Charlottesville SOUP Announces Spring Meal and Application Deadline What: SOUP, a public dinner to provide a micro-grant for a creative project Where: Second Street Gallery (115 2nd St SE, Charlottesville, VA 22902) When: Monday, May 2, 2016. Doors at 6:30 PM. Meal starts at 7:00 PM. Applications due Monday, April 4th. Tickets to the meal are available at noon on Monday, March 28th. SOUP, a seasonal public dinner series to support creative projects in Charlottesville, returns on Monday, May 2 at Second Street Gallery (located at 115 2nd St SE, Charlottesville, VA 22902). Doors open at 6:30 PM. At each SOUP dinner, attendees purchase a $10 ticket and in return receive soup, salad, bread, dessert – and a vote. During the meal, community members make short presentations about their creative projects in need of funding. Attendees participate in a dialogue about the proposals over a nourishing meal with local ingredients in handmade bowls by local artists. Then, each attendee will enter a voting booth to choose one project to fund with the money raised from the meal that night. We’ll award the grant to the winner of the most votes at the end of the event. Consider SOUP an experiment in civic engagement and a chance to play a role in supporting creativity in our community. Proposals for the next SOUP are due on Monday, April 4th 2016. Applicants can seek funding to cover any creative costs, whether it be covering

your rent while your band goes on tour, to pay the tuition for a class you want to take, or to pay for framing your work for an exhibit. Each of the five Charlottesville SOUP dinners have sold out in a number of hours, and the most recent dinner sold out in 15 minutes. These five successful Charlottesville SOUP dinners, held between January 2013 – May 2015, awarded a total of $7,425 in micro-grants to five local artists including a Charlottesville textile co-op, photographer, string quartet, a theatrical community organizer, and a fashion designer. Similar efforts to Charlottesville SOUP are taking place around the country. Charlottesville SOUP was inspired by Kate Daughdrill, a former resident of Charlottesville who helped found The Garage and went on to start Detroit SOUP. A limited number of tickets to the meal will be available online in advance. Virginia Folklife Program Announces Apprenticeship Class of 2016-2017

The Virginia Folklife Program at Virginia Foundation for the Humanities (VFH) announces the 2016-2017 class of Master Artists in the Virginia Folklife Apprenticeship Program. Master Artists are selected through a competitive process including all forms of Virginia’s expressive cultures. The nine new teams join more than one hundred pairs of masters and apprentices who have taken part in the Apprenticeship Program since its inception in 2002. “Through this unique program, we work with incredibly accomplished musicians and craftspeople who are dedicated to passing along vitally important art forms to future generations,” said Jon Lohman, State Folklorist and director of the Virginia Folklife Program. “Participants in this year’s showcase exemplify the remarkable range and diversity of folk traditions in Virginia.”

Now in its thirteenth year, the showcase is a FREE, family-friendly event that celebrates the traditional music, crafts, and foodways of Virginia, introducing the public to the Master Artists and apprentices who keep the traditions alive. Tom Tom Founders Festival announced a new event for the 2016 Festival, Innovations in Athletics, which explores advances in training, nutrition, coaching, medicine, and equipment. uying or selling a house is a complex process and for most people a huge financial transaction as well. While your agent is there to guide you every step of the way, it is still important to understand your options and ask questions until you feel comfortable you are making the best decisions. For example, sellers may have questions about pricing, preparing their home for sale, determining what if

any repairs are needed and how best to stage their property so it sells quickly. Buyers will want to know about what comes with each house, how much to expect in the way of utility bills and what are the benefits of a homeowners association. When the buyer writes an offer, both parties may have questions about what is included in the way of appliances, window coverings or other amenities, and how best to respond to keep a negotiation on track. Of

course, buyers will want to learn all about getting prequalified for a mortgage, and sellers will have questions about whether the buyer can actually get the loan before taking their house off the market and making plans to move. Both parties may also wonder about timing. Sellers may ask if there is a “best� time to list their home, while buyers may wonder if they will get a better price if they shop earlier or later in the year.

Once a contract is in place the agents will coordinate the different functions that must come together to bring the transaction to a successful and timely conclusion. These can include helping interpret and respond to the whole house inspection and assuring that all of the different parties, such as the lender, attorney or title company, have the information they need to do their part. While your agent will guide you through this process, the more educated you are, the fewer the surprises and

What Sellers Want to Know Most people have emotional ties to their home that make it more than just a number on their personal balance sheet. Consequently, they may have a lot of questions for the agent with whom they entrust its marketing and sale. A big question they often ask is, “What will you do for me?” said Karen Kehoe with RE/MAX Regency. She stressed the importance of good communication and lets her sellers know that she is easy to reach if they have questions. She also assures them she will get their home on the market quickly, complete with a virtual tour and lots of exposure including the local MLS as well as her personal website and independent sites like Zillow and Trulia. Sellers are also concerned about what they need to do to get their house ready for the market, explained Byrd Abbott with Roy Wheeler Realty, Co., and of course, want to keep costs down when doing the necessary clean up and repair. She described one of her recent listings she felt really needed the installation of granite countertops in the kitchen and the game room wet bar. Since this kind of repair can seem pricey, sellers can have a lot of questions. In answer, Byrd explains the importance of bringing their home up to standard and helps them by referring them to contractors that offer good value. Sometimes it is little things, Abbott said, like power washing the decks or the

Often sellers will ask if they can skip the repairs and offer the buyers an allowance to pay for them later. Unfortunately, many buyers are not able to see past an issue to what is possible, and only see a problem. Of course, if a home doesn’t look its best for the virtual tour the buyers may cross it off their list without even going inside. The result can be a home that sits on the market for want of a minor repair or paint job. Angie Woodson, with Better Homes and Gardens Real Estate III, often works with sellers whose listings have previously expired. Their big question is of course, “Why didn’t it sell?” Woodson said. She talks to them about price, possible repairs, staging and decluttering as well as how she will conduct intense marketing that includes exposing the house “all over the Internet.” Part of her marketing involves hiring a professional to do videos and virtual tours that are included with the descriptions of the home.

