Picking the Right Realtor By Peter Dokken
“How do I pick the right realtor for me?” is quite a loaded question. Is this your first time buying a home? Have you outgrown your current home and want to move into something larger? Are you “downsizing” to a cozy townhouse now that the kids are gone? Are you leaving town and need to put your home on the market? If you are a first time home buyer you will have different needs than a buyer or seller who has been through this process before. Statistics show that if you have already bought and/or sold a home, over 80% of the time you will go back to the person you worked with before. So for the sake of this article, let’s assume you are a “newbie” to the real estate market or to Rochester, Minnesota. First of all, you want someone who is a licensed real estate agent or broker in the state of Minnesota. A licensed realtor has met standards for education and experience and passed a series of examinations to become certified. Most realtors also join the National Association of Realtors (NAR), reported as the largest professional trade organization in the world, which ensures that they are held to a high standard of ethics. In Minnesota, the Department of Commerce is the licensing body and government watchdog agency that looks out for consumers. There is a wealth of information on their website about what to do and a list of “red flags” to avoid. Go to the website to look up the license of your potential realtor before you sign any agreements or papers. After performing the above mentioned research you may want to do a bit of soul searching and take the time to write down your answers to these basic questions: • Do they subscribe to a Multiple Listing Service (MLS)? • What kind of relationship do you want or need from your realtor? Do you want them to research current listings to find a home that meets your desired needs, schedule viewings and make appointments for you, or do you want to hold the reins and let them know when you have found what you’re looking for? • What is the best method to communicate with each other? Do you prefer to conduct your business by phone, text, or Email? • When you are communicating with one another, is it difficult to reach them or do they promptly return your calls or messages?
• Is there a former client you can contact and speak with regarding their experiences with this realtor? Ask for references and take the time to talk with them. Like anything else, taking a little extra time to do things right can and will save lots of time and energy down the road to avoid things that may go wrong. • Is the realtor genuinely concerned about your needs and takes the time to listen to you and answer your questions? • Do you like them? Do you trust them? Do they satisfy your requirements?
A good realtor will be responsive to your preferences so that they can successfully meet your real estate requirements. And remember that there are no dumb questions. If you think about the amount of time you may spend with this person, you certainly want to feel good about it. Data suggests that you will spend about 12 weeks and see 12 homes before you find The One. You want to be sure that you are able to communicate effectively with the person who is trying to find a home that fits your unique needs.
