Interwoven Stories of Motherhood THE MOM JOURNALS tells the story of five mothers, each in a different stage of motherhood, through interwoven monologues. And although they are worlds apart, each character shares vastly similar revelations about what it is to be a mother: What motherhood takes away, what it provides, and how it is a life-long journey that takes just as long to process. Drawing inspiration from THE VAGINA MONOLOGUES by V (formerly known as Eve Ensler), Walker set out to write a piece “just as raw, but specifically about all things motherhood.” The five mothers portrayed in THE MOM JOURNALS, though fictional, pay homage to the women in Walker’s life who “raised, befriended, fascinated, and baffled” her.
Heroes come in all shapes and sizes. They don’t wear capes or special suits, and their badge of honor is the bandage that shows they gave the gift of life. Local nonprofit, Managing Love, has partnered with the American Red Cross to host a blood drive for the Charlottesville community. The community is invited to become a hometown hero and answer the call of patients in need by donating blood on January 21 from 2 to 6 p.m. at the Hillsdale Conference Center. Donating blood is one of the simplest things a person can do to help save a patient’s life. For the hour it takes to give blood, there could be a whole community of people thankful for another birthday given to their loved one. t’s time to rethink every reason you have for being a renter. Or living in your parent’s basement. Not that there’s anything wrong with renting or living in your parent’s basement. That makes perfect sense in a lot of situations. But if your only reason for not buying a house is because you think you don’t have enough money, it’s time to find out whether your bank account balance really is a barrier. There are so many programs available to help you buy a house, especially if this is your first home. Some will pay your down payment, others lower your interest rate, and there are even matched savings programs to give you a head start. Most of them have income requirements and limits on how expensive a house you can buy, but it is well worth the effort to see what your options are. And the best time to start your investigation is right now, even if you think you might be months or even a year or two away from buying a home.
The Big Three There are three major players that provide financial help to first time homebuyers and they operate at the federal, state, and local levels. These are USDA Rural Development, Virginia Housing Development Authority (VHDA), and local housing counseling entities. USDA Rural Development offers homebuyers, or home builders, two programs that can get you into a home in most rural areas for zero percent down and 100 percent financing. These won’t work in Charlottesville, Waynesboro, and Staunton, but the rest of the CAAR footprint is a match for this incredible resource. And if you have your eye on those cities, don’t worry, other programs pick up the slack where USDA does not operate. The big player at the state level is Virginia Housing Development Authority. Like USDA, they also offer zero percent down and 100 percent financing, and cover both rural and urban areas. One popular program is the VHDA Loan Combo that combines an affordable

imums, credit score minimums (usually 620-640), and income and asset limits for the borrower. But don’t sweat all those details. Someone else can do that for you and with you.

The tax credit is only available at the time of the VHDA loan and can’t be used with non-VHDA mortgages. So make sure to talk to a VHDA-approved lender early in the process to see if you qualify. And don’t forget to check out local resources. Look for HUD-approved housing counseling agencies. Piedmont Housing Alliance covers Charlottesville, and Albemarle, Fluvanna, Greene, Louisa, and Nelson Counties. Habitat for Humanity and Operation Hope are two other counseling agencies operating out of Charlottesville. Skyline Community Action Program covers Greene, Madison, and Orange Counties. These local agencies bring together information, education, and resources, all in one place. That’s helpful, but the programs themselves are complicated. They all have specific eligibility requirements. Some can be used together, some only in certain areas. There are limits on how expensive a home can be, loan max-

Loan Officer with Movement Mortgage, is one of the lenders approved by VHDA. “People still misunderstand what you need to buy a house. Or for some reason they think they won’t qualify. There are so many programs out there to overcome a lack of savings for a down payment. You don’t need 20 percent down. You can get in a house with zero percent, 3 percent, or 3.5 percent down. For low and moderate-income first-time homebuyers or veterans, the barriers are much lower than most people expect.” That doesn’t mean there shouldn’t be some effort to pay down debt and save. Tiscornia says, “Just because you can get a zero dollar down payment, doesn’t mean there is no money involved. Especially at this time of year, it’s smart to save your stimulus check or your tax refund if you’re getting one. Be strategic about how you use that money. See if it makes more sense to use it to pay down debt and improve your credit score, or to save for any homebuying expenses that won’t be covered.”
“As a buyer, you need to get solid numbers from someone you trust. And then look at things from a monthly payment standpoint to see how much of a mortgage you can afford and feel comfortable paying. Often that monthly mortgage payment isn’t far off what you are paying in rent. “At some point rates have to go up. I locked in someone today at an interest rate of 2.6 percent. But any interest rate that starts with a two or three is fantastic.” And if you qualify for Piedmont Housing Alliance’s SPARK program, available to certain buyers earning up to 100 percent of the area median income, you can shave an entire percentage point off the current interest rate.
