2020 VIREB Commercial Building Awards On behalf of the Commercial Division of the Vancouver Island Real Estate Board (VIREB), we are delighted to present the 13th Annual Commercial Building Awards, in a Virtual Format due to extraordinary circumstances this year, for projects completed in 2019. We’ve had to make major adjustments to our normal awards event, but we trust you will enjoy the Video that will feature our sponsors and finalists. The Commercial Division of VIREB, now into its 15th year, is dedicated to the advancement of excellence in commercial development to encourage a better environment within our community.

Following the great successes of our first 12 Commercial Building Awards, VIREB’s Commercial Division committed once again to continuing the gala celebration, which really is an excellent way to recognize and honour the best in commercial buildings north of the Malahat on Vancouver Island. Also, a special thank you to Business Examiner Vancouver Island for coordinating the event. Once again, the interest in our Commercial Building Awards has been very strong. We received a near record number of nominations from all VIREB zones, including the North Cowichan, Ladysmith, Cedar, Nanaimo, Lantzville, Nanoose, Parksville, Qualicum Beach, Tofino, Ucluelet, the Comox Valley, Campbell River and Sayward. This year, the number of finalists being judged was 43! To be eligible for nomination, an investment, commercial, multi-family or industrial building, development or renovation project had to have been completed between January 1, 2019 and December 31, 2019. The challenge of naming the award winners went to our team of independent judges, selected from the professional and development industries. They actually traveled to the various communities to see the projects first-hand. The criteria required a building or renovation project to complement the surrounding properties and area, be esthetically pleasing, include unique architectural features, and answer a specific development need within the community. The level of finish and choice in construction materials was also a determining factor, as was any environmentally friendly or green elements for possible consideration. We are very excited about the excellent quality of development underway all over Vancouver Island. Tonight, we are proud to showcase such excellence! We truly hope you enjoy the Virtual, Video Presentation we’ve prepared for this year, and the information about the projects we’ve shared with you in this book.

Dave Kirk

Dave is the senior partner and president of Cunningham & Rivard Appraisals Ltd. Cunningham & Rivard is the largest real estate appraisal and valuation consulting firm on Vancouver Island with offices in Victoria, Nanaimo and Duncan. Dave has extensive knowledge and experience in the valuation of all forms of real estate assets and is a recognized expert in legal and arbitration matters involving real estate valuation. Dave has been involved in the real estate valuation industry since 1980 beginning his career in the Vancouver/Lower Mainland region before moving to Vancouver Island in 1990. Dave is an avid ‘old timer’ hockey player, downhill skier and water skier. Dave and his wife Patricia have four children and reside in Nanaimo.

Scott Mack is a Registered Professional Planner (RPP) and the Managing Partner for TownSIte Planning Inc., a multi-disciplinary land-use, community planning, and land development firm based out of his hometown of Nanaimo, BC. In addition to currently managing his own 14-lot residential subdivision in north Nanaimo, TownSite Planning Inc. also offers professional land-use and community planning services and land development project management expertise across Vancouver Island and beyond. Scott has nearly 20 years of experience in senior local government planning, subdivision, consulting and land development experience across BC and Alberta and holds a professional undergraduate degree in Environmental Planning and a postprofessional Masters Degree in Architecture. When not working hard for clients or on his own projects, Scott and his wife Tanya are busy with their 4 young children.

Will is the principal and owner of Delinea Design Consultants Ltd., located in the rural community of Yellow Point B.C. Originally from the Comox Valley, his passion for architecture began at a very young age. Will’s career started as an architectural design student at the British Columbia Institute of Technology in Burnaby B.C. After working at various architectural firms in Nanaimo and Victoria, Will started Delinea Design in 1981. There is evidence of his work in many of Vancouver Islands commercial, industrial, multi-family and residential neighbourhoods as well as the Lower Mainland and Gulf Islands.

Dave is a Land Use Consultant and Project Manager. With over 25 years of experience in dealing with complex land development approvals with all levels of government, Dave has amassed a vast knowledge of the land development approval process. He has overseen the approval and construction of many subdivisions as well as overseeing construction of several commercial projects. Over the years he has sat on numerous local government committees, including participating in a number of Official Community Plan Reviews and the Regional Growth Strategy. Dave is currently a Director with the Oceanside Development and Construction Association.

575 exemplifies our mission to raise the bar for rental apartment offerings on Vancouver Island. Walking through the front doors feels as though you are walking into the lobby of a luxury hotel rather than a typical apartment building. With WA Architects we created a building that perfectly matched our goals of bringing a fresh take on a rental apartment building inside and out. We went above and beyond to make this building as energy efficient as possible by including high efficiency windows complete with integrated passive air vents, EIFs stucco with up to 8 inch insulated panel substrate, high efficiency exterior insulated roof system, LED lighting throughout all suites and common areas and high efficiency mini split heats pumps with inverter technology installed in each suite. In addition to these energy efficient offerings, all suites are well appointed with floor to ceiling cabinets, quartz counter tops, stainless steel appliances, designer window coverings and large private balconies. To build on Veyron’s “a community within” philosophy, this building includes an expansive roof top patio for all residents to take advantage of panoramic mountain views along with an attached fully furnished indoor community lounge. The property dimensions and topography proved more challenging than expected, but led to a unique and beautiful building design. MNP IS A PROUD MEMBER OF

St. Aidans church was first constructed with volunteers from the community using re-purposed materials from a Second World War structure in the community. The goal was to remediate the building with the OCP guidelines of a “West Coast fishing village” and keep intact the recognition the locals refer to as the “church”. For the building to be used for public assembly - which it has - the majority of it features our first microbrewery, Ucluelet Brewing Co., and retail space for Foggy Bean Co., a Ucluelet-based roastery.

