Our role included the design of a major basement located below the rear garden to extend the living space in this luxury home and detailed planning of the landscape and the long canal feature.
This new apartment block at Mayfair will contain five town-houses, three penthouses, a mews home and apartments. Under the design and build contract, Ayesa has provided a full civil and structural design service. of the six-storey basements beside listed buildings poses a significant challenge. Ayesa’s role included detailed movement assessment which guides the basement excavation and propping sequences.
Hamilton Drive is a stunning collection of ten newly constructed Georgian townhouses with two-storey basements as well as a stand-alone villa, including a single basement and swimming pool. Utilising a world class team of design professionals, including Robert Adam of Adam Architects, Ayesa provided structural design expertise under the design and build contract for permanent and temporary works for this luxurious 7,000m2 development.
PROJECT: Construction of 5th floor penthouse apartment on existing residential block.
EXPERTISE: Ayesa was appointed to undertake a feasibility study to analyse and ensure the structural capacity of the existing building.
VALUE: Our team helped develop a construction sequence which minimised the construction impact on the existing tenant which was a key concern for the client.
CLIENT: IJM LAND
PROJECT: A luxury residential development with 350 apartments and a 230-bed hotel, together with retail and leisure facilities. The site sits over the docklands light railway and cantilevers over a Network Rail viaduct.
EXPERTISE: Our team provided expertise for all phases of the project: undertaking temporary works design and railway approvals for the encapsulation works, category 3 checking of the structural design for phase 1 and the CEM role on phase 2. The team also undertook condition surveys and movement monitoring of the existing viaduct.
VALUE: The project required careful co-ordination with Network Rail and the dlr to ensure that the designs do not adversely impact the operations or safety of the railways. our contribution has been critical in obtaining the necessary approvals.
WE COLLABORATE WITH ARCHITECTS, CONTRACTORS AND STAKEHOLDERS TO PROVIDE INSIGHT AND THINKING THAT CAN DRIVE PROJECTS TO NEW HEIGHTS.
The brief was to create a new 450 square metre photography studio, office and living space. We assisted in developing the scheme by introducing complex steel framing to support the existing warehouse across its full width. This created a large open-plan space and maximised levels of natural light.
A £10 million project to develop retail, office and residential space including the construction of a basement for car parking and ancillary accommodation. Located in the heart of Chiswick, Ayesa was appointed structural engineers and provided the following services: we oversaw the building of structural elements on the site, completed site investigations and developed the structural design scheme.
22 BISHOPSGATE, LONDON EC2
A 62-storey multi-purpose tower with restaurants, offices, viewing galleries and retail. The new developers wanted the re-design to incorporate the completed works on the previously stalled ‘Pinnacle’ building into a new core. Ayesa designed the temporary core support. We identified five existing steel columns close to the new core and used these to produce a grid of walls to transfer the core loads into these columns during construction.
CLIENT: Colliers International
PROJECT: 45 Folgate Street provides office space of almost 21,000 sq.ft. Collaborating with the project team, we transformed the building from a dark interior to an exciting light-filled office space.
EXPERTISE: Our provided a full structural design service across all retained and new structures.
VALUE: Preliminary works revealed beautiful concrete coffered ceilings which were integrated into the design, which reduced costs and programme. The construction of a pitched roof above the original top floor created a wonderful double-height work space.

PROJECT: Highcross Shopping Centre Leicester - refurbish & reconfigure.
EXPERTISE: Detailed design of the refurbishment of the west wing of Highcross Shopping Centre in Leicester providing additional retail space, parking, new mezzanine space, infilling of the escalator void and reconfiguring cores.
VALUE: The façade treatment of the new externally facing units references the centres’ existing architecture and materials, with a focus on maximising shop front opportunities and increasing the visibility of the new units.
CLIENT C.RO Ports
PROJECT: Purfleet Thames Terminal - multi-storey car park
EXPERTISE: We were appointed to provide full structural design services through the planning, tender and construction phases of the multi-level car park.
VALUE: Our structural team modified the concept layout provided by the client, amending the access ramps and floor plates to maximise the amount of car parking spaces provided. the superstructure consists of a braced structural steel frame with steel columns on a regular grid of 13.8m x 9.5m.
Ramsgate Library is a Grade II listed building which was destroyed by fire in 2004. Ayesa was appointed as part of the design team to re-construct a completely new framed building, retaining only the façades to preserve the building’s historical characteristics. We designed the new construction to maximise the energy efficiency as well as natural light and space.
Phase 2 at the Grade II Listed Imperial War Museum London included significant structural alterations and provided for new learning spaces, refurbishment of toilet facilities and upgrading the HVAC services. Buxton appointed Ayesa to design the following structural elements:- steel connection design, detailing of composite slabs and temporary works and design of the deck in the rear yard. The museum remained open with minimal disruption for both visitors and back of house staff during construction.
An upgrade to the National Maritime Museum included a 35,000 sq.ft. workshop with storage facilities, laboratories and a visitor’s centre at Kidbrooke. Ayesa provided full civil and structural engineering services. Key concerns centred around tight tolerance on floor movements for the high-density racking scheme, and fire design requirements for the storage of rare artefacts. Using both value engineering and designing innovative alternative foundations, we delivered the project on budget.
