The median sales price in Greater Charlottesville dropped slightly to $250,000, a decrease of 2.6% from Q1 2015. Though missing last year’s level, the Q1 median represents an appreciation of 9.9% versus Q1 2013, when median prices bottomed out at $227,500. Sales Activity & Pricing 1st Quarter home sales in the Greater Charlottesville area outpaced last year’s tally by 14.0%, marking the 6th consecutive quarter with sales growth and the largest year-over-year increase
since Q3 2013. The 562 closed sales represented the highest 1st Quarter tally in nine years. “It’s encouraging to see such a solid number in closed sales,” said CAAR President Donna Patton. “Typically the 1st Quarter tends to have the lowest sales tally of the year before the spring market kicks into gear in Q2.” Though the average sales price of $315,204 marked a
The 1,010 new pending sales recorded during the 1st Quarter represented an 8.7% increase compared to Q1 2015. The 1,630 new listings added in the quarter marked the highest Q1 tally since 2007 and represented a 16.4% jump from Q1 2015. New listings have now exceeded the previous year in 12 of the last 14 quarters, a trend that dates back to late 2012. Inventories heading into the year were much lower than 2015 levels. Due to this, inventories at the end of the 1st Quarter remained lower than last year despite the fact that new listing gains significantly outpaced the gains seen in purchase activity. The 1,531 active listings heading into the year were down 16.5%; by the end of the 1st Quarter, there were 1,789 listings on the market, representing a relatively modest annual decline of 6.6%. Should new listing gains continue to outpace contract gains in the 2nd Quarter, inventories could be even or higher than 2015 levels by midyear. There are currently 7.7 months of supply given the average sales pace over the past 12 months, down from 9.0 months of supply at the same point last year. “The demand for attached homes (single family townhouses and condos) has changed dramatically compared to Q1 2015,” said CAAR President-Elect Anthony McGhee. “Out of the 562 homes sold in Q1 2016, 131 were attached units which is a 23.6% increase.”
Days on Market (DOM) Half of the homes sold in the 1st Quarter were on the market for 80 days or less, a week longer than the 73-day median DOM of Q1 2015, which was the lowest Q1 level reached in the last ten years. The 80-day level is nine days lower than the five-year Q1 average of 89 days and nearly three weeks below

the ten-year average of 99 days. Nearly one-third of the homes sold during the quarter (32.2%) were on the market for less than one month; one in four homes (26.3%) took six months or more to sell. This slow-moving quartile resulted in an average DOM level that was 47 days higher than the median. However, the 127-day average was an 11-day improvement from Q1 2015 and nearly three weeks lower than the five-year Q1 average of 146. Median DOM levels improved in three of the six jurisdictions, led by a 62.3% decrease in Charlottesville where half the Q1 sales were on the market for 26 days or fewer, by far the fastest moving market in the region. Though Nelson homes continue to take longest to sell, the 133-day median DOM there was 28.1% lower than the Q1 2015 level. Fluvanna’s median DOM also decreased, improving by 12 days to 94. Albemarle’s 79-day median was one day lower than the regional aggregate, but was over two weeks higher than the 64-day median DOM in Q1 2015. Louisa and Greene both saw median DOM levels increase by more than a month. The 90-day median in Louisa was 60.7% higher than last year while the 96-day median in Greene was 62.7% higher than its Q1 2015 level.

or the ladies who give us Historic Garden Week, it’s a labor of love. For those of us who make it a spring tradition, it’s a once a year invitation, an occasion when admiration leads to inspiration, and to a renewed appreciation for the beauty of our own little corner of God’s green Earth. Every year at the height of springtime, the Garden Club of Virginia throws open the gates and doors on some of Virginia’s loveliest homes and estates. Since it was first held in 1927 “America’s Largest Open House” – in fact the only such statewide event in the nation – has raised over $17 million for the restoration of the Commonwealth’s most historic public gardens, including Stratford Hall and Mount Vernon. From April 23 through 30 this year, an estimated 30,000 flower fans will enjoy entrée to nearly 250 private homes and gardens in 30 tours hosted by 47 member clubs. In the Charlottesville-Albemarle area we’ll be blessed with three days of touring, from Saturday, April 23 through Monday, April 25, highlighted by Sunday’s look at four rarely seen private properties in the picturesque Flordon neighborhood just west of Charlottesville.
Flower arrangements by the club’s own master arrangers, all flowers from member’s own gardens, will decorate each building. “We have people emailing us from all over the country and even out of the country to take part in this tour,” says Marta Wertz of the Rivanna Garden Club, which along with the Albemarle and Charlottesville Garden Clubs hosts the annual event. “It’s a real showcase for Charlottesville.” Wertz fell in love with this area while attending the University of Virginia and it became one of her “favorite, go-to” places. “Thirty years later,” she says, “when my husband and I were ready to settle into a different community, Charlottesville is where I wanted to be. Historic Garden Week is an opportunity for people who are interested in moving here. It’s a wonderful snapshot of our most beautiful neighborhoods.” It’s a chance as well to pick up tips and ideas. “I think it’s wonderful to see other people’s gardens and how they’ve thought about their planting, how the house relates to the landscape and the garden. So the tours are always really fun.”

