K1299 is a mixed-use development with offices and retail spaces, designed for an inherently challenging site in Beirut, Lebanon. The thin 1870sqm parcel of land is wedged between a busy highway to the south and the sloping topography of adjoining plots to the north. With views and solar exposure limited to the noisy highway side, the design of K1299 adopts a sculpted massing to mediate between a built form allowing noise buffering and a fully glazed faรงade that maximizes views and amenity spaces for the offices. Following the initial site analysis and data collection, the main site parameters identified for the design strategies are noise pollution, solar radiation, view optimization and natural daylight as well as maximized flexibility and future adaptability in the building program and market potential. Three massing and design strategies were developed to test the buildings performance under the various parameters and further optimized using computational tools and modelling to resolve the building shape to the highest possible performance.

Located in the heart of the Jnah district in Beirut, the mixed use project No.5 organizes 23,000m2 of residential apartments, offices over a two-storey F&B and retail plinth in a compact urban form. Nestled in a L-shaped site at a busy traffic junction, the development creates a new high quality public space sheltered from the traffic and a new focal point for the high-density F&B, retail, office and residential environment. The building volume is formed as an extrusion of the site creating a sharp edge to the chaotic urban fabric around it. Carved out of this solid volume is a contrasting soft public space with a series of terraces and courtyards. The new public space allows maximized exposure of the programme at ground level while also maximizing natural daylight and ventilation for the offices and residential apartments. Taking inspiration from the painting No 5 by Jackson Pollock, the new carved space sets of a colourful and vibrant collage of activity within the restraint urban form.

The project of BARCELONA is a landmark entertainment destination along the beachfront of Beirut with a diversity of leisure facilities, F&B outlets, Kid zones and multifunctional entertainment areas. With 8000m2 of facilities and a diverse set of landscaped terraces the development creates not only a destination but allows for full day entertainment and maximized synergy between its various complementary programme elements. Nestled on the sloping coastline, the building steps down from the ground floor at street level to meet the sea level through a series of cantilevering terraces with panoramic views throughout. The roof level contains a sculpted landscape with lounges and clubs. All units have direct exposure to and access from the ground floor, allowing intuitive exploration and orientation for the visitor. The design draws inspiration for the city of Barcelona through its materiality, tactility and the relationship between space and gastronomical experiences. The stacked terraces create clearly articulated environments, allowing both for a wide range of activities as well as intimate spaces for casual drop in on a 24/7 basis. This development merges landscape, leisure and gastronomy.

THE SOFITEL TAMUDA BAY SOFITEL’S LATEST PROJECT BY GM ARCHITECTS The Sofitel Tamuda Bay is a luxury five star hotel opened in June 2016 in M’diq, a town located on the northern coast of Morocco about 20 miles east of Tangier. For Sofitel, the Sofitel Tamuda Bay is the luxury hotel brand’s latest project and offers104 bedrooms and suites, eight bungalows and five villas spanning a total floor surface area of 38,128 square meters. Located on one of the most beautiful Moroccan beaches of the Mediterranean, and set against the stunning backdrop of the Rif Mountains, the Sofitel Tamuda Bay stands proudly in one of the most idyllic settings in the entire kingdom. GM Architects, under the leadership of Galal Mahmoud, were commissioned as architects and interior designers for the resort. The prize for “Best New Hotel” at the 2011 International Hotel Awards and for best ‘Luxury Beach Resort’ in Northern Morocco and the ‘World Luxury Hotel Awards 2016’ went to GM Architects for their work on this project. In addition, at the same ceremony in 2016 Sofitel Tamuda Bay won the ‘Great prize’ of the year. Today’s clientele in the luxury hotel sector searches for aesthetics, quality and excellence. The Sofitel Tamuda Bay, as with most hotels within the Sofitel group, strives to anticipate and exceed such expectations. Tamuda Bay offers a genuine experience in French art de vivre combined with the refinement of an authentic Moroccan style.

ABOUT THE PROJECT The intent of our design is to take the advantage of the home’s classic inspiration, bring in additional modern materials and utilize a combination of simple lines with contemporary furnishings and accessories. Moreover, presenting this inspiration for the goal of our project provides support for the entire concept and offers jumping-off points for details such as murals, colors and decorative elements. These specifications-details with the harmony of the colors used, furniture approach, flooring choice, and other main details were to create a cohesive luxury design and comfortable areas that fulfills the project´s requirements.

