CEDAR CROSSING, SEATTLE, WA, USA_2022 Client: Bellwether Housing & Mercy Housing NW Size: $61 Million, 265,417 ft2 Role: Project Manager, Sector Leader DESCRIPTION: A 250 unit transit-oriented development at 6600 Roosevelt in Seattle, a site adjacent to the future Roosevelt Link Light Rail Station. Sound Transit awarded a nonprofit joint develpment team to progress a mixed-used TOD as showcased in a preliminary design process. This represents a significant step forward in achieving Seattle’s Housing Affordability and Livability Agenda (HALA) goals for more afforadble family–sized apartment units, which lead the Office of Housing to commit its largest source of 2017 funding to this development that will serve individuals and families making between 30-60% AMI. Outside of much needed housing, Cedar Crossing will provide an early learning center, more than 12,000 sf of retail, and a thru-block connnector to a future neighborhood greenway and access to a new light rail station.

THE POSTMARK, SHORELINE, WA, USA_2020 Client: The Wolff Company Size: $33 Million, 325,894 ft2 Role: Project Manager DESCRIPTION: The proposed is a market-rate multi-family development on a 1.85 acre site that served as a USPS office facility before demolition. The building program consists of 243 units with a mix of studios, 1-bedroom, 2-bedroom, and 3-bedroom units within two L-Shaped buildings of wood construction over a concrete podium with below grade parking. The residential buildings enclose a dedicated resident open space, and one-story clubhouse filled with amenity program. The building is proposing pre-fabricated, as well as CLT construction.

REVEL ISSAQUAH, ISSAQUAH, WA, USA_2019 Client: The Wolff Company Size: $30.8 Million, 187,645 ft2 Role: Project Manager DESCRIPTION: With 146 units, this proposed senior housing development on a six-acre site is planned to connect to a neighboring multi-family development of nearly 400 units using a pedestrian bridge over Schneider Creek. The proposed building will contain extensive resident amenities including an indoor pool, dining hall, commercial kitchen, salon, as well as activity and fitness ares. The building is composed of four stories of wood construction over one story of concrete podium, and surrounded by extensive open space.

CITYLINE II, SEATTLE, WA, USA_2018 Client: The Wolff Company Size: $27 Million, 184,075 ft2 Role: Project Manager DESCRIPTION: This 67,950 sf transit-oriented site will consist of 155 market rate apartments and walk-up style townhouses in a two building configuration of wood framed construction over concrete podium for 126 parking stalls. The building configuration creates a strong through-block pedestrian connection that will link Phase II to the neighboring Phase I apartment buildings, and out to a very active right-of-way that connects residents to extensive shopping and transit. This development will include a 10kW PV system, and amenities.

BB6 (Bell, Battery, & 6th), SEATTLE, WA, USA_2016 Client: HB Management Size: $278 Million, 921,267 ft2 Role: Project Architect, Deputy PM DESCRIPTION: The proposed 38,944 sf half block site was a planned mixed use development at 2326 6th Avenue, which would require the demolition of an existing two story Antioch University building and surface lot. The development featured two 41 story residential towers with 1,016 residential market-rate units, nearly 16,000 sf of commercial uses and over 600 below-grade parking stalls. An addendum to the downtown height and density changes EIS was prepared. The objective was to successfully navigate through the entitlements process.

HYATT HOUSE SEATTLE/DOWNTOWN | SEATTLE, WA, USA | 2015 Client: Kauri Investments Ltd. Size: $23.5 Million, 115,048 ft2 Role: Staff Architect, Construction Administrator DESCRIPTION: Once a surface lot this triangulated site has become a recent fixture in the heart of Seattle’s Urban Core with more than 172 units allocated for a mix of hotel room keys, and apartment style living. This eight-story building was constructed using pre-fabricated systems to help streamline the construction schedule, maximize thermal performance, and avoid the use of scaffolding on a site restricted by the Monorail that runs along 5th Avenue North.

DESCRIPTION: As the fourth building in a three phased development plan, Building E fronts South 144th Street and is situated directly across from the landscape plaza to the north. This five-story mixed-use building features 125 affordable senior apartments with a portion of the street level uses dedicated to commercial tenant space and a police resource center. This building will help activate a development shared in part by a new public library, a centralized landscape plaza, a community commons, and additional residential units in Buildings A, B, and D.

DESCRIPTION: As the third building in a three phased development plan, Building D fronts a stretch of land along Tukwila International Boulevard south of South 144th Street. This six-story mixed-use building features 68 affordable senior apartments with the first and mezzanine levels designated as the new headquarters for SHAG. This building will help activate a development shared in part by a new public library, a centralized landscape plaza, a community commons, and additional residential units in Buildings A, B, and E.

