Add new interest with a coat of paint By Lori Larsen
A coat of paint not only adds visual interest but is a great way to spruce up and bring new life into your home in a reasonably inexpensive way. But for many, the task of painting can be somewhat daunting. Hiring a professional painter is one way to relieve some of the stress; however, if you are up for a do-it-yourself project then the following tips and tricks can assist in getting the best result. First determine if the previous paint is latex or oil-based. This will make a difference in the preparation. A simple trick to help you determine if it is oil or latex paint is to dip a cotton ball into a small amount of
denatured alcohol then rub it over a small area on the surface. If the paint does not come off, it is oil-based paint and you will need to prime the surface with a bonding primer before applying latex paint. Carefully select the colour you wish to paint by viewing paint card samples on different areas in the room and in different lighting situations. While painting is a reasonable cost, you don’t want to have to paint over an entire surface because the colour is not what you hoped. This can cost you money and time. Select a good quality paint and primer. “Good quality paint is more durable and will last much longer,” said Wideman Paint & Decor owner Marshall Wideman.

Prepare the area you intend on painting by moving as much furniture as possible away and covering with drop cloths. Tape off ceilings, trim and casings and tape down drop cloths on the floor. If you are painting your ceilings, trim and casings, do so first. “Using good quality brushes and rollers is also very important for achieving the best results,” said Marshall. Prepare your surfaces by repairing and filling holes, cracks and other damage. Use a good quality filler or drywall compound and sand the repair once the area is completely dry. You may have to repeat the repair to get as smooth a finish as possible and avoid dips in the surface. Continued on page 22

Spring and summer may be the seasons most often associated with landscaping and lawn care, but tending to lawns and gardens is a year-round job. If lawn and garden responsibilities dip considerably in winter, then fall is the last significant chance before the new year that homeowners will have to address the landscaping around their homes. Most people want beautiful, lush lawns and well-maintained landscapes. Not every homeowner has the time or the inclination to do the work, however. Many homeowners rely on a lawn service to help maintain their properties and keep their homes looking great. Fall lawn care differs from spring and summer lawn care, even if the warm temperatures of summer linger into autumn. Homeowners who want their lawns to thrive year-round can take advantage of the welcoming weather of fall to address any existing or potential issues. Keep mowing, but adjust how you mow. It’s important that homeowners continue to mow their lawns so long as grass is growing. But as fall transitions into winter, lower the blades so the grass is cut shorter, while remaining mindful that no blade of grass should ever be trimmed by more than one-third. Lowering the blades will allow more sunlight to reach the grass in the months ahead. Remove leaves as they fall. Much like apple-picking and foliage, raking leaves is synonymous with fall. Some homeowners may wait to pick up a rake until all of the trees on their properties are bare. However, allowing fallen leaves to sit on the ground for extended periods of time can have an adverse effect on grass. Leaves left to sit on the lawn may ultimately suffocate the grass by forming an impenetrable wall that deprives the lawn of sunlight and oxygen. The result is dead grass and possibly even fungal disease. Leaves may not need to be raked every day, but homeowners should periodically rake and remove leaves from their grass, even if there are plenty left to fall still hanging on the trees. Repair bald spots. Summer exacts a toll on lawns in various ways, and even homeowners with green thumbs may end up with a lawn filled with bald spots come September. Autumn is a great time to repair these bald spots. Lawn repair may contain mulch, seed and fertilizer to repair bald spots, which can begin to recover in as little as seven days. Before applying such products, remove dead grass and loosen the top few inches of soil. Follow any additional manufacturer instructions as well. Aerating reduces soil compacting, facilitating the delivery of fertilizer and water to a lawn’s roots. While many homeowners, and particularly those who take pride in tending to their own lawns, can successfully aerate their own turf, it’s best to first have soil tested so you know which amendments to add after the ground has been aerated. Gardening centres and home improvement stores sell soil testing kits that measure the pH of soil, but homeowners who want to test for nutrients or heavy metals in their soil may need to send their samples to a lab for further testing. Fall lawn care provides a great reason to spend some time in the yard before the arrival of winter.

