W
hen a buyer arrives at the front of the house, it is your first chance to make them fall in love with it. Lure them in with a well manicured lawn and a clean porch. Place plants just inside the door to create a smooth transition from the exterior of the house to the interior. Be sure to open all the drapes throughout the house to let as much light into the property as possible. When people enter, their eyes generally focus on the most open space, or the brightest area in the room. To accentuate an attractive feature in the house, place a lamp or other light near it to draw their attention. In the living room, too many throw rugs can create a disorganized appearance that is uneasy on the eyes. This is especially true if the rugs are all a different color, shape, and size. On the other hand, adding a touch of art to the living room can make it look very appealing, such as placing a small statue next to the couch, or a painting on the wall. Kitchens usually have more windows, so take advantage of that by opening up all the curtains and
be sure the sills are clean because potential buyers will notice if they aren't. Also, remove as much as possible from the counter tops. If you are going to leave something there as a staging item, try a vase of flowers, a bowl of fruit, or a couple candles in elegant holders. When staging a bathroom, begin by putting all the toilet seats down. That will keep people from looking down into the bowl when they should be focusing on the rest of the room. If you have any bath rugs, remove them when showing a property. Plus, reading materials should be taken out of the bathroom. You goal is to keep buyers thinking about the house, not on discovering what people read while on the toilet. A plunger next to the toilet is also a problem. It will give buyers a sense that your toilet breaks often. Remove it as well. In the bedrooms, simply make sure all the beds are made. If the comforters look warn out, replace them. Even though the buyers are not purchasing the bed with the house, they are turned off by old, warn out blankets. Clean off night stands, except the lamp and possibly a book. Make sure nothing is laying around that could be put away, like clothing, shoes, etc. Follow the tips that apply and you can quickly stage your house

e start in the lounge, this is one of the most important rooms to decorate for the festive season as we tend to spend a lot of time here with family and friends. A Christmas tree usually acts as a focal point in the lounge this time of year and we look at some ideas for decorating it; then there is the mantel of the fireplace - another prime spot for some beautiful decorations. Finally, we give a tip for window treatments! Remember when decorating and working on lots of little displays - it is good to base it around a theme so that each area of the room compliments the next.
your small gifts don't match - take some little empty matchstick boxes or similar and wrap them up with neat little bows. On the subject of making your own tree decorations - paper streamers that are given the curly effect can also look fun and won't cost you the earth. Don't forget to hang up some traditional festive treats such as sugar canes - and there not just for the kids! Long gone are the days where only green Christmas trees are acceptable - why not go for something different this year such as a pink tree for girly glamour or a white one for a winter wonderland theme.
Decorating The Mantel There are so many ideas for dressing the mantel, in the end it will come down to the theme and colour palette you have chosen - but get some inspiration from us first! Why not have a citrus theme with two white trays full of Clementines, limes and kumquats - separating the trays are sprigs of greenery and classic white candles. Make it even sweeter with a collection of small vases in red, frosted and clear glass - fill some with candy canes, others with red and white amaryllis flowers and hang a white pom-pom garland across the mantel. Go traditional with a row of stockings hung from the mantel edge - do go the full width and choose different patterns in the same three colours. Take a large empty frame with antique gold finish and hang a simple wreath at its centre, decorating it with white and cream ribbon. Candles are another lovely accent for the festive mantel - bunch several of different sizes in two colours at either end and place a complimentary wreath at the centre.

Choose a colour that stands out well against the tree such as a mixture of white and red. However, they should begin the whole process where most prospective buyers start their inspection; and that is at the curb. This is usually referred to as the curb appeal of your home. If the outside appearance of your home is unattractive, then probably most of the chances of actually getting your prospect inside of the house are lost forever. When a client sits down with his or her realtor, they are automatically going to be shown an extensive property inventory. Granted, some of the houses offer online virtual tours. However, a quick scan through the listings will highlight the fact that many agents only show the outside of the house to the potential buyer. Therefore, if your home does not have an obvious "wow" factor, it will probably be disregarded in the first few minutes of the meeting. Therefore, start your initial efforts at home staging by making certain the outside of your house looks as inviting and appealing as you can possibly make it. Take a few moments and walk outside of your home. Stand on the curb and try to view the whole piece of property through the eyes of a future owner. This is where the odd thing happens. Most people will quickly notice all of the things that need fixing up; even the small items like a flower bed that is full of overgrown weeds. It appears that they rationalize that if the outside has a neglected appearance, the interior must be just as bad. So, do whatever you can to "dress up" the exterior of your home. This will almost ensure that any of the potential buyers will actually enter the residence to check out the inside of the home. If there are areas that are particularly alluring; play those up. For instance, you may have a great deal of shrubbery, foliage and plants. Make certain that they are properly trimmed and pruned.. Awnings that are painted with a stripe pattern are an eye catcher. Rusty wrought iron railings should be sanded and painted a shiny black color. It is very important to make sure that all of the stairways are in top condition. Dirty windows definitely need to be cleaned until they sparkle. Walkways must be swept free of any kind of debris. Your lawn needs to be freshly cut. A clean appearance on the outside of the property will always result in far more traffic to the inside of the premises. If you want to be able to obtain a fair offer for your property, you must make certain that you make a favorable first impression. Remember, the place to begin the staging process is always at the curb.
