The areas of real estate that tend to dominate the news lately are always residential properties, and for news ratings, that makes sense since everyone dreams of owning their own home. However, commercial property is a big money sector in its own right and one you should look at. Keep in mind that there are differences between buying and selling residential versus commercial properties, so a different school of thought is needed too.

Vacant properties are empty spaces that tend to come cheap and are just waiting for the right creative individual. For existing properties that you look at that are retail locations or office parks, try and only consider ones that have ten or more available units for renting out. The more rent streams you can have coming in from one property, the better. Not only is it far more financially stable overall, but your profit margins go up with every additional lease you are able to farm out of the property. Residential properties are and have been a roller coaster over the last decade. Commercial property is an area that you can join other savvy investors in for both calmer waters and diversification within the overall real estate sector. Keep in mind the ideas presented within this article and have fun taking a look around town! You may find that right deal to invest your money in.

If a person can be patient enough this field can be quite financially rewarding. So what types of properties does a commercial real estate agent deal with? These properties usually include businesses and buildings that are purchased by investors. An investor has the option of using the properties for their own business ventures or renting them out to a tenant who is looking for a location to have her own office or business. These could include business parks, apartment complexes, or warehouses. An agent must possess a special set of skills to be successful in this business. They must be able to analyze an investor’s potential income returns from a particular property. A successful agent will be familiar with any laws or zoning issues that may affect both business and real estate owners. Perhaps the most important quality an agent must possess is trustworthiness. Agents will have access to their clients’ financial information, so they must be able to keep certain information confidential. They should also have a good working knowledge of any tax laws that may affect their clients. Many successful agents will take the time to find a mentor and learn the business from them. It is always nice to have an experienced person that you can call when you have a question or just need some advice. Networking and continuing education can also be important tools in making an agent successful. Becoming a Certified Commercial Investment Member (CCIM) not only offers agents a great educational opportunity but a chance to belong to a great network of professionals who will promote each other’s businesses. Before you make the decision to get involved in the industry, it is important to take the time to research the field and decide if you have what it takes to be successful. If you are going to invest your time and energy into a career you want to make sure that it is the right one for you.
