Landlord Insurance
We recommend utilising a specialised landlord protection insurance policy. Even with the stringent selection and management processes, things can go wrong.
At Allan Real Estate we have strong relationships with “agent only” insurers that provide class leading coverage at cheaper rates. It is essential to invest in a quality policy; the cost is tax deductable and it is the best way to ensure that you are protected against unforeseen circumstances.
24 Hour Emergency Maintenance
Unfortunately, as with anything in life things can go wrong. These events don’t always happen during business hours, that is why we have a 24-hour emergency contact number for tenants to call.
This number is manned by our directors that are experienced in dealing with emergencies. Most of the time, our directors can talk the tenant through the situation avoiding costly after hours call out fees.
We are always available, so you don’t have to be.
Smoke Alarm Compliance
Not only do smoke alarms protect lives, they also ensure that your investment is protected in the instance of a fire.
It is a legislative requirement that you have a compliant and working smoke alarm in your property, insurance will also require this in the event of a claim. We utilise a specialist company to regularly service and check your smoke alarms, removing this responsibility from you and keeping your insurance policy valid.
Quality Tradespeople
Our relationships with quality tradespeople ensure that your maintenance is carried out promptly and on budget. Whether it be some painting in between tenants, clearing a block drain, replacing a light fitting or servicing an air conditioner we will engage and co-ordinate your request to the highest standard at the best possible price.
Management Fee 8.8% of Rent Collection
The cost of managing your property covers a range of services that will benefit you and your investment property as outlined earlier.

You don’t need to lift a finger… our property managers deal directly with tenants on your behalf, and manage everything from start to finish.
Finally, we undertake thorough final inspections when tenants vacate, checking every inch of its condition against the ingoing inspection.
Once our rigorous inspection is complete and all tenancy outgoings finalised, we then arrange payment of the bond disbursement monies at lease expiry.
Letting Fee Equivalent to 2.2 Week’s Rent
In order to lease your property, open inspections and private viewings are conducted. Once tenant hopefuls have applied, we commence our thorough investigation and verification processes, providing you with peace of mind that only completely qualified tenants will be referred to you prior to approval.
Prior to the lease signing, a detailed ingoing inspection is completed, and water meter readings taken. The lease documents and any special conditions are prepared and explained to the tenant at the point of signing the lease.
The keys are photocopied and signed for by the tenant for extra security. Bond forms are signed and monies lodged with the Residential Tenancies Branch.
Our processes are very thorough, and nothing is left to chance.
We conduct open inspections to ensure maximum attendance. We utilise legally authorised REISA agreements and forms to ensure compliance and liability control. Should you choose to accept pets, we instigate fair and protective Pet Agreements to the benefit of all parties.
Renewal Fee Equivalent to 1.1 Week’s Rent
When a lease is to be renewed, our property managers will review the rent and assess the market rental value and then refer this to you along with a market analysis to seek your approval before negotiating with the tenant.
All notices are prepared in relation to extending the lease and both you the landlord, and tenant are notified upon renewal acceptance.
