Evaluate aesthetic updates and upgrades or renovation if necessary. Flooring, hardware, appliances, fixtures, countertops and paint colors have incredible impact on time on market and offer purchase price. Staging is Not the same as interior design. Today's discerning buyers are purchasing 'lifestyle' as well as a home. Professionally staged homes sell on average 8-10% above And sell 30-32% faster than non-staged homes. Finalize pricing. An accurate pricing 'range' is provided at intial consultation with your Caldwell and Company broker. Showings will begin according the showing schedule agreed upon with your broker. Make sure to leave your home while it is being shown. Buyers are more comfortable discussing the property with a broker and envisioning themselves living there, if the owners are not present. All offers received with be presented to you by your broker along with an estimate of net proceeds and outline of associated sellers' closing costs and any included in the Offer. (these include items such as personal property or home warranty or seller paid closing costs, if any) Once you have received and accepted an offer, that offer will include the following events and dates they are to be completed by: Appraisal Home Inspections Written Mortgage Approval Closing or Settlement Date Buyers Final Walk-Through (usually 24-48 hours prior to closing) Closing

Your broker will facilitate delivery and receipt of all necessary seller documents required by the closing attorney. The closing attorney will prepare documents to transfer the deed to the new owners. The closing attorney will calculate pro-rated property taxes, HOA dues and the payoff of your mortgage(s) if any. Once the final Closing Disclosures have been prepared, your broker will review them with you prior to the Closing appointment. You will to bring the following items with you to the Closing: Drivers License or Alternative Photo ID Your Checkbook (*if you would like the closing attorney's office to wire the proceeds to your bank account) All Keys to the home All Garage Door Openers Any Gate Passes for Community Amenities After Closing the attorney will wire the payoff of your mortgage to your mortgage holder. Approximately 2-3 weeks after Closing any excess funds in your escrow accounts will be sent back to you by your lender.
