Last summer Ron and
Svetlana made the decision they’d been dreaming about for years. Once Svetlana sold her business in Columbia, and Ron retired, they decided to sell their home and relocate to one of their favorite vacation spots – the Canary Islands in Spain. Curious about Heath’s “Move Up” program, Ron called and made an appointment with Carrie Spicer. She explained that if Ron listed his home with us, and we found a potential buyer who had their own home to sell, then Heath would purchase the future buyer’s home. Turns out that is exactly what happened. Carrie had an open house and told the potential buyers about Heath’s Move UP program. Heath looked at their home and made a cash offer with a quick close, so that they could purchase Ron and Svetlana’s home with no contingencies. It was awesome! Ron was able to focus on getting their belongings sold or ready for international shipping, while Carrie took care of the rest. The process started around May 1 and Ron and Svetlana closed on their home on September 14. Ron considers Carrie a dear friend and trusted advisor, and is enjoying his new home near the beach. Boys and Girls Club of Jefferson City are proud to announce the next
Student of the Quarter Rubi Guillen is an eighth grader at Thomas Jefferson Middle School. Her favorite subjects are English and Social Studies. Rubi believes that her grades are important, so she uses the homework time at the Club to get her school work finished. She would like to be an oncology nurse one day. Rubi also enjoys working on the Club Newspaper, especially interviewing staff. Her kind and caring personality also shows as she mentors the younger members at the Club.

PUBLISHER'S LETTER REVIVING OUR COMMUNITY The March/April issue is our annual Construction and Real Estate Issue, where we share building and real estate trends, where they are going, and the impact that they have on Jefferson City. As you read and enjoy the features in this issue of City Magazine you will discover our findings, and as you read you will begin to notice a common thread develop among each story: history. Our lead feature is about two historic shoe factories that make up 127,000 square feet of new real estate in town and will be bringing Jefferson City new office spaces, retail spaces, dining, and entertainment. The buildings were built in the early 1900s and served this community well as large employers bringing prosperous commerce, but with the changing times, the use of these sturdy factory buildings fell short of Jefferson City’s needs. Local developers like the Christiansens dreamed of bringing the JCD structure back to life, and that is just what they are doing. Read about their detailed plans on page 69. Did you know that the granite used to build the Missouri State Capitol has not been mined in Missouri since WWII? Not until now! Yet another bit of history within the pages of this issue of City Magazine. Martellaro Marble & Granite has partnered with Phenix Marble, in Springfield, because they appreciate this historical connection, and they now provide the same granite for your homes and offices so you can have your very own piece of history too. The newly mined marble out of Springfield will be used for the present capitol remodel project. I thought this quote by Eduard Galeano was appropriate: “History Never really says goodbye. History says see you later.” I guess it is our later — just like the old shoe factories being restored and the Missouri marble recently rediscovered, the bridge to Adrian’s Island and the St. Mary’s redevelopment projects have been emerging and coming to life. These are all very historic institutions that faded away, but they’re now showing their face in our community again. The old is forever new, especially when you add technology to it! Check out what the Jefferson City Arts Foundation has developed. Portals of History is a walking tour around Jefferson City where, by using an app on your phone, you can experience 25 historical locations as well as a modern amenities, eateries, and watering holes along the way. Once you have enjoyed reading your City Magazine, I think you will agree with me that our history in Jefferson City is strong and continues to move forward. Of course, there is always more to do, and history is never truly gone; it is just waiting for us to revive it again. See you later!

