Welcome to our mid-year report of 2017. We take this opportunity to look back at what has certainly been a strong start to the year in our real estate market. As an agency, we have been overwhelmed with the numbers of people that want to be put on our database and updated with any properties that are coming on the market. The properties most in demand are from buyers looking for homes located in Goodwood and surrounding suburbs. The same sentiment has been expressed at our open inspections, whilst being highly active, many of the buyers are expressing to us the frustration of lack of property in the market. The combination of property shortage on the market and strong buying demand has resulted in some fantastic sales results and growth to the suburbs within the 5034 postcode. The highest sales result was in Avenue Street Millswood for over 3 million dollars. Activity numbers of property being marketed are similar to last year with 58 houses sold thus far, in which 20 have gone to Auction. Since the start of 2017 Auctions have had a fantastic 80% clearance rate of properties sold at Auction or prior. With over 45 units sold this year the median price point has been steady since the start of the year. Most popular have been single storey units in small groups. We have seen an increase of owner occupiers purchasing rather than investors.
