.6 million during the 11-week period as part of the No Substitute For Victory Challenge. “Sometimes you feel you have no right to feel this blessed,” Fr. Storey said. “Blessed that Al Clay is contributing like this, blessed that he’s choosing to put our names together for the campus, blessed that our entire community has rallied in a way few others ever
have, blessed that I can be but one small factor in this reality. Just a great moment to thank God.” 4500Forever will enable St. Thomas to secure the adjacent 11-acre HISD property and eventually increase its enrollment to approximately 1,000 students, as well as furnish additional classroom areas, enlarged science and drama departments, much needed and expansive athletic practice fields. The Jane and Bill Joplin Campus expansion equips the Basilian Fathers with the necessary resources at the current 4500 Memorial Drive address to meet the future needs of their diverse student body and continue the educational mission and vision established in Houston more than a century ago. Contributed photo St. Pius X donated over 43,000 diapers to Star of Hope Mission in November. Pictured are students in front of the donated diapers.
For The Leader St. Pius X High School partnered with Channel 57 The KUBE and St. Thomas High School to collect and donate over 43,000 diapers to the Star of Hope Mission in November. “Just amazing,” said Scott Arthur, Director of Public Relations at Star of Hope. “You guys provided us with about a year’s worth of diapers for our homeless babies. This helped our morale. The mom’s know that somebody cares, that somebody loves them, and that God is looking out for them. They can’t afford diapers on their own and it’s really tough for us on our budget to afford diapers, so this is an answer to a prayer.” In the week-long diaper drive, the Panthers alone gave more than 28,000 diapers to help meet the needs of the babies at Star of Hope. “It’s kind of a testament of how the school always operates,” said SPX Athletic Director Jason Kimball. “We always use the term St. Pius X family, and with this benefitting Star of Hope and families in need, it really hit home to a lot of our students and teachers, how they backed this initiative. It’s been a complete team effort as
a school community and this is something we’re really proud to be a part of.” The diaper drive was held in conjunction with the St. Pius X vs. St. Thomas district championship football game. SPX was given special recognition for their contribution during the Channel 57 The KUBE broadcast of the game. “I think it just goes to show that the community we have here at St. Pius X is so giving,” said junior quarterback Clay Roberts. “Sometimes people aren’t as blessed as you are, so it’s good to give back.” Star of Hope Mission goes through approximately 45,000 diapers a year and is projected to go over 60,000 next year. The center for women and children offer 296 beds and has been at capacity every night for six straight years. “At St. Pius X, we really have a family-oriented school and I think because the diaper drive is for other families, that’s why we really succeeded in getting so many diapers,” said senior Hannah Laster. As part of the Dominican pillar of preaching, St. Pius X exposes students to social justice causes and grows their awareness of the dignity and needs of others.

Local artist icon to sing national anthem at Texans game I was first introduced to the lovely Kam Franklin when she recently opened for Bun B at a pop-up concert show at 8th Wonder Brewery. A ticket purchase bought you a “8th wonder Brewery mug, three drinking tickets and a fantastic show with appearances from Too Short, Devin the Dude and more. Kam Franklin and The Suffers were the final act that opened for Bun B and also performed with Mr. Trill until they closed it down. And when I say closed it down, I mean the
band marched, playing through the crowd for a grand finale. Now, Franklin will march her vocals to sing for the Houston Texans vs Jacksonvill Jaguars on Dec. 28. “I’m pleased to announce that I have been selected as this year’s Houston Texans #Fanthem contest winner!!!, a Facebook post reads from a petition page Franklin used to rally troops. The Texans take on the Jaguars at noon over at the NRG stadium. If you can’t see her live, check your cable provider guide for the Sunday game. A winning recipe with Farm Boy Brew Farm Boy Brew is calling all home brewers! The shop is

Leader Nibbles
Hold on to your biskits, breakfast is almost served Nibbles has received word from the neighborhood that new local places are at the top of the eatery wish list and we hear you! Betsy Denson reported last week on the new tenants along Ella. From BBQ to take-out pizza, we can cross a couple things off the wish list. Another hot ticket item is breakfast. Area resident and owner of the mac and cheese restaurant, Kimberly Alvarez, hears the calling loud and clear. Alvarez will be opening up Biskit Junkie next year, after hitting a few road bumps. “Plumming was the biggest issue in the beginning, Alvarez said. “The way that building is setup, each building has individual piping. When we tried to find our piping, we realized it was a nightmare. We spent about two months on just the gas and plumbing issue. Other than that, we turned it around pretty quick. The breakfast eatery has finalized their repairs and are currently waiting for the green light to hang the open sign. Alvarez says the menu will be something to look forward to. “A lot of our recipes will be coming from my grandmother in Tennessee, she said. “We will have real southern stuff. Homemade biscuits, signature biscuits, Sawmill gravy, Red-eye gravy, waffles, homemade preservatives and
we’re ready. This week we’re working on our recipes and getting everything ready. Biskit Junkie is located at 2925 W. T C Jester 77018.

shrimp and grits are a few things Alvarez mentioned. She grew up with her grandmother, and wants the menu to reflect her grandmother’s southern taste. Drinks will also be a staple on the menu. Katz coffee will be served and Alvarez has freshly squeezed orange juice in mind for the little ones. Biskit Junkie hasn’t purchased their license to serve beverages just yet, but it is on the planning budget. Alvarez plans to open early for the work breakfast crowd and stay open through lunch, with dinner a possibility on the weekends. “Everything is there, Alvarez said. “We’re setup and
Not something old, but something new Previously reported in The Leader, sushi was at the top of the neighborhood eatery wishlist and if you missed the fishy nibbles update a couple of weeks ago, next Spring we can cross sushi off. Second on the neighborhood eatery wish-list was anything non-American – Indian cuisine was a suggestion. Well, how about another suggestion? Beirut Fine Lebanese Cuisine at 4105 Washington Ave. 77007, offers fine dining the area might be looking for. On the lunch menu, Shawarma Chicken Wrap is slated with 24 hour slow marinated chicken legs, roasted in lemon and garlic and topped with lettuce, pickles and garlic sauce. Over on the dinner side you can find seared French lamb chops with lemon, garlic and cilantro – served with veggies and sautÊed potatoes. Give the place a try and email a review and let us know what you think!

Houze from P. 1B home is offset by the onsite energy generation, to earn us a ‘Zero Energy’ status. Houze is so confident about their product, they offer a guarantee. “Our homes come with a warranty of ‘zero’ electric or gas payments for 10 years. Goswick said. “After 10 years, the home owner can extend the warranty for a small monthly fee, and it’s fully transferable. The brass tacks, we ask? “In early January, we will introduce a new collection of zero energy homes that range from $270,000 to $375,000, Goswick said. “We believe that the Houze homes in Independence Heights are the perfect homes for the Heights, Garden Oaks and Oak Forest too. “We are on a quest, along with our partners at the National Renewable Energy Laboratory, to deliver better built, high performance homes at reasonable prices.
