T
here’s a certain nervous energy in anticipation of this spring real estate market. Buyers and sellers can both feel it. It’s hot, sizzling hot. And the goal in a market like this is to make sure you don’t get burned. Buyers and sellers feel different versions of a shared pain. As more buyers compete for fewer houses on the market, they wonder if they will be able to find the right home. Should they settle for what’s available right now or hold out for their dream home? Sellers wonder if they should accelerate their timeline to take advantage of this glut of buyers and low inventory. As newfound work flexibility and expanded internet capacity reshape the market, solutions appear. Buyers have geographic options they simply couldn’t consider before. And that makes it easier for homeowners in those locations to sell. With the right attitude and good planning, buyers and sellers can both navigate this market and benefit from all the factors that are heating it up this spring. Super Sales Numbers The CAAR 2020 4th Quarter Home Sales Report reveals how the Central Virginia real estate market heated up over the past year. Comparing that quarter to the same period in 2019, sales are up 23
percent. And homes are selling 12 days faster, on the market for an average of only 52 days. The median sales price is up nearly $40,000, which is the biggest jump in five years. The reasons for those increases are still in play. The COVID-19 pandemic is still boosting demand for homes in this area. Greg Slater, Associate Broker with Nest Realty, says “This pandemic has made Central Virginia look even better to those outside the area. Homeowners are re-evaluating what they want, and they are ready to make a move when they find it.” Michael Guthrie, CEO and Principal Broker with Roy Wheeler Realty Co., adds, “The trend of downsizing into homes with less square footage is moving back to people looking for more space. COVID-19 is creating a need for more space, especially with everyone realizing they can work more and more from home. Condo owners will look for a townhome, townhome dwellers now want a detached home with a yard. One reason for the increase in sales of homes over $1 million is those who can afford them are wanting some place to escape from their urban areas within driving distance.” And that puts Central Virginia in the crosshairs for those urbanites from Northern Virginia wanting a getaway. Top that off with an average 30-year fixed rate mortgage down a full point from a year ago, and it’s like throwing
logs on a raging fire. All the numbers are converging to extend and expand this strong market. Except one. Record Low Inventory The one data point with the potential to cool this sales streak is the number of homes available for sale. According to the same CAAR Report, the supply of homes at the end of the fourth quarter of 2020 was only 1.7 months. Inventory hasn’t been below two months in more than five years. For the market to keep going, buyers need homes to buy. Homeowners are staying in their homes longer than ever. The National Association of REALTORS® data show home tenure has nearly doubled to 10 years over the past decade and a half. And in the Charlottesville metropolitan area, the American Community Survey reports homeowners typically stay in their homes for 13 years. No wonder there aren’t enough homes on the market. Southern Development Homes Sales Manager Andrea Akers reports, “Overall inventory is remarkably low for the resale market and even speculative inventory among builders is down.” “This inventory situation has been coming on for the past six or seven years,” says CAAR President Quinton Beckham, Broker with Keller Williams Alliance Charlottesville. “Sellers sell for compelling reasons, such as job changes, moving
in and out of the area, household dynamics, financial and other reasons. Thus far, those reasons haven’t convinced enough people in this area to sell their homes.” The current market might create enough of a compelling reason. “There has never been a better time to sell your home,” says Matthew Woodson, REALTOR® with Nest Realty Group. Woodson reports only 18 homes on the market in Greene County, whereas a more typical period might have 70 or more existing homes for sale. If someone is considering a move soon, the financial reasons for selling now—such as intense buyer interest and low competition—may accelerate that decision. New Construction Another path out of this restrictive low inventory situation is through new construction. Slater says “Demand for new construction is high. The main reason is the lack of inventory currently available. Buyers are anxious there will not be a home for them in the spring or summer.” Instead of hoping a homeowner will put their house on the market, they are turning to factors they can control and building their own home. “Demand for parcels suitable for custom design build projects is as high or higher than I can recall in my career,” says Slater, talking about Albemarle County. But the trend is true across the CAAR region. “The future is about development.

In Greene County, Woodson reports that new construction at Hancock Farms is seeing a jump in demand. And dirt is being moved in Octonia Highlands for three custom homes under contract and two new spec homes. With the original spec home already sold, that leaves 15 lots available in this new development in the South River valley. Best Strategy for Buyers So how does a buyer navigate this seller’s market? Almost universal advice to buyers is to sit down with a REALTOR® before looking at houses. Beckham says “Identify the reasons you want to buy and the most important features that impact your life. Do this before you fall in love with a sunset out the window of some house that photographs really well. In the long term, you don’t want to buy something that doesn’t meet your highest priorities.” Whether your timeline is pushing you towards an existing home or you

Some local governments have adopted a more growth-minded approach and are supporting this expansion.” And area builders are doing their best to resolve the inventory shortage. Akers says, “Southern Development has seen an overall increase in sales in new construction with January 2021 ending as one of the strongest months in recent years. This is a combination of low inventory and the opening of sales at North Pointe. We had an extensive wait list there, which I believe is partly due to the limited number of new construction options north of Charlottesville, but also due to the abundance of amenities that North Pointe will offer, including a large pool and clubhouse. “We are seeing buyers that want to downsize, move up to a larger home, want newer designs and finishes, and have more useable yard space. We hope to begin delivering the first homes late this year.”

Craig Builders is also building at North Pointe and seeing strong interest in their villas and single-family homes. The first phase of North Pointe has 107 single family lots. Developer John Neal reports that 50 of those will be ready by May and the remaining 57 by the end of the summer. Another familiar hotspot for new construction is Crozet. Two of the many neighborhoods seeing heightened inter-

a significant number of them. “Many workers in a financial position to buy have gone virtual at their workplaces. That means buyers have more geographic options than they ever have. So, Charlottesville and Albemarle County are not dominating the local market as they did before,” according to Beckham. This is great news for more rural counties. Every region in the CAAR footprint
saw double-digit increases in sales volume from the fourth quarter of 2019 to the same quarter in 2020. Nelson County’s 84 percent increase topped the charts, with Louisa and Fluvanna County coming in at 28 and 19 percent, respectively. The market is growing wherever there is strong internet availability. Beckham says “The new mantra is ‘Location. Internet. Location.’ The continued expan-

Locally, these increases range from a low of seven percent in Greene County to a high of 34 percent in Nelson County in year-over-year sales prices. As buyers approach this market, considering new locations and understanding the dynamics of a sellers’ market will help. Beckham puts it this way, “If you’re a buyer, don’t bring a knife to a gunfight. That doesn’t mean you should sit out this market, but you should be prepared to pay for value. These increases in prices are countered by historically low interest rates. The prices make it an easy market for owners to sell and everything else converts lookers into buyers.” Don’t let the heat scare you. “All in all, this spring is going to be a great market.”
