TONBRIDGE GRAMMAR SCHOOL FOR GIRLS The Governors of Tonbridge Grammar School commissioned calfordseaden as employer’s agent, quantity surveyor and CDM co-ordinator in the procurement and construction of a new teaching block and sports hall, plus remodelling of the existing school. This new three-storey classroom block and sports hall provides: 39 classrooms with storage, offices and resource rooms; Disabled toilets on every floor;  Lift access throughout the building;  A new indoor sports facility in place of the gymnasium, including drama and dance classrooms and changing room;  Netball courts and tennis courts;  70 car parking spaces including seven for disabled use. 

In addition, the existing gymnasium is currently being converted into a dining hall and kitchen, which may also be used as a teaching hall or performance area. Work started on site in November 2007 and was completed on time and within budget. The new building was handed over to the school at the end of October 2009. HAYES SECONDARY SCHOOL, BROMLEY We initially worked with the School to develop a vision to refocus the school around the original building and Grade II Listed Garden. The resultant masterplan rearranges the main entrance reception and public areas and addresses the change in levels across the site to make the school fully accessible and provide a framework for a flexible and compact school. Designed like a pavilion overlooking the sports field the completed masterplan will provide a 21 century flexible space for campus style teaching. The site nestles in Metropolitan Open Land and on the edge of a conservation area which necessitated sensitive negotiations pre-application with the Local Authority Planner’s, Councillors and local residents. The first phase provides a stand-alone library, exhibition, media studies and classroom block for 6th Form diploma students and incorporating a Special Educational Needs centre. The building is sited to minimise disruption to the school and used modular off-site construction techniques to ensure completion ahead of the new school year. The finished building sits well in its mature parkland setting and succeeds in re-focussing the school around the Listed Garden.

We also reordered existing spaces vacated through relocation into this new block, including converting the staff room into a training suite, the learning resource centre into the staff room and six classrooms into a 6th Form common room with bar, dance floor and computer study suite. The second phase, comprising a further stand-alone block incorporating a six court sports hall, dance studio, changing rooms and Maths Department classrooms, has already received planning permission. The building will be constructed adjacent to the existing all-weather tennis courts and will link onto the earlier Phase 1 scheme. The building will achieve a BREEAM ‘very good’ rating and incorporate a green roof. Fawood Children’s Centre, Harlesden This new nursery, shortlisted for the Stirling Prize, forms part of the major redevelopment of this urban area. The completed nursery provides a single sheltered and secure area, with the roof covering extended to cover play-areas and circulation between these two spaces. Designing the external spaces as outdoor rooms ensures the site is usable all year round.

Graveney School, Tooting Acting as a multi-disciplinary role for the reprovision of Design and Technology facilities, around an existing sub station. The finished building provides 4 workshops, a CAD CAM room and staff room. The building incorporates a wind turbine and photovoltaic cells principally as learning aids which also benefit through sale of excess energy to the energy provider.

The variety of colours, shapes and textures provides an attractive, stimulating learning environment.

Undertaking structural inspections, connected to building movement. We identified savings to shape the school’s future energy strategy and development of the educational aspects of energy conservation, leading to our appointment as M&E Designers.

Khalsa Primary School, Southall SGSS, one of the leading Sikh institutions outside of India, has been given the responsibility of constructing Khalsa Primary School in Southall, London - the borough’s first voluntary aided Sikh Primary School. Norwood Hall, a Grade II listed building, has been refurbished to provide opportunities for community activities. These works included both essential repairs to maintain the historic fabric of the house, and the alterations needed. The project offering a two-form Primary school with nursery for 3-11 year olds, including 420 full-time primary places and 50 full-time nursery places, with 20 per cent of total places being reserved for children of other faiths. FUTURES COLLEGE, SOUTHEND-ON-SEA This project involved the design and construction of a new cutting edge upper college that provides work based learning opportunities as well as traditional academic general teaching spaces for 14 to 19 year old’s. The vocational learning spaces included a construction workshop offering training in bricklaying; painting and decorating; engineering; joinery and carpentry; as well as hair and beauty studios and state of the art science laboratories. With a floor area of approximately 7,000m2, the new building comprised a steel framed structure with a mixture of cladding styles, high quality finishes and ground source heat pumps providing approximately half of the building’s energy needs from renewable sources. The college building is set in extensive landscaped grounds incorporating newly laid grass and synthetic sports pitches.

