PLANNING

Originally built as two terraced houses in the eighteenth century, Durley House was substantially altered and combined into a single block of flats in 1946. This unlisted property, located in the Hans Town Conservation area, has a lawful use as a C1 Hotel – and in 2015 full planning permission was granted by the Royal Borough of Kensington & Chelsea for the erection of a single storey first floor rear extension, rebuilding the fourth floor front mansard and front façade, works to rear and other ancillary works associated with continued use as a hotel. In 2017, a non-material amendment was obtained for an enlarged 60 seat restaurant at ground floor and basement levels, including a private dining area. In addition, there is a large bar at ground floor capable of accomodating an

additional 20 seats. The scheme also provides for 14 new bedrooms at first to fourth level, with an average 33m2 in size. This planning consent enables Cadogan to reinstate the original character of the building, replacing the outer skin of yellow brickwork with new stock brick, replacing the later fenestration with multi-pane sash windows and introducing an entrance door case, light well railings and first floor iron work all in keeping with the Georgian period. In summary, the external appearance of the building will be improved dramatically while internally allowing for efficient operation of a high quality restaurant and bar with 14 luxurious bedrooms above.