We’d like to thank the Michel’s for allowing our crew into their home to capture beautiful stills and family activities to share with you. Flip to page 44 to view the family’s latest project and cover feature. You will meet Jennifer Michel, aka the Joanna Gaines of Jefferson City, and the entire family, as they share their personal journey, philosophies, and business perspectives on sensibly building or flipping an area home while keeping resale marketability in mind. If you’re seeking professional real estate advice, Jefferson City’s top female agents offer their professional tips for buying this season on page 62. I’m particularly passionate about this issue’s commercial feature, “Purposeful Passion,” where we highlight business owners who are investing and repurposing historic properties in our town for the next generation. Renovating a historic structure is no easy task, but these partners see the potential of a property with a great story and structural character. On Page 69, read about the exciting new ventures and the owners behind them who have the passion, commitment, perseverance, patience, and vision to see these structures renovated. You’ll be excited! As many of you know, while freelancing with CITY this past year, I also took on a historical renovation of my own; I became president of Busch’s Florist and Greenhouse, the historic floral shop on the corner of Madison and Dunklin. I know first-hand what the daily challenges are of renovating and maintaining a property (built prior to 1890), along with the immense marketing value of a great story. But what I find most rewarding is when the community shares their favorite memories of either working at or doing business with the establishment, and what it means to them that we’re restoring and breathing new life into it today. It makes any challenge worth it. Lastly, thank you to my great friends, partners, and mentors, Tami Turner and Reid Millard, and the City Magazine and Busch’s teams. Both teams are immensely hardworking and fiercely talented. Thank you for your support while balancing each of these roles! Happy spring, Jefferson City! MEET BERNI! Gracing the far right corner of this issue’s Design & Decor (page 58), you’ll notice a beautiful little splash of color amongst the a neutral sea of blooms — that would be Berni, a charismatic, 15-year-old blue and gold macaw that resides in the historic greenhouse at Busch’s Florist, on the corner of Madison and Dunklin. Since her arrival last May (Berni is a rescue), she has settled in quite nicely. Patrons may visit her daily just inside the door or within the designer area at the shop. Currently, her vocabulary consists of “hi,” “hello,” “yum-yum,” and “mom!” and she is learning how to fly for daily exercise. She loves visitors and, although only able to be held and fed by staff, she is mesmerized by children and has quickly become a favorite stop for families after going for an ice cream from just next door at Central Dairy. THIS JANUARY, I HAD THE CHANCE to go to Hawaii to attend the 75th anniversary of the commissioning of the USS Missouri battleship — a once in a lifetime opportunity to convey a personal “thank you” on behalf of the Capital City for our namesake ship. The sunshine, palm trees, and warm welcome from members of the USS Jefferson City and USS Missouri submarines, along with beautiful Hawaiian leis from both, were an instant connection, an aloha to our city and our state that I was privileged to wear. I was joined by Lieutenant Governor Mike Kehoe on this incredible journey, along with his wife and a great ambassador to our city, Claudia Kehoe. We visited the base, and upon seeing the signs that read “Pearl Harbor,” could not help but think of the many sacrifices made for our country. Seeing “Jefferson City” on the hats, nameplates, and uniforms of crew of the USS Missouri and USS Jefferson City, we felt a great sense of pride. Wow! How lucky we are to have submarines named for not only our state but also the Capital City! Seeing the USS Missouri at Pearl Harbor, I was immediately taken by the grand size. Ten stories tall, three football fields long, not to mention the sheer number of cannons — it was greater than I ever imagined. Looking at the power and the history, all still intact after 75 years of protecting and defending, was truly incredible. A stunning sunrise broke the gray clouds, and the sailors lined along the deck pointed out the lights of the USS Jefferson City across the bay, and it took my breath away. The ceremony highlighted the stories and history of the past 75 years. Lieutenant Governor Kehoe spoke of this significance and
gave a heartfelt thanks. Hearing him speak of a veteran, a friend who shared stories of the war and the time when the Mighty MO provided cover to those serving in Korea, I was overwhelmed with emotion. We watched the flag fly on the ship while the Navy band played a proud rendition of the “Star Spangled Banner” and “Anchors Aweigh.” After the ceremony, we were treated to a tour of the great battleship. Standing in the very spot where others stood when the treaty was signed to end WWII and hearing the stories of compassion and bravery gave me an even stronger appreciation for those who have served our great country! We were lucky enough to be able to tour the USS Texas submarine, as the USS Missouri is in dry dock. The Texas is the same class submarine, so it gave us an idea of what life was like on the Missouri. Once you climb
down the hatch, you become a part of a city under the sea, where each mission is handled with precision and control in quarters so tight that even a small person like me could hardly move around. The Battleship Missouri is now a living museum, and I highly recommend visiting and learning about its extensive history. If you can’t make a trip but are still interested, you can view the lieutenant governor’s speech at Battleship Missouri Memorial on Facebook or stop by City Hall and peek at the display case filled with submarine artifacts. We’re fortunate to have a strong bond with both of our submarines. Crew members visit, and we get to show them the Show-Me State! A CENTURY IS A LONG TIME, and we take in stride the knowledge that, after 100 years, things require special attention. We rightly recognize Missourians who celebrate 100 years of life and wonder at the changes they’ve observed over the course of their lives. The Missouri State Capitol has now hit the century mark, and if it could talk, it too could tell some fascinating stories. While the capitol has been well maintained throughout its life, a great deal of maintenance has also been deferred. Today, much of the capitol building is encased as the exterior receives a long overdue makeover. The effects of time and weather have taken a toll, despite the strength of the building, and these wise and targeted investments will ensure that this beautiful building is around for another 100 years. Governor Parson and his administration, the Missouri General Assembly, and the Missouri Capitol Commission, under the leadership of Dana Rademan Miller, have worked in cooperation to restore, repair, and at times re-create the outside of the capitol building to make it safe, durable, and reminiscent of its original appearance. In 2014, $40 million was appropriated by the state legislature for the State Capitol Project. The first phase of this project entailed replacing the original lead liner designed to keep water out of the building. Over time, this liner had deteriorated to such an extent that water inundated office and storage spaces in the building’s basement. The damp conditions that the leaking liner produced also made preserving historical art and artifacts nearly impossible. Fortunately, with the completion of this phase, the rivers
of water inside the building that accompanied each rain are no more. The current phase finishes the watertight integrity of the building and restores the exterior. Work began last spring literally overnight. On March 1 of 2018, one could still drive all the way around the capitol. On March 2, the south drive was closed and the south lawn became ground zero for exterior restoration efforts. These ongoing efforts are the reason the capitol looks a bit like an alien version of itself today. Underneath the exterior wrap is a labyrinth of scaffolding and lighting that allows the contractor, Bulley & Andrews Masonry, to work in all weather conditions to meet the December 2020 deadline for completion. In addition to the plastic wrap, the absence of Ceres from atop the dome is a dramatic exterior change. With great fanfare, and in a manner consistent with how she was
originally hoisted atop the building in 1924, Ceres was removed on November 15, 2018, for a facelift and about a year of well-deserved rest before she once again resumes her post. Outside of the capitol building itself, the North Plaza was renovated and reopened in late 2018. Always a beautiful and popular setting, the pavers and walls of the north plaza had reached a point where they were a hazard to visitors and certainly did not reflect the standard Missourians and visitors rightfully expect of the seat of government. I am grateful the capitol is being preserved and look forward to seeing it unwrapped. I am thankful for the work of Governor Parson, Commissioner Sarah Steelman, the Capitol Commission, the General Assembly, and the men and women restoring the building so that it may represent our great state for the next 100 years. Alternative Medicine With the implementation of Missouri Amendment 2, the Department of Health and Senior Services has begun accepting pre-filed applications for medical marijuana facilities. Three main types of commercial licenses can exist under the initiative, including medical dispensaries, medical cultivation, and manufacturing facilities for medical marijuana infused products. hey say home is where the heart is, and for the Michel family this could not be more true. Jennifer and Mark bought their first home in 1999. Eight homes and four
children later, the family has built what they consider to be their most unique home to date. The Michels’ home is an elegant mix of trendy lighting and

Their pantry has a hidden coffee bar inside, an inspiration that stemmed from Jennifer’s mom, and in each home the family has incorporated a tall base trim, an element that was a beloved part of their first home, their “Wellington” house. (The pair fondly refers to each of their previous homes by the street they were located on.) Jennifer has repurposed once lime green thrifted dressers, and throughout the house you will find pieces of furniture and décor that have stuck with the Michel family from their first home. Jennifer and Mark began flipping homes with their Riverside house. It was in their first flip home that their first child, Wesley, was born. The Riverside house also gave way to the inspiration of the big “tall trim.” In 2005, the couple built their first home, where their daughters Marcie and Chloe were born. From there, the growing family moved into a duplex, which they renovated, and then into their next flip home, which Jennifer and Mark both agree is their favorite home to date that they have
This learning experience isn’t limited to just Jennifer and Mark. The entire family worked on their home together. “Because we’re home schooling, the kids can be a part of this,” explains Jennifer. “Knowing that there is a big project coming up, we can work extra so that we don’t get behind.” “It’s something we can work together on and teach them with,” adds Mark. He and Wesley worked together on the insulation, while the girls helped clean the baseboards and tidied the project. One of the family’s most memorable tasks was laying sod together in the midst of August’s intense heat. The kids also got to help with the design process, helping Jennifer choose the colors and themes of their rooms and place furniture around the home. This home is the biggest change in style for the family. Each of their previous homes were a cottage or French style, and so moving toward a more modern farmhouse design was a big change. The home is airy and light, filled with glass and chrome details and walls of shiplap and brick, all painted white. “When we went all white, it wasn’t necessarily in my

