There is excitement in the air! Even before the daffodils pop and the dogwoods wow, the local real estate market is primed and ready for spring.
Erin Garcia, REALTOR® with Loring Woodriff Real Estate Associates, says she has never seen this kind of interest so early in the year. “There is a great vibe going on with extremely high interest in what the spring market will bring; much higher than usual. It seems as if the hot market period is getting
earlier and earlier in the year. Agents are asking sellers if they might want to list now instead of waiting a few months for the typical spring market.”
Garcia isn’t alone in her assessment. “There is consensus in our office that 2020 is starting off on a roll, and that holds true for high end properties and premium tracts of land as well,” says John Ince, REALTOR® at Wiley Real Estate.
Closing agents are seeing the same trend. Many are just coming off an historically high January. And it all bodes

How do buyers and sellers take advantage of this excitement? And who is in the driver’s seat? Both parties need to be well-informed and ready. Even if there is a low inventory situation, sellers need to be smart about pricing because buyers are savvy. And buyers need to make sure they are fully prepared so they are ready to strike when the right house presents itself.
Sellers’ Market?
Low inventory means a sellers’ market, right?
The projected inventory depends on your desired location and your target price point. When Garcia looks at Charlottesville and Albemarle County, she says there just is not that much supply available, placing sellers in a good position. According to the latest market analysis from Michael Guthrie, CEO and Principal Broker for Roy Regardless of the forecast, across the CAAR region things may balance themselves out. Greg Slater, REALTOR® with NEST Realty Group, says “There are always pockets that are hot or cold, but the market is in great shape. Both buyers and sellers are feeling good. There’s a certain amount of confidence in their purchasing and selling decisions. If you are educated

Clearly, demand is outstripping supply. At least in and around Charlottesville.
Thomas Woolfolk, President of CAAR and REALTOR® with Keller Williams Alliance - Charlottesville, agrees. “Overall, the 2020 forecast is pointing to a sellers’ market. But it depends on where you want to live and how much you are willing to spend. If a buyer is looking for something less than $200,000, they may have to look long and hard. Builders just can’t touch that price for new construction, leading to a shortage of inventory in that price band. However, new construction continues to increase so we may see a healthy supply in the under $500,000 inventory.”

“There has been a modest uptick year over year in the number of new homes being built,” reports Slater. “There were more new units constructed in 2019 than any other year this century except 2005 (pre-recession). We bottomed out in 2011 with only 371

Maury Atkins, REALTOR® with Roy Wheeler Realty – Zion Crossroads, also expects new construction units in 2020 to exceed 2019. “In Louisa County near Zion Crossroads, Forest View has some lots left but is close to being built out. Nearby, there are two more phases in the Spring Creek golf community. And Fluvanna County continues to work on its infrastructure to allow for more construction, with a new water tower already in place.”
Builders are already busy with units for fall delivery. Some construction timelines have lengthened due to a labor shortage that is impacting the availability of subcontractors. In northern Albemarle County, the North Pointe community is taking shape and doing its part to ease the housing shortage, as nearby Oxford Hills in Greene County comes close to being built out. Another Ryan Homes development, Sparrow Hill in Crozet, is also nearly sold out with just a few building lots remaining. Further north in Greene, Octania Highlands is starting to rise from the ground after suffering through the recession and reemerging with custom homes on estate style lots (two or more acres). With only 22 lots available in the beautiful South River Valley, this new community won’t make a huge dent on the supply, but every home will help. REALTOR® Matthew Woodson, also with Roy Wheeler Realty – Greene, says, “Our open house held in late January for the model home was as good an open house as I have had in years. Octania Highlands will have a variety of sizes and styles available from builder True Living Custom Homes. Interest is strong and that’s a great sign this early in the year.”
As far as what you’ll have to pay for a new home, there is good news. The new home, median sold price decreased almost $68,000 last year, from $429,900 in 2018 to $362,000. Guthrie notes this decrease was in part due to the increased demand for lower priced homes in Greene and Fluvanna Counties. Slater agrees. He says builders are doing their best to respond to demand. “Millennials are making up a larger percentage of buyers and builders are trying to keep new homes within reach of that segment of the market.”
Sellers: Prep, Shine, Price
If this turns out to be a sellers’ market with lower supply than demand, the sellers who have best prepared their homes, show them well, and price them right will be most rewarded.
Slater cites the example of Western Ridge in Crozet with homes 15 to 20 years old. “If the home is in good condition and the seller has updated it, the house may sell before it even shows up on the MLS. This is particularly true with the spring market as families often relocate to Crozet for schools and want to have everything finalized early in the year.”
Garcia offers a caution to owners that “there are more savvy buyers coming in who are ready to go. They have done their research and will tell me ‘this house has been on the market 36 days’ and want to severely undercut the listed price.” So, even where demand outstrips inventory, a house that is overpriced or not in good shape will not attract top dollar. Woodson agrees. “The home still must be priced right. If it is, and it’s in a desired location, it will be a hot commodity.”

Ince expects that if realistic pricing by sellers continues, the buyers will be prepared. “It’s clear that more buyers are ready to pull the trigger now than in the last four or five years. The robust economy, consumer confidence and amazing interest rates are all contributing to this strong market.”
Springtime is THE Time?
Local REALTORS® are nearly unanimous in their appraisal that this Spring 2020 market is a great time to buy or sell a home. That optimism echoes for the Commonwealth as well. Dr. Lisa Sturtevant, Chief Economist of Virginia REALTORS®, forecasts that home sales in Virginia will be up three percent over 2019, with the two key drivers being job growth and the growing Millennial population entering the home market.
The newly released CAAR Home Sales Report for the Fourth Quarter 2019 supports this enthusiasm. “For the second quarter in a row, there were more sales transactions in the housing market compared to last year. Albemarle and Fluvanna drove much of the sales growth this quarter. Homes sold about five days faster, on average, in the fourth quarter compared to last year, and the inventory of active listings continues to trend down at a moderate pace (-3 %).”
While local, state, and national experts forecast all of 2020 as being positive, even the best prognosticators don’t always nail their predictions. Every time period has a bit of uncertainty, and the level of confidence decreases the further into the future an economic or market forecast reaches. With the 2020 elections looming and other market factors wielding their influence, it may be worth playing the short game and going with the sure thing—this spring market. Even with historically low inventory in the CAAR footprint, the economic indicators are too good not to be in the market as a buyer or a seller. Woolfolk reiterates, “The fundamentals are so solid. Anyone thinking of selling or buying later in 2020, should consider whether they can take advantage of this energy and be a part of this great spring market.”
So, make room in the daffodils and under the dogwoods for those “For Sale” signs. We may never see a market quite like this again!
