iven all that 2020 has wrought, you might be tempted to turn the page on your calendar and wait for a new year before putting your house on the market. Surely 2021 will bring better vibes and a better market for selling your home, right?
Maybe, Maybe Not The conventional wisdom is that people don’t buy homes during the holidays. Everyone will be too busy with their families and whatever else it takes to put 2020 behind them. Besides, how many homes can possibly be on the market during the holiday season? Furthermore, you’d be crazy to have to deal with strangers traipsing through your house when you are trying to focus on celebrating. That may be your initial reaction, but before you dismiss the idea of selling your home during the holidays, ask a

couple of REALTORS® and they will advise you to put all those concerns aside. Often, holidays are not just a good time to sell your home; they can be the best time to sell.
No Buyers? Humbug. People change jobs, get tired of their homes, long for greener pastures, and move all the time. Holidays are no different. In fact, holidays create a situation where there may be even more buyers around. People have an extra day or two, or sometimes a week or two off from work that they can dedicate to shopping for a new home. And if they happen to be coming to town to visit family anyway, that’s a bonus. Jim McVay, REALTOR® with Roy Wheeler Realty Co., says, “Every holiday weekend we see an influx of out-of-towners visiting family. Some of those visitors will be thinking about relocating to the area. It is no secret that lots of moves are
triggered by family members wanting to be closer to each other, parents moving closer to their adult children or vice versa. It just makes sense that they combine their family visit and house hunting into one trip over the holidays.” McVay adds one concern related to the pandemic. “Who knows what this year will be like? There may be fewer people traveling than in previous years so that may dampen the number of buyers this holiday season. But you will still have local people, or those within driving distance with extra time on their hands, particularly if they normally would be visiting or hosting family that decided not to come. So, this year could go in either direction.” Another distinction about potential holiday buyers is they tend to be more serious than buyers at other times of the year. According to Ray Caddell, Broker with Ray Caddell & Co. Real Estate, there aren’t many people who take time from their own busy holiday schedules
to casually look at what’s on the market. “There are no tire kickers out between Thanksgiving and New Year’s Day. They are darn serious. And that means there is an excellent chance a viewing will result in a sale.” Caddell understands the dynamics of holiday buying and selling. He has been known to dress up as Santa Claus and hand out candy canes at an open house or two. “I love motivated buyers, and so should you if you’re thinking about selling.” And by the way, at that open house, Santa ended up selling to two customers he first met there.
Lack of Competition The common belief that there aren’t many homes on the market during the holiday season is usually accurate. That can work in a seller’s favor. Shana Bloom, Broker with Bloom Real Estate, says, “We have been experiencing a severe shortage of homes for sale all year, no matter what season it is. This holiday

If you’re worried about having to host an open house to sell your home, put those concerns aside. “Open houses are few and far between.” Bloom’s firm is not even participating in open houses. “We do only private showings so we can control risk factors. Sellers have different expectations and comfort levels with strangers coming into their home since COVID-19 became a threat. With private showings we are able to create a situation in which everyone—the potential buyer and the seller—is comfortable that all precautions have been taken and
people who really see your home as a good match. Every potential buyer has already viewed your home online. Bloom says “You’re only getting people that have pre-screened your home. If they don’t already like it, they’re not going to come out. They are pre-qualified and motivated. In many cases, the agent has advised them about the particulars of the home as well.” The data tell the same story. There is little difference in stats for a home that sells in the last quarter of the year compared to one selling in the second or third quarter. While the numbers of home sales are usually slightly less, those sales constitute a higher percentage of the available inventory. And one critical factor for the homeowner is days on market. Comparing 2019’s second and fourth quarter sales, the latter were only on the market 10 days longer.

However, he does stray from conventional advice regarding getting rid of personal pictures and effects. “Forget the depersonalization during the holidays. Buyers like to see pictures of happy people. It helps the buyer imagine themselves in your home.” And it pays to think ahead. McVay suggests, “If you anticipate in the summer or fall that you may sell your home soon, have the professional photog-
raphy done early, before the decorations go up. Now you have the best of both worlds: the online listing will show pictures of your home without decorations and for the in person viewing, the buyer can see what it looks like all dressed up.” If your home looks irresistible when it’s decorated and has a clean blanket of snow, make sure to take a great picture of the house under those conditions, even if you’re not quite ready to sell. McVay was able to get an easy closing using that strategy. “In August, we had a seller who had a beautiful picture of his home at Christmas. We advertised that picture during the summer with the caption ‘Home for the Holidays’ and it sold very quickly. You have to understand that holidays, especially Thanksgiving, Christmas, and Hanukkah, trigger all sorts of emotions around home and family. Make sure that, as a seller, you are giving off the right emotional signals in how you stage the home for the holidays.”
Best Christmas Present “I generally have good Decembers,” says Caddell. This will be his 35th holiday season selling real estate, and based on his success, he has no intention to stop selling homes in November and December. “Once in a while I’ll have a client who has had their home on the market, and they want to take it off from Thanksgiving through January 2. I let them know I think that’s a mistake. really is no better Christmas present than having your home sell.” McVay agrees. “Usually offers will come in right before or after Christmas, but there have been a couple of times that I worked on the 25th. One year, the clients ratified a contract late and I was able to tell my client the good news on Christmas Day. Another year, the seller was also trying to buy a home locally. On Christmas Eve they got an offer on their house, turned around and made an offer on the house they wanted to buy, and I had two contracts ready to sign on December 26. That was a great Christmas for three families.” The thing to remember about selling your home over the holidays is that the basic rules still apply. Bloom notes, “By working with a licensed REALTOR® familiar with the local market, you will get the best input possible to sell your home quickly and at a fair price. Your home still must be in the best shape possible. Curb appeal and first impressions are still important. Some homes look better with summer landscaping; some homes shine with just the right lights and decorations. Work with your agent to bring out the best in your home. Those rules apply whether it’s December or June.” “People do buy homes every day of the year,” says McVay. “The holidays are no different.” So, don’t wait until 2021. Shovel the walk. Put up the tree and the wreath. Hang the lights. Bake the pumpkin pie. And list your home with your favorite REALTOR®. It’s going to be a very merry Christmas and a happy Hanukkah.
