Location Address:Amherst Street Woodbridge Context:Woodbridge is a historical part of Perth backing onto both the Helena and Swan rivers. Amherst street runs parallel to the midland line train tracks and the selected site is a 1 minute walk from the quiet woodbridge train station and a 2 minute walk from woodbridge primary school aswell as being very close to an extensive range of shopping amenities. Woodbridge is 14km from the Perth CBD and in 2011 had a population of 1,142 people. The median age of people in the area is 41 however this age is declining as a new wave of young professionals is moving into the area with the redevelopment of the midland workshops. The average house prices in woodbridge are $440,000 almost $100,000 less the city average, making this a prime spot to be developed. Climatic:Woodbridge maintains a slightly below average temperature being low lieing and so close to water sources. There is also a signiďŹ cant amount of green space including several nature reserve and ďŹ elds within the area. Land use:Most land in woodbridge is utilized as residential and education. Neighboring midland and being close to the city via train most of the population works in these areas leaving woodbridge free for housing. The current redevelopment of the midland workshops however is forecast to revitalize the currently stagnant and the completion of the new swan hospital set for 2016 will further revitalize the area. Lot features:The chosen lot on Amherst street is currently vacant and almost completely at, the neighboring houses maintain a reasonably historical feeling and for the most part are well maintained workers cottages, opposite the block is several mature trees which border the train line which should aid with the climate of the area.
