While the US economy continues to progress, the investors are seeing incredible performance across most of the property types and markets. So, what would be the future of Commercial Real Estate? Will it be fruitful? Here are the 4 trends that are expected to play a significant role in the on-going year. Global Urbanization: It looks like the global urbanization trend continues in US as it does in the other parts, as the Millennials and boomers lookout for enhanced access to jobs and amenities, from shopping to healthcare. It’s been noted that, the US urban population has increased by 12.1% from 2000 to 2010, outpacing the nation’s overall growth of 9.7%. And, even the sub-urban seem to be taking more of an urban form, having mixed-use development and limited automobile dependence. While this trend of urbanization continues, it certainly creates a huge demand for retail, housing, offices and other property types. Rise in Interest Rates: The interest rates seem to rise for sure this year; the forecasts may vary, but it’s more likely that, the Federal Funds Rate (FFR) will rise at least to 1% in 2016, with the treasuries of 10 years pushing fractionally higher towards 3% mark. There are number of factors for the interest rates being low for now, like limited inflation and the strong dollar. But, the Federal is more likely to weigh the effects of each and every move before it adds an additional friction to the current economic growth trends. Increased Capital Flows: US property market is the most stable and transparent market in the world because of which it has been an easy choice for many investors. According to Real Capital Analytics (RCA), a research firm, just the foreign purchases of US real estate properties rose up to $62 billion with Norway, Canada, China and Singapore leading the wave. Looking at this statistics, a substantial proportion among the Association of Foreign Investors in Real Estate, expect increase in investments in US.
Limited Supply Additions Limited supply additions seem to continue with only modest supply growth in the sectors like multifamily housing, student and senior housing, single tenant industrials and so on. As the last recession was a bit deep and protracted, the lending sources were extremely doubtful about funding new constructions. Also, many local and regional banks were hit by the residential mortgage crisis, and both the commercial and residential real estate were seen as highly risky sectors. Because of this many lenders decided to leave real estate, which resulted in limited supply.
Looking at the above mentioned points, we can say that the property landscape of US in 2016 will almost be similar to that of 2015. Also, many economists say that, employment situation of US would remain on its current path adding the demand for housing in various forms.

For many developers, however the fact that an increased demand for labour and materials is likely to push up prices can make design and build contracts more attractive. Design and Build Advantages Design and Build [D&B] is a useful procurement route for developers in that it allows a certain amount of control over costs. In general, lump sum contracts result in a contractor agreeing to take on the responsibility for both the design and construction of a project for an agreed price. The contractor may have their own team of GHVLJQHUV RU PD\ HQJDJH DQ RXWVLGH ĂŚUP They will agree a design initially with the developer, but after the contract is signed the contractor will have full responsibility. If the agreed-on design remains unchanged throughout the project, the developer can be reasonably sure that the overall cost of construction will remain unchanged. Of course, itâ&#x20AC;&#x2122;s possible that the developer will
require some design changes during the project, but it should then be possible for the contractor to provide an illustration of exactly how any such changes will affect overall costs. Another of the advantages of design and build contracts is the possibility of reduced construction time. If the contractor is entirely responsible for design a great deal of time can potentially be saved as the design and building elements will run concurrently. Leasing a new office space generally requires you to locate a handful of spaces that can work for your company and then measuring them against each other so that you can maximize your negotiating position. Even if there is one particular space you really want to lease, be mindful that the more options you have, the more leverage you maintain. Donâ&#x20AC;&#x2122;t get emotionally vested to any particular space early on and save yourself the disappointment of either not getting it or paying more because you wanted it so badly. There are usually multiple space available that will be perfect. When identifying the perfect space do your homework ahead of time; know what is important. Factors that matter may include: location, cost, extra charges, amenities, public transportation, parking, space configuration, condition of space, tenant improvement dollars, utilities, technology, common areas and the buildingâ&#x20AC;&#x2122;s condition and maintenance (as well as too many more to mention). Now, identify your options. Once you have a short list of possibilities, you will need to analyze each deal by identifying its total value. Landlords approach it from this angle and you should as well.
To do this, take the annual rent (remember, this increases each year by fixed escalations and taxes) multiplied by the lease term, minus the free rent, minus tenant improvement capital that the landlord is giving you to improve the space. This shows you your real total cost and allows you to properly value each opportunity. Once you have actual cost of each it is time to negotiate. Negotiation is an art. The best deals are generally win-win. You need to know just exactly how hard you can push the landlord without risking the possibility of losing the deal. Knowing what deals have recently been completed helps with this. Brokers can usually send you a list of recent deals in or around a building that youâ&#x20AC;&#x2122;re interested in. If you have that information, itâ&#x20AC;&#x2122;s a good starting point. The more you know about recent, similar deals to yours, the better equipped you are to achieve a favorable deal. Information is the key to getting a landlord to come down. Once you have identified â&#x20AC;&#x153;theâ&#x20AC;? space and negotiated terms, you will want to have your lawyer review the lease form on your behalf. After the lease is signed, the leasing process is complete and the move begins.
