Mortgage Rates Lowest since November 2016, Inventory is Up… and the Summer Selling Season is in Full Swing in Huntington Beach

selling relative to the number listed. During a strong seller's market, this measure may fall into the 40 day range. In a strong buyer's market, the measure may increase to over 200 days. A "balanced market" is 90 to 120 days. To judge the relative strength of the market for homes like yours, a measure must be taken for your price segment. Homes Sold: In May 2019, the entire Huntington Beach market saw a total of 173 houses, townhomes, and condos sold… 115 detached properties sold and 59 attached homes sold. The sales level was 0.58% higher than the five-year average for the month of May. Detached home sales were up 0.9%% and attached home closings decreased 10.6% compared to May 2018. Average Days on Market until Under Contract: The average days on market for may 2019 was 40.

Executive Summary: Mortgage Rates hit a 2018 peak of 4.94% per the FreddieMac Mortgage Market Survey on 11/15/18, Mortgage rates have since come down to 4.06% as of 5/23/19. And, today rates seem to be even lower… a quick review of mortgage rates being quoted by large lenders on the web showed 3.875% for 30-Year Jumbo loans… mortgage rates have not been this low since January 2018! The Huntington Beach real estate market has picked up steam thanks to the lower mortgage rates and continuing positive economic growth in Southern California. The "Days of Supply" of homes (the best measure of overall market conditions) showed a vast improvement in the last 90 days. On January 10th 2019, this measure reached a high of 125 days… this reflected the slowest market conditions in over 5 years. Days of Supply is now at 74 days… up slightly from 65 days on 4/18/19. The number of homes selling relative to the number listed has increased substantially since late 2018. Absorption of homes in the $1.5 million+ market and luxury townhomes is noticeably slower. The Days of Supply is higher this year than four out of five each of the last 5 years; however, falling mortgage rates are providing an attractive incentive to buy during the summer selling season.

Average Price: The average price of detached homes sold in May 2019 was $1,139,337 a decrease of 2.8% compared to May 2018. For attached homes the average price was $632,135 a increase of 2.1% from the same period last year. Sellers: Your home is worth more money than in years past, but the tax law changes have eroded affordability (especially in the $1.5+ million price range). Hire a great Realtor & Brokerage to effectively market you home… then: Price your home correctly, prepare it for sale, be patient, and be ready to negotiate on terms that are acceptable to you. Buyers: Mortgage Rates have dropped to their lowest level since November 2016… and there are more homes on the market to choose from. If you have been thinking about buying, this is a great time to come back into the market!

Many buyers are successfully completing transactions contingent on the sale of another home… sellers are no longer holding out for "non-contingent" and/or cash offers. Last year, there were 6,105 homes on the market, 1,388 fewer than today. There are 23% more homes than last year. Demand, the number of pending sales over the prior month, increased by 15 pending sales in the past two-weeks, up 1%, and now totals 2,661. Last year, there were 2,699 pending sales, 1% more than today. For homes priced below $750,000, the market is a slight Seller's Market (between 60 and 90 days) with an expected market time of 61 days. This range represents 39% of the active inventory and 54% of demand. For homes priced between $750,000 and $1 million, the expected market time is 70 days, a slight Seller's Market. This range represents 18% of the active inventory and 22% of demand. For homes priced between $1 million to $1.25 million, the expected market time is 92 days, a Balanced Market. For luxury homes priced between $1.25 million and $1.5 million, in the past two weeks, the Expected Market Time increased from 107 to 118 days. For homes priced between $1.5 million and $2 million, the Expected Market Time decreased from 167 to 149 days. For luxury homes priced between $2 million and $4 million, the Expected Market Time decreased from 302 to 254 days. For luxury homes priced above $4 million, the Expected Market Time increased from 419 to 441 days. The luxury end, all homes above $1.25 million, accounts for 34% of the inventory and only 16% of demand.
