Karen Kocik and Tom Stephens are two inspiring individuals who did not hesitate to show a helpful hand to neighbors in need in a midst of a global pandemic. This year has been especially hard for local low-income families and senior citizens and these two volunteers stepped up to manage projects that helped those most affected by the pandemic. Karen, as Volunteer Project Manager, worked throughout the spring of 2020 on the renovation of the Orange Senior Center. Over 80 seniors are now enjoying a redesigned and beautiful community center! Karen stated, “I notice the capacity to quickly adapt and rebound at BGF. Always. Oh, we can’t do something this way, let’s do it that way. That is very evident to me with this organization.” Karen has volunteered over 200 hours with Building Goodness Foundation (BGF) over 10 years on six projects including one in Pearlington, MS. Tom volunteered over the summer to be BGF project manager for our Abundant Life project. Abundant Life staff can now conduct programs in a new, sheltered space outside for everyone’s safety. Tom has volunteered over 420 hours with BGF over 15 years on more than 20 projects including a trip to Haiti. Both the Orange Senior Center and Abundant Life project engaged over 70 volunteers totaling over 300 volunteer hours. BGF adapted local work to address COVID-19 and volunteer groups by creating small shifts to keep people socially distanced and safe, creating shorter shifts to reduce the exposure to multiple people, and requiring masks when on the job site. Working with BGF, Skip Wootten embodied the spirit of community, quality craftsmanship, and volunteerism. Through this award, BGF honors Skip’s approach to life and recognizes the outstanding service of a current volunteer. About Building Goodness Foundation: Founded in 1999, Building Goodness Foundation is a Charlottesville based nonprofit construction organization. We connect skilled volunteers from the design and construction industries
Hope’s Legacy Equine Rescue, Inc. is proud to announce that it’s been accredited by the Thoroughbred Aftercare Alliance (TAA) for a two-year term. TAA-accredited organizations undergo a thorough application and inspection process prior to accreditation to ensure they meet the TAA’s extensive Code of Standards that reviews the organization’s operations, education, horse health care management, facility standards and services, and adoption policies and protocols. “We are incredibly honored to be part of the TAA network,” said Maya Proulx, Executive Director of Hope’s Legacy Equine Rescue. “This is a culmination of a year’s work, making sure we had all of the requirements in place. The entire process has made us a better organization overall.” Hope’s Legacy Equine Rescue joins 80 other accredited organizations in North America and is one of only four TAAaccredited organizations in Virginia. The TAA further works with these organizations to award grants to assist in retraining and rehoming retired Thoroughbreds. Ongoing updates and re-inspections are required of all organizations as a condition of TAA accreditation. Thoroughbreds are one of the most common breeds of horses Hope’s Legacy Equine Rescue has taken in over its 12year history. “People don’t often think about what happens to a racehorse after they leave the track,” said Proulx. “Rescue operations help retrain those horses as great trail horses, eventing and hunter/jumpers, or retired companion horses. The possibilities for these majestic animals are endless.” About Hope’s Legacy Equine Rescue, Inc.: Hope’s Legacy Equine Rescue, Inc., a 501(c)(3) nonprofit organization located in central Virginia, has taken in over 335 horses, donkeys, ponies, mules, and miniature horses since 2008. The organization works with Animal Control agencies and owners surrendering their animals. Hope’s Legacy rescues, rehabilitates, and whenever possible, adopts out equines to new, loving, and well-matched homes. More information is available at www.hopeslegacy.com.

North Downtown & Belmont:
historic & happening BY KEN WILSON
S
ue Foster grew up in the city of Charlottesville but lived out in the country for 42 years. “I couldn’t wait to get back in town,” she says of her move to the North Downtown neighborhood 23 years ago. “I love the city sounds, the sidewalks, the people walking by, the streetlights. I have always loved North Downtown. One reason I moved here was to relocate my bed and breakfast,
and this was the perfect place to do so.” Of course it was. With its lovely Jeffersonian architecture, its leafy streets, and its proximity to the city’s most attractive restaurant, shopping and entertainment area as well as to Route 250, the neighborhood just to the north of all this history and handsomeness is one of the most desirable in the city. Officially designated North Downtown, this historic district runs from
McIntire Road at its western edge, just across from McIntire Park, north along Park Street, whose stately and historic homes are the largest in the area, south to the railroad tracks, crossing them at Avon Street. Single-family homes, apartments and condominiums may be found throughout the area. Take an uphill stroll on leafy 2nd Street NE, slowly if you must, or slowly just to enjoy the lovely old trees and
the handsome old brick homes. Cross East High Street to East Jefferson. A block east is Holy Comforter Catholic Church, dating to 1906 or so, and down one more, beside the Albemarle County Court Building, is Court Square Park. The square is the oldest section of the city and was its first commercial center. Some buildings here date to the early 1800s. The carefully restored homes in Court Square date as far back as late 17th