CLIENTS: PCC of St George’s Bloomsbury
The World Monuments Fund in Britain
PROJECT: St.George’s Church is a grade I listed building in Bloomsbury. it is considered by many to be the masterpiece of baroque architecture and is also Nicholas Hawksmoor’s last great project.
EXPERTISE: Our conservation team provided expert solutions, including repair of the roof and stonework, reordering the church east-west and returning the undercroft to full use.
VALUE: An unused space in the tower was re-designed to accommodate building services. This is an awardwinning project for architecture, conservation and craftsmanship.
The local authority and Picturehouse Cinemas came together to create a public library and cinema on the site of Nettlefold Hall, West Norwood. Ayesa’s team of experts in London carried out varying works to fulfil the scheme. Works included overseeing demolition of the existing office block, retention of the library and construction of a five-storey building with four cinemas, café, bar, and a community centre.
Tooting Bec Lido is one of the largest open-air pools in Europe at 100 yards long and 30 yards wide. Working alongside David Gibson Architects, our team in Ayesa London delivered structural engineering expertise on the development including new social facilities at the pavilion.
The project in conjunction with Brookfield Multiplex & Gibberd Architects, transformed this Grade II listed house and estate into a luxury 5-star hotel resort. We provided full structural engineering and conservation design for this impressive project which included renewal, renovation and conversion phases. We also designed a new spa facility below ground level and repurposed the Grade II Winter Garden into a function and event space.
CLIENT: Elmbridge Borough Council - £18m PROJECT. Design and build contract with Willmott Dixon under The IESE framework.
PROJECT: We provided full civil and structural design services for a new leisure facility. it comprises an eight-lane athletics track, two full-size all-weather football pitches, practice pitches, clubhouse and grandstand.
EXPERTISE: Our team designed the new clubhouse with a braced steel frame supporting the roof and precast first floor.
VALUE: Our ground improvement expertise was used for the sports area and comprised excavation, sorting and replacing soils to provide a stable base for the track.
Surface water was engineered to attenuate in a drainage layer beneath the track and pitches before discharging to the Thames river.
Ayesa has a long association with the Brit School, the only free Performing Arts and Technology School in Britain. From concept to completion, we provided expertise for a new rehearsal room and classroom extension. Recently, we helped construct new music practice rooms. Construction had to be completed in a short timeframe during the school holidays to minimise disruption. The works included a steel frame, fair face blockwork, composite concrete and metal deck floors.
Ayesa has undertaken a range of studies and projects for the school over the past five years. These include condition surveys of buildings and bridges, load capacity assessments, repairs and remedial works and extensive refurbishment of the café area.

CLIENT: OSBORNE CONSTRUCTION - TEMPORARY AND PERMANENT BUILDING DESIGN
PROJECT: Royal Academy of Music | £12m project
EXPERTISE: The brief required removal of the existing theatre roof (which was complicated due to the adjacent listed buildings) and the replacement with a new structure which provided for additional rehearsal/performance spaces and an extended orchestra pit.
VALUE: Assistance in tender preparation included construction methods and sequencing. a key concern to the client was to ensure minimal disruption to the academy during works. We used construction sequencing to minimise temporary propping of the orchestra pit. we also installed box frames into the listed building which avoided ‘needling’ the almost 200-year old walls.
University College London Hospitals (UCLH) are developing a new Proton Beam Therapy (PBT) facility to treat difficult cancers; the structure includes one of the deepest basements in London with an excavation depth of 28.5m below street level. Our specialism in design of the deep diaphragm wall and the foundation piling was a key part of the project. We also advised on the construction sequence to minimise ground movements and to achieve the optimum solution.
Ayesa provided structural engineering expertise on the development of a £2million construction project to deliver a new adult resource centre, from planning to tender in a tight 2½ month time frame. The crescent-shaped single-storey building required a complex curved steel roof. The steelwork is exposed requiring care in the setting out and detailing to ensure compatibility with the internal arrangement and design aesthetics. This project was awarded a ‘Special Judges Award’ at the Better Healthcare Awards.
We have worked with St. Barts for over 20 years across numerous projects. Our first commission was a £13.5m West Wing refurbishment which was awarded the 2005 ‘City Heritage Award’ and the 2004 ‘NHS Best Patient Environment Award’ and serves as an exemplary project for other NHS Trusts and project managers. Presently, (in conjunction with Kier Construction), we are appointed as structural and civil engineers on a £35 million PPI to completely refurbish three buildings at the hospital including a private patient unit (PPU) for Nuffield Health.
PROJECT: In 2005 the Trust embarked upon an extensive redevelopment programme using PFI funding to Transform the 900-year-old St. Bartholomew’s Hospital into a modern, high-tech facility. The first phase was completed in May 2010 with the final PHASE in 2016.
EXPERTISE: We worked with Skanska and the design team during the tender period of one year. Collaboration across our teams was key to exploring solutions for old and new buildings, drawing on existing knowledge of the site and sharing conservation skills and practices. our role included development of ideas and schemes for the renewal followed by the detailed assessment and design of all the retained and modified buildings.
VALUE: Construction on this busy site was extremely complex, as the hospital had to remain fully Operational at all times. the project was completed in several phases and was delivered to tight deadlines. the 700,000 sq. ft. redevelopment of this historic hospital has enhanced the patient experience providing a light, airy and ‘outside in’ relaxed environment.
