declares REALTOR® Sara Greenfield, Principal Broker with Charlottesville Fine Homes and Properties. “It’s their place to settle down and unwind.” These days many people spend their days amid noise, bustle, and deadlines that seem to whet the stress in their lives. Arriving home should be a time to shed this stress, but sometimes, sadly, it is just a source of more stress. If your home isn’t a haven now, here are some ideas to convert it to a retreat from the clamor and rush of everyday life. “Haven” means different things to different people. “For some, their haven is a yard that they create for their own enjoyment with water features, privacy screens and screened-in porches that bring delight to the senses,” says Greenfield. “For others it’s wonderful views and quiet surroundings. For empty nesters, it’s a ground-level master bedroom and bathroom, where steps are not an issue. For still others, I’ve seen some amazing renovations in the heart of the city where the interior design is more important than the yard or the view.”

“Today’s hectic lifestyle brings a whole new role for the home especially since many people telecommute,” observes REALTOR® Janet Matthews, owner Charlottesville Town and Country, agreeing that having a haven is essential. “When purchasing a home or remodeling, contemplate having a space intended to function as a sanctuary from your daily schedule. Whether it’s a place to do yoga, meditate, or simply sit without the intrusion of electronic devices, it can be used as a portal for peace and quiet, a rare commodity in today’s world.” Having a symbolic portal where you pass from the busy world to your quiet home is another strategy towards tranquility. For one woman it was the walled courtyard with an arch she passed through before she even opened her front door. In fact, she recalls, that entry was a major influence in deciding to buy that specific house. “I loved the actual physical sense of leaving the world behind when I walked under that arch.” Your portal could be beautiful door with a stained glass window, a screen of hanging beads, or simply something in your imagination—a mental picture of a fountain or waterfall or oasis. It might be putting on some quieting music or lighting a candle with a pleasing scent. It might be removing your shoes and sitting in a certain chair with your eyes closed. In short, it’s whatever signals peace to you.

Other sound squelching plans include well-padded carpet and plenty of sound absorbers such as upholstered furniture, drapes, and artful wall hangings. When building a new home, one Fluvanna homeowner— whose work hours put him on a different sleep schedule from the rest of the family—had the contractor beef up the insulation in the master bedroom so he can sleep in peace. Extra layers of wallboard, especially a product such as Homasote which manufacturers 440 SoundBarrier®, a special-density, structural board made from cellulose, can make a real difference. While you can’t eliminate noise entirely, you can disguise it with “white noise” which is a constant background sound that covers unpleasant noise. There are inexpensive white noise machines that produce sounds such as a waterfall, a rainstorm, or ocean waves. Some people love the white noise sound of a fountain outdoors, or a small indoor recirculating water feature. Some are small enough for a tabletop.

in blood pressure, anxiety, and trouble sleeping. Few areas of Charlottesville and the surrounding region are subjected to the urban cacophony of busy airports, wailing sirens, and heavy traffic noise. Nevertheless, neighbors often live close by, creating noise with their TVs, driveway basketball courts, lawnmowers, leaf blowers, carpentry projects, and children. Some experts define noise simply as “unwanted sound,” but what can be unwanted for one person can be pleasant or even an essential sound to another. You don’t have to be an expert to know that noise is something you don’t want to hear and perhaps the single most significant strategy to bring calmness into the home is to lessen noise. Installing storm doors and solid wood doors in place of hollow-core ones can significantly reduce outside din. If that is too expensive, just adding a layer of plywood can absorb sound. Double-paned windows combined with weather stripping can produce a double benefit by reducing external noise and cutting heating/air conditioning bills at the same time. Your own household probably has constant background noise that you tune out without realizing its ill effects. There is noise from appliances such a refrigerators, washing machines, and dishwashers. Many heating and cooling systems are noisy. Add in blenders, hair dryers, and vacuum cleaners. In many homes, the TV is on whether or not it’s being watched. Things are improving. For instance, more than a dozen years ago, new ener-
Your household probably has constant background noise that you tune out without realizing its ill effects. There is noise from appliances such a refrigerators, washing machines, and dishwashers. gy-efficiency standards mandated that refrigerators be more quiet and most manufacturers are working to make other products run more efficiently and quietly. These days, new dishwashers, washers and dryers are usually quite a bit quieter than the appliances they replace. You can do even more to muffle appliances by placing them at least two inches away from walls to lessen reflected sound and installing rubber pads under the corners of large appliances to minimize vibrations that can carry noise through the floor and walls. You can also use rubber pads under small appliances and dish racks, on countertops near the stove, in sinks, and on kitchen shelves to reduce the clatter of
dishes and utensils on hard surfaces. Rubber vibration isolator mats, available from computer, audio equipment, or office supply stores, greatly reduce vibrations from smaller noisemakers such as computer printers, audio speakers, and similar equipment.
Lighting It’s important to have adequate light when you are reading, cooking, or working with any tools from hammers and saws to needle and thread, On the other hand, being able to easily lower the light level can help with relaxation. Dimmer switches (rheostats) are
a valuable component of everything from table lamps to overhead fixtures and chandeliers. These are fairly easy to install yourself, but check to be sure you have the correct light bulbs. For lower lighting, REALTOR® Matthews suggests candles, lanterns and those little white Christmas lights often called “fairy” lights. Candles signal relaxation and peace to many people and a variety of tapers and candleholders can be attractive. One woman says she initially ridiculed the battery-powered “candles” she received as a gift, but now confesses she loves the trio on her coffee table that start flickering automatically after supper. “It’s a gentle signal to me to take a few deep breaths and let go of the day,” she says. She has usually gone to bed by the time they automatically shut off.