10 century. The area’s largest homes, also
historic, line nearby Park Street. But don’t stop now, keep heading south. Continue past First United Methodist Church and Emancipation Park on your right and Albemarle Historical Society, original home of Charlottesville’s first public library, and its successor, the Jefferson-Madison Regional Library, on your left at Market Street. The next short block slopes downward, and there you are on the Downtown Mall—an eight-block stretch bounded by the Omni Hotel at its west and the Sprint Pavilion on its east. A busy commercial street in the early 20th century, today it’s a bricked-over, tree-lined pedestrian’s delight, with mature willow oaks, planted in 1976, and the same, varied and lovingly detailed old buildings, now brimming with bookstores and coffee shops, bars and bistros, galleries and historic theaters. Claim a spot at one of the restaurants or cafes with outdoor seating (coffee will keep you warm), relax, hail a passing friend or two, or just sit back and watch the dogs and dog walkers. You may feel like you’re in Europe, but you’re actually in the heart of the city. “The Downtown Mall,” as Cynthia Viejo Associate Broker with Nest Realty puts it, “is the soul of Charlottesville.” The Violet Crown Theater, currently operating on a limited schedule, is the place to enjoy classic, independent and newly released Hollywood films while enjoying beer, wine, cocktails, and fancy bites. The Virginia Discovery Museum
the booths at Charlottesville City Market on Saturdays from 8:00 a.m. to 12 noon in good times are stocked with fresh fruit and produce, coffee, eats, and arts and crafts. Currently Charlottesville City Market to Go offers COVID-safe drive through pickup. Over on Perry Avenue and McIntire, Transfiguration Greek Orthodox serves delicious meals at its Greek Food Fests, each spring and fall.
Condominium Living The condos at stately 500 Court Square, located on a high ridge two blocks off of the Mall, are the oldest in the area. Originally the Monticello Hotel, the building was designed by the renowned architect Stanhope Johnson but renovated and converted to residential and commercial use in the 1970s. The upper eight floors hold residential condominiums. As one of the tallest buildings in Charlottesville, 500 Court Square has commanding views of the southwest mountains and the Albemarle County Court House. Many of its two- and threebedroom condos have undergone complete or partial renovations. With two bedrooms, one bath and 1,004 square feet in all, Apartment 904, with an estimated value of $424,163 is typical. Roger Voisinet, Associate Broker with ReMax Realty Specialists, moved to Charlottesville in 1977 from Montreal. In 1980 Voisinet became one of the first people to live on the Mall when he moved into its first condominium conversion buildings at 107 W. Main St.

Just a block off the Mall, the Colonial Revival style brick building now housing the McGuffey Art Center dates to 1916 and was originally McGuffey School. First Fridays browsers see monthly exhibits and open studios of local artists. Classes are offered as well. Steps away is the McGuffey Park playground. The grey stone and stained-glass windowed building across the street is Christ Episcopal, whose cornerstone was laid in 1895. Beautiful brick Congregation Beth Israel on East Jefferson is a Reform synagogue, dedicated in 1883 on the site of Jefferson-Madison Regional Library, rebuilt in 1904 and attractively added to in the late 1990s. Not far away is Renaissance School, a college preparatory high school for high ability students in the arts, sciences, and/ or humanities. Close by is Village School, serving girls in grades five through eight. Back on Market Street, Market Street Market grocery sells staples and indulgences. Across the Mall on Water Street
attractive, settled quality, and has become one of the most popular residential areas of the city. With homes today averaging a little under $235,000 in value, Belmont attracts young families and eager renovators, as well as sharp-minded investors. It’s also the place to find some of the most exciting food in what’s become well known as a foodie lover’s town. Small plates lovers flock to Mas Tapa, with its brilliant contemporary takes on traditional Spanish dishes. The wood-fired oven is the star at Lampo Neapolitan Pizzeria, which offers anti-pasta and more besides its seven different “Pizze.” Tavola serves rustic Italian fare in an elegant atmosphere, and Quality Pie, with its dinerstyle ambience in the historic Spudnuts donut shop, offers sophisticated comfort food for breakfast, lunch and dinner. the building of the Old Belmont Bridge in 1905. This bridge stood until 1961 when the New Belmont Bridge that connects Ninth Street and Avon Street replaced it. While the neighborhood was middle and upper class, during the early 1900s, it was also the site of a carousel, a carnival, a circus lot near the railroad tracks, and an annual gypsy camp no less. Starting in 1941 its southeast corner held the Albemarle Livestock Market, and a number of small pig farms, giving rise among more well-to-do Charlottesvillians to the belittling nickname “Hogwaller.” More recently a sleepy, lower middle class community, Belmont began attracting young professionals and creative folks in earnest in the early 2000s, as commercial and residential prices nearer the Mall skyrocketed. Today, with its crosswalks, trees, and planters, and buildings dating back to the early 1900s, it maintains its