One of the first things that can make or break your opinion on a hotel stay is the cleanliness and upgrades of the room, especially the bathroom. Our homes are no different. When guests come to visit there is a good chance they will need to use the bathroom facilities, or if you are selling a home potential buyers always check the bathroom. Investing some effort and money into putting your best foot forward can pay off in the long run. Remodelling or renovating your bathroom can be as easy as a fresh coat of paint, new sink and tub fixtures, light fixtures and a new shower curtain, or can be a little more time consuming and costly with an entire renovation. If you are working on a tight budget some of the less expensive ways to remodel your bathroom can include some of the following. Limit the use of tile to where it will have the most impact. Investigate less expensive but just as attractive counter top options such as laminate versus granite, marble etc. A coat of good quality bathroom/kitchen paint adds instant refreshing and can pump life back into an old dingy bathroom at very little cost. If replacing your shower and bathtub is not an option, consider a good scrubbing of the tile and freshen up the caulking and grout. Tub retrofits are less expensive then a re-tile and brand new tub, take a little less time and can be very attractive. Old light fixtures can quickly date a room, installing newer updated fixtures doesn’t have to break the bank and can not only bring a new look to the room but newer fixtures are usually more eco-friendly, something that can save you money on utility bills and attract potential buyers. When upgrading your bathroom, remember to go green with the use of low-flow toilets and repair leaks in sinks and showers. Moving plumbing can be very costly, a less expensive option is to redesign around existing plumbing with a vanity upgrade or replacing a tub and shower combination with a trendy walk-in shower. Always use a certified plumber when moving or upgrading plumbing. Finally, adding some inexpensive DYI projects such as framing a mirror with a painted find from a yard sale or second hand store and opting for repurposed vanities and other fixtures makes the old new again.

Prime wall patches to avoid a blotchy or shiny finish over the repair spot. Clean dirty surfaces so the paint can form a strong bond and lightly brush down your surfaces with a rag or dry mop to remove dust. “Proper preparation is essential and can make a huge difference in the finish,” noted Marshall. When ready to paint, mix several cans of paint into a large bucket for consistent colour throughout a room. This is especially helpful for larger surface areas. “With latex paint, trim in all areas, let them dry completely then roll all walls,” suggested Marshall. Let the paint dry thoroughly before applying a second coat, if necessary. Then let the final coat dry before removing the tape. Score the tape loose before removing to ensure a clean edge. Allow your paint to cure properly. Curing time will vary according to temperature and paint. Sprucing up your home can be as easy as painting a fresh new colour on your walls. The most difficult part will likely be choosing a colour from the plethora of ideas that are out there. Set aside a weekend for a little home improvement then enjoy the fruits of your labour. Spray foam is a chemical product created by two materials, isocyanate and polyol resin, which react when mixed with each other and expand up to 30 to 60 times its liquid volume after it is sprayed in place. This expansion makes it useful as a specialty packing material, which forms to the shape of the product being packaged and produces a high thermal insulating value with virtually no air infiltration. R-value is the term given to thermal resistance to heat flow. The higher the R-value of an insulation product, the more effective the insulation properties. Spray polyurethane foam comes in a range of densities and cell structure. Low density foams are referred to as Open Cel SPF while higher density foams are referred to as Closed Cel foam. A 1.8-2 pound polyurethane foam has the highest R-value of readily available spray foam insulation used in homes and buildings. Polyurethane is a closed-cell foam insulation material that initially contains a low-conductivity gas in its cells. As a result of the high thermal resistance of the gas, spray polyurethane insulation typically has an initial R-value around R-3.4 to R-6.7 per inch. In comparison, blown fiberglass typically has an R-Value of only R-3 to R-4 per inch. The flow of thermal energy through a substance from a higher to a lower temperature region. Foam thermoset plastics reduce conductive heat transfer due in part to having very loose molecular bonds; In addition, the cells of the installed spray foam are either filled with air in the case of open cell foam or 245fa in closed cell foam. The process by which heat energy in the form of light (usually IR unless the substrate is hot enough to glow in the visible range) is emitted more strongly by warm surfaces and absorbed by other materials especially those of low IR reflectivity (think matte black finish). Radiant heat transfer does not require a medium. Foam insulation materials, such as spray foam insulation, are opaque to thermal radiation, like most solid materials. Heat which is created elsewhere that is transported by means of a fluid, such as water or in our case, air. Spray foam insulation’s most important attribute is the ability to air seal, creating a custom airtight envelope within the building structure. The added benefit to air sealing is the ability to block convective heat transfer from interior to exterior during heating months and vice versa during cooling months, as the heat cannot escape through gaps in the building’s envelope without the aid of air movement from infiltration as a means of transport. Spray foam insulation or spray polyurethane foam (SPF) is an alternative to traditional building insulation such as fiberglass. A two-component mixture composed of isocyanate and polyol resin comes together at the tip of a gun, and forms an expanding foam that is sprayed onto roof tiles, concrete slabs, into wall cavities, or through holes drilled into a cavity of a finished wall.

