The Fluvanna SPCA is hosting its annual 12 Strays Soiree fundraiser on December 8, 2018 at Cunningham Creek Winery in Palmyra from 6:30-9:00 p.m. Tickets are $25 in advance and $30 at the door. There will be a limit of 120 tickets sold, so be sure to buy early. Admission includes a glass of wine, hors-d’oeuvres, and 3 raffle tickets. Guests can also access the popular silent auction and raffle items. Tickets are available for advance purchase at the Fluvanna SPCA and at Happy Tails in Palmyra. Raffle tickets are available in advance at Happy Tails and you need not be present to win. All proceeds raised from this event go directly to the lifesaving work of the Fluvanna SPCA. Every year the FSPCA also features the 12 Strays of Christmas, homeless Fluvanna dogs and cats in need of loving, forever homes—for the holidays, and for always. Together, we can find them all wonderful homes. These twelve pets also represent the 540 animals who have already received care at the FSPCA during 2018, the 317

who have been adopted into families of their own, the 106 who were reunited with loved ones through the caring of staff, volunteers and community members, the 187 animals taken in by rescue partners thanks to staff coordination and volunteer transporters, and the 287 pets in need who received special care in volunteer foster homes. As a rural, open intake, no-kill, county Public Animal Shelter and nonprofit, we are proud of our 95 percent Save Rate through November 2018, and the assurance that every animal adopted from the shelter is spayed or neutered, up to date on all shots, and micro-chipped. Your year-end donations support ongoing care for all of our furry friends, offering the gift of life, and a chance at forever love. Charlottesville’s lively pedestrian Mall is at the heart of downtown and draws shoppers, tourists, and music and theater lovers. Another nearby (just south of downtown) and happening place is the IX Project featuring the Art Park, “a walkthrough, sculptural, mural-festooned Mecca that’s free and open for the public to wander, night and day.”

REALTORS® continue to report an active downtown market with homes in all price ranges from condos under $200 thousand to a completely renovated home (circa 1814) on East Jefferson for just under $4 million, Telefus says. “The downtown area and the city in general remain robust,” says Bob Headrick with Nest Realty. “In certain pockets I continue to see multiple offers.” He adds that “if it’s downtown it sells. Whether you’re a first time buyer or looking for a $4 million pied-a-terre, there’s something for everyone downtown.” Telefus describes a real estate market that is “consistently busy,” where multiple offers on the same property are not uncommon. “If it’s priced well it will sell,” she says.

She notes that sometimes agents alert their clients about a listing that is getting ready to come on the market. If it is in a popular area and priced appropriately, it is not uncommon for the home to sell before it is ever officially listed. She urges buyers to rely on the expertise of a REALTOR® when navigating this fast paced market where situations change daily and the competition for prime listings can be intense. “I expect the market to be strong in 2019,” Ix says. He describes the closein Belmont neighborhood as “hot,” and adds that there have been some big sales in north downtown and activity in resales at Burnet Commons, which is a little further out but still considered walkable. Ix described one “nice sale” on 2nd Street, a Victorian that went for $1.6 million. It was already renovated, a big plus, he says, as most people prefer a home that is move-in ready. At the other end of the price range are condos at Charlottesville Towers just two blocks from downtown, listed between $155 and $194 thousand, Telefus says. In between are luxury condos—not on the market often—that list in the $900 thousand range, she adds. Also of interest for high-end buyers is the C & O Row by Evergreen

shopping and cultural amenities are high on the list of what many buyers want, Telefus notes. However, in her experience, the City’s spectacular views are not to be overlooked. She has had clients who, after they viewed different homes and locations, chose downtown for the convenience and the walkability. It was the beautiful views, however, that finally clinched the sale, she says.


Families who love a walkable lifestyle and want to live in an urban community are willing to pay higher prices and possibly compromise on amenities to be as close as possible to downtown. They could be buyers from out of the area, from out of state, and even from out of the country, but many are local coming from Albemarle County or the Route 29 corridor. These are people who are tired of living away from the heart of town. Prominent among them are Boomers who once moved to outlying areas for the privacy, the county schools and to get away from it all, and who are now ready to move close in and give up their cars.

