(before I was in the industry) when my parents first considered doing a reverse mortgage themselves. My Mom asked me to help her do some research and that’s what started me on my path of wanting to eventually be the expert on the subject. It’s amazing to me today that I still hear the same false rumors from people sometimes that I heard two decades ago. The mortgage company does not take title to your home and yes the heirs still inherit the home upon the borrower’s passing. Those are the two most misunderstood topics. And yes the money you receive is not income so it is not taxed as some people think. Also, Medicare and Social Security are not effected by the proceeds that you receive from a reverse mortgage. And yes it’s true that you are not required to ever make a payment for as long as you live in the home.

I am very patient when I speak to clients and take my time explaining everything face to face with absolutely no pressure to move forward because I remember how much my parents appreciated it when the person that they worked with showed them the same respect. I have never experienced the Sunday night blues of knowing that you are going back to work the next day as some people talk about. My job is a career that I never plan on retiring from because I genuinely enjoy working with my clients and seeing how their lives are benefitting from eliminating debt and by opening up a line of credit that can be used to help them for the rest of their lives. Every client’s story is a little bit different but they are all hoping to achieve a better life and I enjoy being a small part in that story.

picture is worth a thousand words, they say, but maybe not if the words are from Jonathan Eig’s latest biography, Ali: A Life, or David Zahl’s intriguing new analysis of the religious impulse repackaged and rechanneled, Seculosity. The written word—some of us like it the old-fashioned way, on thin paper between thick covers. Others prefer it on I-Pad or Kindle, backlit and searchable. Whatever the form and whatever the font, we want reports, descriptions, arguments, and reflections that can’t be squeezed into 256 characters. Tweets, texts and Instagram selfies are thin gruel for inquiring minds around here. In this town where the country’s First Bibliophile amassed a library so fine it was acquired by the Library of Congress, we want books! And Virginia Humanities knows it. Each spring in Charlottesville, Virginia Humanities presents the Virginia Festival of the Book, a five-day affair bringing together writers and readers to promote and celebrate books, reading, literacy, and literary culture. With hundreds of readers and speakers, each Festival features approximately 200 programs—from panel discussions to children’s story times—for all ages, reading levels, and interests. The majority are free. Book sales and signing typically follow. And, as part of the Festival many school classes re-
ceive visits from participating authors. This year’s Festival, the 26th, is set for March 18-22.
Ali: A Life Muhammad Ali was the most exciting prize fighter of the 20th century and perhaps the best-known athlete in the world. Jonathan Eig is a former staff writer for The Wall Street Journal and the author of five books, three of them New York Times best sellers, including Luckiest Man: The Life and Death of Lou Gehrig, which won the Casey Award for best baseball book of the year. Now in Ali: A Life, Eig has turned his love of sports heroes towards the flamboyant and controversial boxer, whose 20-year career, with its larger cultural and political ramifications, was one of the most momentous in 20th century sports. The Read & Lead Lunch with Jonathan Eig will take place on Wednesday, March 18 at 11:45 a.m. in the Omni Hotel Ballroom. This is a ticketed event.
African Dance, Drum, and Story Time The late Patricia C. McKissack wrote more than 100 children’s books, many on prominent African American figures. Anansi the Spider is a popular West African, African American and Caribbean folktale figure, celebrated as the King of Stories and renowned as a trickster. Charlottesville’s Lillie Williams and drummer Darrel Rose will tell the stories of two McKissack books,
Jacqueline Woodson’s National Book Award winning memoir-in-freeverse, Brown Girl Dreaming, tells the story of her childhood. “Raised in South Carolina and New York, I always felt halfway home in each place,” she writes. “In these poems, I share what it was like to grow up as an African American in the 1960s and 1970s, living with the remnants of Jim Crow and my growing awareness of the Civil Rights movement.” The poems also reflect Woodson’s joy in finding her voice through writing, despite her struggles with reading as a child. Today she is the bestselling and critically acclaimed author of more than two dozen award-winning books, including the 2016 New York Times– bestselling National Book Award finalist for adult fiction, Another Brooklyn. Woodson will read from her work and take questions on Wednesday, March 18 at 6:00 p.m. in the Earl Dickinson Building at Piedmont Virginia Community College.
The Future of Local Journalism The internet has put the news at our fingertips, but has also put many traditional news sources—newspapers— out of business. Three veteran news reporters will discuss this unwelcome development and how we’ll get our local news in the future in Who Will Write the Story? The Critical Role of Local Journalism, Thursday, March 19 at 4:00 p.m. in City Council Chambers. Marcia Bullard, retired CEO of USA Weekend will moderate the discussion with Katrice Hardy, executive editor of the Greenville News and the South Regional Editor for USA Today Network, Eric Lichtblau, two-time Pulitzer Prize winning journalist and author of Return to the Reich, and Lewis Raven Wallace, independent journalist and author of The View from Somewhere: Undoing the Myth of Journalistic Objectivity. Topics will include the critical role of local journalism as well as the threats facing it, including the clear impacts of local reporting on democracy and a civil society, the economic and job devastation the newspaper industry has suffered, and possible outlooks for local news as well as communities that have already become news deserts.