A first-time mom’s guide to creating a meaningful nursery. by C A S EY MARS C H, interior designer at Signature Homes
T
o me, a nursery symbolizes the passage of time. It’s the place you read to your baby, rock your baby, and spend countless nights awake. Less than a year ago, I was watching my husband put up our crib, and just last week, we had to lower the mattress down for the next phase. Let me start by saying I align on the side of mothers that believe a nursery should be practical. Don’t feel like you need to spend a lot of money. Utilize offers for hand-me-downs and find things on sale. As much as you want your little one to stay little forever, babies grow quickly, and you will be replacing furniture faster than you think. Choose a theme that’s personal. For our family, it was farm animals, because our farm is such a beautiful place that exhibits so much life. In the spring, everything blooms and the mama cows start giving birth to their calves. That meant so much to us, and we wanted to translate the warm feeling of our farm into the nursery. I also used my favorite color (blue) on the walls, though I think before we know it my son will have his own requests for wall colors, which means I’ll be re-painting. When it comes to furnishing the nursery, a nice large changing table with storage for diapering supplies is key. I insist on keeping these things in one place so you don’t have to search for them every time you need to change the baby. A good diaper pail is also a must! Diapers can be unpleasant, but keeping them in a solid diaper pail keeps things fresh and tidy. Window treatments are very important. For me, blackout curtains are a great option, as they make both day and night sleep schedules much smoother. Installing a good baby monitor is also a helpful tool in regards to your baby’s sleep patterns. My husband and I installed ours on the wall and have the monitor on our night stand. We often wish we each had a monitor so we didn’t have to share the screen because we both like to check on him and watch him sleep. A comfortable chair with an ottoman is essential; as a first-time mom I didn’t realize how important having a good chair was. I also think it’s very important to have good books handy for reading. As far as storing clothes is concerned, Whaley’s Mommy & Me offers great infant closet dividers so you can organize clothing by size and hang them in the closet for easy access. My organizers are labeled 0 to 3 months, 3 to 6 months, etc. I also created a basket and labeled it “Outgrown” so I can have a holding area in his room for things that are too small. Maybe this is my way of admitting to myself that he’s growing too quickly. (I should call it my “lessening the blow” basket.) The difference between something fitting and being too small seems to be minutes apart. My last advice is to enjoy each moment. I’ve always heard that the great paradox of parenting is that it moves both in fast and slow motion. It’s true! Jefferson City Magazine | 61

I have yet to start the search for my first home, but it’s definitely been on my mind. Where do I start? Who do I talk to? How much do I need to have saved? Thus ensues an anxious spiral of questions. Thankfully, there’s no shortage of knowledgeable experts in our community. I talked to several real estate agents around town about everything anyone needs to know when buying or selling their first home, their post-retirement home, and everything in between.
Their advice created a guide that soothed my fears and, hopefully, will soothe yours too. To start, Re/Max Jefferson City Realtor Joyce Bremer gives great advice for choosing the right agent for you. “We think it’s extremely helpful for buyers and sellers to get a personal referral, but that whoever you choose to work with can demonstrate three qualities: They have a good reputation, local experience and expertise, and your best interest at heart,” she says.

Starting Out “A new home symbolizes new beginnings and will house many of life’s fondest memories,” says Ashley Pederson, of Re/ Max Jefferson City. “Though this decision is exciting, it can certainly seem daunting and nerve-wracking at times. This stress can be alleviated by fully understanding each aspect of the buying process.” That’s where an agent comes in. Meeting with a local real estate agent allows you the luxury of an expert getting to know you, what’s best for you, and, correspondingly, where you will be happiest. For example, Allyn Witt of Keller Williams Realty highly recommends making location a major priority for your starter home. “Knowing that this is a home you won’t be in forever, I’d encourage first-time buyers to purchase in a location known to hold its value so you’ll be sure to get your money back out of it in a few years,” she says. “Your Realtor can help guide you with this. You’ll also want to select a location that complements your lifestyle. What would your commute to work be like? Is your gym nearby?” Lyla Stark, of Re/Max Jefferson City, recommends keeping finances in mind. “First of all, have a plan for saving. Set a budget and put a certain amount of money away each month. A local lending institution can help with all the financial details,” she says. “Finding the right home can begin a lifetime of enjoyment and a strong financial investment into the future. Finding the right starter home is the first step into building equity that will flow into future investments.” “We recommend buyers find a good local lender to help identify what price range and what loan program will work for them,” adds Bremer. “This is important not only for firsttime home buyers, but also those moving into their dream home, because many times, buyers have to sell their current home in order to purchase.” Re/Max Jefferson City agent Beth McGeorge says she could write a novel of the many details first time buyers need be aware of when purchasing a home. She has three major tips to consider, however.
First, get pre-approved and know your budget. Be absolutely certain your monthly mortgage payment does not exceed your financial comfort level and leave room to spare. Two, keep resale in mind. It’s extremely rare to purchase one home and live in it forever. It’s vital to ensure you are purchasing a home with great resale marketability, as it’s extremely likely to be selling in the future (every seven to 10 years on average). Last, inspect, inspect, inspect . . . but don’t obsess. It’s an absolute must (in Beth’s opinion) to hire a reputable inspector to look at every aspect of your new home. You want to be informed about any potential future or current expenses lurking about. However, be certain you’re not holding the home to an impossible standard. No home is perfect, and it’s important to know what is a justified and reasonable repair to ask the seller to make. When it’s time to sell, McGeorge recommends leaving the home as “turnkey” as possible. “Modernizing your home to ensure buyers view it as ‘move-in ready’ is great for your investment,” she says. “If buyers are going through your home and keeping a list of what needs updating, that offer price is likely going down with each item written.”
Room for More “Once the family has increased and another bedroom or more space is needed, it’s time to look for a larger home,” says Stark. “Hopefully, wise investments were made and the previous home was well maintained. Rolling the profit into a larger home is a very good feeling. Homes appreciate in value over a period of time if they have been well taken care of.” When choosing a home for your growing family, McGeorge recommends getting very familiar with how you live your life. “Don’t follow trends of what’s popular, do what works for you,” she says. “Things like formal dining rooms — some people find them useless and others sit down at the table every single night for dinner. Some people want main level laundry. Well, what if all the bedrooms are upstairs? Then you’re still

