Purchasing commercial real estate as an investment is different than purchasing residential properties. The current or future income derived from the commercial building determines if the property is a good investment or not. Before you start looking for your investment property you need to determine your investment strategy and you need to learn a little about how to analyze the property. Purchasing commercial real estate as an investment is not the same as purchasing residential properties. The current or future income derived from the commercial building determines if the property is a good investment or not. Typically, there are three commercial real estate investors that have different objectives; therefore, they will look at the building differently. The following are the three investment objectives an investor might consider:

Rehab Investors: This type of investor is looking for a property that is run down or in need of repairs. They want to purchase the property at a low price, fix up the property and bring the property to full occupancy or with a low vacancy rate. Management Investor: This type of investor purchases a property that currently has a decent occupancy rate and has little to no deferred maintenance. The current owner is not running the property at full occupancy due to poor management of the building. This investor will purchase the property and increase the cash flow by managing the property better than the previous owner. Buy and Hold Investor: This type of investor will purchase a property that currently has a high occupancy rate and has no deferred maintenance. The investor watches the trends in the market and will purchase when he knows rental rates are low. Once the market rental rates increase the investor will raise the rates which will increase the value of the building. Once an investor has located a commercial building to purchase based on location and price range, the investor will want to review the current financial history of the building to determine a pro-forma financial statement for the next year of operation. Also, the investor will want to determine what similar buildings (Class A, B or C) in the same condition are currently renting for in the market. Furthermore, an investor will want to determine a market cap rate base on what similar buildings have sold for in the market. Most seller will try to inflate the income or deflate the expenses provided in the historical financial statements. You should request up to three years of historical financials so that you can determine any trends in income or expenses. If you are dealing with a “Mom and Pop� type of operation, then the historical financial statements might portray an inaccurate picture of the financial ability of the building. Furthermore, if the building is currently in foreclosure or owned by a bank, then the historical financials for the building may not be available. If you are provided with any historical financials, then you will want to determine a trend in the income and expenses to be used for your income and expense estimate. Also, you can obtain comparable expenses from a real estate broker or appraiser that has data on the same property type you are purchasing. With the comparable expenses you can determine if the expenses for the building are higher or lower than other buildings and determine if there is room for improvement with the property once your purchase. Next, you will want to survey similar property types in the area to determine a market rental rate for your building. If you are purchasing a multifamily property, then you will want to find similar buildings with the same number of bedrooms, bathrooms, square footage, amenities. If you are purchasing an office building or retail property, then you will want to determine a rental rate based on price per square foot and with similar lease types (Full service, gross, percentage, modified gross). The final step is to determine a market cap rate that you should use for the valuation of your building. Of course you will have your own cap rate (yield rate) that you desire but if you know what similar buildings are selling for, then you will have more negotiating room with the seller. To determine a market cap rate you will need to find similar buildings that sold and compile the cap rates from those buildings to determine your market cap rate. You should have about four to five arms length comparable sales for this analysis. Once you have compiled all of this information, then you are ready to determine a market value for the property you intend to purchase and to start preparing your offer to the seller. If you and the seller are unable to come to an agreement on a purchase price, then you will repeat the process with your next offer. Also, before you submit your offer you will want to determine if the property will meet your investment objectives. Some most common investment ratios an investor will consider are as follows: Cash on Cash Return = Annual Before Tax Cash Flow / Cash Down Payment Rate of Return = Annual Before Tax Cash Flow / Purchase Price Gross Rent Multiplier = Purchase Price / Annual Before Tax Cash Flow Internal Rate of Return = This calculation is used for larger buildings or more sophisticated investors.

THE BEST DEAL FOR YOUR OFFICE SPACE By Ronald Schagrin | Article Source: http://EzineArticles.com/9319151 Leasing an office space for your business can be challenging if you have never done it before. Leasing a new office space generally requires you to locate a handful of spaces that can work for your company and then measuring them against each other so that you can maximize your negotiating position. Even if there is one particular space you really want to lease, be mindful that the more options you have, the more leverage you maintain. Don’t get emotionally vested to any particular space early on and save yourself the disappointment of either not getting it or paying more because you wanted it so badly. There are usually multiple space available that will be perfect. When identifying the perfect space do your homework ahead of time; know what is important. Factors that matter may include: location, cost, extra charges, amenities, public transportation, parking, space configuration, condition of space, tenant improvement dollars, utilities, technology, common areas and the building’s condition and maintenance (as well as too many more to mention). Now, identify your options. Once you have a short list of possibilities, you will need to analyze each deal by identifying its total value. Landlords approach it from this angle and you should as well.

To do this, take the annual rent (remember, this increases each year by fixed escalations and taxes) multiplied by the lease term, minus the free rent, minus tenant improvement capital that the landlord is giving you to improve the space. This shows you your real total cost and allows you to properly value each opportunity. Once you have actual cost of each it is time to negotiate. Negotiation is an art. The best deals are generally win-win. You need to know just exactly how hard you can push the landlord without risking the possibility of losing the deal. Knowing what deals have recently been completed helps with this. Brokers can usually send you a list of recent deals in or around a building that you’re interested in. If you have that information, it’s a good starting point. The more you know about recent, similar deals to yours, the better equipped you are to achieve a favorable deal. Information is the key to getting a landlord to come down. Once you have identified “the” space and negotiated terms, you will want to have your lawyer review the lease form on your behalf. After the lease is signed, the leasing process is complete and the move begins.

A commercial mortgage can be defined as a loan that is secured on a property that is not your residence. You basically get a loan to buy a commercial property that you want to let. All premises can be very different and this means that the loans have to be assessed individually and priced in relation to the individual risks they come with. The commercial mortgages take up from where the business loans finish. There are so many lenders willing to offer the mortgages, but you also need to be careful with the process to get the best deal. Security One of the best ways to secure your mortgage is to use a good mortgage broker company to find you the best deals. Remember that the lenders will most definitely take the property that you are interested in buying as security and for that reason you need to have the best terms for the loan as possible. They will give you up to 70% of the purchase price and you will need to make a cash deposit for the remainder or offer additional security which could be another property in case you do not have the needed cash. Likewise, you could also use shares and insurance policies that you have as assets for the deposit. Rates When going for the commercial mortgages, it is important to remember that the rates are not pre-determined as it is usually the case with personal loans. When you apply for the loan, the lending manager takes a very careful look at the risk levels and matches it with a risk profile for approval or refusal. A refusal comes in if your loan falls outside the used risk profile. You can borrow up to 70 to 75% for owner occupied property, but for investment, then the rental income it generates is what will determine the amount you can borrow but most times it does not exceed 65%. In a case where you are buying a business that includes things such as goodwill, then the amount you can borrow goes further downwards. Fees To cover work even in cases where you refuse an offer from a lender, arrangement fees usually apply. A commitment fee applies as part of the arrangement fee and remains non-refundable. The arrangement fees can be up to 2% of the amount. When applying for the loan, you will also need to pay valuation fees because a valuer is needed to visit and value the property and present the report to the lender. Residential valuations are cheaper compared to commercial valuations but they have no fixed amount. There is an also legal fee and in most cases you will be required to pay for your representation and that of the lender. Getting a commercial mortgage can be a tedious process, but a specialist commercial broker can help you make it smoother. This is because such a broker has market knowledge and contacts, hence is better placed to find you the best deals. He will represent you before the lenders and close deals on your behalf at a reasonable fee.