nursery can show you some handsome, nearly indestructible varieties. For some people a fire in winter spells relaxation. For others, watching fish in an aquarium is very peaceful. Certain scents can be relaxation signals and these are a very personal preference from baking bread or vanilla-scented candles to lavender or jasmine fragrances.
Is now the time for a change? “Some people make relatively minor changes to create a more peaceful space,” notes Greenfield. “It could be paint, cabinets, counters, storage, or
flooring that is a reflection of the needs and desires of the individuals who live there. I’ve even seen renters do amazing face lifts to the homes they rent.” Something as simple as new paint can make a big difference. In general, cool colors such as shades of blue and green seem to be the most relaxing, but most any pastel hue—especially one you love—will fill the bill. A number of relatively easy and inexpensive changes can make a big difference in the ambiance of your home. Change one wall in your living room from a hectic collection of unrelated art pieces on outdated wallpaper to a gentle pastel wall with a single beautiful painting. Buy some plants that thrive in full sun or low light to “green” up your room. Treat yourself to a “white noise” machine. Hunt for a variety of candleholders in thrift store or an antique mall and splurge on three dozen candles so you never run out. Any of these could be a recipe toward updating your home into a haven. “You always want your home to be a welcoming, peaceful place,” says Greenfield. “If you are losing that feeling, it may be time for a change. Indeed winter is a great time to look at some do-it-yourself projects, see what can be improved upon, and proceed accordingly.” n When Marilyn Pribus and her husband moved to Charlottesville from California seven years ago, a quiet neighborhood with lots of trees was an important peaceful-home criterion while house hunting.

Have sufficient storage to keep things out of sight when they aren’t being used. Rather than viewing clutter reduction as a stressful task, see it as a way to uncover the peaceful home it’s been hiding. Growing plants can provide the hint of an oasis of tranquility. They also are a healthy addition to the home because they soak up carbon dioxide. Including some flowering plants such as African violets is a bonus when you can watch from bud to blossom. It may take a while to find the perfect plants for the lighting you have, but your local

When you’re shopping for furniture, go for comfort rather than formal elegance. Indulge in a squashy-pillowed sofa, a recliner, and an ottoman to put your feet up. Men can relax in their “man-cave,” while women can also have a private nook that’s quiet and comfortable. Children should also have a retreat or “fort” where they can unwind and be alone. This could be a corner of a bedroom, or a dedicated area in a large closet. One family delighted their daughter by putting a small mattress and a dim light under the cellar stairs.