Things That Are Always TRUE When... Buying a Home: • Ensure the HVAC, roof, electrical system, and other mechanical items are in good working order and safety items are pre-inspected when possible. This keeps from having an expensive surprise halfway through the real estate transaction. • Buyers will pay top dollar for top quality, but they won’t overpay. • It will be stressful even when it goes exactly as planned. Moving is hard. You’ll want a knowledgeable real estate agent in your corner who can address any questions or issues that arise.
Selling a Home: • You should hire an inspector — an objective party to take a sharp eye to the mechanics, structure, appliances, etc. • When you’re purchasing a home but have a current home to sell first, that’s referred to as a contingent purchase. Those seem to be more stressful to sellers, as you’re dealing with a lot of moving parts. Step one is getting your home sold, but step two is buying your new home and trying not to be homeless in between. Figuring out how all those items of inspections, appraisals, timelines, etc. all happen at the same time and knowing which steps to do first is very tricky. That is definitely where you’ll value the expertise of a knowledgeable real estate agent. Jefferson City Magazine | 65
hauling laundry up and down steps. And don’t assume you have to have a huge yard. Don’t bother if your life is constantly on the go and you’re never home to mow that yard.” Pederson adds: “Since family is one of life’s greatest gifts, it is a wonderful feeling to find a home in a neighborhood that fits the needs of each family member. A late afternoon drive or stroll through a neighborhood is a great way to determine whether the area is a good fit for you and your loved ones. Another important but often overlooked aspect of home searching is assessing the commute during peak hours, like rush hour. A trial run is the easiest way to determine whether the commute is suitable during the afternoon rush.” If you decide this is not your forever home, Witt has some selling advice. “A fresh coat of neutral paint can make your worn and lived-in house feel like new in the eyes of buyers,” she says. “Although all your family photos on the walls may look great to you, removing personal items and clutter can help buyers picture their personal belongings in the space and, in turn, help sell the house.”
Your Dream Home If you’ve reached a point in your life where you’re financially comfortable, you may be on the path to finding or building your dream home. The consensus from every real estate agent I talked to about buying your dream home is to simply know what you want. If you have pets or outdoorsy children, look for a big yard. If the kitchen is the heart of your home, look for a large, updated version. Do you want a pool, a man cave, an office, etc.? And, of course, the number of bedrooms and bathrooms is of

vital importance. Whether you’re looking to buy the perfect home outright, fix up an older home, or build from scratch, make sure you know exactly what you want from day one. If you’re building or remodeling your dream home, Realtors urge caution in the event you may decide to sell down the road. “Remember when eventually selling your dream home to not be too emotionally attached,” says Witt. “Just because it’s your dream home doesn’t mean it’s the dream of every buyer that comes to look at it. Price it fairly so it doesn’t end up sitting on the market for an excessive amount of time.” “One common item to consider when selling your dream home is that every dollar invested in custom features is not always recouped dollar for dollar,” adds McGeorge. “High-end custom finishes do not always recoup the highest return on investment. For example, imported marble from Italy may be exactly what you wanted, but the next buyer may not pay the exact premium for it. Buyers will pay top dollar for top-notch quality, but they won’t overpay. That being said, this is your dream home you’re talking about. If you’re being financially responsible and not getting yourself into a stressful financial bind, go for it!” And Stark reiterates, “Being able to have a home paid for and transfer the investment from your previous home into your dream home will be such a good feeling.”
Settling Down “Before you know it, the kids are all married and have homes and families of their own,” says Stark. “So what do mom and dad do with
this huge dream home they have raised their family in and enjoyed? Downsizing is the word. It’s time for less work, less space, and more time to relax and enjoy their time.” Both Stark and Witt recommend townhomes to accomplish this, particularly “if you’re looking to avoid lawn care and snow removal responsibilities,” says Witt. McGeorge says: “We are careful to ask exactly what ‘downsizing’ means to them. Some are looking for less yard to take care of. For some, it’s fewer square feet to clean and maintain, and sometimes the move is to stop climbing steps. If looking for less lawn maintenance, then a condo may be a great fit. If looking for fewer square feet, then a home with no upper level or basement is a good fit. Be realistic on how much storage you actually need also. Some people get themselves into too much of a downsize for their needs.” “Downsizing is an important decision that can be tricky, as there are various details to consider,” adds Pederson. “The first and most important is to decide how long you intend to stay in the new home. Each person’s situation and circumstances will differ. However, if you’re getting a loan, a good rule of thumb is to plan to reside in the home for five or more years. Your home sweet home should accommodate you as long possible.” Wherever you are in the process, don’t try to go it alone. Talk to an expert and try to heed their advice. Buying and selling a home is a huge venture with many details to consider. A real estate agent can really help keep you on track and keep your anxiety low. Good luck and happy hunting!

istory runs through Jefferson City like tap water. In a city created to be the capitol of Missouri, there’s an undeniable emotional connection to the city’s history. In the 1970s and 1980s, Jefferson City saw a surge of historical revitalization. Today, the trend has snapped back into action as local and out of state developers have found potential in seemingly hopeless roadside eyesores. “There’s a pent-up demand for these kinds of projects, and not just from the developer’s standpoint, but for people who want to move into something like this,” says Randy Allen, president and CEO of the Jefferson City Chamber of Commerce. Two of the city’s most well-known structures — the International Shoe Factory and the JCD Furniture building — once symbols of economic energy and strength before falling into disuse, are now coming back with vigor. “These are two good examples of buildings people drive by every day and say ‘Gosh, why doesn’t somebody do something with those,’ and now we’re there,” says Allen, “It’s like critical mass. Once you get the ball rolling, it’s hard to stop the ball rolling.”

ROOTED IN FAMILY Charlie Christiansen’s relationship with the JCD Furniture building began in childhood. Close friends with the previous owners, Christiansen remembers taking breaks there between soccer matches and running through the hallways. Christiansen, along with his wife, Jessica Christiansen, and his father, Charlie J. Christiansen, 70 | March/April 2019
purchased the building together. Years of back and forth negotiation dwindled down the original $3 million price to under $1 million. Their established connection has made the acquisition and renovation feel organic. “Jefferson City. This is our home. This is where I was born and raised. This is where I want to stay,” says Christiansen. “I want to grow the city. By taking this old vacant building that’s been empty for ten years, and bringing the life back to it — I think that’s very cool. I hope the city is as excited about the project as we are.” Originally constructed in 1905 as a shoe factory, the three-story building transitioned use when JCD Furniture purchased the building in 1959, making the building’s interior half industrial work rooms and half modern furniture showrooms. Dismantled beams and posts from the 1904 World’s Fair in St. Louis are believed to be used throughout the building. The building will transition again to become the Lincoln Center, named after Charlie and Jessica’s daughter. Christiansen wants the building to be open in July 2019. “The one thing I really love about this [building] is that it’s the number one traffic spot in town. There’s a 40,000 car per day traffic rate. It’s great exposure for any office,” says Christiansen. Christiansen approached both Big Whiskey’s American Restaurant & Bar, of Springfield, and Initially Yours, in Jefferson City, to move onto the ground floor as anchor tenants. Big Whiskey’s will take the east highway 5,500-square-foot space. Initially Yours will have the opposite side’s 4,500-square-foot space. Christiansen already has planned to expand outside with a 50-by-16 concrete restaurant patio. Both anchor tenants have signed 10-year leases. Eight of the 11 third floor office spaces have been secured. Some of the tenants include High Five Communications, Mary J. Browning Law Firm, and Wash Authority. Jessica Christiansen, a family attorney and interiors enthusiast at heart, has overseen the modern industrial loft vibe, ensuring a balance between nostalgia staples and modern updates. Efficiency features, such as windows, are being used throughout the building to make it as sustainable as possible. While the Christiansen’s contractor James Stark has yet to begin construction, the tightly woven family is chomping at the bit, having already gotten their hands dirty with light demolition.

