2018 Third Quarter Home Sales Greater Charlottesville Area 2018 Third Quarter Highlights: • Home sales climbed 4.4% (1,051) compared to Q3 2017 (1,007), led by an increase (16.5%) in attached homes. • Greater Charlottesville median sales price rose to $309,000 (5.1%) compared to this time last year ($294,007).

• The median days on the market in the 3rd Quarter was 56, six days lower than in Q3 2017. • New listings increased 2.5% (1,167) compared to Q3 2017 (1,138), as pending sales dipped slightly by 0.4% (896) compared to this time last year (900). • Inventory of homes for sale declined 9.3%, resulting in a 3.9 months sup-

ply of inventory compared to a 4.3 months supply in Q3 2017.

National Outlook Some economy observers are pointing to 2018 as the final period in a long string of happy years of buyer demand and sales excitement for the housing industry. Although residential real estate should continue along a mostly positive line for the rest of the year, rising prices and interest rates coupled with salary stagnation and a generational trend toward home purchase delay or even disinterest could create an environment of declining sales.

Greater Charlottesville The median sales price increased 1.9 percent to $340,000 for detached homes and 11.8 percent to $259,900 for attached homes. Median days on market decreased 8.1 percent for detached homes and 13.3 percent for attached homes. “The Greater Charlottesville market is exhibiting steady growth in median sales price and closed sales for the third quarter as well as year-over-year,” said CAAR President Arleen Yobs. “While inventory of homes for sale in the third quarter is slightly down for the Greater Charlottesville area, the City of Charlottesville saw the biggest jump in inventory (40 percent). Residents are paying attention and know now is the time to put their house on the market.” “As the Greater Charlottesville area saw a slight increase in new listings for the third quarter, both Greene and the City of Charlottesville saw the largest gains—over 38 percent,” said President-Elect Tele Jenifer. “Greene also had the highest percentage of pending sales (81 percent), which bodes well for the fourth quarter.”

Albemarle County The median sales price increased 5.9 percent to $471,500 for detached homes and 11.6 percent to $270,608 for attached homes. Median days on market remained flat for detached homes but increased 25.6 percent for attached homes..

City of Charlottesville The median sales price increased 8.8 percent to $360,000 for detached

homes and 14.4 percent to $262,886 for attached homes. Median days on market increased 56 percent for detached homes but decreased 63.3 percent for attached homes.

Fluvanna County The median sales price increased 0.7 percent to $210,000 for detached homes and 22.1 percent to $218,000 for attached homes. Median days on market decreased 16.7 percent for detached homes and 32.7 percent for attached homes.

Greene County The median sales price increased 2.5 percent to $246,000 for detached homes but remained flat for attached homes. Median days on market decreased 36.9 percent for detached homes and remained flat for attached homes.

Louisa County The median sales price increased 25.4 percent to $259,000 for detached homes but decreased 0.8 percent to $360,000 for attached homes. Median days on market decreased 23.2 percent for detached homes but increased from 0 to 32 days for attached homes.

Nelson County The median sales price decreased 4.8 percent to $300,000 for detached homes but increased 5.6 percent to $123,000 for attached homes. Median days on market decreased 0.8 percent for detached homes and 34.3 percent for attached homes. ou can dress up if you want to, but you might as well just get in the car and go, because what everyone will be looking at is the trees. If the combination of brilliant red, burnt orange, deep gold and bright yellow on a sky blue background is your favorite color scheme, this is the season and Central Virginia’s parks, parkways, and country roads await your gaze. After a summer with abundant rainfall followed by a fairly dry September, autumn’s longer and cooler nights are beginning to produce vibrant fall colors in the Commonwealth’s deciduous trees. “The colors are always there,” says Melanie Perl, a hiking guide and a volunteer in Shenandoah National Park

who’s been exploring the Blue Ridge Mountains for 40 years. “But in fall, the leaf stops photosynthesizing, then it stops producing the chlorophyll, and so it no longer produces what is green, and so the true colors come through. Even the poison ivy turns a pretty red, and has a red berry.” “The conveyor belt that takes the whole process along is the shortening length of day,” says Doug Coleman, a botanist by training, and the Executive Director of the Nature Foundation at Wintergreen Resort, which encourages the understanding, appreciation, and conservation of the natural and cultural resources of Virginia’s Blue Ridge Mountains. As the days gradually shorten, “the photosynthesis period is shorter, and that’s what starts the slowdown of the

chlorophyll process.” Moisture and temperature determine the duration and intensity of color. “If you have an extremely dry period of weather, that will hasten the leaf fall, and if you have a warm, moist fall, the color will linger.” Too much rain, too many cloudy days, or too much or too little warmth will mute the color palette. The right amount of rainfall, on the other hand, while delaying the process, will produce the most brilliant colors in the long run. This year’s unseasonably warm temperatures have delayed fall’s colors, which means there is plenty of time left to enjoy them. So what can we expect to see? A shifting kaleidoscope of color at every eye level, from the tallest trees to the Virginia Creeper. Trees at higher elevations and on northern slopes typically

Shenandoah National Park and the Blue Ridge Parkway Driving the Blue Ridge Parkway is an easy way to enjoy fall colors. Winding along for 469 miles with a speed limit of 45 mph, the Blue Ridge Parkway is the road to take for long, leisurely scenic drives. Running parallel to Interstate 81 and Route 11, the Parkway begins on Skyline Drive near Waynesboro and terminates in Cherokee, North Carolina in Great Smoky Mountains National Park.