HOUSE & HOME
Wood stove safety
Woodstoves According to the National Association of Home Builders, fireplaces are in the top three “wish-list” items in a house. However, while the glow of a fire is romantic, fireplaces are very inefficient. “Much of the heat goes straight up the chimney,” points out National Fireplace Institute-certified wood specialist Jonathan Schnyer, co-owner of Wooden Sun in Charlottesville. “Leaving the damper open as the fire dies is like leaving a window open.” A much better option is an enclosed wood-burning device. “Both fireplace inserts and freestanding wood stoves work well,” Schnyer says. “They are very comparable as a way to retrofit a fireplace with something that really produces heat.” An insert fits inside the existing fireplace with one surface to the room while a wood stove radiates heat from all its surfaces. “I love my wood-burning stove,” says REALTOR® Sara Greenfield, Principal Broker with Charlottesville Fine Homes and Properties. woodstove in the plans when she designed her lakeside home in Albemarle County. “It has a blower and a glassfront door so I can see the fire.” If you don’t have a woodstove now but have a fireplace and chimney you can install an insert or get a freestanding stove for a reasonable cost. You can spend up to $8,000 for a fancy European-looking stove, but much of that price is simply for the appearance. An insert costs a little more because it requires a firebox or “surround” which protects existing bricks in fireplace. Increasingly these days, many people choose a high-efficiency wood-burning fireplace. “It’s basically a factory-built woodstove,” explains Schnyer. “It functions exactly like a woodstove but it’s designed to be installed right into the wall in a new home or during a complete retrofit. It doesn’t require special clearance or even a hearth.” He says these systems are more expensive than inserts or stoves. “They start around $2,500 to $3,000 plus the
Most jurisdictions have building codes relating to fireplaces and woodstoves including necessary clearance from flammable walls and floors, fire-resistant bricks, and chimney specifications. “Prefab” fireplaces, the factory-built metal boxes lined with lined with refractory bricks to withstand high temperatures, must have substantial clearance from flammable surfaces within the walls. It’s also wise to have a fire-resistant surface such as a special rug or metal protector on the floor immediately in front of the stove’s door. Children need protection from contact with a hot stove, so it’s wise to have some sort of barrier—even just a temporary one when you have young visitors—to keep them safe. Any fuel-burning system needs a chimney to carry the byproducts of combustion safely from the house. It’s very important to keep chimneys clean to prevent fires, because flammable creosote can build up, especially when damp or unseasoned wood is burned. “I have mine professionally cleaned on a yearly basis,” says REALTOR® Greenfield. “It always amazes me at how much stuff comes out of the stove pipe, and once it’s cleaned, how much better the draft is. If your system is well installed, regularly cleaned, and if the wood is dry, it should work like a charm.”
Woodstoves take some work Greenfield used a woodstove in Vermont before she moved to Charlottesville, so is familiar with their demands and

routine. “Woodstoves aren’t for those who just want to flick a switch for heat,” she says. “They take time, energy and attention. While they save money on electricity, gas, or propane, it costs money to have wood cut and hauled if you do not do this yourself.” On the other hand, if you have your own wood supply and are handy with a chainsaw and splitting maul, a wood stove, as they say, warms you three times. First when you cut the wood, then when you split the wood, and finally when you burn the wood. Leave green wood uncovered to speed the seasoning process, but keep your current woodpile covered and dry.
Don’t store immediately next to your dwelling since this could introduce pests to your home. Rotate wood so it doesn’t rot or gather mold and mildew. Finally, remove debris such as fallen leaves that attract pests, which could hitchhike indoors when you bring a load of firewood. “Woodstoves are improving all the time,” concludes Greenfield. “It’s sort of like tradition brought forward. I love the heat and feel of my woodstove.” n Glenn Pribus and his wife live near Charlottesville. He says that cutting and splitting wood for their freestanding woodstove keeps him fit and warm.

“I had been living in a home that was not safe or healthy for me or anyone else. I don’t know where I would be living today if it weren’t for AHIP.”
Make Your Home More Peaceful (StatePoint) Life is busy and loud. A home used to be a relaxing, calming haven to hide away from the hustle and bustle of everyday life. But with televisions in every room and a constant connection to the outside world through tablets, laptops and smartphones, finding a fortress of solitude, or even a room of quiet, has become a near impossible task. If you long to create more serenity in your home, consider taking the following steps:
CAAR REAL ESTATE WEEKLY WWW.CAAR.COM
• Organize. Just looking at a cluttered room can make one anxious. If you find that even after you organize a space, it is hard to maintain, come up with a daily routine to simplify the process. For example, sort and process your mail and bills first thing when you get home so papers don’t stack up. Once regular organizing becomes a habit, it will be easier, less time consuming and increase serenity. • Set the mood. Your home is the one place you have complete freedom to set the mood. Different colors can evoke different feelings. So paint your walls in stress-reducing colors, such as something in the blue family, or a muted green or lavender. Use soft lighting and a musical soundtrack to help you reach your happy place. • Insulate. Perhaps the most tangible step you can take to find quiet is to
insulate your home’s interior walls, ceilings and floors to reduce noise transfer between rooms. Look for insulation that provides a high sound absorption against low frequency ranges, which are the most difficult to block. For example, stone wool insulation, such as Roxul Safe ‘n’ Sound, is made from natural stone and recycled content. Resistant to water, rot, mold, mildew and bacterial growth, it is not only an excellent acoustic barrier, it doesn’t burn, and can add valuable time for evacuation in the event of a fire. More information about insulating the interior of your home can be found at www.Roxul.com. • Design. When decorating your home, take into consideration the size and feel of a space so you can scale your furniture and decorations to fit the room appropriately. For example, a sofa that worked in your last home may feel too small in your current living room, making the room feel off balance. Nothing beats the tranquility of a peaceful home. Whether you are annoyed by clutter, a snoring family member, fighting children, bagpipe practice, incessant vacuuming, dog barking or your noisy washing machine, there are small steps you can take to create calm, quiet spaces in your home. n