LOVE DOES COST A THING
“The thing that I’ve always done is something my dad told me a long time ago: If you’re not having fun at what you do, don’t do it,” says Raymond. Considering the fondness bored teenagers have for vandalism, the fivestory building is surprisingly barren from graffiti and broken glass, leaving the turn-of-the-century industrial architecture in remarkable shape. The Latockis have successfully owned entertainment and hospitality businesses in and around Portland, Oregon, for decades. They’ve been hunting for about 10 years for a permanent location to accumulate all their business ventures.

The biggest hurdle for historic renovation is whatever is hiding behind the drywall. The unknown problems of neglected buildings lead to unknown costs and lost time. These buildings require a lot of TLC to be restored to their former glory; a passion for the building and community it lives in seems as essential as a hammer. While Jefferson City does not give local grants or tax cuts towards historical building restoration, Missouri is one of the select states that offers stacking federal and state historic restoration tax credits. “People can argue if it’s worth the tax dollars, but historical properties are a huge magnet for developers,” says Allen. The tax credit requires that distinctive materials, features, finishes, construction techniques, and examples of craftsmanship be preserved. “I am a supporter of infield development,” says Allen, “For example, the houses on Capitol Avenue — if they cannot be saved from an economic standpoint, tear them down. Build new stuff that has the same character that the surrounding houses have.” When working with a historic property, an owner has access to valuable design features at a fraction of new construction cost. An owner can have a level of quality and artisanship that may not even be possible, let alone financially feasible, today. With those artisan touches comes something that can never be replicated: a story. In our world of brand development, an existing story is a huge asset. By sharing and building on existing stories, an owner can add serious value to their investment.

A pair with no shortage of enthusiasm is Raymond and Ellen Latocki. If you listen to the infectious couple talk about their plans for the International Shoe Factory, you’ll need to hear it again. The 87,000-square-foot, five-story building will be parts commercial, residential, and retail. Apartments will fill the fourth and fifth floors, while the third floor will be split into a banquet event space and a flex office space. The ground and second floors will be entertainment-based, with everything from a haunted house to bowling to axe throwing. “I have 20,000 square feet of escape room games, a haunted house, blacklight miniature golf course — all packed up ready to come here. I have 10 tractor trailers waiting to come here,” says Ellen. The five-year plan starts on the ground floor and slowly works its way outside to zip lines and miniature golf. The wild business venture is unique to Jefferson City and the surrounding area. While the plan sounds ambitious, anything is possible.

Options in Oregon were either in a poor location, too small, or too expensive. Jefferson City fit just right, from its size to its community support. When the pair discovered the factory’s availability in late summer 2018, an offer was submitted the same day. After three weeks of negotiating, the deal was finalized. Jefferson City has banded together in a determined effort to support the ventures — support that could not be more appreciated from an entrepreneur. As Raymond says, “If the community is behind you, you’re going to succeed.”

Installing large format tiles like these becomes extremely difficult over wavy floors so call the professionals! What are upcoming trends in your industry? I expect warm colors to come around again. Neutral greys and earth-tones are staying in style. We are seeing more accented walls, vanity’s and islands. Cordless smart blinds are taking over. he business motto for Martellaro Marble & Granite is a simple one: “Crafting nature’s strength.” However, after you visit their large showroom in Jefferson City and talk to their talented staff, you quickly gain a deeper understanding of what that really means, including how passionate this family-owned business is about using natural stone to create home masterpieces. Jack and Diane Martellaro founded Martellaro Marble & Granite almost 20 years ago on their family farm in Chamois, Missouri. They began buying and fabricating natural stone, such as marble and granite, to make one-of-a-kind custom kitchen and bathroom counters for homes and businesses. Over the years, the business has expanded to a second and much larger location in Jefferson City where their son, John, is now an active and vital part of the business. John, his parents, and 12 other staff members, bring their knowledge and years of experience working with natural stone to help guide new homeowners through the process of picking out the perfect countertop. Their showroom in Jefferson City, which is filled with massive slabs of granite, marble, soapstone, and quartzite, allows homeowners to see the stone up close, including all the variations of colors and textures. “If you really want to customize the look of your home, we can do that for you. Customers visit our showroom and pick the exact shape and texture they want in their countertops,” says John. “Since no two slabs are the same, we can easily move the large slabs around for customers to be able to see all the variety and choices we have available.” Last year, Martellaro Marble & Granite expanded the Jefferson City location to be able to showcase even more stone. Historic Stone The Missouri marble used in the capitol remodel was christened “Napoleon gray,” as its gray veins resemble a French marble that was popularly used during the Napoleonic era. The unique dark vein is created when the stone is cut across its natural layers. In 1917, during the capitol’s construction, Napoleon gray marble was used throughout the interior. For the remodel, Phenix Marble supplied stone for the steps, terraces, and portico.
to eventually bring the fabrication part of the business from Chamois to Jefferson City in the coming year. The goal is to have everything under one roof, including all staff members working out of one location. It’s those same employees, John says, that provide the quality work customers have come to expect from Martellaro over the years. “We go through lots of extra steps with the stone to ensure we provide quality products and service for our customers,” says John. “If something is not right or to the satisfaction of the customer, we fix it immediately.” In addition to custom kitchen and
bathroom countertops, the company also does outdoor kitchens and smaller projects, such as fireplace hearths and surrounds, large stone signs, and small award plaques. You can see signs of Martellaro’s work around town, like at the bar countertop at Spectator’s Bar & Grill and the marble bathroom vanity tops and partitions at the Missouri State Capitol. In fact, the same beautiful Missouri marble on the outside of the capitol is once again being mined in Missouri through Phenix Marble, in Springfield. John and the Martellaro team are able to provide that same Missouri marble, identical to the gray stone in the capitol, to
homeowners; they too can use the historical stone in their homes. It’s a shared history John is proud to provide customers. “We connected with Phenix Marble because we also appreciate that history, including that this marble hasn’t been mined in Missouri since WWII,” says John. While John appreciates the past, he also continues to look to the future for Martellaro. Their main focus is to continue expanding their Jefferson City location, which includes having their materials housed inside for customers to make the perfect choice no matter what the season. hen Shane Spalding joined River City Habitat for Humanity as the full-time construction manager in March 2018, the long-time contractor and homebuilder knew it was a challenge he had prepared for throughout his career. “Habitat changes the lives of our partner families, who are really just our neighbors and part of our community,” Spalding says. “I have been blessed in life and felt it was time to give back. With my experience in the construction business as a contractor, along with my experience teaching and developing our labor force, it’s a perfect fit.” As Habitat’s construction manager, Spalding manages and directs the construction process, which includes choosing subcontractors and suppliers, creating budgets, and overseeing all aspects of construction work. One key difference between his Habitat work and his days as a builder and contractor is that the majority of the labor is completed by volunteers rather than skilled trade professionals. “A significant part of my role is the recruiting, teaching, and directing of our volunteer labor force,” Spalding says. “My goal is to teach best practices of our trade and explain why we choose to do things the Habitat way. These methods and skills are something our volunteers take home with them and can then use on their own projects.” Spalding says that residential construction includes a long series of work stages that must be completed in order to move forward to the end result. Within a year of volunteer work with Habitat, a volunteer will participate in the entire home construction project and leave with an understanding of each stage of construction. While Spalding doesn’t teach volunteers to be general contractors, he is teaching them skills that help prepare them to build their own home or oversee a remodeling project. “At Habitat, our volunteers work with concrete, they frame houses, install insulation, install exterior siding and soffit, hang drywall, paint, install all interior doors and trim, install cabinets, and perform landscaping,” Spalding says. “Our volunteers are taught to perform

