CONSTRUCTION BEGINS – Bellaire at Stone Port an Assisted Living and Memory Care Community The Cathcart Group, a Charlottesville based real estate developer announces construction on Bellaire at Stone Port, Harrisonburg, Va. Bellaire at Stone Port will be a state-of-the-art assisted living and memory care community to serve the aging population in Harrisonburg, Virginia and surrounding areas. The University Singers is the University of Virginia’s premier choral ensemble, performing a cappella and accompanied choral literature including major works with orchestra. The Real Estate Market Orange County agents expressed cautious optimism about the residential real estate market there, which is slowly coming back. The other good news is all the good buys, including opportunities for first time buyers. “Orange County is not Albemarle or Charlottesville. It is an entity in itself,” said Pat Crabtree with Montague, Miller and Co. While her recent experience is that prices are beginning to rise, in fact at the end of the third quarter, the median price was down just over two percent compared to the same time last year, she explained. Nevertheless, inventory is still low, and average time on the market is a respectable 95 days while the average home sell for 96.7 percent of its list price. “If you price it right, it will sell,” she continued. Olson explained that the market is a little slow at the moment, but there have been signs of growth recently. He added that there aren’t a lot of listings so when a good one goes on the market it tends to get snatched up quickly. Continued improvement in the Charlottesville and Spotsylvania markets will positively impact Orange as people will have to move further out to enjoy lower prices. Samuels described a market that moves forward in spurts with a number of sales followed by a slow period. He also cited the low inventory of homes, a benefit for sellers since they have less competition. From the buyers’ perspective, there have not been substantial price increases so there are still a lot of good deals out there and that combined with continuing low interest rates mean buyers are able to buy more substantial homes for the money compared to when the market was hot. While much of the activity is at the low end of the market, farms and estates are also selling.

A specialist in farms and estates, Wiley described the market as a bit slow, but emphasized that there are some “great properties available which means it is a good time to be a buyer.”

First Time Buyers Find Homes in Orange Many parts of Orange are in easy commuting distance of Charlottesville, and for people living in the Gordonsville part of the county, Richmond is also an easy drive. This means first time buyers who want a few acres in the country can find a home in Orange County and still enjoy a reasonable and scenic commute to work. Samuels described the most active part of the market as homes under $225,000, which means a lot of opportunity for first timers. Crabtree agreed saying that most agents are working with a few first time buyers. She has worked recently with a young person who had been living with family, but was able to afford a home in spite of what she described as the difficulty of qualifying based on just one salary.

Orange County Buyers The range of prices and home styles in Orange County means that it also attracts a wide range of buyers. A lot of buyers are people who are relocating for jobs, Crabtree explained. She worked recently with someone who moved from Ohio for a job in Albemarle, and someone else who relocated from Northern Virginia for career reasons. The area appeals to families with children who like the safety of living in a small town where everyone knows each other. A high point of the year is Halloween when the town of Orange closes off Main Street. “Hundreds of kids descend in costumes,” Crabtree said in order to participate in the festivities. Orange is also popular with retirees. They like the “slow, comfortable pace of life” which is also in “close proximity to world class medical care,” Olson said. Retirees also appreciate the prices in Orange, especially those relocating there from high priced markets like northern Virginia, Samuels explained. They may pass through the area first as tourists visiting the wineries or enjoying the Montpelier races while staying in a local B & B. “People are always passing through,” Samuels said, “and when they see what Orange has to offer, often, they decide to stay.” While people from Northern Virginia and others from out of the area often buy in Orange County with the intention of retiring there, “we also see a lot of young professional people who

Still another type of Orange County buyer is the person looking for more property so they can participate in farming or agro-tourism, a trend that Wiley says is fast growing at the moment. Some examples include wineries, pick your own pumpkin places and people growing vegetables for restaurants wanting to capitalize on the current demand for local produce. Of course horse farms are also big in this area. Wiley serves on the board of the Montpelier Races, which he described as the largest event in the county, exceeding fifteen thousand visitors a year. Crabtree called this event “Orange County’s homecoming.” “They come from all over,” she said.

For Hanukkah, add a large blue bow along with a silver Star of David, silver-sprayed dried materials, or decorative dreidels. If the autumn-hued candles haven’t burn down to nothing (always put short candles in the tall candleholders), store them away and bring out tapers in holiday colors. Grandmother used to take down the lace curtains that drifted in the breeze from her oscillating fan when the summer breezes failed. In their place, she brought the heavy winter drapes out of storage and hung them once again to deflect winter drafts. The bright floral slipcover came off the sofa, revealing the velvety deepred plush underneath. And the potted ferns that summered between the andirons in the fireplace were again relegated to the dining room sideboard. These days, people don’t have the time to do major redecorating as the seasons change, but a few quick updates can make a big impact in the décor to keep things seasonally fresh. Swap out summery accent pillows in favor of richer hues of orange and red and toss a matching fleece throw over the back of the sofa. Store away floral-design scatter rugs and put down some in deep earth tones which will add warmth. Oranges, reds, and yellows are the colors of fall and these can be reflected in pots of chrysanthemums from a local farmers market or garden store. Set a few on your front porch to welcome visitors or tuck the plastic flowerpots (with protective saucers) into baskets for your front hall or any room that needs some brightening. (And when they finish flowering, plant them in your yard or a window box. Many will overwinter successfully and bloom again next year.) A straw wreath on the door can be like the classic “little black dress” that goes anywhere. If it’s been decorated with a summery theme, re-decorate it with a crisp plaid bow in fall colors, bittersweet vines, real or artificial colored leaves, small colored gourds, or dried colored corn. Pumpkins and colorful gourds are abundant in autumn at farmers markets and produce stands and can be used in many arrangements with addi-