KING WORLD TECHNOLOGY CAMPUS | JIAXING, CHINA | 2012 Client: Shanghai New Huanpu Real Estate Co.,Ltd 上海新黄浦置业股份有限公司 Size: ¥500 Million, 168,659 m2 Role: Co-Manager & Design Lead DESCRIPTION: Designed with a retail gallery flanking the east, and outlined by a lake to the west, this 83,687 m2 site packs a broad range of program into an efficient space. An underground parking garage allows the site to establish extensive landscape vistas, and plazas that afford occupants areas for leisure, and a softer image that contrast and support the hi-tech building aesthetics that surround. A total of (30) buildings occupy this site and consist of an exhibition building, low-rise business villas, mid-rise R&D stations, a high-rise office building, high-rise SOHO apartment & office towers, and a 100m high-rise hotel.

BAIXIA HIGH-TECH PARK | NANJING, CHINA | 2012 Client: Nanjing Investment & Development Co.,Ltd. 南京下产业园区投资发展有限责任公司 Size: undetermined, 306,180 m2 Role: Co-Manager & Design Lead DESCRIPTION: This once divided site on two plots totaling 55,516 m2 is held together by a combination of material palette, building program, and landscape elements. The design allows the possibility for venture, research, and entrepreneurial opportunities to intersect. The exhibit and conference center, mid-rise R&D clusters, high-rise; incubator towers, business hotel, and office tower are connected by service podiums and landscape berms that were initiated to balance nature with technology.

RESIDENCES AT FRANKLIN PARK | DENVER, CO, USA | 2011 Client: Central States Development Size: $12.5 million, 67,719 ft2 Role: Staff Architect, Co-Designer, C.A. DESCRIPTION: This 92 unit affordable senior living high-rise complex built in 1972 with the support of LIHTC’s, and HUD funds was able to updated the building skin and envelope, modify interiors, and placed balconies as part of the renovation process. URBAN PEAK “THE SPOT” | DENVER, CO, USA | 2011 Client: Urban Peak Size: $1.2 million (phase I), 3,213 ft2 Role: PM, Project Architect, C.A. DESCRIPTION: Once the Film Exchange Building for Paramount Pictures Distribution Corporation, this 1936 brick building in downtown Denver has been the home to Urban Peak a 501c3 organized to help homeless and at risk youth. This renovation was designed to expand necessary services for these youth by providing a commercial kitchen, laundry room, shower rooms, clinic room, and addition services in the first of three phases.

Subsequent to the Phase I Maplewood Apartment Renovation, this new clubhouse as part of Phase II development was constructed to accommodate permanent leasing offices, meeting rooms, and a community center for the existing apartment complex. The project employs a 4-3-5 Corvid Radiant Wall configuration with an operating temperature of 70°f and a R-value of 34.66. Additional sustainable features include: radiant floors, occupancy sensors, structural insulated panels (SIP’s) on the roof, energy recovery ventilation (ERV), natural daylighting that includes clerestory & borrowed interior light, insulated windows, solar thermal panels for heat supply & domestic water, and a 50-panel (10kW) photovoltaic roof system.

HEAD START CHILD CARE CENTER | LAKEWOOD, CO, USA | 2010 Client: City of Lakewood Cost: $1.1 million, 3,700 ft2 Role: Job Captain, Graphics, Wall Analysis DESCRIPTION: As a certified LEED building this early childhood development center is a first of its kind to implement an intelligent wall system. The Corvid Radiant Wall is a 4-3-5 inch layered wall system that employs radiant tubes that allow thermal rates to remain at a consistent temperature year-round for efficiency and comfort. Additional sustainable features include; radiant floors, daylighting, and insulated windows. The use of geometry in elements like windows, canopies, and benches in conjunction with natural daylighting and a vibrant use of colors help encourage education, humanize the building scale, and generate an energetic atmosphere for students.

DESCRIPTION: A playhouse design for Rocky Mountain Communities with intentions to be raffled off at the Taste of Colorado a local food and music festival located in Denver’s Civic Center Park. The concept was to create a kit-o-parts that could be assembled, dismantled and reconfigured for a dynamic playtime experience.

Each progression of the prototype allows opportunities to improve building systems and efficiencies, while narrowing building budgets. Daylit classrooms, colorful interior and exterior material palettes, and playful window articulation gives each school a motivating atmosphere.