These methods and skills are something our volunteers take home with them and can then use on their own projects.” each one of the work stages as trade professionals would perform them. Also, during these processes our professional trade subcontractors will install wiring, plumbing, and heating and cooling systems, all of which our volunteers get to see and learn about.” With Spalding as their guide, volunteers and Habitat’s partner families pick up some of the finer points of the trade. Spalding recalls teaching a group of partner families how to evaluate a paint job by checking the paint on the walls and ceiling to ensure an even color and texture. With Spalding’s lesson in mind, the volunteers diligently checked the entire house, repairing any imperfections they found. “The finished product was better than most professionals would produce,” Spalding says. “I was teasing them about how picky they’ve become, and now they’re my quality control crew for painting and finishing. They developed a pride in workmanship and knowledge that they will take with them in the future to teach someone else.” River City Habitat for Humanity is one of the largest homebuilders in Jefferson City. So far, the organization has sold 108 homes to families in need while also increasing property values in the communities in which it builds.
“Habitat is a helping hand, not a handout,” Spalding says. “The only thing we give away is a good opportunity. We change the trajectory of a family’s life.” Spalding began his career at the age of 16, working as a laborer for a local contractor. After working for several contractors, he built a home for himself and his wife, Pam, in 1987. Spalding then went on to build many more homes, developing raw land into subdivisions and building apartments. While he took great pleasure in growing his company and teaching his employees new, valuable skills, his role with River City Habitat has been a new, extremely fulfilling chapter in his career. “It is a difficult thing to narrate the feeling or value of giving,” Spalding says. “When I witness the new homeowner receiving the keys for their new home, they’re near tears with appreciation, but at the same time, so are the volunteers that worked on their house. Each one is filled with emotion equally but for different reasons. I still can’t decide who gains the most. There is most certainly pleasure in giving to those who need and appreciate help. I am proud to be a part of Habitat, as it is a local organization that makes a significant difference in our community.” Jefferson City Magazine | 101

Procedure vs. Pill
JC Total Health offers a new form of therapy for erectile dysfunction. by T I FFA NY S C H M I DT
A
s a man ages, especially after the age of 40, it’s not uncommon for him to begin to experience symptoms of erectile dysfunction. While erectile dysfunction may be an uncomfortable subject to talk about, its commonality has led to the development of new and effective treatments. Blood flow, hormones, and nerve endings are the three main factors in erectile dysfunction. Psychological stress factors can also play a role in a male’s ability to have or maintain an erection, but are a much less common causation. When a man gets an erection, it’s caused by blood vessels dilating, allowing blood to flow into the spongy erectile tissue. The vessels then close, trapping the blood and causing an erection. If the blood flow is hindered either by hormone levels or a loss of sensation in nerve endings, a man may begin to experience erectile dysfunction. Oral medications, including Viagra and Cialis, are commonly known treatments for erectile dysfunction. These pills act as Pde-5 inhibitors and work by altering blood flow and channels. However, these medications may not work for every male, as effectiveness varies from patient to patient. “Erectile dysfunction is a spectrum from things working beautifully, like it does for most guys when they are 18 or 20, to things not working at all, and every treatment for erectile dysfunction tries to move the function towards the better end of the spectrum,” says men’s health specialist Dr. Thomas Nittler. Nittler’s office is the first in the Jefferson City area to offer PulseWave therapy, a series of treatments with no downtime. The technology used in PulseWave treatments is noninvasive and similar to that used in physical therapy treatments. During treatment, a series of high frequency pulse waves are sent to the erectile tissue.
These pulse waves help correct the flow of blood and also break up any scar tissue that may have formed over time impeded blood flow. The series of treatments varies from patient to patient, but it has a lasting effect for up to a year after the initial treatment with a 75 percent success rate among men for whom medications may not work. Patients have reported enhanced erections and sensation, improved sexual performance, and little to no side effects. For Nittler, the main concern is finding the best fit for his patients. “We have lots of different options to offer men,” he says. Whether the procedure or the pill, Nittler and his team offer patients a variety of solutions for optimal men’s health.
Potential side effects of the pill: Wait time. The pill can take up to an hour to go into effect. Loss of spontaneity or “being in the moment.” Must keep medication with you. Physical side effects include headaches, “hungover” feeling, congestion, and flushing of the face. These side effects can last from six hours to a full day. Jefferson City Magazine | 103

A Gateway to History Jefferson City history springs to life with the development of new app.