The area’s latest condos are in the Eleven:30 project on East High Street. Ten residential condos designed for work-at-home professionals surround a landscaped courtyard with two commercial condos in the front facing East High Street. Each of the two commercial condos has a one-bedroom apartment on the second floor which can either be used by the office or leased separately as a residence. “This is the only project of its kind that has a courtyard concept and a medium density footprint,” Voisinet says. “In a little over half an acre we have $5 million of real estate and 12 condominiums. Two out of the twelve condos are zoned commercial, so we have two building companies who have bought the condos and they have an apartment upstairs that they rent out or they use for their own purposes.”
operated farms for its hearty American fare, and for the area craftsmen whose talents grace the building and the beautifully appointed interior with local artists’ paintings and stained glass works. Three-acre Belmont Park boasts large shady oak trees, benches, picnic shelters, a playground and basketball court, and restrooms—not to mention panoramic, 360-degree views of the city and the Blue Bridge Mountains. The Bridge Progressive Arts Initiative, on Monticello Road just across the Belmont Bridge from the Mall, bills itself as an “inclusive organization serving artists and thinkers who want to share knowledge, challenge one another, and engage in the progressive expression of diverse ideas.” Its goal is to bridge diverse communities through the arts. Homebuyers looking for recent construction can find it at Belmont Station, which opened in 2017 and offers a total of 40 units in two customizable townhome plans with sizes ranging from 1487 to 2239 square feet. Twenty-two Belmont Station homes sold in 2019; prices ranged from $327,005 to $433,002. The warehouse-style loft building called Belmont Lofts features 42 residences—studios to luxury penthouses with roof terraces overlooking Downtown and Monticello to the east—ranging in size from 800 to 2,200 square feet. Residents enjoy award-winning architectural design and a three-acre park with a garden. One Belmont Lofts home sold in 2019, for $403,750. Twenty-seven three-level Belmont Village townhomes are located on the corner of Monticello and Quarry Roads. Six homes sold in in 2019 for prices from $285,500 to $306,000. Forty-one single family homes sold in Belmont in 2019, for prices ranging from $140,000 to $582,000. Overall, walkability to the Mall and its vibrant cultural and commercial life make North Downtown and Belmont enticing neighborhoods. Low inventory and low interest rates make for a robust home market. Go have a look!

A few blocks southeast of the Mall, the southeast corner of the city actually, is historic, happening Belmont. The 403-acre neighborhood is bounded by the CSX Railway on the north, Moore’s Creek on the south and east and 6th St. SW on the west. Modern-day Belmont is actually the combination of the Belmont and Carlton neighborhoods. Dating to the late 19th Century, Belmont consists primarily of two “1890’s era subdivisions, “Belmont” and “Carlton.” The neighborhood serves as a significant entrance to the city from Monticello as it is easily accessible to I-64 by way of Monticello Avenue (Route 20). Its hilly streets afford excellent views of both the Downtown and the surrounding mountains. Originally, the county estate “Belmont” was the prosperous farm estate of John M. Carr, the nephew of Dabney Carr, a boyhood friend of Thomas Jefferson. The Belmont Mansion got its name from the farm when it was built circa 1837 by the original owner John Winn. The neighborhood of Belmont grew with

When it comes to housing,
little things shouldn’t make a difference.
If you have children or are pregnant and a landlord refuses to rent to you, requires a higher security deposit, limits the use of facilities, or says you can only live in certain areas of a housing complex ... that could be discrimination. And housing discrimination because of familial status is against the law. If you believe you may be a victim of housing discrimination, contact HUD or your local Fair Housing Center:
Your Choice. Your Right. Your Home. A public service message from the U.S. Department of Housing and Urban Development in partnership with the National Fair Housing Alliance.
