THEY CALL IT WINTERGREEN, but it’s white in the winter, to the delight of skiers, skaters, and nature lovers who like a nip in the air. Come November, there is snow on them thar hills, and whether it’s man-made or natural, there are some people going down the long slopes, some going down the short ones, and others just going down on their rears. Wintergreen’s state-of-the-art computerized snow system makes it the East Coast’s only resort with an automated snow making system that covers all its slopes, guaranteeing that every day is a snow day, all season long. The 11,000-acre resort boasts 130 slide-able acres with 24 ski and snowboard slopes and trails, two terrain parks, the state’s largest tubing park, and a snow park for young kids.
With its year ‘round activities, amenities and community, Wintergreen is what first draws many visitors to Nelson County. Named for Thomas Nelson Jr., the third Governor of Virginia and one of the signers of the Declaration of Independence, Nelson County is bounded by the Blue Ridge Mountains to the northwest, and the James River the southeast. How They Get All That Snow Wintergreen stays white when it wants to thanks to a sophisticated, computerized snowmaking system installed during winter 2002-2003, and frequently upgraded since. This complex system makes twice as much snow twice as fast as its previous system, using some 40,000 linear feet of pipeline, more than 400 snow guns, and 45 weather stations. Recent seasonal temperatures allowed it to pump approximately 11 million gallons of water through its snow guns in just two days. Depending on Mother Nature’s own whims, Wintergreen makes snow from November into March, and even as late as early April. Its ski events typically run through early March, sometimes later. “This is a dramatic improvement in snow-making capacity,” says Brian Chase with Wintergreen Resort Premier Property. “We just had opening ski weekend. I talked to several people who were raving about the quality of the conditions; it’s pretty extraordinary how well and how quickly you can make great quality snow now.”

They’re still working but they’re coming to Stoney Creek on weekends; or they might live six months in Florida, six months in Stoney Creek. The resort is home to roughly 1,200 condos ranging in price from $70,000 to $400,000, and a variety of townhomes in the $180,000 to $400,000 price range. Detached single-family houses are valued from $200,000 to $1.5 million. Sixty-five percent of Wintergreen properties changing hands are condos, Allen says. “Some of that is driven by values – your entry point is so low now. You can get condos in the $60s. We had one sell as low as the $40s this year. Even though you have condo fees, that point of entry being so much less makes it more affordable for someone to own a second home, a second getaway. You can get a detached home as low as the $200,000s. At Stoney Creek the most popular price range right now is in the $300-400,000 range for a detached house. There are homes above and below.” Chase owns a condo on the mountain himself – a second home he purchased in 1999. “I’m there as often as I can,” he says. “I’m a native of the area, and I learned how to ski at Wintergreen. I was a junior ski instructor there, so it was a natural evolution from a childhood love of the resort to adulthood. He remembers the days of the “gravel road going up the mountain.” But while the drive up has changed dramatically, “what has always drawn people to Wintergreen – the mountain experience, the skiing, the golf – has not. “Being able to do all those things in a Blue Ridge Mountain n setting is pretty special.”

He explained that out of town buyers like this family often seek out the Charlottesville area thanks to the many awards it has received for being a great place to live. Then they discover Nelson, which is nearby but more affordable with lower taxes and great mountain views.

ind Nelson County by traveling south from Charlottesville on Route 29 or Route 151. A largely rural county, Nelson is home to a growing number of agri businesses including orchards, wineries and breweries, a cidery and a recently opened distillery. A second distillery is scheduled for a 2015 opening. Nelson also offers a host of outdoor activities such as hiking, camping, snow boarding, skiing or golfing as well as some of the most beautiful scenery in our area. Sections of the Appalachian Trail and Blue Ridge Parkway wind through Nelson, which is also home to Wintergreen Resort. Historically Nelson is part of what was once called the Goochland frontier, which also included Albemarle and Amherst Counties. It became its own entity in 1807 when it was separated from Amherst and named for Thomas Nelson, the third governor of Virginia. As it has elsewhere in our region, the real estate market in Nelson County is recovering and agents are optimistic about the future. This is good news for Nelson homeowners, needing to sell and for buyers who can benefit from today’s unique combination of low interest rates and impressive prices on homes compared to a few years ago.
Nelson’s Natural Beauty Nelson County is well known for its natural beauty. Visitors come for the
panoramic views from the Blue Ridge Parkway or the Appalachian Trail and also enjoy the Nelson Scenic Route via Crabtree Falls, the Parkway and Route 151. Home buyers seeking spectacular views will find many opportunities in Nelson, including those available from the high elevations of Wintergreen Resort.
Tim Hess, with Wintergreen Real Estate Co., explained that people come here for amenities such as the mountain views and the hiking trails. He added that buyers who enjoy more space appreciate the low density of the county, which has only one traffic light, and where you rarely ever have to wait in line. While Nelson County is rural and spread out, Hess described the community feel there, stating that people