It was a big challenge to combine a leisure club with an administrative building on the same plot and with agricultural environment and green surroundings. We wanted to preserve as much as possible; we wanted to fit in as much as possible; so we decided to focus on creating an “Ecological Sustainable” Project. This resulted in a building having same cubic continuity with the existing one, but also offering a sloping green roof; thus forming a hillside - as a reflection of the surrounding mountains - and creating a sunken outdoor courtyard to host the outdoor Leisure facilities such as the Olympic sized swimming pool also, the kids area and pool, a restaurant-café, party amenities as well as four playgrounds. Thus, we generated more privacy for outdoor Leisure visitors away from administrative dwellers. This sloped green roof made the rainwater collection more evident to reuse. Solar panels were also mounted on the south-facing slope of the green roof to offset some of the building energy output. While green walls were installed in front of the double glazed energy efficient facades. Behind these planted walls, the three-storey building contains a spa center and a Fitness Club as well as a cafe and an administrative floor.

ABOUT THE PROJECT Its powerful contrast between its opaque and closed external appearance and the intensity of the light provided by courtyards, gives strength to its interior space. A large villa featuring two volumes ( ground and first floor) , inscribed in a regular form, enclosed within a peripheral stone wall, and organizing: 5 Bedrooms each with its private toilet, Salon, Dining, Kitchen with open Lounge Bar and a complete secret family zone extended entirely on the landscape and provided by living area, mini kitchen and dining space. It is based on neoclassical design that is inspired by classical and traditional antiquity and the way it deconstructs and recomposes the elements in a new expressive way. Light-cream, grey, black, beige, red, green, gold and terra cotta are used as accenting colors. The wallpaper is used with murals and ceiling decorations all of which created a luxurious look. Furniture is simple but geometrical made mostly of dark Zebrano wood. Marble and stone are used as floor coverings. Luxurious fabrics are used including silk and cotton. Urns, jars, pottery, screens, mirrors decorated the interior with moldings that extended from ceiling to the floor. A swimming pool features the house’s amenity, being as a strong aesthetic element and the focus of the entire landscape. It helps to control the flow of light, air, and view through it. Roofs are settled within an elegant triangular brick pediment.

Inspired by traditional Lebanese houses and looking to enjoy maximum daylight through glass walls, the client commited some head lines to his new residence. The main design charged by Kahil design was to combine those two factors and the result was this elegant house with a beautiful exterior including stone cladding, glass walls and wood ceiling. Built on the peak of a hill in Ansar, a village in South Lebanon, Fayyad Residence was blessed to have a site high with astounding perspectives from three directions to the mid town and valleys which surrounds it. The view from the residence was used as inspiration for the design. Facades, while each one has its own identity and at the same time connected and related together, are decorated by square columns with patterns, rectangular frames, wood curtains and glass walls. Those elements were merged to represent the magnificence of Lebanese villas. Large panoramic windows were distributed at different levels of the residence, and from which the views of the mountains and valleys, that surround it, can be pleasantly enjoyed. The formal concept of the plan is to create a perimeter box delimiting the ground floor that was reserved for all services starting by the kitchen, reception, salons and dining areas. In the upper level, away from social areas and aiming for some privacy, we will find the bedrooms where each one enjoys its panoramic views. The basement is a totally private floor where the family can enjoy large living spaces and outside it, the wooden terraces offer a perfect relaxing space to enjoy the swimming pool. Aside from the swimming pool, the house is surrounded by beautiful gardens of intense green that provides some privacy and relaxation to the social areas, also bring life and greenery to the interior of the house through its glass walls that allow constant visual invasion of the greenery in the summer, rain in the winter and exposes the view to the inside of the house, while maintaining privacy to the residents.

Currently under construction, Otunba Offices, a new low-cost and sustainable office building in Lagos, Nigeria received international recognition at the 2017 Architectural Review MIPIM Future Projects Awards in Cannes, France. Otunba Offices designed by Domaine Public Architects was awarded a commendation by the international jury in the “Offices” category. “We are honored that a sustainable office project garnered international attention setting a standard for innovative sustainable construction in Nigeria,” said Karim Fakhry, international principal at Domaine Public architects. “The Otunba project truly serves as an affordable, sustainable model for construction in fast economic growth settings. It emphasizes economical sustainable concepts easily replicated with minimal financial impact on project budget.” The MIPIM Architectural Review Future Projects Awards recognize planned or incomplete projects across 12 categories. The “Offices” category features projects that enhance their context and immediate environment and allow for productivity to flourish in the workplace. The awards were assessed by an international jury chaired this year by Paul Finch, editorial director of The Architectural Review and The Architects’ Journal. The Otunba Offices project serves as a spatial massing prototype that can be configured on various sites. An innovative manipulation of the 1916 New York zoning regulation. “The reverse setback strategy can be modified according to specific site constraints. Rather than serve as a model for maximizing built up area with a receding floorplate, the reverse approach emphasizes a minimized footprint and expanding upper floors.” explains Karim Fakhry. The massing approach allows a minimum built up area on the ground level and hence maximum public space. This allows for extensive viable communal areas on the scale of the neighborhood and city and establishes interneighborhood connections and expansive multi-purpose outdoor areas for social interaction.

