Homes Sold: In May 2018, the entire Huntington Beach market saw a total of 180 houses, townhomes, and condos sold… There were 114 detached properties sold and 66 attached homes sold.

Executive Summary: After declining for two straight weeks, mortgage rates reversed direction this week and rose to their second highest level this year. The 30-year fixed-rate mortgage climbed eight basis points to 4.62 percent... the Federal Reserve Board on 6/13/18 raised the federal funds rate by 25 basis points. Homebuyers are keen to find a home and purchase it before mortgage rates increase anymore… homes that are priced close to market value are selling very fast… especially in the under $1 million price range: 36% sold above asking price in under 10 days, 18% sold at asking price… and 46% sold after a reduction in price.
Price per Square Foot: The May 2018 Average Price per Square Foot ($PSF) for the entire Huntington Beach market was $527. Average Price: The average price of detached homes sold in May 2018 was $1,172,114 a decrease of 1.4% compared to May 2017. For attached homes the average price was $619,374 a decrease of 11.6% from the same period last year.
Although buyers are motivated to complete home purchases before mortgage rates rise further, the combination of higher rates and prices combined with a lack of market priced inventory combined to reduce the number of sales slightly compared to a year earlier. Other indicators for the Huntington Beach Real Estate Market (Price per Square Foot & Average Price) showed improvement in May compared to the same period last year. In summary, slightly fewer homes sold, they sold quickly, for a higher average price, and buyers also "paid more per square footage" than last year. Total Sales were down 2.7%, Average Sale Price was up 4.1%, Total Price Per Square Foot was up 8.1% and Total Average Days on Market was just 32 days. Sellers: The real estate market in Huntington Beach performed very well May… but these closings were for escrows opened in March & April (before interest rates increased 25 basis points). Higher mortgage rates are expected in the future… the market may soften with higher rates & lower affordability. Now is probably the best market we will see for selling your home in the next 24 months if mortgage rates continue to increase as expected. Buyers: Mortgage Rates have increased about 84 basis points since Sept 2017, but are still an attractive 4.62% according to FreddieMac (6/14/18). The rates are predicted to increase more in future months. This makes now a great time to purchase a home… You will save thousands over the life of the loan by locking in a lower mortgage rate. An interesting trend to watch is Days on Market. This market statistic bottomed at 30 days in May 2017… and then increased steadily to 41 days in November. However, in May it fell again to 32 days. This statistic shows that the inventory shortage continues… homes which are priced close to market value, prepared well, and aggressively marketed are selling quickly.
Mortgage Rates: According to FannieMae, the 30-year fixedrate mortgage (FRM) averaged 4.62 percent with a 30 days commitment (6/14/18). These low rates offer an affordability window that many buyers and sellers should exploit while it lasts… certainly fewer buyers will qualify to purchase when rates increase again. Example: A 1/2 percent reduction in mortgage rate translates to $208 per month in interest savings for a $500,000 mortgage! Take Away: If you have been thinking of selling… it is a great time to go on the market. It is important to get your home sold while mortgage rates and inventory remain relatively low. If you have been thinking about buying, start shopping… Find-it and close-it before mortgage rates go up any more!
