CAAR Second Quarter 2016 Market Report indicates a 17.2% increase in homes sold over Q2 2015, the highest quarterly total since 2006; Median sales price level gained 4.7% from last year as the median sales price reached $295,400; Median days on market in Q2 was only 25 days; And inventory remains 10.8% lower than Q2 2015, despite a 6.6% increase in new listing activity.

Sales Activity and Pricing – There were 1,124 homes sold in the 2nd Quarter in the Greater Charlottesville area, marking the highest quarterly tally recorded since 2006. This total represented a 17.2% increase versus the 959 homes sold in Q2 2015 and was 25.3% higher than the five-year Q2 sales average (897) and one-third higher than the ten-year

Q2 sales average (845). Home sales have increased versus the previous year for seven consecutive quarters, a trend dating back to Q4 2014. The 1,703 cumulative home sales through mid-year are nearly 200 more than the 1,520 homes sold in the first six months last year, an increase of 12.0%. The average sales price in the 2nd Quarter was $355,319, a gain of 4.7% compared to the $339,535 average in Q2 2015. This increase coupled with the significant gains in units sold resulted in a 22.7% gain in sold dollar volume ($399.4M versus $325.6M). This was the fourth highest quarterly total on record for Greater Charlottesville as total dollar volume is now reaching levels last seen back in 2006. As the number of new pending sales entered during the quarter increased by 10.9% versus Q2 2015, it is expected that closed sales in the 3rd Quarter will continue outpacing 2015 levels. The median sales price in Greater Charlottesville reached $295,400 in the 2nd Quarter, marking the highest quarterly level recorded since 2007. This was 4.7% higher than Q2 2015 median of $282,220

Inventory of Homes for Sale The 1,235 new pending sales recorded during the 2nd Quarter represented a 10.9% increase compared to Q2 2015. This outpaced the 6.6% increase in the number of sellers entering the market. The 1,682 new listings added during the quarter marked the highest Q2 tally since 2007 and topped the five-year Q2 average by 159 listings or 10.4%. New listing activity has exceeded the previous year in 13 of the last 15 quarters, a trend that dates back to late 2012. Despite these consistent gains in sellers entering the market, inventory levels have declined due to the continuing gains in purchase activity. At mid-year, there are 1,836 homes for sale, 10.8% fewer than the 2,058 active listings at the same point in 2015. This marks the lowest amount

The median DOM in the 2nd Quarter was only 25 days, an eight-day improvement from the Q2 2015 level of 33 days and over two weeks lower than the five-year average of 40 days. “The limited inventory could have created urgency among buyers, which in return improved the median days on market figure,” said Anthony McGhee, CAAR President-Elect. 409 of the 1,124 homes sold in the region were on the market for 10 days or less, representing 36.4% of all sales; up from 30.4% of sales in Q2 2015. Despite this marked improvement in the percentage of fast-moving listings, nearly one in four homes sold (24.3%) were on the market for four months or more. While this is a lower percentage than Q2 2015, when 28.1% of homes were listed more than four months, this segment pushed the average DOM level up to 96 days, 71 days higher than the median. While the average DOM remained high compared to the median, it was 12 days lower than the average DOM in Q2 2015 and marked only the second quarter since 2007 where average DOM levels dipped below 100 days. Bear Church Rock and Three Ridges A couple of Brown’s own favorite hikes are Bear Church Rock via the Graves Mill and Jones Mountain trails, and Three Ridges along the Blue Ridge Parkway. The former is an 8.5-mile hike at the eastern end of the Park that runs along the Rapidan and Staunton rivers, past small pools and waterfalls, under “a thick canopy of mountain laurel,” and passes by the Jones Mountain Cabin (maintained by PATC), before rewarding hikers with gorgeous summit views. Although the final ascent to the top is steep, this five-hour trek along a path rising some 2,000 feet is of only moderate difficulty overall. The 13.2-mile loop called Three Ridges is much more challenging, but it’s also one of the park’s more popular routes, with many stunning vistas along the way. Some people take it as a day hike, but others make it an overnight excursion, staying at a campsite with an overlook, or camping by the Maupin Field Shelter. Either way, it’s an up-and-down, but mostly up—6,800 feet up—path that skirts mountain streams and offers spectacular views.

