What a great year it has been for our Allan Real Estate Property Management team

We are delighted to be finalists in the Property Management Agency of the year, for the REISA industry awards this year. We are very proud of these achievements and consider the people that make up our team of property managers, are some of the best in the state.

2024 will be known as a year of continued rent price increases, massive shortage of rental accommodation and the year that state government introduced new changes to our legislation into the industry - most of it which our Agency had already adopted as best practice and the morally correct thing to do, although some of the new rental laws are onerous and limiting to Landlords All in all, these legislative changes reinforces the reason why it’s best to engage a quality property manager in the first place!

Adelaide is the only city where rental growth has increased - House rents continue a record-breaking stretch of quarterly growth, rising for the 16th successive quarter to a new average high of $595 per week. Despite the continual rise, the pace has shifted significantly, rising only slightly compared to last year’s massive increase in rent prices.

Unit/Apartment rents in Adelaide have bucked the national trend, seeing a reacceleration to rise almost twice as fast as the previous quarter. Adelaide showed the largest quarterly growth of the capital cities and is the only city to see the pace of unit gains rise compared to the previous quarter. This showcases how the supply-demand imbalance is still placing pressure on rents, with Adelaide now being the second most affordable city in which to rent a unit after outpacing the growth of Hobart.

Adelaide’s vacancy rate is now at its highest point since October 2021, however it remains firmly a landlords’ market at only 0 5% of all rental properties available to potential tenants