The popularity of outdoor living spaces has been growing for years. A 2014 study from the home remodeling and design platform Houzz found that 56 per cent of homeowners were making updates to improve their yards for entertaining. Similarly, nearly 60 per cent of architectural practices surveyed by the American Institute of Architects in 2016 said outdoor living spaces were popular features in the homes they built. Outdoor living spaces may also be sound investments for homeowners looking to improve the resale value of their properties. According to Remodeling magazine’s 2017 “Cost vs. Value” report, outdoor living spaces returned between 55 and 71 per cent of homeowners’ initial investments at resale. When planning an outdoor living space, homeowners with ample backyards have much to work with. However, to make the most of the space while simultaneously hoping to get as strong a return on their investments as possible, homeowners should look to create spaces that offer broad appeal and are not too personalized. Chilly afternoons followed by continually dropping temperatures are on the horizon, and fall is the perfect time to service the home furnace to ensure it is ready to withstand the demands of winter. Furnace maintenance should be done on a regular basis. The best time to do so is in late summer or early fall, when you still have enough time to address any problems before it gets too cold outside. HVAC systems malfunctions are typically caused by one of a handful of common problems. Inspecting certain components can help to guarantee a furnace is in working order when the first cold days arrive.

Filter and air intakes
Installing a fresh furnace filter is one way to ensure the furnace runs smoothly through the winter. After several months of running the air conditioning, the filter on the heating and cooling system may need to be changed. Check the condition of the filter to see if it is heavily soiled. Furnace filters are relatively inexpensive. Since this thin barrier will be responsible for cleaning the air you breathe, it is important to keep a fresh filter in the unit. A clogged, dirty filter will reduce the efficiency of the HVAC system and may contribute to poor indoor air and allergies. Check the air intakes around the house for obstructions. Do not place furniture directly in front of intakes or venting that delivers air to the home, as this can compromise air flow and force the unit to work harder. Without adequate air flow through the system, the furnace may not turn on. Many systems also have some sort of external vent or exhaust pipe. Check that the area is free of leaves, debris and animal nests. Again, any blockages can impede the efficiency of the unit or cause it to fail. Thermostat

Very often a furnace may not turn over because the thermostat is faulty. Many a homeowner has spent money to have a service person come out to examine the furnace, only to learn they only need a new thermostat or battery in the thermostat. Check the thermostat against a separate thermometer to ensure that it is reading the right temperature in the house. Raise the setting a few degrees to test if the heat kicks on. Furnaces are powered by various energy sources. Electricity, gas or oil may be involved in the process. If fuel is not being delivered to the furnace, the pilot will not light and warm the air to be blown through the house. Some systems have an emergency shut-off switch that will halt fuel delivery to the unit. It’s easy for these switches to be flipped accidentally if a furnace is located in a high-traffic area. Make sure the switch is in the “on” position before reporting a problem. In addition to these steps, you may want to vacuum the vent screens around the house. This will reduce the amount of dust blown around. Also, if the furnace exhausts into a flue, be sure that the exhaust route is clear so that carbon monoxide does not back up into the home. Many homeowners are fully capable of inspecting their furnaces to ensure they are ready for winter. If anything seems out of place or malfunctions, consult with an HVAC professional to make repairs.

