Why should you price your home REALISTICALLY?

Time/Inconvenience: Chances are that your home will sell at its fair market value. Pricing it realistically at the outset simply increases the likelihood for a timely sale with less inconveniences and greater monetary return. The longer your home is on the market, the longer you have to keep it "showing ready" every day.

Competition: Buyers educate themselves by viewing many homes. They know what a fair price is. If your home is not competitive in value with those they have seen it will not sell. Buyers typically look at a home within a $25,000 price range. If your home is not priced within the correct range, it very likely will not be exposed to its potential or targeted buyers.

Reputation: Overpricing causes most homes to remain on the market too long. Buyers, aware of a long exposure period, are often hesitant to make an offer because they fear "something is wrong" with the house. Often homes that are on the market for a long time eventually sell for less than their fair market value.

Loss: If overpricing keeps your home from selling promptly, you can end up owning two homes - the one you've already purchased and the one you're trying to sell. Or worse, you lose the home you love to another buyer while waiting for your home to sell. This can prove costly and worrisome, as well as inconvenient.

Fast Cash: While life events like a family milestone or a new job can encourage you to sell your home, the decision often involves many other factors. Understanding your finances, your timeline, and how you’ll sell can provide good insight into whether you’re ready to sell your home. Online estimates can be as far off as your assessors taxable value so skip clicking on the ads for "FREE HOUSE VALUE" and use your taxable value as your estimate.

Equity: A good place to start is to understand the amount of equity you have in your home, and if the proceeds from a sale can cover the total costs of selling, moving, and potentially putting a down payment on your next home. Use our home sale calculator to estimate your costs and net proceeds.

Timeline: Timing can also impact whether you’re ready to sell. You can get a good signal of how long it will take to sell your home by looking at the average Days on Market for similar homes in your area. You may need to also consider the impact of market trends on your home value and goals.

There are many ways to sell a home, each with their different advantages. Compare the costs and benefits of the traditional process with alternatives like selling to an investor or iBuyer. Having a plan is a good sign you’re ready to start the process.

Odors must be eliminated especially if you have pets, young children in diapers or if you are a smoker. You may not notice the smells you are used to, but buyers do! YOUR CURB APPEAL IMMEDIATELY REFLECTS THE INSIDE CONDITION OF YOUR HOUSE TO THE BUYER.

Our area has a seasonal climate therefore outside activities are important. People enjoy their yards. In the warmer months, make certain that the trees are trimmed. Have the grass mowed, trimmed and edged. Walkways should be swept. Clean away debris. In the winter, keep walks shoveled and clear of ice. Remove parked cars. These all add to curb appeal. If a buyer does not like the outside, that person simply drives on.

LOCATION

Let’s talk about things that make a location less desirable and reduce home values, particularly in Minnesota but most apply nationally. All of these items can cause your home to sit on the market longer and sell for less than exactly the same home in a different location. Every agent is running their own business and experienced agents know that “bad listings” will only cost them time and money and will just give the seller grief. If an experienced agent gives you condition, marketing and pricing advice and you don’t agree, chances they take your listing will be slim.

Some agents will "buy your listing" by agreeing to a higher upfront price and then ask you to reduce your price once the home is on the market. Make sure the comparable properties justify the list price and market direction.

You should never hire an agent that wants to list your house for sale more than you want to sell your house and move!

The iBox is the original Supra infrared keybox. Infrared technology allows the DisplayKEY, ActiveKEY®, and smartphones (with eKeys) to access the listing keys stored in the secure iBox key container. Real estate agents (as well as appraisers and some inspectors) can simply point and beam their electronic key or eKEY® enabled smartphone at the iBox to interact with it.

Each time an iBox is opened, both the key and iBox record the date, time and the identify of the keyholder. The information is delivered to Supra’s secure database and can be obtained using SupraWEB. The listing agent can also read the iBox to view recent access information.

The iBox offers the ability to customize showing hours and can be set up to require all access be prescheduled with the listing agent and approved by you, the seller, unless otherwise arranged.

Good Question! It's different for every home. We will discuss this specifically for your home at our listing appointment. In the meantime, here are some key points about commission:

The listing commission is split four ways, the listing side (the seller’s agent and brokerage) and the selling side (the buyer’s agent and brokerage).

Taxes are paid on this commission (30-45%!) by each party.

Agents are business owners. They have necessary business expenses that get paid first from their commissions such as dues and insurances required to stay in business

Agents pay for things that make their business go - like cell phones, internet service, offices, office supplies, etc. Plus their own benefits such as healthcare!

Agents pay their help… and themselves considering they are providing a professional service and who doesn’t want to get paid for their work?

Remaining funds are used to market your home.

The lower the margins in any business the more volume they need to do to stay afloat.

GETTINGWHATYOUPAYFOR…

With the advent of the web, some agents are offering "cut-rate" commissions. Most of the time, lower commissions are tied to a lower level of service and/or experience or al-a-carte services. If all you want is to be listed with the Multiple Listing Service and a sign in the front yard, then a cut-rate commission may be right for you. If you want an agent who will actively promote and pay for advertising your property, negotiate for you, communicate and be personally invested in selling your house a reduced commission company is not right for you.

At other times, the lower commissions are offered when you agree to tie in to other services offered by the broker, such as a specific lender or title company. The broker will probably have some type of ownership or profit participation in those businesses. The problem with agreeing to tie in to these other companies is that they do not have to be as competitive in pricing or quality of services– so are you really getting a discount?

If you see an ad for a flat rate commission when you agree to buy your next home through the same agent or broker there are usually stipulations. With flat rate commissions, with flat rates agents don't have incentive to sell for the highest price.

As a result, when you see an offer for a lower commission, you should analyze what you are giving up by accepting such an offer. It probably will not be readily apparent in the advertisement.

If an agent can't even defend their commission, how will they defend your value?