INTRODUCTION Cemeteries design, whether based on religious beliefs or not, varied since the dawn of time from exaggeration as in the Giza Pyramids that turned tombs into landmarks, to minimalism in recent urban planning approaches. Nowadays, there exist a number of different types of cemeteries in use. Many have areas based on different styles, reflecting the diversity of cultural practices around death and how they changed over time. - Urban burial style, located in the interior of a village, town or city in moderate shapes, far from being aesthetically pleasing. - Monumental traditional style, with headstones of marble and granite, reflecting people with status and authority. - Garden style, making use of landscaping in a park like setting with well-planned walkways that give extensive access to graves. - Natural new style, motivated by the desire to be environmentally conscious with the body decomposing and becoming part of the natural environment. - Family or private cemeteries, where several families would arrange to bury their dead together near the family property. Even after being deceased, the human body is still a sacred component. Regardless of the different rituals and beliefs, all religions persist on a decent way to bury the dead. Here comes the concept of creating a space that isn’t a discharge place for human bodies, but rather a place for a spiritual experience and meditations on life itself and the loss of it.

The meaning of life originates from the pursuit of the essence in life. Taking off the gorgeous cover and abandoning all the pomposities, it finally goes back to the value in people’s heart and the truth of life. But art is unceasing exploration for human life, the repeated debating and rethinking, the practice and verification of life, which finally concludes as an idea and completes the art works. “The art of life, the life of art” is the core value of the design of the project which is aiming at to create a club of the sense of art. Different from the 2D approach of drawing, the sculpture is more stereoscopic and the sculptors complete the works from three-dimensional angle. Designer of this project is trying to realize the design of the space through sculpture, which adopts 3D modeling instead of 2D model.

ABOUT THE PROJECT This project is a modern classical interior design residence with is a rich combination of different types of materials such as marble, stone, textiles and wood but also a mixture of custom made furniture and famous ones such as Armani, Fendi, Koket, and Christopher Guy. You will notice the presence of modern style and classic one working all together in harmony. All decorative items from vases to paintings are brought from different countries like France, Italy, Greece, Bali, Thailand and more and it reflects the client’s taste especially that she loves to travel a lot and bring souvenirs to keep these good memories alive. Some of the project strength is the custom made suspended bottles holder of the bar which is made of heavy wood hanged only from both ends which was hard to execute. Also the TV wall is a one piece marble that has been implemented in a way to install perfectly the fireplace. The light has a big role in our project and most of the lighting items are brought from abroad.

ABOUT THE PROJECT Nancy Kai Design Studio is a modern and luxury Interior design studio that has created this remarkable home. Interior Space Combining the Luxurious finishes with a touch of modernism. The Villa merges with the accompanying garden and is full of details. Indoors are clear elements of luxury, for example the wooden verticals bars at the entrance that lead the visitor out of the villa and into the stunning outdoor. The Indoor water fountain creates a living space full of life. The outdoor is a focal point of the home, the Pool main wall is beautifully covered by a playful mix of stone, wood and lighting fixtures. A modern wonder, the design nevertheless adopts certain classic principles in the form of the chandeliers and marble floor cover. Each area of the home is bespoke, with its own personal touches. The basement is a private area; we see a more relaxed modern spirit for the family and friends to gather and watch a movie or play billiard. Intensely private, the residence is clearly unique and a home to a family with an appreciation for the finer things in life.

2013, architects of smartvoll came out as winners at the internationally advertised contest for the loft in the Panzerhalle. Their design captivates through specific, spatial dramaturgy. On 350 square meters and two storeys, the classic idea of a “loft” is noticeable, yet is being reinterpreted in many regards. “I never play with the façade, I do not live there“, said Adolf Loos. As Loos has concerned himself with definitions of space, smartvoll does the same, more than 100 years later. A special focus lies on the exhaustion of materials and of what is technologically possible. Architecture unfolds on the inside. The room- and material-concept develops the encountered and retains the established. Smoothed and waxed concrete is one of the decisive materials for shaping the interior. “We wanted to revitalise the space’s original charm. Magnanimity and a spatial experience of both storeys were priorities. In all dimensions.”
