REALTOR Who Works To Fulfill Your Interest

Maybe you’ve had a bad experience with a broker in the past and you aren’t cherishing the idea of using another one. Switching over to a realtor can make selling or buying easier as they’re bound by certain codes. Note: Not all real estate agents are realtors but all realtors are real estate agents. In order for an agent to become a realtor, he or she must be a member of the association of realtors. Realtors are real estate agents bound by codes of ethics laid down by the association of realtors. There are strict guidelines they must follow to protect both the interests of the association and that of clients. They may charge a higher fee than agents but what you get is quality service and assurance that your interests are fulfilled. A big advantage realtors have over agents is the right to list properties on MLS (multiple listing service) systems. This means that whether you’re buying or selling property, it will be visible on real estate websites and given to members who distribute it to search for buyers or sellers. Therefore, the chance of buying or selling is increased manifold. Another advantage is opportunity for recourse. If a realtor behaves questionably, you can approach the local board or the national association and bring him to notice. Since the reputation of the board, association and realtors in general is held in high regard, questionable behavior is taken very seriously and issues resolved quickly. Now that you know what you stand to gain by hiring a realtor, let’s look at what you, as the client, must do to make the selection of a good realtor work to your interest. • How much time can he dedicate? Whether you’re buying or selling, the realtor you choose must dedicate enough time to find a lead. You

don’t want someone who works too many jobs as he may not have the time to cater to you. Realtors may work in real estate as a hobby, part-time or full-time. What should matter is the time dedicated to fulfill your interest. • What tools does he use? Aside from the traditional methods, you want a realtor who’s tech-savvy and makes full use of the internet. Social media sites facilitate networking and a realtor with a wide network base can find a lead faster. • Does he specialize in a location? If you’re a buyer, you might have a preference for certain locations. You should choose a realtor who specializes in that location as he’ll be more abreast of listings pertaining to that area and can give you valuable insights into whether the place is worth investing in. • Is there a personal connection? By personal we mean a bond. This professional is tasked with helping you and you’ll be working closely so it’s important to have an amiable relationship. A rule of thumb is that if you don’t feel comfortable working with someone, walk away and choose another. • Is he open? A good realtor will tell you if there are additional questions you should ask him once you’ve dispensed with the usual qualification, license, referrals etc. He’s willing to share information and accommodating of your probes. The Six Questions

You Must Ask

Everybody seems to have an opinion on whether we should buy or lease our next business facility. How do we intelligently make this decision?

I have been helping companies make this decision for the last forty years, and here are the Six Questions that I ask them to help guide their decision:

What is your projected rate of growth as well as your estimated holding period for the real estate? For many companies, it takes between 5 and 10 years to amortize the up front costs of a purchase. If you are a fast growing company that will outgrow your real estate in three years, you will be wise to lease. If you have a very stable need for space and foresee occupying your space for 10 years, it is likely that a purchase is your best choice.

What is the company's alternate use of capital? If you are earning a 40% return by manufacturing widgets, it is best to put your capital to work in your business, not in bricks and mortar! On the other hand, many a commercial building has funded the retirement for business owners who purchased buildings personally, and then leased the same building to their business, paying down the mortgage with lease payments from the company for 20 years.

What is your availability of capital? Purchasing real estate generally requires a substantial up front costs - a down-payment, soft costs (such as legal, title, and architectural), and often building improvement or renovation. Leasing preserves much of the capital if it is needed elsewhere.

What exit strategy is required? Fortune 500 companies prefer to lease for a variety of reasons, but this is a big one. When the lease is up, you move out. No muss, no fuss. No marketing real estate, negotiating, and being unsure of when a sale will occur. With a lease, you concentrate on your business, not the real estate business.

What infrastructure improvements are required? The more that you are planning to spend to upgrade or customize your facility, the more it makes sense to purchase. If you are about to invest $3 million to build a sterile manufacturing facility, as an example, it is likely that should purchase your real estate to protect your investment.

Are there environmental concerns with the property? This was not on my list until about 10 years ago. A client of ours wanted to make an offer on an industrial building, however, I remembered that there were some environmental problems in the immediate area. I engaged an environmental engineer to pull all the public records and give me a verbal opinion on the property before we negotiated. His comment was, "I would have no problem leasing the property, but there is no way in the world that I would put my name in the chain of title." The property touched the edge of a superfund site, and my client could have found himself drawn into an environmental morass as a property owner. We walked away from this property and found another, but if he had desired, we could have safely leased the property.

These are the six questions that I use to start the conversation. Sometimes the answer is clear cut, and sometimes not, but at least you have covered the major benefits and pitfalls of both buying and leasing. The next step is a discounted cash-flow analysis of your real estate alternatives, and if the answers to the above questions have not been compelling, the financial analysis will help you make the final determination.