When it comes to repairs that may be needed, Woodson often recommends a home inspection, especially if she sees potential problems. “It’s best to know the condition of the house before we list it,” she said, adding, “it’s important for a home to be in the best possible condition to get the most for it when it sells.” Of course, if the sellers spot a problem early they have time to shop for the best, most cost-effective contractor who has time to do a good job. Not only will this avoid potential problems during the home inspection, but spares the sellers the stress of completing the repair at the last minute and under pressure to keep the closing on schedule.

Staging and Correct Pricing Make All the Difference All of the agents described the importance of staging a home to make it look its best. Sometimes this can be very inexpensive. Abbott explained that it could be just a matter of moving furniture around or adding some strategic throw pillows. Sometimes an area rug can give a home a different feel and she may suggest the sellers invest in one that they “love enough to use in their next home.” “I firmly believe in staging,” Kehoe said. First timers sometimes have difficulty understanding the pre-qualification process. Abbott said they may say, “but we’re just starting to look.” They don’t always understand, she said, that a lot goes into affording a home. For example, she may ask them if they have a reserve fund or enough cash to cover closing costs. Sometimes they discover they aren’t as ready to buy as they thought they were, she added. Even if they are ready, learning what price house they can buy saves time and the disappointment that comes if they fall in love with a home and learn it is out of reach. Buyers also have questions about the amenities and quality of life in different neighborhoods, the schools and the potential for appreciation in the home they buy.

Buyers can also get information about a neighborhood by talking to people who live there. Once they narrow a search down to three or four homes and have additional questions, Abbott often suggests they drive through the area, look for people out walking and ask them what they like about the neighborhood. If they are interested in how many homes have families with children, Kehoe may suggest they drive through and look for evidence like bikes or swing sets. While no one has a crystal ball, when buyers have questions about whether prices will rise and how soon, Kehoe offers historical information about what comparable homes have sold for. That way buyers can form an opinion about the potential for appreciation in the neighborhood they are consider-

xperienced REALTORS® will tell you it’s critical to price a property appropriately from the get-go. Research shows overpricing a home and then dropping the price several times often leads to a final selling price that’s less than what you originally should have asked. In fact, the longer a property stays on the market, the lower the eventual selling price is likely to be. Naturally, sellers want to sell their property based on what they paid for it and definitely for enough to cover their mortgage balance. The truth, however, is that the house is only worth what the market says it’s worth. If the price is too high, potential buyers might not even look at it. On the other hand, if the listing price is below market, the property will sell quickly, but for less than it could have. Just ask Todd McGee, a broker with Charlottesville’s Nest Realty. He’s helped many folks set well-gauged listing prices. His advice? “I would tell people that next to selecting their real

estate professional, setting an accurate list price is the most important thing you do when it’s time to sell.” He points out the listing price must reflect today’s market, not what the house was worth last year or what the sellers “need” to get out of the property. “It’s really important to take into account similar properties sold in last six months and also your active competition,” he declares. “Overpricing your property will enable similar, right-priced houses on the market to sell first.” Some people scout out websites such as Zillow or Trulia. While these give a general range of prices, histories, and even tax bills for a specific property, they include properties not currently on the market and there is no guarantee of accuracy. Besides, McGee observes, no computer-based algorithm can replace the experience of a real estate professional who has actually been inside similar places in the last six months and knows local neighborhoods. “Zillow, for instance, doesn’t take into account what might be next door

or across the street,” he points out. There’s a lot of difference in being adjacent to a boarding kennel or daycare center or being next to a greenspace or golf course. He does mention Realtor.com as a good site with listings of properties currently on the market. The searchable website has filters for zip code, type of home (condo, single family),

The best tool for determining a listing price is a comparative market analysis (CMA) of recently sold properties. These properties should be similar in terms of number of bedrooms, square footage, school district, age, improvements, and other amenities such as a garage, basement, or fireplace. It’s seldom possible to find a twin to the property being sold, of course, but the CMA will give a range of prices. Other considerations are similar properties currently on the market, how long various properties were on the market before selling, whether properties have been withdrawn because they didn’t sell, and the difference between the original listing price and the eventual selling price of the properties. (McGee reports that last year, most of his listings in our region sold within about three percent of the listing price.) People usually receive CMAs from REALTORS®. “Usually it’s good to talk to a couple different agents from different companies,” suggests McGee. “Different agencies might offer different services. Let the agents know what your specific goal is. For example, do you need to sell the house within a month? The need to move fast is a factor that will impact price and marketing strategy.” He also says agents won’t be upset that you are consulting with others. “Agents know it’s a job interview,” he says. “You have to realize that different professionals will have different ideas. On might say you should do these five things to get ready to sell while another might say do nothing. You have to trust your relationship with the person you choose.” McGee also suggests sellers ask questions when meeting with real estate professionals. Questions might include: What concessions are buyers asking for, such as helping with closing costs, leaving appliances, or giving an allowance to replace carpeting? Have you sold properties in our neighborhood? Should we do a home inspection before listing? “A lot of our job is managing sellers’ expectations,” concludes McGee. “If we can inform about how it will go, it will be a smoother transaction.
