Staying in place There are benefits to staying where you are. You know your neighbors and your neighborhood. You know your home’s “quirks” and can enjoy the garden you’ve cultivated and the birds that come back to that birdhouse year after year.

She notes that a number of retirees relocate to the Charlottesville area. “They do it to be closer to family and for lifestyle changes, and they love it here because of the myriad of activities our area offers.” In many cases, she continues, they have more purchasing power here than in larger cities to the north, yet they have most of the cultural amenities of a sizeable city. “When people are Empty Nesters and thinking about getting old, they want a first-floor master suite,” says REALTOR® Sue Raupp of Sloan Manis Real Estate Partners. “They want smaller. They want one level. They want ease of care.” While some empty nesters choose smaller dwellings in family communities because they enjoy seeing children at play and hiring a neighborhood teen to mow their lawn or feed the cat if they are away. On the other hand, many people prefer to move to an age-restricted community away from the commotion and noise of neighborhood children, no matter how well behaved they might be. Often the proceeds from selling a larger home translate into the ability to purchase an upscale home with less square footage, but many desirable amenities. Often a yard service takes care of landscaping around homes and in public areas and frequently a clubhouse, possibly with a

John O’Connor, of American Nationwide Mortgage Company, says this is often a good time to consider a reverse mortgage. “The house may be paid off,” he says, “and a reverse mortgage could be useful in updating, or even making the home handicapped accessible which can involve considerable expense.” He says that many people have a misconception they are signing over the deed to their home, but in fact they still retain entire ownership. “At times—depending on your income level—a home equity loan might be better,” he adds, “but you then have a monthly payment rather than the monthly income of a reverse mortgage.” On the other hand, you don’t have to qualify for a reverse mortgage and you open up a higher percentage of equity. O’Connor points out that the FHA mandates counseling about a reverse mortgage, which provides reassurance to people considering taking this step. “This is a very positive and safe thing,” he says. “Counselors must be completely independent and have no fi-

mpty nest! While some people are sad that the house is empty and quiet, many more are delighted to regain their home. In fact, most empty nesters make positive changes in their own living situation often in terms of less square footage and more convenience and luxury. There are several strategies: staying and updating the family home, selling the home and buying a smaller dwelling, or buying in an agerestricted development. Whatever people choose for this next stage of their lives, they need to be aware they are crossing a threshold. As one man, who prefers not to be named, said, “I’m not counting the time since I was born any more. I’m prioritizing the time that’s left.” “It’s never too soon to start preparing for a later-life move,” points out Sue Ronnenkamp, author of a guidebook called Living Transitions: A Stepby-Step Guide for a Later Life Move. She is a great proponent of transitioning – a gradual downsizing. For starters, she says, you might just move across town to a smaller dwelling. Later, you might move into an apartment or condo. Later still, you might move to a continuing care retirement community that provides independent living with options for assisted living or nursing care without having to move again. “Each time it’s much easier to go to the next step,” Ronnenkamp says. “Most of the decisions have been made.”

swimming pool and fitness center, is available for residents. Raupp points out that Empty Nesters love communities where they don’t have to worry about lawn care. Since downsizing involves a move, it’s important to remember that moving from a many- possessions life to a fewer-possession life can be difficult. There’s an attic filled with old lacrosse sticks, grandma’s oil paintings, and shelves crammed with far too many books. There are things to sort through and sell and donate and pack. Usually a house must be sold and there is the considerable emotional impact of disposing of the picnic table where you celebrated birthdays in the back yard, abandoning a garden you’d tended for years and leaving behind the children’s handprints on the cement walkway by the back door. On the other hand, being in a fresh new home can be liberating, too. Instead of growing their own tomatoes and beans, people visit the City Market and spend their gardening time volunteering at The Paramount. Some people move to a place in a golfing community or on the water, making new friends who have similar interests. Most people find that a freer, less encumbered life which can actually be liberating. They end up with a more relaxed lifestyle. Even if you aren’t planning to move for a number of years, you can include a smaller future in your present outlook. If you are replacing furniture,

for instance, consider how it might fit in another, smaller home. It’s never too early to tame clutter or bestow family heirlooms on children for them to enjoy right now. The Raupps have their living space on the first floor, including a generous master suite, space to entertain and even a special interior doggie gate (which matches the décor) to contain their dog without having to close it behind a door. The upstairs is reserved for friends and family who come to visit. Raupp says she recently sold a property where the empty nesters had a single living level, plus a walk-out lower level with two bedrooms and a bath—the perfect setup for kids and grandkids to have personal space when they visit.