Brown calls Little Calf Mountain in Shenandoah National Park, with its gentle climb, a great spot for a beginner’s outing. “When climbing Calf Mountain from Beagle Gap you will cross a meadow at about one mile,” he says. “This is a ‘bald’ area, devoid of trees, affording views for nearly 360 degrees. Continue north on the Appalachian Trail to the Calf Mountain summit in about two to three more miles.”

Going to the mountains, in a lot of places one could live, means first getting there, and that means significant amounts of time, money and planning. But not around here. Around here we can wake up on a free morning in the mood for a hike, and be out on a trail somewhere while breakfast is still digesting. Preferably a high protein breakfast, but that’s another story. The thing is, we here in Central Virginia have many trails near at hand, and many beautiful and unspoiled natural areas to choose from. “This is a great area for hiking with both Shenandoah and the Blue Ridge nearby,” says Lindsay Brown, who leads hikes for the Charlottesville chapter of the Potomac Appalachian Trail Club (PATC). “We also see people kayaking and cycling, so there is truly something for all outdoor enthusiasts.” Shenandoah National Park is 75 miles long and covers 93,000 acres of designated wilderness crowned by Blue Ridge Mountain peaks that are over 400 million years old and were once some of the highest on Earth. On clear days, some mountain summits offer views as far as West Virginia and Washington, D.C. What should a rookie hiker know before she hits the trail in a pair of well-oiled and well broken-in boots? “Precautions would include not hiking alone, having adequate water and food, and knowing what type of issues you might run into and being prepared for them,” Brown says—issues like “water crossings, snakes, etc. It’s best for beginners to go with one of the several hiking groups in the area.” The Potomac Appalachian Trail Club, for instance. The Club was formed in 1927 by six men who met in Washington, D.C. to protect and develop the nearby Appalachian Trail and the recently authorized but not yet actually established Shenandoah National Park. Today it helps maintain, clear, clean and sometimes reconstruct over 1,050 miles of trails, 47 shelters and 39 cabins along those trails, in Virginia, Maryland, West Virginia, Pennsylvania and Washington, D.C. Two hundred and forty of those miles are on the Appalachian Trail, from Pine Grove Furnace, Pennsylvania to Rockfish Gap, Virginia.

The walk from the parking lot to the first overlook is just a few hundred feet, but the trail continues three more miles to four more overlooks with panoramic views of Crabtree Creek Falls and the Tye River Valley. Another 1.2 miles along the creek leads to the Crabtree Meadows. Crabtree is not a place for reckless exploration; for safety’s sake, it’s imperative to stay on the trail. From Crabtree Meadows it’s only a short hike to the Appalachian Trail, where less than four miles more brings you to Spy Rock, a spectacular rock dome on the east side of Maintop Mountain with 360-degree views into Albemarle and Nelson County. The Rock was a Confederate lookout during the Civil War. The steep and rocky mile-and-a-half-long trail begins at a fish hatchery and rises 1,260 feet, but attaining the summit requires leaving the trail and scrambling up whichever way seems best—and whichever way looks possible to come down—which is harder. Intrepid climbers are rewarded with views of Black Rock on Maintop Mountain to the west, Religious Range and Mt. Pleasant to the south, and The Priest, Little Priest, and Three Ridges Mountain to the north.

St. Mary’s Wilderness Another lovely waterfall hike is St. Mary’s Wilderness Falls, in St. Mary’s Wilderness, the largest wilderness area in the commonwealth, where the Saint Mary’s River runs through a mile-plus gorge dappled with rhododendron and mountain laurel. Before 1950 it was mined for iron ore and manganese, and mining industry artifacts and ruins are still visible along its 17 miles of trails. Although the area remains popular, its trails are no longer maintained, making this a hike for hardy, experienced hikers, but not neophytes. The Forest Service and Tidewater Appalachian Trail Club oversee the area and recommend accessing it from Mine Bank Creek Trail off the Blue Ridge Parkway.