Seculosity “The word ‘seculosity’ is a combination of secular and religiosity,” writes blogger and Mockingbird Ministry founder David Zahl. “It’s a shorthand that helps us examine how traditional religious aims have not disappeared but intensified in a supposedly nonreligious age. Where once we looked to God and/or clergy for comfort, purpose, belonging, absolution, and salvation, today we seek those same things at the gym, in the kitchen, on social media, in the voting booth, and so on. We are ultimately searching for a sense of ‘enoughness.’” Zahl will discuss his critically acclaimed book, Seculosity: How Career, Parenting, Technology, Food, Politics, and Romance Became Our New Religion and What to Do about It, on Thursday March 19 at noon at UVA’s Harrison Institute/Small Special Collections.

For the Festival’s third annual Carol Troxell Reader at the bookshop on Friday March 20 at 2:00 p.m., acclaimed mystery author Cara Black (Murder in Bel-Air) will give a solo reading from the nineteenth book in her Aimée LeDuc series, set in the arrondissements of Paris.
Does Good Exist? Lulu Miller is a Peabody Award-winning science journalist, cofounder of the NPR show Invisibilia about invisible forces shaping human behavior,
and a contributor to Radiolab. Miller’s debut book Why Fish Don’t Exist, part biography, part memoir, and part scientific adventure, reads like a fable about how to persevere in a world of chaos. Anthropologist and performer Maggie Paxson is the author of The Plateau, an examination of the heroism of French villagers who offered safe harbor to hundreds of Jewish strangers during World War II. Today their same village offers refuge to immigrants. Was this a fluke of history, The Plateau asks, or something more? What are the traits that make a group choose selflessness? Miller and Paxson will explore moral and existential questions in a program entitled Does Good Exist? on Friday March 20 at 4:00 p.m. at the Jefferson School African American Heritage Center.

Bird Walking with Kenn Kaufman Lifelong naturalist, artist, and writer Kenn Kaufman has written a dozen books, including A Season on the Wind: Inside the World of Spring Migration, and observed bird migration on all seven continents. StoryFest Programs for children are sprinkled throughout this year’s Festival, and kids will enjoy their own literary blowout on Saturday March 21, with seven StoryFest programs, six of them downtown.

YOU JUST OPENED THE LETTER FROM YOUR LANDLORD. Surprise! Your rent is going up in 30 days. Again. You’ve done the math and know your rent money can cover a mortgage payment. But you just can’t come up with a big chunk of cash for the down payment. You feel stuck. But think again. Don’t let the fact that you haven’t saved a lot of money prevent you from making what could be the best move of your life.
Local Lenders Know Best If you qualify for down payment assistance, it can be a game changer. And it all starts with a conversation. A local lender or REALTOR® who knows what resources are available can help you navigate the process. “Sometimes getting that down payment assistance makes all the difference. It’s what makes buying a home possible,” says Marcella Johnson, Senior Mortgage Loan Officer with Towne First Mortgage. She routinely
helps buyers use down payment assistance from the Virginia Housing Development Authority (VHDA), the Federal Home Loan Bank (FHLB), or USDA Rural Housing. “It’s important to talk to a lender that handles these programs to find out if you qualify. FHLB helps low and moderate income ‘community partners’ such as health care workers and law enforcement officers that may need assistance to live in the communities they serve. “A veteran can get in a home with no money down through a variety of programs.” Kristen Lucas, Director of Housing Counseling and Economic Opportunity at Piedmont Housing Alliance (PHA), operates the Down Payment and Closing Cost Loans programs and urges

individuals to start research early. Correcting low credit scores and completing homebuyer education programs takes time. Identifying what you can bring to a home purchase should be one of the first things you establish. That will kickstart the rest of the homebuying process.
All Those Rules The rules for assistance programs are complex. But don’t worry, you don’t need to be the expert. A lender lives this stuff every day and can cut through the clutter to help you focus on programs that fit your profile. Is this your first home purchase? Down payment assistance programs usually stipulate that the user is a firsttime homebuyer. Even that is open to interpretation. In most cases, a firsttime home buyer is someone who does not now own and has not owned real estate for the last three years. So, according to this rule, if you don’t own real estate now, but sold a home five years ago, you are considered a firsttime homebuyer. Do you need savings at all? Most likely, yes. Usually the buyer puts at least one percent of the price of the home towards the purchase. But sometimes you really can get into a home with no money down. Do you have enough money? Too much? Most programs have income requirements and each source of funds has its own guidelines. These can change annually, usually in the spring, so it’s best to talk to a housing counselor to navigate this requirement. And be aware that different counties have their own income maximums. And yes, you can have too much money saved to qualify for down payment assistance. These are all good reasons to start your inquiries when you first have an inkling that you may want to buy. The worst thing would be to save for months, only to find out that you don’t qualify because you saved too much money. Or see your dream home slip through your fingers because you need just a few more months to get your credit score up a few points. Down payment and closing cost