Historic Charlottesville Charlottesville’s long history and the multitude of historic buildings within a few blocks appeal to many downtown buyers, agents say. Back in 1762 when the Virginia General Assembly set aside 50 acres of land around the Albemarle County Courthouse, they named it in honor of Queen Charlotte Sophia of Mecklenburg-Strelitz, the wife of King George III of England. Today that site, which was laid out in half acre lots on four

“Cutting down on drive time saves on gas, mind and soul,” muses long time agent and broker, Robert Ramsey with Roy Wheeler Realty Co. who adds that many also choose condos or townhomes, or perhaps a home on a small lot, to be free of home and yard maintenance. However it’s not just Boomers who love downtown living. “Buyers are all over the board,” Headrick says. They include “UVA alums of all ages, retirees, young families and everyone in between. Charlottesville is a great place to raise a family, has top-rated medical facilities, and is competitively priced for those moving from major metropolitan areas of the country.” Downtown neighborhoods draw the “full gamut” of buyers, Viejo observes. She has also worked with her share of Boomers ready to live close in to give

east-west and five north-south streets, forms the heart of downtown. The National Register of Historic Places—an official census of properties considered worthy of preservation and administered by the National Park Service—added Charlottesville’s entire Historic District (88 structures) to the list in 1982. The City recognizes these properties as well and owners must seek approval from a Board of Architectural Review before altering the exteriors. The estate was subdivided in 1890, and the farmhouse itself, now listed on the National Register of Historic Places, turned into apartments. The original Belmont Bridge was built in 1905 and replaced with the current structure, connecting Ninth Street SE and Avon Street in 1961. New crosswalks, planters and trees were added to enhance Belmont’s mini commercial strip in the late 90s.

Today the area has that comforting, established neighborhood look, but a spirited, happening vibe.

Start on the Downtown Mall walking towards the Belmont Bridge and you’ll pass right by the Sprint Pavilion, home to the Fridays After Five and Bud Light concert series that in the warm weather months hosts local and national acts respectively. Cross the bridge and, if it’s a weekend, drop by the Bridge Progressive Arts Initiative, which serves “to bridge diverse communities through the arts,” and see P.O. Box America (12/7 through 12/23), a photo series on America’s post offices, with their rural charm and their urban grandeur. Stop at Lampo Neapolitan Pizzeria next door and make a meal of the antipasti, salumi or insalate, or have a grilled Gruyere cheese or an octopus bahn mi sandwich just across the way at Quality Pie, where the humble brick building that used to house Spudnuts still sports the Pepsi and Dr. Pepper signs, but has been livened up with handsome aluminum planters in the parking lot and old Woolworth stools inside. You’re in Belmont now. At its geographic edge, but its creative center.

Or at one of them, at least. Some might argue that the real heart is a few blocks up along Monticello and Hinton Streets, where Tavola, The Local, and neighborhood tapas pioneer Mas (2002) also keep foodies smiling. Or maybe what’s most Belmont-y is just sipping a beer on a neighbor’s porch after helping him renovate one of the neighborhood’s splendid old homes. Some residents meet for worship Sunday mornings at the Hinton Avenue Methodist Church. During the week, the building is home to a satellite campus of The International School of Charlottesville, a French and Spanish language immersion preschool, Boy Scout Troop 37, and several AA, NA, and Al Anon chapters. The circus no longer sets up by the railroad tracks like it did in the early 19th century, and gypsies no longer make camp and go door-todoor. But Belmont Park is a popular spot year round with its benches, picnic shelter, playground, basketball court, water play area, and panoramic views that include the Blue Ridge Mountains.


While Belmont was initially a middle and upper-middle class neighborhood, not so long ago it was working class, and in part it still is, giving it a diversity attractive to young and old alike. “You’ve got people who are retirement age,” notes Sarah Ballard of Home Sweet Home Realty. “My next door neighbor on Druid Avenue in Belmont was part of a five-generation family. Across the street I had neighbors who had lived there for 30 years, a husband and wife who had raised their kids in that house.”
