he first weekend is in the books, but you still have time to see some of the best new construction in Charlottesville and surrounding counties. Come out to the final weekend of the Parade of Homes this Saturday and Sunday, October 10 and 11, from noon to 5 p.m. Sponsored by Nest Realty and organized by the Blue Ridge Home Builders Association (BRHBA), this 57th Annual Parade showcasing new homes is free and open to the public. You’ll find beautiful homes all along the Parade route, ranging in price from the low $200 thousands to over $1 million. Rich in amenities and long on inspiration, these homes feature kitchens catering to your inner gourmet, master baths that delight and calm, floor plans that live bigger than their footprint, and interiors that bring the outside in. Whether you’re contemplating a new home, have a floor plan already chosen, or are staying put and want some ideas to upgrade your existing home, the Parade is the place to be. There are 21 brand new homes you can view in person. If you haven’t already done so, pick up a map printed inside the Parade of Homes Magazine inserted in the C-VILLE Weekly. The map is also printed in The Daily Progress Special section on Friday, October 9th, and then again in the Sunday Real Estate edition on Sunday, October 11th. From west to east, your first stop in Crozet features eight Parade Homes. Eight more homes are in the Charlottesville and central Albemarle County area. Then five homes in the eastern region wrap up the Physical Parade with Keswick, Palmyra, and Zion Crossroads addresses. Guests touring all 21 of those homes will notice exceptional attention to keeping them safe. Face coverings are required for visitors and hosts and will be provided by sponsor Dominion Energy. Hand sanitizer will also be available in each home, provided by sponsor Guaranteed

Rate. The number of guests touring the home at any one time will be limited to six so that distance between groups can be maintained. BRHBA Executive Director, Jenny Tapscott and the Parade Planning Committee made safety this year’s top priority. In addition to all the precautions being taken in each home in the Physical Parade, if people don’t feel comfortable visiting the homes in person, they can still participate in what’s bound to be the best Parade of Homes in BRHBA’s history.

Going Virtual Thanks to some high-tech expertise by AirLens, LLC, each of the 21 Physical Parade entries can be viewed online. In addition, another five homes are only available digitally on the Parade’s Virtual Tour. There are lots of advantages to having this virtual experience available alongside the Physical Tour. Not only are the Parade entries available online for the entire month of October, but state-of-the-art Matterport technology offers an incredible, immersive experience. More than just a standard 360° tour, Matterport lets viewers feel as if they are actually in the home they are viewing. In addition to the immersive experience, the Virtual Tour allows newly constructed homes that have already been sold and occupied to still be included in the Parade. Christopher Bramante, President of Bramante Homes, has an entry that otherwise would not have been included because the buyers moved in last month. “This year’s Virtual Tour is a testament to how creative and forward thinking BRHBA has been. We are able to include homes that you physically cannot enter and provide way more information than we have ever been able to provide.” Bramante Homes’ entry is at the high end of the scale in this year’s Parade.

“We have never had a home this grand before in the Parade of Homes. While lavish, it is representative of the quality work that we do. We are a low-volume boutique custom builder, only building 12 homes per year. And we are just as comfortable building in the mid $400 thousand range as we are at the top of the scale. We take the time to listen and help craft your vision without sacrificing quality for quantity.” When asked what a successful Parade of Homes looks like for him, Bramante is quick to reply, “It’s about starting conversations. We have been in the Parade of Homes seven of the last eight years and we typically don’t put an entry in the Parade to sell that specific home. We want potential customers to see the quality of work that we can do and envision themselves as part of our custom home building process.” That approach makes the Parade a low-pressure environment for those conversations. The same is true of the other nine builders participating. Their goal is just to start a dialogue. Dominion Custom Homes, Selinger Homes, and True Living, LLC, make up the other builders that join Bramante Homes in the Virtual Only Parade. Builders with entries in the Physical Tour that can also be viewed online are Arcadia, Craig Builders, R.L. Beyer Custom Homebuilder, Ryan Homes, Southern Development Homes and Stanley Martin Homes. Each of the Parade entries will have links and phone numbers to directly connect with the builders right from the website pages featuring the individual entries. This will make it extremely convenient for viewers to start a conversation with any of the builders.

What’s Trending One of the reasons people love the Parade of Homes is they get to see what’s new and trending in new home construc-

tion. Whether you have buying or a little remodeling on your mind, it’s always fun to see what prominent area builders are doing. This year’s Parade will find strong representation for single level living in addition to the traditional layout with all bedrooms upstairs. “Craig Builders is offering both styles in our Parade entries in Old Trail with our new Pavilion and Mechum Models,” says Blissie Du Bose, REALTOR® with Sally Du Bose Real Estate Partners and Customer Representative at Craig Builders. Flexible space is another feature that buyers are looking for in new homes, particularly after experiencing multiple family members working and attending classes from home. Andrea Akers, Sales Manager with Southern Development Homes, says customers are very thoughtful about how they use the space in various floor plans. “What might originally have been a guest bedroom is easily being converted into a second home office.” Other builders are experiencing the same adjustments.
