Local Real Estate News Hillsdale Conference Center Now Open for Business CAAR invites the public and community to tour the new space during a Community Open House The Charlottesville Area Association of REALTORS® (CAAR) has announced the new Hillsdale Conference Center—a special event rental facility with a modern, professional environment—is open for business. CAAR held an intimate Ribbon Cutting Ceremony, sponsored by Craig Builders and HMS National, on Thursday, September 5, 2019. The event welcomed over 40 REALTOR® and affiliate members and community partners, who supported and had a role in the four-year CAAR building renovation project. CAAR now invites the public and community to tour the new space during a Community Open House, sponsored by Bank of the James, Fulton Mortgage Company, Residential Mortgage Services (RMS), and Stanley Martin Homes, on Wednesday, October 2, 2019 from 2 – 5 p.m. Guests can look forward to a tour of the new space, a meet and greet with the Hillsdale Conference Center staff, giveaways, and refreshments. “In addition to CAAR using this new space for its classes, meetings, and events, we are extremely excited to offer this exquisite space to the public and

International Rescue Committee’s Hosted Round Table Conversations with Refugee Voices Community Members The International Rescue Committee (IRC) in Charlottesville recently hosted its annual brown-bag Lunch & Learn event. This year’s event featured three immigrants who shared their experience coming to Charlottesville in a round-table format where guests could ask questions in a casual setting. Guests had the opportunity to speak with each of the presenters. IRC’s Refugee Voices is a platform for former refugees to advocate, tell their story, volunteer, or take other actions in support of refugees and refugee programs in the U.S. This event was part of Welcoming Week, an annual celebration bringing together thousands of people and hundreds of local events across the country to build awareness of the contributions of immigrants and refugees in our communities and the role long term residents play to foster greater welcome. “There has never been a more important time for communities to show that they are welcoming to everyone, of all backgrounds, including refugees and immigrants,” says IRC Development Coordinator, Diana Cole Connolly. “At a time when the administration is considering drastic cuts to the refugee resettlement program, we must uplift the contributions that refugees and immigrants make to our vibrant community.” The International Rescue Committee helps people whose lives and livelihoods are shattered by conflict and disaster to survive, recover, and gain control of their future. IRC teams provide health care, infrastructure, learning and economic support to people in 40 countries, with special programs designed for women and children. Every year, the IRC resettles thousands of refugees in 25 U.S. cities. Since 1998, the IRC in Charlottesville has assisted close to 4,000 refugees from more than 30 countries to achieve economic self-sufficiency, a sense of security and social integration in our community. Understandably, “new home buyers are often interested in the reputation and performance of the builders in our market,” says Greg Slater with Nest Realty and Bramante Homes. “Choosing the right builder is an important step. “Some builders excel at building predetermined plans while other excel at offering design and customization

processes. Understanding a builder’s included features and available options is important as well. “Timeline to build is a key consideration too. Last but not least, buyers want to make sure they are working with a builder that will stand behind their product and be there for the client during the construction and warranty phases of the process. “Often buyers are not intending to build when they first start looking for their next home, but eventually may realize that is their best option,” Slater says. This may be especially the case in our current market where low inventories of resale homes pose a challenge for buyers. Building appeals to buyers “who may not otherwise be able to find exactly what they’re looking for [in a resale home],” says Kate Colvin with Roy Wheeler Realty Co. and Craig Builders. This means they will have to wait longer before they move in, “but many say having a brand-new home is worth the wait.” Interviewing Parade agents and builders can help buyers learn about the building process, a multi-step journey that can take four to six months or longer to complete. “The market is brisk with the main focus being on affordability,” says Chris Sylves with Nest Realty and Stanley Martin Homes. “Our busiest neighborhoods are our townhome and villa communities,” which are attached homes in either two or three stories. “Our townhome communities where the average sales price is in the low to mid $300 thousands are the most popular right now. The homebuyer then “purchases the home and leases the land from the TJCLT,” removing the cost of land from the mortgage and making the residence more affordable. TJCLT is currently “building four homes on Nassau Street with a grant from the City and under the Community Land Trust model,” Slater says, adding that “Bramante Homes has stepped up to be our contractor.” To make this special Parade entry