Flordon Each year’s tour offers a slightly different selection of properties to visit, and only one home in the secluded woodland neighborhood of Flordon, 3.5 miles from UVA off of Route 250, has ever been featured before. Originally a farm with a hunting lodge built in 1906 on what is now Old Ballard Road, the neighborhood was first developed in the late 1950s. Today Flordon comprises approximately 80 homes in a wide variety of architectural styles on lots ranging from 1 ½ acres to 6 acres. “Flordon is an enchanting little neighborhood, almost a little step backward in time,” Wertz says. “What is amazing is that the builders and developers kept the winding roads and preserved all the gorgeous hardwood trees, so that when you go to Flordon you’re struck by how beautiful it is.” “I love my neighborhood,” says another club member, Dana Henderson, who settled on Flordon 33 years ago because it was close to town and ideal for young children. “People don’t want to leave these homes even though some of them were built back in the late 60s and 70s, so they are renovating and upgrading and adding on. Architecturally we are not a postage stamp. We are very eclectic.” This year’s tour homes reflect that diversity. Credenhill is a grand, stone Georgian house built in 1938 and designed by Marshall Wells, known in Charlottesville for Westminster Presbyterian Church. The interior of the home features beautiful woodwork, arched doorways and large French doors that open onto the terraces and gardens. Charles Gillette designed the original landscape. Today the azalea garden, with views of a neighboring farm, remains most true to his design. Stone pathways lead to the azalea and boxwood gardens. A slate pathway scattered with bleeding heart and shade plantings leads to a secluded swimming pool surrounded by tall trees. Just outside the kitchen door is a chef’s garden filled with a variety of herbs and vegetables, including lettuce, kale, collards, spinach and mixed greens. The path beyond the chef’s garden meanders past daffodils, lilies of the valley, rhododendrons and Japanese maples to a guesthouse. The stately Brown Home dates to 1962, was significantly updated in 2006 and 2011, and is now home to a family with young children. The circular drive with views to the east is planted with tulip poplars, narcissi, pieris japonica, and a shade garden of hellebores, hostas, and a variety of ferns. A Chippendale-style balustrade caps the front

Oh, Deer!
Just accepting some damage is probably the most practical strategy of all with the least impact on both the environment and the wallet. Deer forage only about 6 feet above the ground so mature trees are safe and young trees can be protected with plastic or metal mesh netting or plastic pipe directly around the trunks. By choosing deer-resistant plants you make your property less inviting to deer which are creatures of habit and will patronize more promising eateries. Your local nursery can make suggestions—some even have specific sections featuring flowers and shrubs unpopular with deer. The Virginia Cooperative Extension Service has a publication titled “Pest Management Guide: Home Grounds and Animals” which is available online at www.ext.vt.edu. Deer generally avoid toxic plants like daffodils, plants with aromatic or thorny foliage, and fuzzy-leafed plants. Here are some specific varieties of trees, shrubs, and flowers they are most likely to ignore.

irginia is home to whitetailed deer. Lots of them. In fact, during the most recent hunting season, more than 200,000 (not a typo!) were “harvested” by hunters. Still, plenty remain as wandering homes to deer ticks and munchers of expensive landscaping. What’s a homeowner to do? Piedmont Master Gardener Janet Anastasi laughs out loud when asked about deer-proofing. “You’ve got to face the fact that no tactics are going to work 100 percent,” she declares ruefully. In fact, some may have undesirable impacts on the environment, disturb neighbors, or be prohibited by homeowner associations (HOAs). But there are strategies to pursue.