Broadbent of Better Homes & Gardens Real Estate III, “is finding close-in land where you have an affordable price point. When you’re going one story, you need more land and it’s not that easy. Retirees are not looking to put all their money into housing.” Still, she continues, “There are a number of communities in different price ranges that fill the bill.” Here are several options Broadbent cites: “For a condo community, there is University Village with units ranging from a single bedroom to penthouses. We call it ‘the good life at the top of the hill.’” She adds that 20 percent of the units are for people of any age, but in the other 80 percent, one of the couple must be 55 or older. Another area in Charlottesville with homes for purchase (sometimes rentals are available) is Branchlands, which caters to those over 55 with both condos and townhomes. Walking distance to the Senior Center and close to many other amenities. As you look to outlying areas, Broadbent comments, people want to know there is going to be shopping available without coming all the way in to town. They want medical facilities or satellites and a dentist nearby for routine care. In Fluvanna County, for instance, she suggests, “The Villages at Nahor is a nice option. The homes are all one level with garages and it’s not far from Lake Monticello.” This proximity means there are many more services available recently, from shopping to grabbing a pizza to satellite medical facilities. “In Nelson, out at Wintergreen, Rosewood Village Villa at Stoney Creek is not age restricted, however it’s attractive to 55-plus people,” she says. Development is beginning with about 25 golf villas and will be followed by luxury condominiums, a village center, in-home care and services and an assisted living community. “In Greene County,” Broadbent says, “Four Seasons has marvelous, reasonably priced homes on one level and a very active social community with a beautiful clubhouse with an indoor pool.” “The important commonality that runs through all these communities,” concludes Broadbent, “is comfort, maintenance and security. Did you know the air inside your home, your office and other buildings can be more polluted than the air outside? Allergens and irritants are becoming more prominent as we spend more time indoors, especially with advances in making homes more airtight. Common pollutants inside your home are lead (in house dust), formaldehyde, fire-retardants, radon, even volatile chemicals from fragrances used in conventional cleaners. Some pollutants are tracked into the home. Others arrive via a new mattress or furniture, carpet cleaners, or a coat of paint on the walls. Add to this are microscopic dust mites, plus mold and pet dander.

Here are some tips on how to improve the air quality in your home.

Suck It Up. Mop it Up. Keep It Out.

Simple household dust can contain chemicals and allergens that have accumulated for years. By using a vacuum with a HEPA filter you can reduce concentrations of toxins. In high traffic areas, vacuum the same spot several times. Do the same on walls, carpet edges, and upholstered furniture, where dust accumulates. For best results, vacuum two or more times each week and clean your filter regularly. Biological pollutants can grow on water-damaged carpet, so promptly clean, dry or remove it altogether. New carpet can release organic gases. During installation, open doors and windows, and use window fans or room air conditioners. Consider area rugs instead of wall-to-wall carpet. Rugs are easier to

remove and clean, and the floor underneath also can be cleaned. Mopping picks up the dust that vacuuming leaves behind. Plain water can capture any lingering dust or allergens. Doormats can reduce the amount of dirt, pesticides, and other pollutants from getting into your home. If the mat is big enough, even those who don’t wipe their shoes will leave most pollutants on the mat—not the floor. Ask people to remove their shoes when entering your home. Keep house shoes, slippers, and socks near the door.

Control Moisture

Moisture and biological pollutants such as molds, mildew, dust mites, animal dander and roaches thrive where there are high humidity levels, inadequate ventilation, and poorly maintained humidifiers and air conditioners. Keeping humidity around 30 to 50 percent helps keep allergens under control. A dehumidifier (and air conditioner during summer months) helps reduce moisture in indoor air and effectively controls allergens. An air conditioner also reduces indoor pollen count. Cold mist vaporizers can encourage biological allergens, including mold and mildew that can trigger asthma and encourage viruses and bacteria. Use and clean them according to manufacturers’ directions and refill daily with fresh water.