In our role as project manager and cost consultant, we were required to reconcile two quite different educational visions one emanating from a conventional secondary school and the other from an independent vocational training provider. To help the design team interpret these visions, to create a unique nationally recognised bespoke training facility, providing both academic and vocational training opportunities. Despite main contractor insolvency issues, we ensured the project was strictly managed and properly bonded resulting in the building contract being delivered within budget, to time and to the desired design standard. PROSPECTS COLLEGE, BASILDON This project comprised a phased development of a new construction and engineering campus, involving part demolition and part major refurbishment of existing industrial units, to create a state of the art facility for the training of apprentices and young people who have selected a vocational career. The utilisation of existing structures enabled the project to be delivered within tight financial constraints with our cost control skills being used to demonstrate how an educational project can be completed significantly under national cost indicators for this type of scheme.

This need for tight cost control did not deter the architect in any way, indeed, we worked closely with the architect and engineers to find value for money solutions for each of the building elements to create a campus that all the students can be justifiably proud. This project was procured traditionally with us not only fulfilling the role of Project Manager, Contract Administrator, Quantity Surveyor and CDM Coordinator but also managing the OJEU procurement process in the selection of the main contractor.

We were also heavily involved with the various funding submissions and dealing directly with funding officers. SLOUGH GRAMMAR SCHOOL New entrance and school four court gym, twelve classrooms (70m2 each), sixth form centre and new dining facility with kitchen for 400 covers per day and a new staff room. The scheme will incorporate enhanced facilities to ensure the ongoing development of the school SEN provision. Planning permission granted April 2012. Awaiting funding confirmation before proceeding with the build. We are novated to Contractor for the working drawings package. The school currently has a facility that enables students with physical and medical difficulties to have the privacy and dignity that they require to meet their individual needs adequately for personal hygiene, administration of medication, occupational therapy, speech therapy and physiotherapy. These are in need of significant upgrade and we have carried out condition surveys and tendered works packages for specific elements such as new windows and new fire alarm system. Works will include remodelling of some spaces vacated through relocation into the new buildings.

SURE START INITIATIVE Our Birmingham Architects were appointed by Turner & Townsend Project Management, on behalf of Birmingham City Council to develop various projects under the Sure Start Initiative. The schemes comprised the extension or refurbishment of existing facilities through to new build on six separate educational sites Developed as part of the Sure Start Government Program that works to increase the availability of childcare, improve health and emotional development for young children and support parents in their aspirations towards employment. The programme focuses on development and improvements in disadvantaged areas with Local Authorities.

Building projects range from the provision of a new ‘welcome’ entrance to Bells Farm Primary School, the reorganisation of an existing church hall to provide child facilities at Gospel Oak, the provision of health care facilities to existing Primrose Hill, Cape Street and Anderton Park Children’s Centres, through to a 460m2 new build project at Albert Bradbeer Primary School, providing a Sure Start facility supporting existing facilities on the site. Modular construction was used for the larger projects to reduce both construction time and operatives on very restrictive, busy sites.

Albert Bradbeer Primary School Creation of a new Sure Start facility to support the existing Albert Bradbeer Primary School used modular build construction to limit the amount of work on site, minimising disruption to the school. The building provided both internal and external play spaces along with community rooms and health facilities to support the local community. Contract Sum: £785,800 Anderton Park Primary School Using ‘off site manufacture’ a modular building was sighted onto an existing car park to the Children’s Centre of Anderton Park Primary School to facilitate health care facilities to support the existing sure start programme at the centre. Contract Sum: £334,000 Bells Farm Primary School Reorganisation and a sympathetic extension to the main entrance to Bells Farm Primary School allowed for up to date reception facilities to be created.