The project is a nationally recognized chain restaurant designed and developed to cater to the demand of Parksville’s residents and tourist industry. From the roadside, the striking upscale casual restaurant and bar enriches the surrounding area and businesses. The colorful façade is comprised of stucco, stone and wood elements making it a welcome enhancement to the gateway of Parksville’s community. The 4,200 SF wood frame building was constructed on a flat lot adjacent to the Arbutus Grove Motel with main access to the property via Huntley Road. The owners’ interior design selection was inspired by the soothing comforts of Vancouver Island’s West Coast. The open concept interior is comprised of contemporary wood finishes throughout and boasts an ample sized bar, plenty of cushy booth seating, and fireplace at the entryway. The space is a warm and welcoming space for visitors and comfortably seats up to 130 patrons. A winding walkway was strategically built between the restaurant and Arbutus Grove Motel to provide easy accessibility for Motel guests.

This is a mixed office/warehouse building located at 1851 Dufferin Crescent in the rapidly expanding Green Rock/Boxwood Road neighborhood of Nanaimo. The building offers a 2,900 sq. ft. warehouse with an attached 1,900 sq. ft., two storey office facing the road.

Four warehouses on narrow lots along a private landscaped driveway in Campbell River. Emphasis of wood design with tall stud walls and conventional wood trusses. Durable/low maintenance materials with metal cladding/roofing and insulated concrete bases. This IWCD Design-Build project is a truck maintenance facility with a 2-storey office space. As with all IWCD design build projects, we worked with the owner to align the design with their budget and mitigate cost overruns. The finished product incorporates exterior design elements such as timber beams and richly coloured hardie siding to create a look less austere than a typical industrial building. The shop portion is a pre-engineered steel building - the wood-frame add-on portion not only gave the owner the office space they required, but allowed for the incorporation of west coast design elements.

This project comprised 3 separate work sites with their own unique challenges. Extensive and significant environmental work by Knappett with the intake and transmission mains due to the work directly in and adjacent to the environmentally sensitive salmon bearing Englishman River. The work at the intake required constant environmental monitoring during the in-stream works. Very stringent dewatering and sediment control procedures were required to be followed, to ensure a safe and secure water system.

QQS is a beautiful new elementary school on re-purposed land from a failed housing project that has given new life to the area as one of several SFN projects to improve the community. Tucked away in the trees of the Cedar area, QQS complements the forest with it’s low roof line, dark metal roof and cedar siding. The new Sayward library is the first of VIRL’s Rural Prototype model, a cost-effective, sustainable, and scalable design that allows VIRL to build state-of-the-art new libraries in rural and remote communities. For the people of Sayward, their new library provides a much needed space for groups to meet, ideas to incubate, children to learn, and community to grow. VIRL held consultations as part of the planning process, and one of the clearly desired items for the community was a defined space that could be used for community groups, business meetings, and other functions.

From the bottom up this building is not only architecturally pleasing, but is a very functional accomplishment. The RCMP Public Safety Building in the heart of Tofino was designed to reflect the community’s growth by maxing out the building footprint to ensure it’s functionality and long-term use. With this new space, the building now provides additional locally available services to West Coast communities. The 12,900 sf building is constructed largely of masonry, steel and steel stud, with a glulam post and beam structure and full height curtain wall glazing for the admin part of the building. The building includes a host of standard RCMP security features, along with radiant floor heating in the admin area and energy efficient heating, cooling and lighting systems throughout the rest of the space.

Its unique design drew inspiration from the English Arts & Crafts movement and is a nod to the British influences present in Qualicum Beach. This two storey, 30-unit affordable housing unit for B.C. Housing was constructed in Muchalat Projects Ltd.’s modular plant in Cumberland, then transported and craned on-site. It features private bathrooms and kitchens in each unit, and has five additional quad shelter rooms and multi-purpose shelter rooms. Shared amenities include laundry facilities and 24/7 on-site staff support for daily meal and custodial services, as well as employment training and life-skills programs. It is contracted to Step Code 3.

The Braidwood Apartments were made possible by the partnership of M’aKola Housing Society, the City of Courtenay, the Wachiay Friendship Centre Society, and the Comox Valley Regional District. The project deserves recognition because Garry was able to time it right with market changes, which made this project highly successful. We built and sold 84 units within two years; all containing mid- to high-quality finishes. The exterior face of the buildings have hardiplank and cedar for an attractive finish. The interiors are finished with quartz counters, vinyl flooring, a white washed mantle, and a feature wall in the mudroom/entrance. The project also has a playground for children with a small speeder car that has been finished for safety. It was a fun idea to include as it keeps with the train theme - Stoneleigh Station.