D
id you know that Daniel Boone’s son, Daniel Morgan Boone, laid out the plans for Jefferson City before opening a salt-making business in the area? Or that President Harry Truman and Prime Minister Winston Churchill were in a car parade downtown before they traveled to Fulton for the latter’s Iron Curtain speech? Have you ever heard the history of the state’s supreme court and how its building was constructed using funds from the St. Louis World’s Fair? From towering mansions that once housed political dignitaries to river docks where trade — and sometimes trouble — took place, Jefferson City is full of historic sites. But for those who are new to the area, visiting for a day, or simply unaware, their significance can go unknown. Now, a group of citizens are working to change that by introducing Portals of History, a walking tour app that can be accessed from any smart device. Starting this spring, individuals can download Portals of History onto their phones and tablets. The app’s structure is much like a traditional walking tour, with a techy twist. Instead of reading from a plaque or waiting for an explanation from a tour guide at a point of interest, users can simply pull up their screens to access a digital description of the various locations. Some sites will even feature video reenactments starring local actors. According to Lucia Kincheloe, president of the Jefferson City Arts Foundation, Portals of History began in 2017 with a group of individuals representing an interest in the Capitol Avenue area. As passion for the project grew, a committee of local historians began to carefully curate a list of properties to include on the walking tour. Next, the project received a grant from the Missouri Humanities Council in partnership with The National Endowment for the Arts. To make the technical aspects of the app happen, the group teamed up with Historical Walking Tour, a national company that has helped design and implement tour maps for 14 major cities, including Washington, D.C., San Francisco, and Philadelphia.
“Jefferson City is so full of rich and deep history,” says Kincheloe. “We hope Portals of History will grow tourism and, of course, grow interest and local pride in the rich past of the city.” Modern amenities, including local eateries, watering holes, and other businesses, are also featured on the map, offering opportunities for a break, and Kincheloe is confident the app will be a helpful resource to a range of individuals, from students to riders off the Katy Trail. “There are 50,000 Missouri fourth graders eligible to take a trip to Jefferson City each year,” Kincheloe says. “I envision a class on their annual field trip, walking the streets and being introduced to the importance of our wonderful state capitol in a new and modern way. I also can see taking my own family and friends on the tour when they visit. It will be an interesting way to spend a couple of hours walking or biking while showing them around the city.” Kincheloe says that choosing the sites featured on the platform proved to be one of the more challenging aspects of the project. Current highlighted areas include Old Munichburg, the original Warwick Village area, Moreau Drive, memorial sites, art installations, and downtown government buildings. In total, there are 25 locations, and Kincheloe notes that that other sites have already been marked as future additions. One of these additions is the informational panels on African-American history planned to be placed along the Greenway at the corners of Lafayette and Dunklin streets. There is also interest in animating information in conjunction with the bridge being built to Adrian’s Island. While most of the financing for the app has been secured through donations and grants, Kincheloe says they are still accepting funding to help cover development costs. She says, “We’re hoping folks here will see value in having a walking tour like this one and contribute to make the successful completion possible.” To learn more about the app, visit The Jefferson City Arts Foundation Facebook page. What should you know before treatment? The treatment is safe for all skin types, tones, and conditions; however, those who are pregnant, nursing, or who tan regularly aren’t candidates. Certain diseases or health conditions may prohibit treatment. Free consultations are encouraged beforehand. Your licensed esthetician will address your skin-specific concern and help determine if the treatment is the best option for you, Danielle says. Treatments can range from mild to aggressive. For a mild treatment, the machine’s sensation resembles a prickling tickle, Lindsey says. Clients can request a topical numbing cream. Though the treatment can feel uncomfortable, post-recovery is quick, Danielle says. “You might feel like you have a slight sunburn for the first one to two days post-treatment. Down time is usually just 24 to 48 hours.”
What are typical results? “Results do vary,” Danielle says. “Everyone responds differently to the treatment, but we’ve had only happy clients from this treatment. The results outweigh any discomfort.” Some clients will notice a visible difference in their skin after one treatment, and by the second treatment, most will see results. Typical results clients can expect from the treatment include less noticeable scarring, smoother and plumper skin, more evened skin tone, minimized pores, and a clearer overall appearance. “People often find that there is something they would like to change about their skin,” Danielle says. “Ultimately, this is one reason we really love to offer this treatment. The way it can improve people’s skin and the way they feel about themselves is absolutely life-changing.”
Why are anti-aging treatments important? Aging is never going to stop, Danielle says. In your 20s, you can take preventative steps by starting a skin care regimen and remembering to wear sunscreen daily. By your 30s, you should be mindful of any issues, like loss of fullness or stretch marks, to address. “The sooner you address these issues, the better,” Danielle says. “You do hit a point in your 60s or beyond, where your skin won’t produce near as much collagen as in your younger years. If you wait too long, you might not be able to achieve as good of results as you would have earlier.” “It’s easy to forget that the skin is the largest organ of your body,” Lindsey says. “If you take care of all of your other organs, why would you not take care of your skin? hen it comes to fitness, having an idea of what areas you would like to improve and creating clearly defined goals based on that
understanding is an important step in measuring your level of success. Let’s talk about strength versus hypertrophy. What is the difference? Strength is defined as the quality or state of being strong whereas hypertrophy refers to the enlargement of an organ or tissue from the increase in the size of its cells — for our purposes, we’re talking about muscle size. One of my favorite tools when working with clients is based on the NASM Optimum Performance Training. This is a great tool that illustrates the progression a client is taken through from increasing stability all the way through building power.

The base of the OPT model is stabilization. Stabilization occurs across all joints in the body, but for this article, I would like to focus on what is most important, and that’s core stabilization. Most people think that, when referring to our core, we’re solely referring to the abdominal musculature. Not true! Back muscles, hip flexors, and gluteal muscles also play an important role in the stabilization of your

core and, ultimately, strength and efficiency in all body movements. Focusing on simple core stabilization movements such as planks, side planks, crunches, and bridges are a very good start to increasing core stability, as they target all areas of your core. Start by measuring the length of time you can hold a plank or how many repetitions you can do in a specified amount of time and work to improve from there.
Side Plank
When you have dedicated the proper amount of time to building your core strength and endurance (ideally four to six weeks), your next step is to begin working in more hypertrophic exercises. You can do this by using medium to heavy weights at 75 to 85 percent effort at lower repetitions (between six and 12). Slow the movement down, stay nice and controlled, and keep your

core engaged. Ideally, you want to perform between three and five sets. Make sure you’re factoring in time for recovery and stretching. The OPT model is an easy and achievable tool for anyone hoping to improve their overall fitness at a beginner level. Tracking your progress as you work your way up the steps is both an essential and rewarding experience and will help you continue to build on your overall fitness goals.

Matt incorporated pieces from crates of some of his favorite wines into the table tops, a project that added a personal touch to the space.

ith former wine rep Matt Green at the helm, BarVino opened its doors in November, bringing a global variety of fine wines and spirits to downtown Jefferson City. Matt has built his love and knowledge of wine into every aspect of his business, from the bottles in his cellar to the fine Riedel glassware to the bar and tables where his customers sit and sip. “We wanted someplace just like this to go to in Jefferson City and it didn’t exist,” he says. “Lots of other people felt the same way, so it was born.” Matt’s love for wine blossomed during his time working at the Jefferson City Country Club, where he was first introduced to high quality wines. Now, he’s ready to share that same passion with others. “When you taste something really great that you’ve never had before, it just opens up your world to know what’s out there,” Matt says. In January, BarVino launched its wine club, which is designed to do just that for the Mid-Missouri area. It’s not just a bottle selection service, but also an education opportunity. For $43

per month, members receive two bottles of wine, a discount on purchases at BarVino, and free admission to monthly wine tastings. The wines offered here are not the same as what a local grocery might stock — there’s a focus on smaller wineries that produce a high-quality product. “Just like home-grown produce is better, home-grown wine is better,” Matt says. Whether your beverage of choice is wine, beer, or a well-crafted cocktail, finding the right bite to pair with it is important, and that can sometimes be intimidating. But according to Matt, it should be a fun process. “That’s the whole point of wine, in my opinion,” he says. “It’s not supposed to be snobby, it’s not supposed to be exclusive, it’s supposed to be fun. Half the fun of pairing is trying new things. I love to avoid the rules of wine pairing whenever possible at my own risk — but not at the risk of others.” BarVino’s menu has been crafted with pairing in mind to take the guesswork out of the game. Matt provided a few tried and true pairings that you can stop in and test for yourself.