Humpback Rock For breathtaking climbs followed by breathtaking views, nothing in the area beats Humpback Rock, a gigantic greenstone outcrop near the peak of Humpback Mountain, six miles south of Interstate 64 on the northern Blue Ridge parkway. Wagon trains navigating through the Blue Ridge in the 1840s looked for it as a landmark. Rising 740 vertical feet in less than a mile, Humpback takes relatively few steps to scale compared to most area

attractions, but relatively many deep breaths per step. Once on top, 360-degree views that include the entire spine of the Blue Ridge reward the winded and the determined. Nearby the milelong Mountain Farm Trail, accessible through the parking lot at the Visitor Center, winds through a recreated 1890s farm with a single-room log cabin and outbuildings typical of the late nineteenth century.

Saunders-Monticello Trail Visitors to Thomas Jefferson’s Monticello usually finish their tour with a short trek through the woods from the South Lawn to the great man’s grave site. Since the year 2000 that trail has connected to the Saunders-Monticello Trail, a relatively easy, 4.6 mile roundtrip trail also accessible from the parking lot just off Route 53. From its base this scenic trail winds through Kemper Park with its arboretum of native trees and shrubs, over elevated boardwalks, and up the side of Carter Mountain past an overlook toward Monticello. A handsome stonearch bridge leads to the Monticello ticket office. With a maximum grade of only five percent, this trail attracts cyclists as well as walkers, and is accessible to people in wheelchairs.

Ivy Creek, Old Mills Trail, Rivanna Trail and Mint Springs Charlottesville’s 215-acre Ivy Creek Natural Area borders the South Fork

Rivanna Reservoir and boasts more than seven miles of trails through upland woods and pine stands, across fields and streams, and along two miles of shoreline. Relatively flat, it’s an easy place to walk through, and a great place to get in shape for more challenging territory. Dog walking, jogging, hunting and the collecting of specimens are not allowed. Sixty different species of trees grow in the Area, and only 20 of them are common. The School Trail, one of the six trails in the Area, passes by 14 native Virginia trees, all of which are labeled. The Red Trail illustrates the need to preserve animal habitats, including grasslands, hardwood and pine forests, and more. The North Field Trail is a walk through area history, both natural and manmade, from native woods and grasses to a picturesque 1930s barn and former site of the village of Hydraulic, flooded and forgotten when the reservoir was created in 1966. The White Trail illustrates principles of ecology including the food chain, nutrient recycling, adaptation, and hydrologic cycles. The Brown Trail, with its overgrown roadbeds and old fence lines, serves a reminder that the Ivy Creek Natural Area was once a family farm, and at the same times demonstrates the natural encroachment, complete in some places and only beginning in others, of the forest on the former farm’s fields and pastures. The

mile-long Peninsula Trail Loop begins in upland deciduous forest beside the original Ivy Creek streambed, and returns along the shore of the Rivanna Reservoir. Sightings along the way may include beaver and Great Blue Heron, persimmon and American chestnut trees, and the evergreen mountain laurel and haircap moss plants. All told, there are 70 miles of walking, running, hiking and mountain biking trails in Albemarle County. The three-mile long, wheelchair accessible Old Mills Trail runs along the Rivanna River between Charlottesville’s Darden Towe Park and Martha Jefferson Hospital. The Rivanna Trail’s footpaths and greenways circumnavigate Charlottesville’s city limits, running in part along the western bank of the Rivanna River. In addition to a playground and picnic area, and a lake and a beach for fishing and swimming, the 520-acre Mint Springs Valley Park near Crozet in the shadow of 2,000-foot high Buck Elbow Mountain has three trails totaling over five miles in length, some flat and easy, others steep and full of switch-backs. Near to civilization as they are, these city and county parks are fine spots to enjoy fresh air, flora, and fauna, all the while—striding or sauntering—gradually working oneself into shape for the wilderness just a few miles away. olks in Virginia have a wonderful resource in our National Park Service, which preserves both historical sites and places of natural beauty. Each location has a website with suggestions for planning your visit including hours and fees (if any), things to do and a calendar of special events. Some sites offer camping, visitor centers, and other amenities. Here’s a partial list of places to visit in the Old Dominion. Each listing provides that site’s specific URL.