kins to flicker merrily on a mantel, coffee table, or down the middle on the dining table. Employ taller tapers in a variety of autumn colors in an assortment of candleholders for some decorating oomph. Inexpensive place mats and napkins in autumn shades can give fall verve to table settings. A few fall-colored dishtowels will bring the kitchen into the season and autumn-colored hand towels will brighten a bathroom.

Even if you have a bottle of top quality wine and an amazing chef-inspired dish, without considering how the food and drink combine, you can ruin the taste of both, say experts. One commonly mismatched wine is Cabernet Sauvignon. “I have a simple goal with food and wine pairings: don’t mess with the taste of the wine,” says Dean Busquaert, a wine educator at Sequoia Grove Winery, a pioneering Cabernet Sauvignon producer in the heart of Rutherford in Napa Valley.

Bold, full-flavored reds like Cabernet Sauvignon will overpower light dishes, but are excellent when served with rich meats like a roast, making them perfect for the holidays. Busquaert, who often shares his pairing wisdom at the Sequoia Grove tasting room, offers some invaluable pairing tips for home cooks planning to serve a Cabernet Sauvignon at their festivities. • The number one thing to avoid pairing with Cabernet Sauvignon is sugar, which will throw off the tannin balance of the wine and make it seem astringent and bitter. For example, many people think chocolates pair well with red wine however, they don’t — unless it is a port which has residual sugar. Sugar content, whether it comes from fruits like grapes or apples, or honey and chocolate, is simply not a good choice for Cabernet Sauvignon. • To make a Cabernet Sauvignon taste more velvety, pair it to dishes high in acidity.. For example, adding a splash of lemon to a dish can smooth out a big and structured Cabernet Sauvignon. • Don’t be fooled by conventional wisdom. Some rules do not apply across the board. “Most people think red wine always goes with red meat, only to discover a dish like beef teriyaki, which contains sugar, can make a beautiful Napa Valley Cabernet Sauvignon seem undrinkable,” says Busquaert. • Use salt liberally to bring out the full flavor in foods, without throwing off the flavors of your wine. • A great meal deserves a great wine, and the Napa Valley has come to define great Cabernet Sauvignon in America. Your Thanksgiving Turkey and Trimmings

(StatePoint) Thanksgiving can mean too many cooks in the kitchen, so consider taking some prep outside. While grilling is usually associated with summer, more Americans are recognizing its year-round potential. In fact, 80 percent of North American households own a grill or smoker and 60 percent use it year-round, according to recent statistics from the Hearth, Patio & Barbecue Association. It’s no surprise that many Thanksgiving recipes can be reinvented outdoors. “Grilling your bird over lump charcoal creates a succulent, flavorful entrée,” says Don Crace, President of Cowboy Charcoal, a brand that caters to grilling purists of the charcoal variety. For a uniquely smoky flavor sure to impress the crowd, try this recipe for Cowboy’s Perfect Bourbon-Maple Smoked Turkey:

1 cup bourbon and 1/2 cup maple syrup. • Refrigerate at least four hours. • Remove turkey from brine, rinse and thoroughly pat dry. • Add onion (sliced in half), garlic cloves, rosemary, thyme and bay leaf to inside of turkey. Season the inside with salt and pepper. • Tie legs together with cooking string and twist wing tips under the back or cover with foil to prevent burning. • Brush outside of turkey with olive oil and sprinkle with salt and pepper. • Soak a full package of Cowboy’s Hickory Wood Chips in a large bowl for 30 minutes. • Place a foil pan below the grate on one side of grill to catch drippings. To prevent excess smoke, fill it halfway with water. • On the other side of grill, add two pounds charcoal and light it. • Drain water from wood chips. • When lump charcoal is ash gray, add about one cup of wood chips to the fire. Place grate back on grill. Let preheat for about 10 minutes. • Arrange turkey on the grate, above the pan. • Place lid on grill and cook turkey for approximately 15 to 20 minutes per pound, until internal temperature reaches 180 degrees. • Add additional wood chips and charcoal every 30 minutes or as needed. • When done, transfer turkey to serving platter, cover with foil and let stand 15 to 20 minutes before carving.