A tall fence surrounding a property—especially with a dog behind it—often works, but deer have a way of finding ways through, Anastasi cautions. Mesh fencing, electric fencing, or a combination can work. Both PVC-clad metal and poly mesh fencing are available and are nearly invisible from a distance. Some people fence only critical areas such as vegetable gardens. Solid wooden fences where deer cannot see the landing zone on the other side are the most effective, but also are expensive and may not be permitted by HOAs. “What I use myself,” says Anastasi, who lives near the Rivanna River flood plain which is home to many deer, “are two single wires strung two feet and
four feet above the ground. The deer just don’t like the almost-invisible barriers.” She ties cautionary ribbons on the wires to make them visible to visitors strolling on her property. “I don’t want people garroted in my yard,” she says. “Fishing line can also be used, but that is so invisible, it can be dangerous to people.”
*Scare ‘em away Startle tactics such as noisemakers, scarecrows, or motion-activated lights, are another possibility. However if you have a desirable buffet, the adaptable deer soon become unimpressed. In addition, these devices may annoy your neighbors or be prohibited by HOA rules. Some people report considerable success with motion-detector sprinkler systems that spurt into action when their area is invaded. (One gentleman was particularly pleased to find this system also thwarted the next-door cats who had previously considered his garden their personal litter box.)
*Repel them Repellents include both bad-tasting and bad-smelling types. This can be a fairly expensive tactic if you have a large property to defend. In addition, deer become used to repellents and will ignore them if you have a tasty menu available. In addition, most repellents must be reapplied after a rain or if you use sprinklers to water your plants. Miss once after a rainstorm—if you’re on vacation, for example—and the deer will be right back.
There is considerable folk lore about Irish Spring—an admittedly strong-scented soap—being an effective repellent. In actual fact, Irish Spring does not have a corner on the market. Most any strong-scented tallow-based soap—not glycerin—is likely to be at least a temporary deterrent. Hang pieces of soap in mesh bags or the toes of old pantyhose near the plants you want to protect. It’s best to hang the soap at least 6 feet off the ground to keep curious animals (and children) from carrying it off.
Rose of Sharon and Black-Eyed Susans are plants that deer do not like to eat.
Trees: birch, beech, cedar, cherry, dogwood, gumtree, holly, locust, magnolia, oaks, pines, redbud, and spruce. Shrubs: rose of Sharon, barberries, boxwoods, buddleia (butterfly bush), cotoneaster, forsythia, holly, lilac, nandina (royal bamboo), Spiraea, and vitex (chaste tree or chasteberry). Perennial flowers: black-eyed Susans, coreopsis, dianthus (pinks or sweet William), foxglove, echinacea (coneflower), euphorbia (spurge, crown of thorns), ferns and grasses, gaillardia (a variety of sunflower often called blanket flower), huechera (also called alumroot or coral bells), hellebores (not actually roses, but often called winter rose, Christmas rose, or Lenten rose), hyssop, iris, lavender, peonies, pulmonaria (lungwort), and stachys (lamb’s ear). Annual flowers: ageratum, cleome (spider plant), dusty miller, globe amaranth, marigolds, salvia, snapdragons, verbena, vinca, and zinnias. “Nothing is truly deer-proof,” concludes Master Gardener Anastasi. “When deer are hungry enough, you just can’t stop them.” Still, mastering some of these tactics may encourage deer to head on down the road without stopping by your garden. n Marilyn Pribus and her husband live in Albemarle County near Charlottesville and have chosen the path of peaceful coexistence with deer as well as raccoons, opossums, rabbits, squirrels, and even an occasional bear. She once saw a doe with a moments-old fawn just outside the bedroom window.

Proceeds from Historic Garden Week have funded fifty different restoration projects including the Pavilion Gardens at the University of Virginia, and the gardens at Poplar Forest and Montpelier. “Historic Garden Week has raised millions of dollars to keep Virginia beautiful,” notes Garden Club of Virginia
President Jeanette Cadwallender. “As the Garden Club of Virginia approaches its Centennial in 2020, we are also supporting Virginia State Parks with a portion of HGW proceeds.” The mission of the Rivanna Garden Club is “to promote the beautification of our community and encourage environmental stewardship through education and active participation.” Most recently, and most creatively, it partnered with the Charlottesville Garden Club to help raise more than $40,000 for a pond, a fountain, a wooden arbor, a mural and a water tower for the Blue Ridge Juvenile Detention Center in Charlottesville. Through the Center’s Greenhouse Project incarcerated students use organic methods to grow close to 5,000 heirloom plants a year, selling nearly 3,000 through Habitat for Humanity.” The program is therapeutic, educational and practical, teaching botanical and business skills, and providing vegetables for the students’ meals. Historic Garden Week’s economic impact is felt locally as well. A survey by the Garden Club of Virginia estimated that tour visitors contributed $425 million to host communities over the 45 years of the tour. But you can’t put a price tag on beauty. “As you drive throughout this area,” Abbott says, “you’ll see pretty areas by the roadside or in the middle of the road, or as you’re approaching one city or the other. Some of the funds that get raised go to the garden club members working to buy the plants and the mulch and so on to make these areas beautiful. So it’s really helping the community at large and beyond when you support the garden clubs.” n