For folks who like to watch autumn from the comfortable seat of a car, the Virginia Department of Forestry recommends driving tours in Greene, Bath and Highland counties. In Greene County begin at the intersection of Route 33 and Route 230 at Stanardsville, follow Route 230 north. At Route 29, turn left. Follow Route 29/231 and signs to Madison, exiting Route 29 along Route 231 at Madison. Follow Main Street in Madison. At the Blue Ridge Turnpike (Route 231), turn left. Above average temperatures and the abundant rain of late summer and fall are delaying fall’s colors this year, keeping Virginia’s forests mostly green as of early October. However, the Virginia Department of Forestry reports that black gum, poison ivy, dogwood, Virginia creeper, and sumacs may be showing shades of red along forest edges. Even where the trees are still green, however, autumn’s wildflowers are blooming along Virginia’s roadsides— watch for yellow goldenrod, wingstem, and tickseed, white thoroughworts, and purple ironweed, asters, and mistflower. Monticello and Carter Mountain Orchards “I never before knew the full value of trees,” Thomas Jefferson wrote to his daughter Martha Jefferson Randolph in 1793. “What would I not give that the trees planted nearest round the house at Monticello were full grown.” Jefferson’s tree plantings are mostly gone today, but we still have his view: “Of prospect I have a rich profusion,” Jefferson wrote. “It may be successively offered, & in different portions through vistas, with the advantage of shifting scenes as you advance on your way.” Nowadays, winding up to Monticello from Route 53 is the gently ascending, two-mile long Saunders-Monticello Trail. Instead of the grand, sweeping views many leafers seek, it mostly offers a walk in the woods—but such rich and lovely woods they are. The first change regular hikers will observe here is the black walnuts and redbuds turning yellow—though not for long. In a good year, the sycamores and tulip poplars will do the same, while the black tupelos turn a deep and lovely red. Next to change, pale yellow or just brown, should be the trail’s many oaks—mainly scarlet and red oaks, but also chestnut oaks, a species of white oak. More unpredictable in their timing are the maples, which will show yellow, and sometimes red or orange. Sweet gums, persimmons, ironwoods, sassafras, cherries, mulberries and more may be seen as well. The leaves of sassafras trees turn orange, while those of sourwoods and the sumac shrubs will add red to the spectrum. Just down the road from Monticello, Carter Mountain Orchards offers even more spectacular sights, with pretty near 360-degree views of Charlottesville, the Blue Ridge Mountains and towards Richmond. VOLUNTEERS: The Heart of Our Community

V

olunteers are at the heart of any community from folks giving time to their church or children’s activities to those helping victims of domestic violence or injured wild creatures. In fact, the catalog of local volunteer efforts is nearly endless from Little League, Boys and Girls Clubs, thrift stores and food banks, to serving the homeless, and spending time (or writing checks) for fund-raising events like the Alzheimer’s Walk or the annual Charlottesville Women’s Four-Miler. People of all ages give countless hours to various worthy organizations. Many volunteer at their religious homes. Take retired accountant Linda Marques who serves shifts at Holy Comforter’s soup kitchen, which has provided lunches to those in need for more than 25 years.

“It’s a place for the people we serve to gather,” Marques says, “to get some food, cool off in summer, and speak to our social director for job opportunities.” She adds that some of the people they serve actually volunteer to help from time to time. A personal bonus: “I met my best friend at the soup kitchen.” Other people are drawn to volunteering by their children. Darian Cochran of Charlottesville’s Avenue Realty has been honored with a Good Neighbor Award by the Charlottesville Area Association of Realtors (CAAR) for his work with the Northside Baseball League. “I was honored to receive the award and the monetary donation that went to the league,” says Cochran. “This will directly impact the kids in our community and I couldn’t be more excited about that. Baseball is a sport where you fail more than you succeed.”

We are all in this together, working and living in this same special place.

He says his team has taught him that determination really can take you far. “Every year I meet new families through coaching,” he adds, “and I am reminded how much kindness there is in our community.” Another CAAR Good Neighbor awardee is Georgia Lindsey of Nest Realty, recognized for her Meals on Wheels work over the past several years. She is a member of the board and active in their annual fundraiser which includes an ambitious silent auction. “This year it looks like we brought in over $70,000,” she declares. “A good friend introduced me to our local Meals on Wheels,” she continues. “I was surprised to learn it’s an entirely independent organization, delivering hot meals five days a week, 52 weeks a year—including all holidays—without any public funding.” The group also makes up “Blizzard Bags” with several days’ worth of nonperishables to be available when bad weather prevents deliveries. Lindsey says she loves her REALTOR® work because it means getting to help her clients find the perfect place to call home. “I also realized how much Meals on Wheels helps people who want to stay in the homes they cherish despite not being able to cook,” she says. “That was all it took to make me want to do whatever I could.” Other efforts to get and keep people in cherished homes involve REALTORS® and community members volunteering time to help organizations such as AHIP. Some years ago the Charlottesville and Albemarle Housing Improvement Programs merged to become AHIP. AHIP has its own staff and work crew of 25 and also depends on local subcontractors and volunteers to make repairs through the Emergency Home Repair Program. In 2017, AHIP staff and more than 200 volunteers made critical repairs for 89 seniors, 70 persons with disabilities and 63 children. Projects might involve roofs, wells, septic systems, plumbing, electrical, heating, windows, handicap access retrofits and other needs. Habitat for Humanity is another group benefitting from a large volunteer contingent and many local real estate professionals lend a hand. “We do anything we can to help with affordable housing, even if it doesn’t mean a paycheck for us,” says Anthony McGhee of Assist2Sell First Rate Realty, Inc. “Our over-arching wish is that everyone have a home.” He explains that adding to affordable housing and enabling ownership benefits our entire area, which is why
