I first became a believer in reverse mortgages almost 20 years ago... (before I was in the industry) when my parents first considered doing a reverse mortgage themselves. My Mom asked me to help her do some research and that’s what started me on my path of wanting to eventually be the expert on the subject.
It’s amazing to me today that I still hear the same false rumors from people sometimes that I heard two decades ago. The mortgage company does not take title to your home and yes the heirs still inherit the home upon the borrower’s passing. Those are the two most misunderstood topics. And yes the money you receive is not income so it is not taxed as some people think. Also, Medicare and Social Security are not effected by the proceeds that you receive from a reverse mortgage. And yes it’s true that you are not required to ever make a payment for as long as you live in the home. I am very patient when I speak to clients and take my time explaining everything face to face with absolutely no pressure to move forward because I remember how much my parents appreciated it when the person that they worked with showed them the same respect. I have never experienced the Sunday night blues of knowing that you are going back to work the next day as some people talk about. My job is a career that I never plan on retiring from because I genuinely enjoy working with my clients and seeing how their lives are benefitting from eliminating debt and by opening up a line of credit that can be used to help them for the rest of their lives. Every client’s story is a little bit different but they are all hoping to achieve a better life and I enjoy being a small part in that story.

omething about living on the water is good for the soul. We’re lucky in Central Virginia to have lots of options. A tour of the area from north to south and east to west showcases the variety of choices available: hot rental communities on Lake Anna, sleepy little Blue Ridge Shores on Lake Louisa, the Lake Monticello lifestyle, James River frontage, and rural Smith Mountain Lake.

Lake Anna Lake Anna’s 13,000 acres makes it the third largest in Virginia. Only 9,600 of those acres are accessible to the public with the rest owned by Dominion Power Company’s North Anna Nuclear Power Station. North Anna also creates the cold and warm sides of the lake. Processing two million gallons of water per minute when fully operational, the power station takes water from the cool side and discharges it into the warm side, which can make the latter as much as 14 degrees warmer. The water cools some as it flows to the southernmost tip of the lake. Thermodynamics may not be your thing, but a 14-degree difference can be
a big deal. In July and August, that much extra warmth may be a tad too much to enjoy. On the other hand, it extends the early spring and late fall recreational seasons. So what’s ideal? A little of both! Get to the cold side for the hottest months and the warm side for the rest of the year. On the warm side are mostly privately owned homes with no public marina access. The cold/public side is considerably larger and has marinas, restaurants, boat launches, and Lake Anna State Park. REALTOR® Judi Marshall Croson, with 1st Dominion Realty Inc., says “Lake Anna attracts a lot of interest from buyers looking for a second home or who want to enjoy a more rural full-time waterfront life. Its central location between Richmond, DC, and Charlottesville makes this area appealing. It’s a doable commute to all of those locations, and people often move here in the last few years of their working life and rent it until they can move here full time or commute until they retire.” Buyers have plenty of options. Explore a lot with a boat slip or find an existing home to match all budgets and styles, from small and affordable to large and luxurious.
Ashley Walton Hoffman, REALTOR® with Lake Anna Island Realty, agrees. “At Lake Anna, the market for waterfront homes is booming.” COVID-19 resulted in a temporary pause in many transactions, but interest is starting to pick up again. A low inventory created a sellers’ market prior to the pandemic. As we emerge, we may continue to see a sellers’ market. Hoffman says, “Our seller clients are getting top dollar for their homes. Often, the home sells for more than the asking price. To help increase our inventory, we are advising clients that now is the time to sell if they are thinking about it. “Many of our buyers have primary residences elsewhere and purchase waterfront homes at Lake Anna as a vacation or investment home. This is a popular vacation destination with homes fetching $6,000 or more per week as a rental. Other buyers are finding their dream homes here.”
this community with just five miles of shoreline offers private lake living where residents enjoy a small clubhouse, three beaches, picnic area, marina, and walking trails. Not only is Lake Louisa only one third the size of Lake Anna, it is also a much slower, peaceful escape from modern society. Croson says, “The rural feel appeals to a large group of people. This is not the setting for short-term rentals like you see at Lake Anna. Generally, people either live at Blue Ridge Shores year-round, or escape here for the weekend. Many of these small lakefront homes have been in the family for generations.” “Adding to the appeal of Louisa County living, both in Blue Ridge Shores and on the Louisa County side of Lake Anna, are slightly lower taxes due to the presence of the nuclear power plant,” says Croson. “And the Louisa County public schools are excellent.”

Lake Monticello is a private waterfront community in Fluvanna County. Only slightly larger than Lake Louisa, its 350 acres has 22.5 miles of shoreline and lots of amenities. The five beaches, golf course, marina, club house, pool, tennis

Smith Mountain Lake Another waterfront destination to explore is Smith Mountain Lake, 20 miles southeast of Roanoke. As the second largest freshwater lake in Virginia, it has more than 500 miles of shoreline and almost every option to get just the right spot on the water. All the typical water and boating activities are available to residents. A 40-mile navigable stretch from tip to tip hosts every kind of water vessel from wake boards and stand-up paddle boards, to speed boats and pontoons. Most of the sailboat marinas are at the south end of the lake. Fishing is popular throughout with year-round tournaments. Deb Baran, Associate Broker with RE/ MAX Lakefront Realty, Inc., loves Smith Mountain Lake and has lived there for 30 years. We enjoy taking our deck boat out even in the winter.” Baran says sales were strong in 2019 and the first quarter of 2020. “Now with the pandemic, we are going through a lot of uncertainty. But our experience during crises, is that places like Smith Mountain Lake become safe spots for people to ride out the storm. People who normally travel are rethinking the whole vacation concept. A haven a few hours from home becomes extremely attractive.” Buyers that want to be close to shops, restaurants and more developed areas, like Westlake Corner, congregate in Franklin County on the north and west side of the lake. From there, Roanoke is just a 30-minute drive. Year-round residents at Smith Mountain Lake account for about 30 percent of the population. The rest are investors and owners that rent their home for much of the year. Baran says, “There are a significant number of people who live here from April to Thanksgiving, and then head south for the winter months. Many head just far enough to take the chill out of the air and to meet the investment tax requirements to be out of the home for 6 months and 1 day.” Two and a half hours north of Raleigh and four hours from D.C., Smith Mountain Lake is less fancy resort and more small-town atmosphere. As is true with most great vacation spots, many buyers start out renting a vacation home here and end up buying.
Where’s the Market Headed? The market for waterfront properties is trending up, despite the blip due to COVID-19. If the water is close enough for easy access and a beautiful view, but distant enough to minimize risk of water and storm damage, appreciation is a good bet. Some buyers can afford a waterfront home only by subsidizing their purchase with short-term rental income. Airbnb and other self-rental platforms opened owning a home on the water to more people. Because waterfront homes have stronger rental potential and can command higher rates, even a partial year of rental income can have a significant impact on the cost of ownership. At the first inkling a waterfront home is a possibility, engage an expert. A REALTOR® specializing in waterfront homes knows what to ask so that your dream home doesn’t turn into a nightmare. A good agent can help you find exactly the kind of lot you want and research how the shoreline might move in the future. Special insurance provisions may be required, so before committing, understand all potential costs. Then enjoy your search in finding just the right waterfront home.