By Murray Green Renovations are a lot easier when you have the right tool for the job. However, you don’t have to go out and buy a lot of tools that you may only need once or twice. Renting tools for your fall improvement projects can be more economical in the long run. “The biggest reason people rent is that they can rent it, bring it back and they don’t have to do any maintenance on it. They don’t have to make repairs on them. When you get into the larger equipment, it is expensive to own, so when renting you use it and bring it back without the maintenance obligations,” said Tiffany Paul of A-1 Rentals in Camrose. Homeowners need the right tools for making home repairs and maintaining lawns and gardens. The number and types of tools you’ll need varies, depending on your project. Regardless of whether you’re a novice do-it-yourselfer or professional contractor, it’s not practical—or even possible—to own every tool you’re ever going to need. Certain jobs might require an expensive machine or specialized piece of equipment. In those cases, it makes much more sense to rent a tool rather than buy it. “With our Alberta weather this year, heaters have been our most popular item. People want a warm place to work, they need to dry things out or farmers want to dry grain. Cold weather and harvest hit all at once here, so heaters to dry and generators to run their drying systems are needed. With home improvement, people are trying to beat the weather to complete projects. A lot of man lifts are going out for tree trimming and deck sanders to finish their deck before winter. It is less expensive to rent the tools you need and do it yourself,” Tiffany added. Power auger digs post holes quickly. If you’ve got two or three holes to dig, a shovel or manual posthole digger will suffice. If you’re installing a new fence or deck and have to excavate 20 or 30 holes then save yourself time and trouble and rent a gas-powered auger, which resembles a giant corkscrew. An auger can dig a hole in 60 seconds. To dig really large, deep holes, rent a two-person auger. Tile saw makes quick work of cutting ceramic tile. Tiling used to be the exclusive domain of professional tile contractors. But with the widespread availability of tiling tools, materials and instructions, more and more homeowners are tackling tiling projects like kitchen backsplashes, bathroom floors and countertops. However, to achieve professional results, you must cut the tile accurately and cleanly. The best tool for that is a motorized wet saw. The saw uses a diamond-grit abrasive blade and water bath to smoothly slice through the toughest tiles, including granite, porcelain and glass. Install full-size tiles first and then rent the wet saw to cut the remaining tiles to fit. That will reduce the rental time and save you a little money. Walk-behind leaf blower hastens yard cleanup. Renting a walkbehind leaf blower to clear leaves, twigs and grass clippings from your lawn. This gas-powered machine produces hurricane-force winds between 160 and 180 mph to blast away even the most stubborn lawn debris, including wet, matted leaves. It’s also great for removing standing water from driveways, patios and other large, flat surfaces. Smaller backpack and handheld blowers are also available for rent. Continued on page 35

Walk-behind blowers are available in both push-style and selfpropelled versions. The push type is fine for small, flat yards, but if your property is hilly or expansive, rent a self-propelled model. Power drain auger clears clogs and blockages from drain pipes. You can save a considerable amount of money by clearing common plumbing clogs yourself. The only problem is that your plumber’s helper – the plunger – is only effective on very small clogs. To clear large obstructions, especially ones located deep inside a pipe, rent a portable drain cleaner. This easy-to-use tool consists of a 35- to 50-foot long flexible steel cable attached to an electric drill. It’s specifically designed for use on sinks, tubs, showers and other small-diameter drains. When using it, be sure to wear work gloves in leather, not cloth, to protect your hands. Run the tool in the forward direction when advancing and retrieving the cable. Only shift into reverse if the cable becomes stuck. A pressure washer comes in handy for a variety of do-it-yourself tasks. Pressure washers provide a fast, effective and fun way to clean virtually any outdoor surface, including decks, vinyl or metal siding, fences, patios, cars, trucks, RVs and boats. Rental stores carry both electric and gas-powered pressure washers. Electric models, are lightweight, easy to use and highly maneuverable; they’re ideal for small, light-duty jobs. For medium to heavy-duty cleaning chores, rent a gas-powered pressure washer. Note that these are powerful machines that can damage surfaces and harm people if not used improperly. Siding comes in all types of materials from wood to plastic to fibre cement, but vinyl is among the most popular due to cost and availability. Research how well particular brands of siding stand up to conditions and which are the least likely to crack, warp or discolour. Find this information from online reviews or through consumer advocacy groups. Also remember, vinyl and other synthetic materials have improved and can now mimic the look of many other materials for a fraction of the cost. Before you price out siding with contractors, estimate how much you will need for your house. Consumer Reports suggests multiplying the height times the width of each rectangular section of your house in feet, going by what you can measure from the ground, to determine their areas. Multiply the approximate height and width of gables and other triangular surfaces and divide each total by two. Then add all the totals. To allow for waste, don’t subtract for doors, windows or other areas that won’t be covered. Finally, divide the total square footage by 100 to estimate how many squares of siding you will need. A square represents 100 square feet. Knowing how much you need can save you money.
