Family and friends are warmly welcomed to Lakefront Village. Enjoy barbecue facilities, picnics on the village green or participate in other activities and social gatherings. Overnight visitors are welcome with prior notification. The village seeks to continually improve services through regular consultation and feedback from residents and their families.
Entering the Village The owner of Lakefront Village, Christadelphian Homes Ltd, grants a new resident a 99 year lease of a selected apartment with the lease registered at the Land Titles Office. A new resident pays the agreed Ingoing Contribution to secure the apartment of their choice. An apartment may be reserved by the payment of a fully refundable holding deposit ($1,000). The deposit reserves the selected apartment for an agreed period to allow residents time to sell their home. Lakefront Village, at the request of the incoming resident, may allow flexibility regarding entry date. The intending resident may have the holding deposit fully refunded by giving written notice to the operator. The exception to this is a deduction of legal fees where resident specific occupancy documents have been prepared and sent to the intending resident’s solicitors. Upon confirmation that an intending resident wishes to proceed, 10% of the Ingoing Contribution is payable, with the balance payable on settlement. Under certain circumstances, residents may occupy the apartments early. Please speak with your sales consultant about the conditions on which early occupation is granted.
During occupancy in the Village Residents of the serviced apartments pay a basic recurrent levy equal to a percentage of the maximum aged pension being: 85% of Single Aged Pension plus rental assistance subsidy. Residents must also pay for their own telephone and electricity, as well as repairs of non-capital nature to their Apartment. Residents are responsible for insuring the contents of their serviced apartment if they so desire.
The recurrent levy covers all expenses and services of the Village including: Normal use of emergency call system ll exterior maintenance and upkeep of the A village property, including repair and maintenance of common plumbing and electrical facilities lectricity to common areas and E community centre aintenance of lawns, gardens, M pathways, trees Full replacement fire insurance policy ublic liability and workers compensation P (to cover staff) insurance All council rates and charges, and Administration of the village Village Bus