s the school year draws to a close, many families are beginning to plan summer vacations. Whether you have small kids or high school to college-aged children, these popular destination ideas from Central Travel will help you create fun summer memories to last a lifetime.
Summer Vacations for Small Children
For families traveling with small children, Colleen Taylor recommends Caribbean cruises, Disney cruises and land packages, or beach vacations, while Libby Capps recommends the Florida coast as a great option for families. “Many families choose to go with condos, which offer the convenience of being able to cook your own meals and feel at home,” she says. For those looking to go outside the U.S. with small children, Capps says Cancún and the Riviera Maya area are great options that offer activities for all ages while still being all-inclusive. Renee Christian echoes Taylor and Capps by saying that any beach in Florida or Alabama is popular, as are all-inclusive packages to Mexico and the Caribbean. “I would also recommend Mexico, Jamaica, the Dominican Republic, and Turks and Caicos,” says Christian. Entertainment is a must — look for destinations that have on-site gaming such as beach volleyball, bocce ball, water parks, and water sports. “Plan a trip the whole family can enjoy, especially when the kids are young,” says Capps. “I’ve talked to a few parents who wanted to plan the trip of a lifetime for a young child even though they had little interest in going to the destination themselves. I think that type of trip is a disaster waiting to happen and everybody will be unhappy. If you’re planning a trip for a child, wait until they’re old enough to enjoy it and remember it.”

for High School and College Kids Several of the same destinations, like cruises and resorts, are great options for families with high school and college-aged kids. The key is making sure the activities offered fit the ages and interests of your children. Taylor recommends all-inclusive beach vacations, European trips, adventure travel, and experiential travel for this age group. “All-inclusives offer great teen clubs with lots of fun activities to participate in,” says Capps. attractions. She adds that cruises really offer something for everyone from small kids to adults. “The new cruise ships sail to a lot of great destinations full of history, adventure, and relaxation. In the middle of the Caribbean ocean you can zip line, skydive, surf, ride go-karts, ice skate, rock climb, go down large waterslides, and watch live performances of Broadway shows.” “It is a good idea to set some ground rules with the children, especially if they’re older. Stuff like, ‘You have to check in with me before you run off to an activity,’” says Christian. “Share the information of the resort with the children so they can get an idea of what they want to do when you arrive at the destination.”
Tips and Challenges When Choosing Your Destination
“I think families in Mid-Missouri value the ease of travel, cost, and the activities at the destination to keep the kids busy,” says Capps. Taylor says that nonstop flights, all-inclusive food, and activities tend to be the top three things families value when choosing a destination. Whether your children are small or nearly adult-aged, some of the biggest travel challenges for families are finding rooms that accommodate the entire family and being able to schedule the trip around the children’s activities and school dates, explains Taylor. To address these challenges, Taylor recommends booking a trip that keeps everyone interested. “The all-inclusives help with the always hungry 122 | March/April 2019
teenagers and college kids. For the younger children, both cruises and all-inclusives have children’s programs, and some even have nanny services,” says Taylor. Christian says the biggest challenge for families is “to make sure there are enough activities for all family members traveling. Not everyone going to the beach enjoys just sitting on the beach.” You have to fit the family to the resort. “If a resort only offers activities for smaller children, then your older children will not enjoy it and vice versa. Most resorts today, if they’re considered a family resort, offer activities for people of all ages, including adults,” says Christian. Capps says another big challenge is finding something to keep everyone entertained. “I think the destinations [mentioned above] have something for everybody,” she says. “All-inclusives and cruises do offer something for everyone. From child care for the younger kids to the teen clubs for the older kids to the adults-only area for the parents, everyone can enjoy their vacation.” “Traveling with children can be challenging no matter how old they are,” says Christian. “Children’s passports are only good for five years, whereas adults are good for 10 years. Always check the passport expiration dates.” She also adds that it’s important to be prepared for any type of illness or malady, so travel with Band-Aids, antibiotic ointments, and medicines for colds, flu, and stomach issues. Keeping these tips in mind and choosing a vacation that fits your family will ensure a great summer trip. And remember, “You don’t have to spend a lot of money to have a great time somewhere,” adds Capps.

The Upschulte House

efferson City residents were treated to a rare sight on April 30, 1980, when a historic two-story brick house was moved from its century-old location at 327 West High Street to its new home at 109 Madison Street,
behind the Cole County Historical Society and Museum. It was moved to this location to preserve its structure and avoid its demolition during the construction of the Harry S. Truman State Office Building. Preparations for moving the house involved raising it off of its foundation and onto a moving platform. The Schroll Company of St. Louis worked for a week just to get the house ready to move. The Prost Construction Company of Jefferson City was in charge of actually moving it down the streets and preparing the new foundation, which was built around the house once it was dropped into a pre-dug hole. The cost to Cole County Historical Society for moving the structure was $19,000, with the Jefferson City Housing Authority assuming other expenses.
As one of 52 buildings in the Missouri State Capitol Historic District to be placed on the National Register in 1976, the home was listed as the Margaret Upschulte House. Built circa 1865, this two-story, red brick house has German architectural features, characteristics of the style brought by German immigrants who settled the Missouri River Valley in the 1840s: stylistic elements include an arched entranceway, chimneys on the end gables, and brickwork patterns on the façade. The Upschulte family, though they provided the name for the house, did not acquire the house until 1904. Remodeling was conducted on the house in the 1920s, during which the family added dormers and removed a wooden structure attached to the east side of the house. This wooden structure is reported to be the site of the first Catholic mass celebrated in Jefferson City in 1831, officiated by Father Felix L. Verreydt. In addition to saving the historic building, the Cole County Historical Society repurposed the space. After the society conducted a successful campaign to rehabilitate the Upschulte House, the courtyard, with its memorial bricks and cast-iron gazebo, was built by volunteers. The upstairs now houses the director’s office, the basement accommodates the society archives, and the ground floor is available for public rental. The Upschulte House offers comfortable seating for 35 inside the house or 70 outside in the courtyard. This lovely, intimate setting is the perfect place for small weddings, renewing vows, anniversary or birthday parties, luncheons, private dinner parties, graduation parties, or fundraisers.
All proceeds from Upschulte House rentals go toward supporting the Cole County Historical Society’s mission to collect and preserve records, documents, and artifacts directly related to the history of Cole County for public display, education, and scholarly research.
