Augusta County:

Augusta County, Virginia: a tilted, slightly rectangular patch abutting an upper north niche of the raggedy western border of the state. From the ground, say from the rolling farmland around Middlebrook (population 184), the view is both pretty and imposing, befitting the visage of its namesake, Princess (of Wales) Augusta of Saxe-Gotha.

Yes, it’s a lovely place to live, this Shenandoah Valley spot of the Commonwealth, as its residents are quick to tell you. Valley views and forest trails, mountain hideaways, vineyards and beckoning farm stands. It’s no wonder that, as the county’s official website tells us, “Augusta County lives outside. We have fun outside, eat outside and, if we’re in the mood, even sleep outside.” Well, of course.

Farming

Not that the residents are all play. Augusta County has a labor force of nearly 32,000 workers. What’s more, the County’s unemployment rate is traditionally lower than in either the state or the country as a whole.

Produce, grain, meat, and cheese—if you’re buying local, you may be buying from Augusta County farmers. Augusta has more farm acreage than any other county in Virginia, with an average farm size of 188 acres. It is the state’s second-largest agricultural producer with, by latest count, 1,729 farms on 286,195 acres.

Augusta ranks first in the state for production of beef cattle and sheep and is second in milk cow production plus one of the state’s largest poultry producers.

out seven limestone “chimneys,” once known as the Cyclopean Towers, rising as high as 120 feet.

Chimneys this year, July 10 through 12. Horse lovers love to ride and even camp overnight at North Mountain Outfitter in Swope, where instead of pasture or open farm land, they can negotiate mountain trails with moderate inclines and water crossings.

Others just relax for a weekend at the 2,400 square foot, Old West style bunkhouse, unwinding in the great room by the fireplace, sitting on the porch overlooking the lake, hiking, mountain biking, or fly fishing, then easing into the hot tub at the end of the day.

Cavers know that Grand Caverns in Grottoes was discovered in 1804 and opened for tours in 1806, making it the oldest continually operating show cave in the U.S. Both Confederate and Union soldiers used it during the Civil War, and there are over 200 verified civil war signatures in the cave.

Today all tours of Grand Caverns are led by a guide. The park at Grand Caverns features a miniature golf course, a swimming pool, fitness, hiking and cycling trails, and river access for fishing, plus picnic areas including five shelters available for rental.

Veni, Vedi, Digesti

Climbing, hiking, or just touring with the top down makes a body hungry and thirsty. Fortunately, Waynesboro’s Stable Craft Brewery has nine beers and three ciders on tap daily; its kitchen serves burgers, tacos, skillet plates and other hearty, beer-friendly food.

Serious beer lovers can begin their marriages adventurously by serving wedding guests a self-styled brew, crafted with the help of Stable’s own professional brewers, then kegged and poured on-site. Wedding parties may wish to stay at one or more of Stable’s four suites—the Farmhand, the Allegheny, the Paddock, and the Blue Ridge.

Seven Arrows Brewing in Fishersville, including a kettle sour called Sour Grapes, brewed—you read that correctly—with 30 percent cabernet sauvignon grapes. Seven Arrows Brewing Company’s name was inspired by a Native American blessing referencing the Creator, the earth, and the four directions of the compass.

North Mountain Outfitter’s next Back Country Ride + Prime Rib Dinner, an all-day experience, is April 11. The next Cowgirl Weekend, with bunkhouse accommodations, meals and a back-country day ride, is May 15-17.

War History and Old Stuff

Lovers of history and old graveyards can meander through the twelve-acre Thornrose Cemetery west of Staunton, where the first burial took place in 1853. After the Civil War, many Confederate dead from the battlefields of Alleghany, McDowell, Cross Keys, Port Republic and Piedmont were interred in the soldiers’ section.

More Civil War history may be found near West Augusta at the Confederate Breastworks Interpretive Site, also popular for viewing fall foliage, a winding half-mile trail along the top of Shenandoah Mountain. Hikers can ponder the events of April 1862 through the letters of Captain Shepherd Pryor, a member of The Factory Antique Mall in Verona bills itself as the largest mall in the country, with 135,000 square feet of antiques all on one floor, including furniture, tools, military memorabilia, glass and kitchen wares, and novelties. All that bounty makes shoppers hungry, so the mall’s own café, Tasty Bites, serves salads, sandwiches, and all-daybreakfasts.

Verona’s Stonewall Brigade Museum is dedicated to the exploits of the 116th Infantry, the oldest continuous service regiment in the Virginia National Guard and seventh oldest in the United States Army. Formed in 1742, the regiment has fought in the French and Indian War, the American Revolution, the War of 1812, the American Civil War, Spanish American War, World Wars I and II, and operations Iraqi Freedom and New Dawn.

Come and Stay

It’s a great place to visit and a great place to settle down. “Augusta County offers an affordable cost of living complemented by a great quality of life,” Glover says. “We appreciate the rural nature of the county, while at the same time being centrally-located with easy access to recreation, commercial development, and cultural aspects, such as great farm-to-table restaurants. For us, it’s the best of both worlds: we have a few acres and gorgeous mountain views but live only ten minutes from a grocery store.”

Jennifer Shields of Augusta Realty Group, another lifelong county resident, tells the same story: “It’s a great area to raise [a] family,” she says. “It has convenient access to the interstate, if you want to go to Charlottesville, Richmond or Roanoke. And it’s a very beautiful area. It’s not so congested. It has a little bit to offer everyone. I grew up here and just enjoy it.

“When people come to Augusta,” Shields continues, “they often say it’s very friendly, and a lot of times they come back. The prices of our properties are a little bit less than in Charlottesville; they can get more for their money.”

Lynn Herman of Premier Properties agrees. “Tax rates are so different from Charlottesville,” she adds, noting that this is a good time to buy. Herman points first-time homebuyers to the east (Waynesboro) end of the county, “because it has so much more connection with Charlottesville. You’re right there on Interstate 64, and you’re minutes from Route 81, where you can go north or south. The Waynesboro end of Augusta County is the most sought after at this point—I mean, there’s a Target! The economy in the Waynesboro area is great.”

Outside of that small city “it’s just so scenic and quiet and serene,” she says. “There are large properties, if you want one. You have land and acreage that you can play with, if you have a family and kids and want to have a farm and let your dogs be fenced in in a beautiful back lawn. Plus, it’s close to your job, and close to grocery stores. If someone has no idea about the county asks my opinion, it would be the Waynesboro area for sure.”

My job is a career that I never plan on retiring from because I genuinely enjoy working with my clients and seeing how their lives are benefitting from eliminating debt and by opening up a line of credit that can be used to help them for the rest of their lives. Every client’s story is a little bit different but they are all hoping to achieve a better life and I enjoy being a small part in that story.