Ventilation

An unvented gas stove and range can be a source of carbon monoxide and combustion byproducts. Keep appliance burners clean. Periodically have burners adjusted (blue flame tip, not yellow). Install and use an exhaust fan. Provide ventilation when using paint, solvent, hobby and cleaning supplies. Use outdoors when possible. Indoors, open a window, or use an exhaust fan. Reseal containers well. Clean tools outside or in a well-ventilated area. Never leave vehicles, lawn mowers, snowmobiles, etc., running in the garage, as their exhausts are sources of carbon monoxide and combustion byproducts. Yard and garden chemicals may be toxic. Follow manufacturers’ directions for mixing, applying, storing and using protective clothing. Mix or dilute them outdoors, providing ventilation. Store them outside of the home in their original, labeled containers. After using the product, remove your shoes and clean your hands and clothing to avoid bringing

the chemicals into your home. Gas dryers produce carbon monoxide and combustion byproducts and can be a fire hazard. Regularly dispose of lint around and under the dryer. Vent the dryer directly to the outside and clean it and your ductwork regularly. Never use unvented kerosene or gas space heaters. Provide fresh air by opening a door to the rest of the house, turning on an exhaust fan and slightly opening a window. Your fireplace can be a source of carbon monoxide and combustion pollutants. Open the flue when using the fireplace. Have the flue and chimney inspected annually for exhaust backdrafting, flue obstructions or cracks, excess creosote or other damage.

Radon.

Radon is a colorless, odorless radioactive gas that moves up from the soil and rock beneath and around the home’s foundation, groundwater wells and some building materials. Drafty homes, airtight homes, homes with or without a basement--any home regardless of age can potentially have a radon problem. Testing is easy, inexpensive, and takes only a few minutes. If you discover a radon problem, there are simple ways to reduce levels of the gas that are not too costly.

Smell good naturally

Synthetic fragrances in laundry products such as detergents, fabric softeners, dryer sheets; personal care products such as deodorant and hair sprays, shampoos, toners, nail polish and perfumes, as well as in air fresheners emit organic gases and dozens of different chemicals into the air.. Look for fragrance-free or naturally-scented products. Switch to mild cleaners that don’t include artificial fragrances. Stop using aerosol sprays. Open windows so toxic chemicals don’t build up in your home. If you have pollen allergies, then keep rooms ventilated with a filtered air- conditioning system. Use sliced lemons and baking soda to get a clean scent in the kitchen. Bring nature indoors. Plants like ferns, spider plants or aloe vera act as living air purifiers. Quality of Life Grants Helps Virginians with Spinal Cord Injuries Drive

The Woodrow Wilson Rehabilitation Center Foundation has received a of

$34,460 Quality of Life Grant from the Craig H. Neilsen Foundation to expand the Center’s driving evaluation and instruction program for individuals with spinal cord injuries. The Neilsen grant enabled the WWRC Foundation to purchase a new car that was then equipped with six types of hand controls as well as instructor controls and brakes. Hand controls make driving possible for individuals who cannot use their feet or legs when driving. WWRC driving instructor Mary Breister says, “Having six types of hand controls allows our clients to find the best equipment for their circumstance so they can safely return to driving.” The grant will also provide a temporary instructor to help address the four-month waiting list for the Center’s driving program. People with disabilities come to the Center from across Virginia for driving evaluations and instruction, allowing them to have independence and transportation to work. The Craig H. Neilsen Foundation is a private foundation located in Encino, California, that is dedicated to supporting cutting-edge research and life enhancing programs for individuals with spinal cord injuries. Their Quality of Life Grants support innovative rehabilitation and recreation programs as well as independent living and educational opportunities that improve the life of people living with spinal cord

The Humane Society of the United States, along with the Fluvanna SPCA, will host an award ceremony for Chilly, the pit bull/bulldog mix who won HSUS’ National Pet of Valor last month. During this award ceremony, Chilly and her human Heidi Parker will be honored for Chilly’s valor and will receive a crystal statuette in Chilly’s image. “We’re so proud of Chilly,” says Jennie Shuklis, FSPCA Executive Director. “She’s an ambassador for changing the public’s perception of bully breeds. She’s a hero on so many levels, as well as being a really sweet girl.” In addition to the statuette, Chilly will receive a sterling silver dog tag. FSPCA will receive 500 pounds of BOGO Bowl dog food as well as a $5000 grant for medical supplies and veterinary care. The ceremony will be held Tuesday, July 16 at 10:30 a.m. at the Fluvanna County Library, 214 Commons Boulevard in Palmyra. event will help Habitat reach its Project 20 goal (twenty homes this year) and enable eight hard working local families the chance to be home for the holidays. This community effort will begin at 7:45 a.m. on July 17th when volunteers assemble to begin constructing and raising walls. Activities will begin that day with a brief ceremony and instructional talk. Members of the media are welcome. Habitat’s goal is to have all eight homes ready for roofs by the end of the day on July 28th. Habitat is looking for 25 volunteers each day for this exciting push. When complete, Belmont Cottages will be a 15-home, mixed-income sustainable community located adjacent to Moore’s Creek and the Rivanna Trail and within blocks of Belmont Park.
