(before I was in the industry) when my parents first considered doing a reverse mortgage themselves. My Mom asked me to help her do some research and that’s what started me on my path of wanting to eventually be the expert on the subject. It’s amazing to me today that I still hear the same false rumors from people sometimes that I heard two decades ago. The mortgage company does not take title to your home and yes the heirs still inherit the home upon the borrower’s passing. Those are the two most misunderstood topics. And yes the money you receive is not income so it is not taxed as some people think. Also, Medicare and Social Security are not effected by the proceeds that you receive from a reverse mortgage. And yes it’s true that you are not required to ever make a payment for as long as you live in the home.

Downtown Louisa

t’s a pretty patch of rolling Central Piedmont countryside, named after Princess Louise of Great Britain (17241751), the youngest daughter of King George II and the wife of King Frederick V of Denmark. It was home to Patrick Henry, who famously preferred death to the absence of liberty, and to Henry “Box” Brown, a slave whose ingenious escape demonstrates how much courage liberty sometimes requires. Thanks to men like these, we’re free to explore Louisa County’s 496 square miles of land and 15 square miles of water today, and when we do . . . how lovely. Stop and speak to the locals too, and it turns out that they are some of the nicest people in the Commonwealth—the kind who showed up at the public library to

reshelve books after the earthquake of 2011 (magnitude 5.8, epicenter seven miles southwest of Mineral near Lake Anna), the kind who put stuffed animals in their windows for quarantine-weary kids to spot on I-Spy sidewalk safaris. Louisa County is “a community with a lot of people who have been here for many generations and really know their family roots in the county,” says Karleen Kovalcik, Director of the Sargeant Museum in the town of Louisa. “Even the newcomers are interested in the history. I’ve been impressed that a lot of people move here and then come to the museum and say, ‘I’ve just bought this old house and I want to learn more about it and the county.’” Proud Louisans can take you to the hamlet of Cuckoo, just east of the town of Mineral, former site of the Cuckoo

Tavern, where Virginia militiaman Jack Jouett—known to some as the Paul Revere of the South—overheard British troops plotting to capture Thomas Jefferson and other officials in June of 1781. Jouett’s discovery prompted his famous ride to Charlottesville—longer and more arduous than Paul Revere’s—to warn Jefferson at Monticello. Patrick Henry practiced law in Louisa, and was representing it in the House of Burgesses in 1765 when he introduced the Virginia Stamp Act Resolutions. It was his response to the Stamp Act passed by the British Parliament to tax American colonists. “Caesar had his Brutus, Charles I his Cromwell, and George III may profit by their example,” Henry proclaimed to the chamber, provoking cries of “Treason!” from one legislator with royalist sympathies.

Henry “Box” Brown was even braver. Born on a Louisa plantation in 1815, Brown earned his nickname—his honorific—in 1849, escaping slavery by having himself shipped to Philadelphia abolitionists in a wooden crate. Arriving the following day, he celebrated his freedom by singing a Psalm from the Bible. Soon he was invited to speak at the New England Anti-Slavery Society Convention in Boston; later he made his living as a magician in England and the eastern United States. A half a century later, Louisa farmland was the scene of the largest all-cavalry battle of the Civil War. We can picture that 1864 battle today because much of that land is preserved as the 14,000-acre Green Springs National Historic Landmark District. Thirty-five Green Springs homes and buildings, a representative sample of rural Virginia vernacular architecture, are listed on the National Register of Historic Places.

Zion Crossroads Situated around the intersection of I-64 and U.S. Route 15, and officially designated as the county’s growth area, Zion Crossroads has a mix of residential, commercial and industrial properties, including a Wal-Mart store, a 900,000-square-foot Wal-Mart Distribution Center, and a Lowes along with other shops, restaurants, dentist and doctor’s offices, a veterinarian, a bank and a credit union. A new water treatment facility is in the works to supply an additional 1.5 million gallons per day of James River water to the area. Zion Crossroads is also home to the 950-acre, 1,200-home golf community of Spring Creek, a private, 24-hour gated community with a nationally-recognized golf course, sports club with fitness center, 25-meter saltwater pool, sports courts, and miles of walking trails. Lots are priced from the $80 thousands. “I feel safe here,” says John Miyagawa, a grateful refugee from Northern Virginia congestion who commutes into Charlottesville from his home near Zion Crossroads. “The social services are first rate, and First Responder response time is very good. Getting into town is a hop, skip and a jump. I’m 13.5 miles and 20 minutes from Martha Jefferson Hospital; I’m 16.5 miles and 25 minutes from the Downtown Mall. The morning commute in has the sun at your back and the same is true for the return.”

Town of Mineral Simpler living can be had in the little town of Mineral, known for its gold, zinc and lead mining heritage. In busier days there were more than 15 gold mines in the area. Zinc and lead were still mined here in the 1970s. Mineral’s little Walton Park, named for former leading citizen Elizabeth Trice Walton (born in 1905), is a lovely place to picnic or hold an event. Walton is buried in stately Spring Grove Memorial Park Cemetery, a quiet place to stroll and reflect. Every July Walton Park hosts dozens of the country’s hottest pickers at the Mineral Bluegrass Festival, a threeday, family-friendly party that welcomes campers.


Town of Louisa

Lake Anna Lake Anna State Park comprises 3,127 acres with 10 miles fronting the body of water Dominion Power built back in the 70s to cool the turbines at North Anna Nuclear Power Station, now a power station serving 450,000 homes and providing 17 percent of Virginia’s electricity. Approximately 17 miles long, Lake Anna actually has over 250 miles of shore line, extending into Orange and Spotsylvania counties, and is one of the largest freshwater inland lakes in Virginia. “The community began with a bunch of summer homes,” says Patrick Hanley, owner/operator of Panamint Farm, where he raises a couple of hundred black angus cattle. With its marinas, parks, and public fishing areas, it still attracts vacationers for its boating, water sports, and what’s regarded as some of the best bass fishing in the state. Other attractions include restaurants, lodging, vineyards, golf, shopping, and hiking, plus a growing economy. While a variety of cabins and lodges bring in the tourists, others, like Hanley, live on the lake year ‘round. “It’s probably the premier community in the county,” he says. Water access in its numerous waterfront subdivisions “starts in the low $200 thousands all the way up to $2 million,” says Amy Smith, a REALTOR® with Re/Max Realty Specialists. “Retirees love it there.” More upscale county properties including large farms dot the area as well. “It’s a wonderful, rural, bucolic coun-

ty,” says Murdoch Matheson, with Frank Hardy Sotheby’s International Realty. That’s right, Sotheby’s (known for its fine art and antiques) because besides charming cottages and family-friendly neighborhoods, Louisa is home to grand estates and farms where restrictions on development ensure that what you see now is what you’ll keep on seeing, season

after beautiful season, year after year. With the conservation easements put in place by the National Park Service on over 8,000 acres in Green Springs, Matheson says, “come incredible owner security. It’s always going to look like that forever, so it’s almost like going back in time.” That’s true of much of the county, where there is space to spare. All the same, the ambitious middle school kids who entered Louisa’s “If I Were Mayor” essay contest are dreaming about the future. Maeve Myers, whose winning essay is on the town website, proposes a school mentorship program to bring older students together with younger ones and the creation of a local green space like a park or community garden where kids could grow organic vegetables for the county food bank. There are lot of schoolteachers in here, a lot of young families, a lot of kids.