Virginia History Colonial National Historic Park (www.nps.gov/colo) explores early Virginia history, the end of English Colonial America, and times up to the Civil

War with archeological discoveries and historic re-creations. The 23-mile-long Colonial Parkway links Historic Jamestowne which was colonized in the early 1600s, Colonial Williamsburg (not part of the Park), and the Yorktown Battlefield where, in 1781, the British surrendered after our successful War for Independence. The Claude Moore Colonial Farm (www.nps.gov/clmo) in McLean helps visitors experience pre-Revolutionary War times with living history programs and demonstrations offering a glimpse of what life was like for a poor farm family. The Booker T. Washington National Monument (www.nps.gov/ bowa) marks the birthplace of America’s most prominent African American

educator who rose from an enslaved childhood to become principal of Tuskegee Normal and Industrial School and the most influential African American of the late 19th and early 20th centuries. The property recreates an 1850s middle-class tobacco farm and a oneroom cabin similar to the one where Washington lived with his mother and two half siblings.

Parks. Individual websites offer information on recreational opportunities as well. These are listed chronologically as the war progressed. Harpers Ferry National Historical Park (www.nps.gov/hafe), at the confluence of the Potomac and Shenandoah rivers, is the site chosen by George Washington for a U.S. Armory. Especially connected with the anti-slavery uprising led by John Brown that ignited the Civil War, the park offers special events, workshops, hikes, tours, plus educational and living history programs. Tubing on nearby waterways is popular. Manassas National Battlefield Park (www.nps.gov/mana) is where, in July 1861, the Civil War armies engaged for the first time at the First Battle of Bull Run. Thirteen months later, when the armies met again at the Second Battle of Bull Run, a Confederate victory made it clear the war would not be over quickly. Today, the 5,100-acre park offers a 20-mile self-guided driving tour, hiking and bridle trails, daily walking tours, living history events during the summer, a number of buildings to explore and many monuments honoring the fallen. Fredericksburg and Spotsylvania National Military Park (www. nps.gov/frsp) is the second-largest military park in the world and includes those Civil War battlefields plus the battlefields of The Wilderness and Chancellorsville, site of the battle retold in The Red Badge of Courage. The armies engaged in these four pivotal battles between November 1862 and May 1864 with more than 100,000 casualties. It was here the Civil War approached its end, and the park reflects war’s tragic costs. Visitor centers plus walking and driving tours offer a chance to imagine the horrors of the past.

Park near DC. Assateague Island National Seashore. (www.nps.gov/asis), for example, includes the Chincoteague National Wildlife Refuge along with the northern portion of Assateague Island. The primary management of the refuge is for wildlife but the secondary use is for public recreation, including interpretation and education. On Assateague, visitors will find camping, exhibits, and seasonal guided programs. Other popular activities include canoeing and kayaking, crabbing and clamming, shell collecting, swimming, surfing, horseback riding, and over-sand vehicles (OSVs). You can also “visit” many of these parks on their websites by engaging special features such as 360-degree views, seeing historical photos, and reading detailed accounts of history and upcoming special events. Petersburg National Battlefield Park (www.nps.gov/pete) south of Richmond, was the site of a nearly ten-month siege. A remarkable sidelight was the Battle of the Crater where Union troops dug a tunnel more than 500 feet long under Confederate lines and set off four tons of explosives yielding a 30-foot-deep crater measuring 130 x 60 feet. The siege blocked Confederate supply lines and led to the fall of Richmond on April 3, 1865. Lee surrendered six days later. Appomattox Courthouse National Historic Park (www.nps.gov/ apco) marks the April 9, 1865 surrender of the Army of Northern Virginia. Lee’s troops were required to pile their weaponry in huge stacks along the Richmond-Lynchburg Stage Road—which was lined by Union troops—but were allowed to keep their horse or mule (if they had one) and simply walk home.
